Jason is an absolute asset to this property, and his presence truly elevates the experience of living here. Jason's hard work ethic is easy to see every single day. Long before the leasing office opens, he is already on site working hard. He responds quickly to maintenance requests and handles every repair with skill, professionalism, and a warm, friendly demeanor. But what really sets Jason apart is his care for residents beyond his official duties. He always notices when someone needs help. Whether he's carrying a child's bicycle, assisting a resident with their dog, or offering an empathetic listening ear, he always steps in with genuine kindness and joy. Apartments have really gone downhill over the past couple years, putting more emphasis on the outside appeal of the place rather than the actual amenities and structures themselves. Too expensive for what you get and not at all worth it. A plus is a great neighborhood but the street is still busy and can be very loud at night. Limited parking now as well and goodluck doing laundry here. read more

I moved in a couple months ago, Rafael was extremely helpful and made the process very easy considering I have a housing voucher and also received military veteran's housing assistance. Rafael called my case workers to make my move-in quick and easy. The apartment complex is well maintained, very clean and quiet, we enjoy living here. read more

I've lived her for almost four years and it's the absolute best community in town. Clean, beautiful, quiet with great staff, the best laundry room, pool, valet garbage service, parking, etc. The apartments and patios (with sliders!) are spacious. I was on a waiting list to move to VP and started with Mgr. Jessica (Rafael's predecessor) who was absolutely wonderful. And Rafael is so kind, professional, helpful, and just a great guy. Jason is the the most good-natured, qualified, attentive, friendly maintenance person I've known or heard about. For privacy reasons, I won't go into all the specific examples of Rafael and Jason going out of their ways to help VP residents, but they always go the extra mile for us. One of the best choices I've ever made was to wait for and move into VP. read more

My husband and I lived at Villa Palms for about a year and it was such a fantastic situation. Everyone who works there is incredibly kind, helpful and professional. Jason was always available to fix anything (Don't let forks go down the disposal!) and did so with a great attitude. The grounds are lovely with lots of trees and grass (which is great because pets are allowed.) There is a heated pool that is always clean and a laundry room with plenty of machines and even some chairs to lounge in. The gym facility is great also and very well maintained. It broke our hearts when we had to leave but, given that we ever move back to Livermore, we would 100% move back in. read more

My 76 year old mother moved in about a year ago and signed a one year lease. She had the handyman install some shower safety bars for her at that time. When her lease was up, they raised her rent $600 per month. It was more than she could afford on her fixed income. She was forced to move. They just kept her $750 deposit and even asked for more money because of those safety shower bars! When she called to make her case to Corporate headquarters, they hung up on her! Raised our rent $1500 when our lease moved to month to month! You read that correctly...from $2100 to $3600 (plus all the fees) for a 600 sq ft 2 bed/1 bath apartment with an in-wall air conditioner. So not exactly luxury...for $3600 a month!! Good parts...We moved in while we were doing a home remodel and the management (Yash) was friendly and helpful. Jason was always available in a very timely manner whenever anything happened and was very friendly and professional. The property is well maintained with nice landscaping and the pool is very nice. We signed a 6 month lease and were told by the property manager that if we needed to move to a month to month lease that the price would go up and that she couldn't tell me the exact amount, but that it could be as much as $300-$400 a month. Because we thought our remodel could be done in that time, we agreed. When I went to extend for one additional month, the price was $1500 more a month!! And there was no getting around it. I see another review here on yelp with the same complaint. So my conclusion of Villa Palms is that it's a pretty nice place to live...but DO NOT do a month to month lease. It seems almost criminal to raise the rent more than 70%!!!! Management didn't seem to have any power to change that...the numbers came from "corporate." Not sure if that's an easy way to pass the blame or the company that owns Villa Palms is looking for money grabs whenever they can. Either way, it left a really bad taste in our mouths (and bank account) after a good initial experience. read more

