However, when they returned for a follow-up, they did such a poor job cleaning up that they accidentally left numerous traps behind that were supposed to be removed. That did not inspire confidence that they had thoroughly inspected the property before assuring us everything looked good. A few weeks later, we started seeing even more mice along with fresh droppings. We scheduled another follow-up appointment, but they never showed up. I took time off work specifically for the appointment. Since then, I've repeatedly called and messaged to reschedule, only to be told the next available appointment is over a week away. That is completely unacceptable, especially considering the missed appointment was their fault. The lack of urgency, flexibility, and customer service has been incredibly frustrating. Being offered only a single appointment option after they failed to show up is not how a paying customer should be treated. Overall, I'm extremely dissatisfied with both the quality of the service and the company's handling of the situation.

She was exactly on time and on the walk to my front door hard already spotted some problem areas where the house wasn't sealed securely. She offered to complete her inspection, cover the problem areas with thick stainless steel grate and set traps all for an extremely reasonable price and she was willing to start right away. I, of course, said yes. She took care of 7! problem areas and even shored up a foundation vent she thought might be vulnerable to raccoons, since I had mentioned we had a problem with them. She answered all my questions and even showed me the safest way to clean up the droppings. She even remembered my kids names and said goodbye to them on her way out. It's been a month since Tina came out and we have not seen a single dropping or heard any scurrying since. Then I started waking up with small, itchy welts on my torso and legs. These welts would itch even more at night time. Using an AI chat service, my wife successfully identified the problem as rat mites, small arachnids imperceptible to the eye. Our landlord, thankfully, took our complaints seriously enough to look Into something beyond calling his "rat guy" and found Eagle Rodent. I'm glad he did because within a week Sebastian and his crew arrived and did a thorough inspection and cleaning of our basement and attic. All entry points for rats and field mice (identified by Santiago via their droppings) were excluded from our residence (a 1910s four-square style home). It takes three to four weeks for a serious rat mite infestation to die off and foggers seemed to bring us the rest of the way there. As of this writing, we have yet to hear any rodent activity. A few traps were left behind after a follow-up visit in which several rat carcasses were found in the first round of traps. Over the next two years, we hired two different companies to perform full removal programs. Both claimed they had fully inspected the crawl space and eliminated all entry points. Unfortunately, when the rats came back, neither company honored their warranties. We then hired 3 Step Rodent Proofing. During their inspection of the crawl space, they found and documented with photos all of the entry points they identified and sealed. In addition, the service technician discovered a water leak and showed us exactly where it was located. We would have never known about this leak without the photos he provided. We were shocked that the previous two companies never mentioned the leak, which turned out to be caused by a bad water pipe connection from the previous owners' remodel. After the work performed by 3 Step Rodent Proofing, the crawl space was rat-free. We did not see another dropping around the vents. About a year later, my wife thought she heard noises under the house. I was pretty sure the sound was coming from our HVAC system, but decided it was better to be safe than sorry. I contacted 3 Step Rodent Proofing, and they had a technician out within the week to evaluate the situation. They performed a thorough inspection of the crawl space and the house and found no signs of rats. They also told me to call them back if we saw any droppings or heard any new noises.
