The Newport Beach Hotel was such a treat. First of all, it is a few steps from the beach and Newport Beach is a great hangout spot for anyone who loves surf and sand. The lobby has beach equipment for you to borrow and light refreshments. The rooms are light, bright, clean, and airy, and ours had a lovely view. There's also a communal space on the second floor, where you can sit and look out over the beach and the ocean. It's also a short walk from the pier it's close to several restaurants and cafés for breakfast and lunch and it's walking distance from some very nice restaurants like Shorebird where we had a fabulous dinner. read more

I've been wanting to stay in a four sisters collection for so long! We came to Newport and stayed at The Newport Beach Hotel in an "Oceanfront" room. We arrived early but they held our luggage for us as we walked around to explore. They text us when the room was ready. The pricing is PREMIUM so I was expecting a little more attention to detail with cleanliness and options in the room. The bedcover had a large makeup stain which they changed right away. The location is convenient but if you're looking for something quiet and peaceful go elsewhere. The club scene is so LOUD at night that for those of us that needed to "get away" weren't expecting. The parking lot and the sounds of the car horns over power the beautiful ocean waves and separates the hotel from the beach. I wish I would have done more research before booking because I didn't realize we would be hearing Mutts Lynch club beats and the party people all night long. The club scene isn't the hotels fault but it is a warning for whoever is reading this. The staff are great and very helpful. The room is cozy, and has great windows that slide open. The room temp is set at 68 but you can adjust it for your comfort. It would be great to have blinds that lifted from the bottom up in order to block the parking lot and still enjoy the ocean view. With that being said, the best time to open them is early morning. The windows are not tinted so close the blinds when you shower! The shower is like an obstacle course, you climb two large stairs to get in so be careful getting out! You can sit in two comfortable chairs that are placed in front of the window to enjoy the view when you're hanging out in the room. The bath products were filled halfway and for premium pricing I'd hope they'd be full to at least give the perception we were the first ones to use them. There is an extra blanket and pillow provided as well as a small fridge There is coffee and tea provided in the lobby as well as snacks and a nice simple breakfast. They have beach cruisers, beach towels and chairs to borrow. You have to sign them out. There are extra drinks in the lobby for purchase and it will go toward your incidental charges if you do. There is a couple of great bars, restaurants and sweet shops nearby. The boardwalk is booming all day and night but it's directional for ease of flow. You can play volleyball, fly a kite or going fishing at the nearby pier. I was bummed they didn't have an onsite spa or hot tub. read more

Beautiful and convenient location, super friendly staff, but needs some TLC. I can handle outdated and normal wear and tear, but the bathroom needed some deep cleaning. Wouldn't be as huge a deal if the room wasn't small so you literally look at the shower from every spot in the room, and with the rain and cold we were stuck inside all day. 1. Fantastic location. When booking this stay I could not decide on staying in Newport Beach or Huntington Beach, but after staying here I am so glad I chose this spot. The hotel is the last building before the beach. It is composed of a couple of buildings with a small parking lot in the middle. Book your parking or you will be out of luck as it is busy and there are only a few spaces. I preferred this location over the large hotels in Huntington as those hotels are behind the freeway. From Newport Beach Hotel there is just a small parking lot and then you are on the beach. From the upstairs sitting area in the hotel, you can watch the sunset while enjoying a drink-it's quite beautiful. 2. Amenities. We arrived a little early to check in but the friendly lady at the front desk let us store our luggage at the hotel. She texted us when our room was ready and then even walked us over to our room. They show specific pictures on their website of the rooms, so I knew what we were getting, but I was still a little surprised by how spacious it was. The suite was adorable and it felt newly decorated. We stayed in the Sailor Suite and it had everything we needed. This suite has a kitchen and the kitchen was stocked with plates and pots and pans so all you have to bring is the food. They also supply you with full size toiletries, so there is less waste which I appreciated. And they have beach chairs, beach towels and even sunscreen for guests to use. They also offer bikes for hotel guests to use (we had the nicest bike ride to Huntington Beach) 3. Friendliness Everyone we encountered at the front desk was friendly, helpful and knowledgable about the area. I am missing this hotel, and the beach, as I am writing this. 4. Comfort Although this is in a busy area, it does quieten down at night. We had fantastic sleeps in our room. The bed was very comfortable and the air conditioner did its job. The floor was gross. The second we got there. Our feet were black. The beds were awful, even for my kids. The bed frame in the master was disgusting. It's wicker and looks like it had never been cleaned. Walls are paper thin. You can hear everything. Def a party scene area. 35 bucks charged if you don't do the dishes. Which they don't have any dish soap. No extra garbage bags. I felt like parking was included only to find out at check out it's 30 bucks per day. Would've been cheaper to park in public parking. Stayed here for a couple of days. Got room 101 which has amazing oceanfront views and a huge window that opens to see the surfing and fun people watching. Has a ceiling fan,tv,a bathtub/shower combo. Even the shower has a view of the ocean if you want it too! No microwave or mini fridge and must use steepish stairs to access upper levels. But a nice worker helped me with my heavy luggage. I didn't get his name.(I tipped him though) gets kinda loud on Friday and Saturday nights because of the super close proximity to restaurants but just close the windows. All the food you could dream of is in walking distance. MAKE SURE YOU GET A PARKING RESERVATION IN ADVANCE!! It's a beautiful old hotel amongst all the food and ocean you want! read more