I can't believe the last review was in 2014 on here!? I moved in late October of 2017, and it was easily the most pleasant move-in experience I've ever had. Pastora who is the current manager was kind, energetic and accommodating, she made me want to live here haha! I've only been here a short time, but I love how quiet and calm the complex is. The unit itself we lucked out on grabbing a renovated "luxury" apartment and it's so cute! Livermore gets really warm in summer/early fall months so we are happy to have the updated unit that has AC. My living situation was presenting a challenge for me and I needed a short term rental and Yash, the community manager was so helpful and accommodating to talk with me about options. I ultimately didn't wind up renting there but I was impressed with the community and staff. Everyone was kind and the complex is very clean and welcoming. I have been living at Villa Palms since February and I love it!! Jason and Andi made me and my two Newfoundland's feel so welcome. Whenever I have needed help with or something fixed both of them have been super responsive and always service with a smile. We moved in here temporarily because we were in between jobs and needing a place to stay that we could do month-to-month. In terms of apartment prices in Livermore, the prices are pretty decent and the fake wood floors and some of the little touches in the place make it seem actually pretty nice. But living here in the summer was HORRIBLE. They say there is air-conditioning, but it is a wall unit, and it will literally only cool the living room. On days in Livermore that temperatures got to 90-100º, we could cool the living room down to where it was comfortable, but if you stepped out of the living room even just 1 foot, it felt incredibly hotter. The two bedrooms in the back were ridiculously hot and made my experience living there in the summer horrible. Management was okay -- they've been through a bunch of managers recently - doesn't seem to be very consistent management. Their service guys were really friendly and responded pretty quickly to requests. But if you're someone who likes to be COMFORTABLE in your home, I could not recommend this place in Livermore. Living here in the summer was unbearable. read more

I was in the market for a 1 bedroom apartment and decided to check out Villa Palms. I was warmly greeted by the manager, Yash, and was given a tour of the property. Yash was so friendly, went into great detail of all the amenities and answered all my questions. The property is so well maintained, it honestly looks like it could be in a magazine. I didn't get a chance to meet Jason, who is in charge of maintenance, but she said he's always on top of things and ready to help out at the drop of a hat. I ended up not moving in, but for reasons other than the complex. I highly recommend this property for anyone who wants a great place to live with a great team running it. read more

My family and I are extremely grateful for the wonderful living experience at Villa Palms. We are actually newly returning guests. A lot of interior home renovations have happened since the 5 years we lived there before. It was the location and ability to bring our animals, that first attracted us to Villa Palms. Being a resident of Livermore for 42 years, I am confident in saying it will be a good move for any family. The family enjoys the heated pool, the new park around the corner and the activities that Yash, the manager, plans for the community. We recently enjoyed a pool party. It was catered with delicious Mexican food, fruits, icees and more. We were even encouraged to bring family and friends. Although we weren't the lucky winners to have our raffle ticket picked for the amazing prizes, the chance to win was enjoyable! We have the next event, movie night on our calendar, excited for that! As a single mom Im really liking the valet garbage service. I am very busy so any help is welcomed. It saves me a trip to the large dumpster because I just put the can outside my door and in the morning the trash is gone, easy peezy! The workout facility is 24 hours and very clean, as well as the laundry facilities. Yash and Jason, Jason is the complexes handyman and he's been a staple there for years, are always ready to help make everything the best. My son loves seeing Jason around cleaning the area while we walk our dog. My toddler thinks Jason is pretty cool and fun! So, I bet you get my feelings on the property. I hope it helps! read more

I have lived here for over two years now. This is by far the best apartment complex I have ever lived in. It is managed and maintained very well and completely professionally. My apartment is beautiful and the grounds remind me of a Hawaiian resort. The pool is gorgeous. There is a nice park for kids to play in one block away and lots of walking and biking trails near by. All my neighbors are really nice and no one is loud or late night partiers. Jason is always available if I've ever needed anything repaired and has even offered to help me put furniture together! They are a pet friendly community and everyone has really cute dogs and cats. I do wish I had a washer and dryer in my unit but the laundry room is usually never too busy and the machines work very well. I definitely recommend renting an apartment here. read more

just renewed our lease a month ago and set up automatic payments, half the rent + half the utilities taken out twice a month THE SAME WAY IT'S BEEN THE PAST YEAR! late last Friday night (1/20/12) we got a past due notice on our door stating the balance must be paid by January 20th! Wtf!? I signed up for auto payment to not have to worry about another bill! Why didn't they say anything when signing the lease? So I obviously want to talk to someone but can't office is closed on the weekends so only time is my day off. I go the the office 3 times and NOTHING! NO ONE! Sadly I'm not suprised, the staff here has lacked since we moved in last year, we have had: jean, Michelle, ginger, each sounded very convincing about their "commitment" to the apartments then leaving within a couple months let's see how long ashley stays for. And not to mention at least 4 other random faces who names I never bothered to learn. They say the experience matters? THE EXPERIENCE SUCKS! read more

