Ok, first off. For those of us who are locals and have seen the ridiculous hoops previous/recent owners have gone through to renovate the Miramar Theater & Food Hall, you deserve a STANDING OVATION! Second, this is a historic building, and owners just can't build out to increase the square footage! Better to have 10 small food shops then 5 (more selection is better), so yes, it does feel a bit cramped. Third, the prices are definitely on the high end, but with everything still going up and up like gas, electricity, produce (the US deficit TOO ‍), etc., I'm not at Miramar looking for a "deal"! Fourth, I've tried 2 food shops, Thai and Sushi. Thai curry was excellent, the Pad Thai was tasty and a good amount of food. The Poki burrito was excellent and the family liked to choose what they wanted to eat! Read some reviews about the "wait time" for food. Yes, we waited about 15-20 minutes, but it's made to order so WHO's COMPLAINING for that!?!? Finally, we enjoyed watching the World Cup there on there 7+ TVs, though you could tell which one was "live" and others were 15+ seconds behind. A bit odd! We were glad the covered the awning so there was more shade and appreciate the couple bars where you can get some drinks. Overall, we're happy Miramar Theater and Food Hall are here!! Very disappointing experience -- serious safety, cleanliness, and service concerns. We had been looking forward to the Miramar Food Hall opening and were extremely disappointed by our experience tonight. The biggest concern was safety.My daughter fell in the women's bathroom on a wet puddle caused by a leak underneath the sink. There was initially no warning sign indicating that the floor was wet. I spoke with the bartender inside and explained what had happened. He told a busser to address the leak in the women's bathroom. The busser did come in, dried the floor, and put up a wet-floor sign, which I appreciated. However, it was concerning that the floor was wet and there was no warning until after I reported the incident. Unfortunately, the bathroom wasn't the only area where we encountered wet floors. The building had water dripping from what appeared to be the AC units on the ceiling, and there were wet areas throughout the food hall.This created a serious slip-and-fall concern, especially after my daughter had already fallen. At one point, I was being dripped on while ordering, which was extremely unpleasant. The food quality was another major disappointment. Our takeout had large flies/horse flies flying around the food, which was completely unacceptable. I brought this to the restaurant's attention, and they did refund me for the entrées that had the flies around them. I appreciate that they refunded those items, but having large flies around our food in the first place was extremely concerning. I asked multiple vendors if I could speak with a manager because I wanted to report both the safety issues and the food-quality concerns. I was told that the manager had already gone home, despite it being a Friday night. We waited a long time for this food hall to finally open, so it's especially disappointing to have an experience involving a child falling on an unmarked wet bathroom floor, leaks and wet floors throughout the building, flies around our food, and difficulty finding a manager to address these concerns. I hope management takes these issues seriously and addresses the leaks, wet floors, pest/food-safety concerns, customer service, and overall cleanliness. There is a lot of potential here, but tonight's experience was simply not acceptable. read more

Ive tried about 5 of the spots here And they are all very Salty whether its Thai, Mexican, Vietnamese, Korean (closed), American. Its hard to eat but I think it will do for those coming out of Lego Land or some nearby golfing Its really More attuned for kids and family as the seating is open bench along with a small arcade. Overpriced for what you get. My husband ordered from Norigiri. He literally got 3 small pieces of crunchy rice squares (2"x2") with a small scoop of tuna on top. All for $18! For this price, one would expect at least 6 pieces. I ordered from MOTO pizza. Paid $20 for two slices of pizza. At least it was tasty. So after waiting 22 years for this place to open (moved here in 1994), I was excited to come and support the vendors. Sadly, I won't be coming back. I had no idea a food hall was being built in the area until I saw on Instagram! There is not a parking lot, so expect to find a metered spot on the street near by. My first impression was that the food hall itself was relatively small, however, a ton of outdoor seating tables with several TVs to watch the game. There is also an indoor and an outdoor bar for drinks which I thought was nice if weren't looking for food. Given the size of the space, there were quite a bit of good options ranging from Thai, Burgers, Pasta, and Matcha lattes. It's definitely worth checking out if you're in the area! read more

Been here a few times and I'm still not sure what's missing... (I'll get back to this). The food hall is a nice summer vibe for all ages, and all foodies. We've tried the pizza and norigiri and took a seat on the open patio with some friends. These friends come here often and they said they love the Thai place and hen house. Seating is available inside and out, both locations with a bar and multiple screens showing the World Cup and other games while you enjoy your time people watching or catching that sunset. Friendly vendors and staff making sure the tables were wiped clean and ready to welcome next guests. Metered and street parking nearby or in front. A great walk to the beach is steps away after a good meal or a nice date. read more