Location: 5/5. Everything else is 1/5. One night stay for company event. Got the 2nd floor suite unit in the back. After checked in, they took us thru an alley to the unit assigned to us. No elevator, no help with luggage. Big suite, a full kitchen, a pull out queen size sofa, peek a boo view of the beach, bathroom- no ventilation. No make up lighted mirror, no tissue, shower/jetted tub... this is such a big tripped hazard. You need to go up a step then down to the tub, glass enclosure, and turn on the shower - very poorly design, definitely no consideration for safety. Bedroom: can use a new mattress, sheets are scratchy. It's just bad. Right side of the bed is missing a lamp, no outlets for charger (who does this these days when everyone travels with at least a cell phone and charger?!). The saving grace for this place was that it was paid for. Definitely NOT coming back here. read more

Had a nice stay here for my birthday. It's in a great location being 5ft from the beach and lots of restaurants and shops. For the price of the rooms the room we got was pretty small. No window in the room so couldn't get any fresh air, and the ceiling fan was swinging so hard it looked like it was going to fall off. Lol. If you had the lid of the toilet seat down you couldn't close the door. The shower looked like it was once nice but now very makeshift and didn't look very clean. I get it the hotel is old but definitely needs some upkeep. Other than that Newport is a great area just wouldn't stay at this hotel next time. read more

Positives: +You CANNOT beat the location... period. +Breakfast items available daily. +You can buy a bottle of wine from the front to enjoy in the lobby- or bring your own! +The lobby has a wonderful seating area both by the window for ocean view, or by a fireplace to warm up. There are even puzzles and games for use. +You can rent/borrow plenty of beach gear: chairs, bikes, umbrellas... Cons: -Yes, the location makes it pricey. -Some of the rooms do not have windows- so it can get stuffy if the AC isn't working. -No elevator (only and issue w/ luggage) that I saw or know of. I stayed at this boutique bed & breakfast hotel on Lido in Newport bc I was having some construction done on my house. I reserved a Regatta King Spa room w/ a bit of a view. The plusses are the updated motif, and close proximity to the water, good bars & some average restaurants. In addition, the room is large and it is surprisingly quiet, although Mutt Lynch's is just a couple of doors down. The minuses are the small parking lot and lack on a fridge in the room. I'd stay here again if I was having work done on my house. However, if you are in from out of town, this spot works very well if you want to hang by the beach. Popular tourist attractions like Disneyland and Knotts are a bit of a hike. read more

This was our first time staying here. The location is perfect. There is a great view, restaurants close by and a few next door, the pier to walk, a donut shop steps away, ice cream near by, and a great view. The hotel offers bikes for free! They have a nice complimentary breakfast, hot cocoa and towels and sun tan lotion available. They have games in the comfortable and cozy lobby and a great staff. Parking isn't too expensive and conveniently just a walk down stairs away from the room. The room was very clean, and the entire staff was very helpful, providing free beach toys, food, and anything else at a simple request. Beautiful hotel, but not your choice if you're wanting to hear the ocean. We picked the beachfront room so we could see and hear the ocean--especially at night. Nothing like listening to the waves crashing in! But between you and the beach is a parking lot...correction--busy parking lot. We were unable to leave our window open at night due to the constant sounds of revving motorcycles and loud music from cars. This prevented a good night's sleep. This morning (8am) we wanted to sit at our open window and take in the beautiful ocean and hear it, but as soon as we sat down they started cleaning the sidewalk with an incredibly loud machine (see picture). While the hotel room itself was nice--don't opt for the beachfront room unless you don't mind the loud parking lot. read more

