I needed a few minor items addressed at move-in: Replace/ fix stove burners, adjust AC, fix screen door - they addressed all within a day or so and kept me informed through the process. * Nice, safe location with a park across the street, walking distance to downtown, quiet (we often have the windows open for a cooling breeze especially while sleeping). Easy parking. We have one covered space and can always find an open space for our other vehicle, no matter the day or time of day. * Curb appeal outside and inside. Immediately you'll notice the lush well-kept grounds with mature trees. They just installed new bark mulch throughout. There are multiple 2 story buildings charmingly arranged with the landscaping, pools, and driveways. Some buildings have new roofs and fresh paint. Inside, our unit has updated cabinets, counters, appliances, and flooring...a washer and dryer too. The floor plan of our two bed room makes good use of the space and each room is sufficiently sized. * On-site amenities: Multiple pools, jacuzzi, workout room, larger laundry facilities...pet friendly Newer places will have higher ceilings, fancier workout rooms / pools. You and the guest will have to fight for parking spots. If you do park in a spot that is not authorized for you to park. The maintenance guy will call the tow truck company to get your car towed. I believe he works with them and gets a commission for every car that gets towed out of this property. They will try to upsell you a garage for about $250 to $350. Second thing this property is super dirty. The residence do not clean after their dogs. There are dog poop everywhere. Maintenance, leasing office or the dog owners do not clean after their self. There has been dog poop next to my storage unit for almost 3 1/2 months and no one has cleaned it yet. Third thing the walls of this property are so thin that you can hear your neighbor talking. There is absolutely no privacy of talking without someone hearing your conversation. If you live in the bottom or even in the second floor, you will hear your neighbors walking. There is no installation or cushion you hear every step. Fourth thing if your neighbor smokes the smoke will come in your unit as well. And stink up your whole apartment. I paid a huge sum to transfer into a new unit because the first one was uncomfortable, and the…read moresecond has been absolutely uninhabitable, to the point where I'm now sleeping in my car every day. In the first unit, the floors were paper thin and my upstairs neighbor kept waking me up. There was almost no natural light because a tree blocked the view. I emailed about it for a month, before management said a transfer might be possible, but it would cost $3,100 plus $250 more per month, including $50 (additional) for parking and about $200 extra in rent. I used the last of my savings to transfer for the sake of my health. The new unit has 8 HVAC units directly above the bedroom - I wasn't made aware of this prior to my moving in, and I wasn't allowed to tour the new unit either. The vibrations are so strong they rattle the walls and ceiling, and not even AirPods Pro ANC block them. They go off anywhere from once an hour to constantly, and because there are 8 of them, they all make different, unpredictable noises. Some sound like slow deep bass that can be felt in the bones while others make rapid whirring noises like a washing machine. It is impossible to sleep - I have been sleeping in my car since I moved here. I paid a $3100 transfer fee and am now paying $2600 a month to sleep in my car. I've submitted numerous normal and emergency maintenance requests and contacted management repeatedly about this issue. I have documented many recordings of the noise, including timestamps and proof of volumes above habitable levels, and have provided them upon request. Maintenance agreed that the vibrations and noise are unusual, and the layout of having 8 HVACs on one unit was strange, and they've tried a couple different fixes - unfortunately, none of which have worked. The sleep deprivation has made me sick on multiple occasions, and I have been in the ER. Management is now asking me to pay a lease break fee to leave, despite the hazardous situation and clear health impact. I have explained that I cannot afford this and have tried to follow up repeatedly, but I have not received a response in over a week and cannot reach anyone by phone, through email, or in person. I think Simone and Xiena are genuinely friendly people who try their best to communicate with renters, but management as a whole is very difficult to reach. This experience has caused me so much anxiety and deteriorated my mental and physical health.