Stopped at Graciously Thai and ordered Pad See Ew which was good but the noodles were a little dry. I asked for a medium spice, but it wasn't spicy which was a little disappointing. I also noticed that red bell pepper was added which made it a sweeter taste, not bad, but I was really looking for that spicy distinct taste you look for with a Pad See Ew. The girl at the counter was super friendly and the wait time was less than 10mins which I appreciate because this means the food was prepared fresh. The pricing was a little high, $23.00 which included a $2 tip, but it's expected with a food hall. This has been a long overdue and anticipated opening for San Clemente. My husband remembers coming here when he was a kid to bowl and play arcade games before it shuttered in 1992. Nothing has ever been here since. Enter Tiger Hospitality Group, the same team behind the Windmill Food Hall in Carlsbad. They spent some years restoring the historic 1930s-era bowling alley into a modern culinary hub with over 15 food vendors, a coffee shop and 2 bars. There's something for everyone: burgers, bowls, sandwiches, wraps, Chicago style personal pizzas, tacos, burritos, salads, Thai, sushi, onigiri, fried chicken sandwiches, lobster rolls, vegan dishes and even caviar toast. Hubby got the Spicy Jam burger ($15) from Cosmos with herb aioli, onion, serrano jam, cheddar cheese, pickles, lettuce, 6oz patty with brioche bun. The patty had such a nice smashed char and the jam gave it a sweet contrast against the serrano heat. Their fries are shoestring and crispy. I got the Cali Roll ($30) from Lobster Lab, which included a buttery, toasted roll, a huge amount of lobster and topped with avocado and bacon. It was by far the BEST lobster roll I have ever had!!! Still thinking about it and drooling as I type this. We also tried the Caviar Toast ($30) from Lobster Lab, which consisted of 4 pieces of toasted brioche bread topped with herbed cream cheese, lemon zest, chives and caviar. I saw hard boiled egg on the menu, but didn't see it or taste it on the toast. A little fancy, but not nearly as spectacular as the Cali Lobster Roll. Really great addition to SC, and I look forward to trying more of the vendors here. Staff are busy bussing tables and cleaning the common areas. Free and paid street parking nearby. read more

I went twice last week - well tried to go twice... I thought the food was very good here the first time I went so we went back on July 4th because they said they were open until 10 I guess they decided to close the bar at 7:30 When I tried to order a drink the bartender basically laughed at me and said oh yeah we're closing but you can talk to a manger if you want. The manager was equally rude about it and claimed "low foot traffic" There were still probably 40 people on the patio. We went all the way there to have a beer and some food and were so disappointed with how rude they were that we left. Definitely need to work on their customer service. However the tacos and the lobster roll I had the first day were great unfortunate that it seems like they have to deal with that jerky manager read more

My friend and I were very excited to try out this new food hall! Upon checking out all of the stalls we noticed how pricey they were. When prices are that high I expect to be blown away, it was good, but not amazing! We both got rolls at RolledUpSC. I didn't notice a water station and it was 2 dollars for a bottle of water. Had I known I would've just brought my own water. The place itself is small and is of course brand new and nice but overall felt like a plain food court. I love the Anaheim packing house which offers great options (beef tallow fried options at encultura, speakeasies, cool bars and amazing food options for similar prices to the Miramar food hall) The service was good, yet kind of slow for a Monday. Our rolls came out maybe 10 minutes within each other and I went to get a drink for both of us and that took awhile too. I spent 41.00 for 2 rolls (avocado, shrimp tempura) and a cocktail. We began with Norigiri sweet soy shiitake onigiri. So so good. Very flavorful and a great appetizer to begin with. Next was MOTO Vegan root pizza loaded with olives, onions, mushrooms, cheese and balsamic vinegar. Love the thick Chicago crust. Delicious. Cosmos we had the Veggie burger-it was a large fried cauliflower, pickled onions, with lettuce and aeoli sauce on brioche bun. Very good. This has been another bucket list spot to visit and I made it after them being open for a couple of weeks. It's at a great location in a historic building walking distance to the beach. There's also a bunch of street parking as well as a paid lot across the street. The biggest surprise is that it's fairly small. It's setup more like a higher-end food court, rather than a food hall. There's about 15 food and beverage stalls and a good selection of varying options. The servers at each of the stalls were friendly. Some of the food options had bigger portions than others. They also have a nice outdoor bar with lots of TV's to watch World Cup games and other sports. I'm glad I visited, but likely wouldn't make another special trip to San Clemente just to eat there. read more

This food hall seemed like it took forever to complete construction so when it finally opened we had to check it out. First of all, unless I am unaware of free parking the only parking available is paid parking. The food court is fairly small with about 10-15 food options to pick from. From Japanese, pizza, Greek and burgers. There is a good sized outdoor patio seating available to enjoy your food or better yet take it to the beach. I guess I expected more of this food hall and was pretty disappointed overall. I am not critiquing the food quality at all just the atmosphere. My personal opinion, I would prefer to have a meal on Avenida Del Mar where I don't need to pay for parking and I would enjoy a much nicer atmosphere. read more