Overall, I would say that Villa Palms is good place to live, especially if you have children. There are a lot of kids that play on the common ground after school and during the summer but they are seemed well behaved. The palm trees are very pretty and keep the apartment area pretty cool but I must also complain about the a/c. During the hot days in the summer, one a/c wall unit simply is not enough and only keeps the living room cool. The a/c unit is very loud and annoying at times when you are trying to watch television. Super dog friendly place with an array of different breeds. Not sure how many animals live here but the barking is kept to a minimum. I have been here a year now and can honestly say that I don't recall a night where I couldn't sleep (well one actually but that was because of a mocking bird). I have always felt safe walking in and out of my apartment, even at night. I know that the property managers have changed a bit but since 2012 we have had Andi with us. Hands down, she is an exceptional at running the place. Not only does she truly care about the tenants here but she is really makes living here a pleasure. In the past, she has done bake sales to help raise money for charities, pet appreciation week, pool parties, etc. She has gone above and beyond any property manager I have known. We recently relocated back to California and needed temporary housing that was not only flexible as to lease length but also pet friendly (we have a dog and a cat). I found Villa Palms online and after talking with Andi the manager on the phone, signed a lease without even visiting the place. We have not been disappointed! The management is friendly, responsive, and will even walk your dog while you are work! Our dog adores the staff and will be sad when we move into our house (esp. because she won't get as many treats!). My only complaint echoes another that I've read here... one window AC unit in the living room really doesn't help much when Livermore temps get up to 90-100 degrees. Hopefully the new double paned windows they just installed will help (they certainly help with noise and keeping the house warm!). read more

We moved to Villa Palms a year ago - my experience has been good. Management team is responsive, send an email or leave a message. The complex and apartments have nice upgrades - plenty of storage space! Pets are allowed and surprisingly the complex is very quiet all hours of the day - I work from home. The location is perfect for commuting to the Bay Area, near 84, 580 and 15mins from 680. My husband says he is in Sunnyvale within 30mins. My one complaint would be the A/C in the units - the unit in the wall it designed to cool about 350sq ft... so the living room and kitchen stay cool in the summer. If you want to stay cool you will need to buy two fans to keep the air flowing throughout the unit. Heating works wonderful for those cold winter nights. I would stay her another year if we weren't buying our first home! read more

Over the past 8 months, Villa Palms has been quite comfortable for me and my dog. I toured a lot of places before moving in but was most impressed by this property's cleanliness, especially for a place that's so pet-friendly. There's a decent amount of storage space, and I love the 2 patios. Also, the location is fairly close to town (although nothing really within walking distance), and the staff on site does a great job. Andi and Jason are both very responsive and helpful; they go above and beyond what's required of them. They're constantly working to improve the place and host occasional neighborhood get-togethers. Jason continues to impress me--always willing to lend a hand (or give out a treat) with no complaints. My dog adores him. The only downside I've experienced thus far is that it can get pretty warm during the summer. The AC unit has difficulty cooling down the bedroom in the back. I stay toasty in the winter, though. Hopefully, the rent won't spike too much because I'd like to renew my lease in the springtime. read more

