Sadly, he scheduled the wrong day and my agent went to the property and basically wasted the trip there since we had to reschedule to the next day. For me this wasn't a big deal since I didn't go out myself, but I felt bad that my agent wasted his time. Elias was very apologetic and even bought my agent a gift card as an apology. He totally owned up to his mistake and for me that speaks volumes about a person. The actual inspection was pretty good as far as I can tell, I'm not an expert on these kinds of things but the report was very detailed and had a lot of photos. He flew a drone up to the roof to take a look and even pointed out minor details like staining on the carpet that I honestly didn't catch when I saw the property myself. Seems like he used infrared to check for water leaks when inspecting the plumbing in the bathrooms and kitchen. In terms of pricing, he was one of the more expensive options but given the level of customer service he provided and the quality of the report I would say it's worth it. Overall, the experience with Elias was very positive and if I ever need inspection services again, he'll be the first I call.

The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. No need for back and forth messaging asking for prices or your number for them to call. I checked their reviews and that's it, I decided I want their services. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set. We chose the platinum so the sewer inspection will be included and additional pool and termites. During the inspections, the 2 inspectors came on time. Home inspections took about 2 and a half hours which is really good coz it means they check every detail. They delivered the findings verbally and the written report was sent to my agent and me the next day. I don't even know how to share to you the result because there's a lot. I wanted to use Raz for…read moremy personal property sale because he claimed he was so detailed, had construction industry background, and he has good reviews. Well, I got swindled. Believe the other reviews that say his inspections are sloppy and his reports are not detailed. (perhaps his good reviews come from people who don't know what to expect.) Basically, Raz is a scam artist. He sold me on the fact that his pricing is $500+ more than other inspectors because of his quality. But the inspection and report I got was the sloppiest and least detailed report I have ever received - for the highest price! Neither my hubby or I was home when he did the inspection. He said it would take 5 hours; he texted after 3 hours saying he was done. He missed a huge list of things, and then completely ghosted me when I pointed it out and asked him to come back. I included pictures and videos, so there was no doubt. Still no response. I have 2 attached apartments on this property. I told him one would not be accessible, but the other tenant would leave the door unlocked. I even told Raz how to access the attic space where the HVAC system is for that unit. He completely SKIPPED inspecting that apartment entirely. He made silly errors, like saying he could not inspect my fireplace because the gas key was not available. But you can even see the key hanging in the photo he provided! He said the lights over my bed were not functional, but he just did not notice the switches on either side of my headboard for those lights. He said the sliding door wouldn't lock, when he wasn't closing it tight enough to engage the pin. He missed appliances in the kitchen, and really didn't even test the ones he did show in the report (I know, because one burner on the stove doesn't light well, and he would have caught that if he'd done a thorough inspection.) I had a list of about 30 things a handyman was scheduled to do, that I knew a good inspector would catch. I like to say "Done, Done Done" on pre-sale inspection reports, so people can see what things have already been paid for and corrected. These were not minor things: tripping hazards, wood rot, bricks pulling away from the concrete, exterior electrical outlets that weren't functioning, outlet covers missing, etc etc. He didn't catch one of those things! The only exterior lights he mentioned were my rear deck lights. He missed 2 front porch lights, security lights, sidewalk lights, front columns lights? How? In the garage, he missed an entire room (where the electrical subpanel is, so that was not in the report either), signs of rodents, outlets not working, etc. He didn't even go on the roof, giving a lame excuse about worrying about falling through. He'd already been in the attics, and could see there was solid sheathing under the metal roof! Every other inspector I've ever had has included a roof inspection, and a referral to a roofing contractor if they see issues beyond their scope. I also told Raz he would not be able to inspect the pool and equipment, because the pool was empty - but to please note that the pump was a newer energy-efficient pump. And I provided photos of the water heater and whole house recirc system to him, which he would not have access to, and asked him to include those in his report as well (with a note that customer had supplied the photos). He included neither of those things. So many other things skipped too! He basically flew through my house doing the least possible, and then refused to release the report to me unless I paid in full - because he KNEW he'd done a completely crap job and would have to go back and do it over if I saw the report before paying. With all of the things I had already indicated would not be accessible or able to test, he discounted the price a little bit initially. But add those things to the apartment he completely skipped, and he really only inspected/reported on about 60% of my property, and even that was extremely subpar. Yet I paid $1200+ for 3 hours of his time. His "detailed 69 page report" basically just had boilerplate verbiage for most items. Do NOT waste your time or money with this guy. If he had done the right thing and offered to come back and make it right, that would be a different story. But the fact that he can do this shoddy work and then ghost me, not taking any responsibility whatsoever, shows the type of guy he really is. He's a sweet talker, but takes advantage when he can. Also be aware that the "home inspector" industry is the only sector that doesn't have any licensing requirements. So there is literally no agency to report him to. That's why he can get away with doing things like this. And he'll do it again. Hopefully not to you.

Gerald (and maybe his team?) had responded promptly with price and what to expect. On the day of the service, he showed up on time and thoroughly inspected the space. Ran water tests, remarked on electrical panel & electrical outlets, tested dishwasher and stove, and checked on the A/C unit. My realtor was there looking around as well. Overall, I think the inspection went well and I was informed of things I needed to keep an eye on and little and big details that I may want to change in the future. His price was also pretty reasonable. Would recommend!

Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.

After moving into our new home, we discovered that both brand-new refrigerators were not functioning properly. In addition, none of the showers were working correctly, as the water temperature could not be balanced and would suddenly become dangerously hot. When we brought this to the inspector's attention, his response was that they "don't check the water" and that the inspection is only "visual." We received a similar response from the agent regarding the improperly assembled dishwasher. Because of this negligence, we are now facing serious issues with the seller, who is refusing to take responsibility or corrective action. For anyone planning to buy a new home: please make sure you personally walk through everything with your agent and test all appliances, plumbing, and fixtures yourself. Do not rely solely on the inspector's or agent's judgment.

I sent him some links I'd found in my own research. This was on March 10th. On March 27th, after several follow-up attempts, we finally received a report that was nothing more than the links I'd sent and a note that he'd called the city inspector who approved our building and he told him it was to code but couldn't site the actual code. (in my experience, home inspection reports are turned around in days, not several weeks) When we expressed disappointment in the lack of work done on our behalf, especially given it had been more than 2 weeks and we had to follow up multiple times to even get that report, Jim offered to research further and reach out to the inspector/supervisor for further research. After being strung along for more an additional (nearly) 3 months - we still have no further information. We essentially paid $300 for a report I could have created myself with my own links and a conversation with the inspector which I'd already had - the same guy who has a vested interest in not admitting it was in fact a code violation. The entire reason we paid out of pocket for an independent inspector was to get an independent report. More so than the money lost, this has been a complete and utter waste of time and now we'll have to start over with a new inspector as this issue still needs resolution.

He came ready to work and began inspecting every single item in the house; ran the dishwasher, washer/dryer, water, stove/oven, everything. Then he went under the house and on the roof and I followed. He would point out problems and tell me if it was a big deal or not, and how much it would cost to fix it. At the end he handed me the report with written details on the inner workings of the house. He WAS great. And being a licensed contractor made him stupendous resource. And I looked him up on www.cslb.ca.gov, he IS a licensed contractor.