I've lived here for two years before leaving…read more MANAGEMENT: I experienced 3 different management the 2 years I lived here. High turnover rate usually isn't a good sign. BATHROOM VENTILATION: The bathroom fan doesn't work well. We had to buy a dehumidifier to prevent mold in the bathroom when showering. Ricardo, the new maintenance manager, verbally said he would come fix the bathroom vent but he never showed up. CONNECTED BATHROOM VENTS: The downstairs bathroom ventilation is connected to our bathroom unit upstairs. Yes, you can smell your neighbors taking a #2. Our previous downstairs unit moved out and the smells were most notable when they were reglazing the bathtub in the unit below ours. The fumes vented to our bathroom. Emergency maintenance said it was epoxy and that it was okay to breathe. Wrong, inhaling epoxy fumes is harmful, especially when it is still curing. It gave us headaches, chest pain, and nausea. You can smell the fumes even from 10 feet away from the building. Ricardo came and opened all of the windows downstairs and told us to open all of our windows to ventilate it. We left for a couple of hours but the smell was really strong when we came back, so we booked a hotel for the night just so we won't get poisoned. We asked management if they can credit us for having to vacate to a hotel or give us rent abatement but NOPE, nothing. TERRIBLE COMMUNICATION: Terrible communication. They don't respond to your emails. I emailed them about the water shut offs but they don't even take accountability for turning it off without sufficient notice (3/14/25). They bet on no one noticing. I emailed them about fixing the water sprinklers near our building because it was shooting upwards and hitting the side of our building, but no response (9/2/2025). They silently fixed it without any follow up. We emailed them to ask about the specific epoxy they used to reglaze the bathtub following the bathroom incident but they never emailed us back (9/19-9/30/25). They inconveniently shut off water the week I was moving stuff out and needed water to finish tidying up the unit. BAD INSULATION: The insulation is so bad. The windows are so thin, there is a lot of condensation during the colder months. Literal puddles on the window sill. Better wipe it daily and clean with vinegar otherwise your windows will be black and you will be breathing mold. BUGS: Lots of fungus gnats even though we pour vinegar down the drain and take trash out regularly. We luckily didn't have a cockroach issue in this building but I've noticed a lot of spiders, assassin bugs, leaf footed bugs, and occasional ants. Greenery looks nice here but it comes with bugs. SECURITY NONEXISTENT: Nonexistent security. My car got hit when I used to park it on the street. I asked if they had cameras facing the street because I parked it near the leasing office but they said no. (1/9/2025) Extra 25$ a month for a parking spot in the apartment complex. HOMELESS ENCAMPMENTS: There are homeless encampments by the field near the freeway, although they usually don't bother you. Once there was a big fire next to the apartments by the field from them (8/3/2025). You can feel the heat of the fire on the other side of the fence where the trail is. When we initially moved in, the gate to the trail was locked and only tenants had keys. The homeless people broke the lock for access so the gate never locks anymore. PRE MOVE OUT INSPECTION: They showed up late to the appointment time we booked for the pre move out inspection. I don't think anyone would have came if we didn't email them. We never even received the pre move out inspection report. SECURITY DEPOSIT: The security deposit came extremely late Jan 19, 2026. We moved out November 29, 2025. They mailed the invoice within 21 days of move out but not the security deposit (not even the check or email link). The email link came two months later, and it is not even from yardi (what they advertised what it will come from). They also mentioned charging everyone for carpet cleaning but they aren't allowed to do that. Look up AB 2801 FINAL NOTES: The interactions before we moved out left a sour taste in our mouth. Greystar is very shady. They have a bunch of lawsuits. I don't recommend living here.

The community is incredibly clean, peaceful, and beautifully maintained, with amazing amenities like a tennis court, gym, pool, sauna, and so much more. It truly gives that luxury lifestyle while still feeling warm and welcoming. What stood out the most, though, was the staff. Stephanie was absolutely incredible. Before I even toured the apartment, she walked me through everything so thoroughly and enthusiastically that I could picture the entire place in my head. Her knowledge, kindness, and professionalism made such a strong impression that I submitted my application right away because I already knew I would love living there. Unfortunately, life had other plans and I had to relocate to a different city for work. When I called on Memorial Day regarding my next steps, Bedonna was so kind, patient, and helpful, making what could have been a stressful process feel simple and easy.