Hello there, So my girlfriend and I have been looking for an affordable yet very nice apartment here in the dublin, pleasanton, livermore area. Due to the high market rates and poor economy its very difficult to find a nice apartment for a good price. That was until we came across Villa Palms in Livermore. We came by to take a look at the property and to take a look at the apartments. We spoke to a very nice lady named Ashley in the office who was very helpful and took her time showing us all the amentities and purks to living at Villa Palms. Not only is the rent more than competitive but its cheaper than mostly every place we looked and the aprtments here are FULLY UPGRADED which is huge for us. New appliances, new carpet and flooring, and just new everything. There is also new management here that runs Villa Palms. I must say, very professional and curteous to peoples needs, especially being that we have to move quick and we have pets. Sooo, long story short, if your looking for a nice, classy, upgraded apartment at an extremely affordable price than this is definetely the place to be. I have to disagree with Judge M. . Villa palms has been the WORST apartment experience of my life, the office had lost a significant portion of our lease and never made us copies in the beginning. We have been through 3 different managers in my 7 month stay and constantly harassed by the previous 2. Ginger is the current Manager and has caused extreme amounts of discomfort for my wife and I with her snobbish attitude and threats of eviction. These were based on them thinking we never paid our pet deposit (due to the loss of the lease), but we proved we did with check stubs and bank records. Our apartment is right in front of the office so it is a daily occurrence that we are told what we can and can not do. They have landscapers come in bi weekly at 7am who use blowers and weedwackers across the whole property, so any items you wish to have stored outside need to be covered or they will be COVERED in dust and debri on a regular basis. Maintenance is pretty much non-existent but I have had a Painter just waltz into my house at 7am (using a key they gave him) with no prior notice or any reason to be painting our apartment while we lived there. Our car has been broken into twice, and the keyhole was destroyed in the process (luckily insurance covered it). If you wish to be treated objectively and constantly harassed by management ( Ginger ), threatened to be evicted ( and then apologized to later) and Live in an apartment with no insulation (VERY HOT!) please visit villa palms today. I've lived in Villa Palms for over a year now, and it's a great place. The staff are awesome, if you ever need anything they're there for you. It's a bit noisy because of Stanley Blvd and the train tracks, but otherwise it's great. In the summer there's fun events and even free beer, plus everyone is pretty neighborly. My son and I love our home and the community we moved into. This is an apartment complex that doesn't feel like an apartment complex. Pretty much all the residents are people in transition (divorce etc) like me. We treat each other like neighbors in a regular middle class house neighborhood. I can't say enough about the staff. Andi and Jason are fantastic. I've had a tough year including a major life change and a car wreck. Andi and Jason bent over backwards to help me move into Villa Palms quickly. They offered to help when we had trouble getting awkward items through doorways. After my car wreck they've been even more accomodating. Jason has even helped carry up groceries to my apartment. Andi is super fast to respond and assist anytime I call. Regular maintenance and inspections have been adjusted to accomodate my schedule. I feel safe. My son feels safe. We're both very happy living at Villa Palms and we will be extending our lease another year when it's time to renew in June. read more

I lived at Villa Palms for almost two years and by the end of my stay there I didn't want to leave. I will be honest that when I first figured out that we were going to be going back to apartment living with our two young children I was not happy at all. However, once I got there and was embraced by some of the community it began to feel like home. It's a cute little property that has a nice play area for the kids and plenty of other children for my son and daughter to play with. The management is great and is always trying to put on events here and there to really make the community come together and get to know our neighbors. Andi - the property manager - is truly professional and pleasant but she gets a little silly when one of her furry residents comes by to say hi. Jason - maintenance - is quick to fix whatever issues I have (once I remember to put in a work order) and is always polite and professional. There really is a sense on community here and it was a great place to live until we purchased our new home. The only downside to this complex is that the wall AC units had a difficult time reaching to any of the back bedrooms and although the fans that were recently installed before we left helped the 100-103+ temps still had the kids room roasting . read more

My daughter and I had a wonderful experience while at this apartment complex in Livermore CA for over two and a half years. The grounds were kept immaculate. It was very quiet and a nice corridor for my daughter to play in with other kids as well as a nice pool to swim in. The apartment was updated with nice kitchens and crown moulding we had a nice view of the trees and pool. Also if we ever needed anything it was promptly taken care of. Its very kid friendly here and makes me feel comfortable when my daughter is outside playing with the many kids here. Don't move here horrible place to live laundry area and washers full of dog hair management is so annoying they leave notes on your door once a week complaints about listening to music and leaving stuff on balcony piece they do remodels while your living here so there is always people fixing things inside your apartment ac is crap don't even keep cold on a 100 degree day the coolest it gets your place is 80 and your room is like 95 the crap fans they put don't help there is always dog crap and dogs with no leash outside and management seem to favor friends over others also maintainece guy sucks he's lazy and leaves a mess inside your apartment when he's done the Manger is only in the office like twice a week the office is always closed I would rather pay 200 dollars more for a better place don't live here you will regret it read more