This place is a one and done for me. Its a little like The Costa Mesa Kitchens. They have a bunch of pop up restaurants that are here today but could be gone tomorrow. I walked by the egg place, they were telling everyone orders will take 25 to 30 minutes. I wanted the Japanese place but the crispy rice salmon wasn't ready yet. They also use fake crab. I finally decided on the lobster joint and that was a mistake. Its really congested inside. They do have lots of outdoor seating. Prices are really high. Nice food hall by the beach which has bars, indoor and outdoor seating. I went during lunch so finding a place to sit for two people wasn't too bad but I could see larger groups having a tougher time during peak hours as there isn't a ton of seating relative to the number of food stalls there are. Parking is metered on the surrounding streets/free if you find a spot deeper in the neighborhood. Place was very clean. My food review is specifically for Hen Haus. There are tons of families and it's also pet friendly on the patio which is so nice on a nice summer evening. We got a couple margaritas which were $15 each and didn't feel like much tequila TBH. I can't speak for the whole Food Hall, but my Connecticut Lobster Roll was the best I've ever had. The toasted flat bread roll (sliced brioche loaf maybe?, very airy and buttery with a touch of sweetness), perfectly cooked lobster meat, chives and micro greens, and sliced lemon squeezed on top, and extra butter sauce were all perfection. And honestly I would rate the venue as 5 stars My issue is with The Pita. I got the build your own bowl for $19 and paid an extra $1 for Feta. The amount of meat given in this bowl is criminal. I was still so hungry after cleaning my plate. Under no circumstance is what I received worth what I paid for it. If I could rate The Pita by itself, I would give it 1 star. My wife and I visited the Miramar Food Hall and loved it! One thing we did right, which makes a big difference (I think) in how much you will enjoy the food hall, is that we went midweek and parked easily in the nearby lot before noon. With parking out of the way, it was easy to just simply enjoy the food hall, which we did. First, the vibe. Buzzy, with lots of people and lots of food choices. There's a nice indoor area and a pleasant and spacious outdoor area --- both of which take advantage of the natural beauty of the 1938 Spanish Colonial Revival building. After surveying all the choices, I got a falafel wrap at The Pita. Fresh, crispy falafels with loads of greens and other vegetables and tahini. It was delicious, filling and healthy! At $14, it was reasonably priced. My wife got salmon norigiri. The plate of 3 norigiri was delicious --- fresh salmon, crispy seaweed, and light, tasty rice. Very tasty! At $16 for the norigiri plate, it was also reasonably priced. We also got a mocha from Immersion. A great cup of coffee. Staff at The Pita, Norigiri and Immersion were friendly and helpful. Staff at the food hall were quick to clean and keep clean, tables. The Miramar Food Hall is a great foodie addition to San Clemente --- with so many choices, lots of reasons to return. Great addition to the North Beach area and a fun concept that I can definitely see improving. Right now, this was just okay. It has only been open for roughly two weeks so they are still getting their bearings logistically - right now it feels chaotic with food stalls not knowing what their own opening schedules are. Service could be better (almost everyone manning the stalls was on their phone and looked miserable), prices are quite expensive for a food hall with quality that is just ok (the stalls I tried were nothing spectacular), and the parking situation can be rough. Otherwise, I've been seeing late night Friday and weekend crowds hanging out with drinks on their large patio to enjoy the longer summer nights. Service, pricing, and operations could improve and I'm looking forward to visiting again when things are running smoother. read more

Came here on a Wednesday around 1 pm and found no parking so parked by train station and walked. There was a steady flow of customers some at outside bar area and mostly families with young children and a few dogs since there is outside seating it makes it available to all ... Also there are bike racks inside courtyard. Many choices of kiosk type service where you place your order and they text u when ready. I tried the Thai had shrimp with basil cost $23 my friend had a wrap and I had a Bloody Mary at outside bar. My take of this is that it will be great for people that are undecided on who wants to eat and where or overflow of peeps who can't get reservations on Del Mar/families and grab and go diners but to hang out here there is quiet a bit of noise from traffic surrounding you and seating is stiff for comfort so I'm a one and done. As shopping malls have gone by way of the dodo bird a company decided to make a food court out of old abandoned buildings... I kinda like the idea however food malls were priced the same as a street shop. Pricing here seems to be about 20% high which is their rent being passed along to you. I guess you can figure it's a convenience fee having all those restaurants in one area... I'm just a little tired of everything being overpriced. We'll see how it evolves as it just opened. They have two bars one inside and one outside. Their bar drink menu is great and drinks were poured generously. Outside seating was filled on a Tuesday evening. We went to the Opening of this Food Hall in June 2026. The atmosphere was ecstatic. There are so many different types of cuisine to buy food and drinks. We bought food at The Pita (Mediterranean). It was disappointing - took so long to get the order and the quality of food is not appetizing. Then, we checked the other stalls. Hmm, the price of food was sooo steep, especially G Thai. There's 2 bars, a great mix of food. We had something from the pizza place, the fried rice spot, and the Mediterranean restaurant. All 3 were excellent. Here's why I give it 2 stars. Will change it if they make this adjustment. Writing this for the developers / property managers because there's a pretty big design flaw. Check out the picture attached. On the patio they put the vent for the kitchen hood scoops facing the patio. We were on the back patio, everyone's clothes and hair smelled like greasy burgers in our group since the smell was being piped right at our table. Half the people showered right after going because they didn't like the food / hot grease smell on them. Granted we went during the dinner rush, so the hot food smoke was nonstop for the hour we were there, may not be the case at a different time. Think the property manager needs to either turn the vents the other direction toward the alley, or get vents that shoot straight up, not directly toward the patio. read more