I heard back from Tony, one of the managers of the hotel. He apologized for the hotel falling short and has since sent housekeeping and maintenance up to that room to look into my complaints. I was told they are in the process of renovations for the entire hotel, and while Tony said that wasn't an excuse it was something they were working on. I was offered a full refund of my hotel stay and given Tony's cell to reach out with any further issues, or if I would like to stay again he will help me book everything. Staff was helpful and responsive to needs, the basic but satisfying continental breakfast saved us money and time, and the location was perfect for a beach viewing weekend in January (we upgraded to one of the 2 oceanfront rooms, which was worth it). Couple suggestion for management would be for regular cleaning of the windows for the oceanfront rooms, and improving the heating/insulation (we had a baby and the room went from very warm to very cold very quickly despite closed window due to leaking drafts). read more

I cannot say enough about this place. The location alone cannot be beat. We enjoyed coffee multiple times downstairs right in front of the window looking directly at the beach, and did the same upstairs a couple times too. The room was small, cute and quaint- clean and cozy and the bed was comfy too.. perfect for me and my best friend on our first girls trip I paid for parking which was a huge plus .. cause once I parked, I didn't move for 3 days lol. Small continental breakfast offered with things like bagels and muffins, hard boiled eggs, string cheese, fresh fruits - it was the perfect small bite to get your morning started ..and the coffee was DELICIOUS! FREE rental of bikes, that was amazing .. each person at the front desk each day helped us carry out our bikes out the door without even asking and the bikes were nice!! One set of bikes we rented, the manager referred to as "the Cadillac of bikes" and boy, was it ever ! The staff alone was the icing on the cake of our stay.. customer service was top notch. Everyone we came into contact with during our stay was extremely friendly, knowledgeable, helpful, and just great to interact with. I cannot wait to stay here again. The hotel location is great, the bed was comfortable and the staff was friendly. The rest was not great. The property is looking old and uncared for. The wicker chairs are broken, the shower-head had calcium buildup, there is a whole under the sink, one of the blinds was broken, no extra TP and a towel had a stain on it. The breakfast was a box with cellophane wrapped pastry, yogurt and fruit in small plastic containers, looked like they had been sitting in the fridge for days. It was disappointing to say the least we have stayed at the Laguna property and it was great. The property has so much potential and if your main goal is to be able to watch the waves, it is perfect. read more

Through some aberration it appears as if a few stars have fallen off the masthead here. Take note! Fallen stars! To lead with an important detail - save for the place around the corner that's quite fancy and will separate you from your hard-earned faster though I'm sure for those with ducket to spare it's worth it the Newport Beach Hotel is pretty much the only hotel on the beach. The strand by the pier is packed cheek to jowl with all manner stuffs though once you leave the four blocks or so here in the focal point it's pretty much beach houses all snuggled together. Beach houses some of which are on the market for 5 million clams, shacks that in Atlantic City would be six figures and if in Reno would set you back like 75K. Newport and Balboa are whack. Go across the bridge and the decimal point takes one step to the right. Not so for the prices of the foods or the lodging, however. And this hotel provides a cute and tidy room in the small inn for a very reasonable fee. There's a fireplace and a puzzle and other games and free breakfast downstairs and right out the front door across the street is the beach and a very short walk to the pier. Staff is helpful and kind. We were looking for a spot to fill a day until the venue of our original intention opened back up again. Newport Beach, the hotel, the people all in the street in their pajamas which was odd, the sunset cocktails - all of it made possible by the Newport Hotel, because but for its accommodation none of the rest would have happened. So thank you, NH, for a lovely time. Nice way to get a new year off on an excellent foot. read more

Just spent 8 days at this cute hote on the beach. Our room was clean and the housekeeping staff was so friendly and helpful. To be honest the reason I will be back is because of Bella the front desk host. Bee-Bella-Roonie as she became known to us was amazing. She is kind and communicative. She really made our staff so nice. Bella made sure our breakfast fast correct, for us beach equipment and bikes. She always had a smile on her face and was ready to help. This girl needs a raise! I was a little disappointed with this hotel: my room was a very small with a tiny window and with no breakfast included for the pricey room? The lamp didn't work. But it was clean, although I still preferred to wipe the surfaces with alcohol 70% for extra precaution. The location is great, the front desk girl was fast to open the gate and give us the key, so I would say service deserves 4 stars. The hotel has a very decent restaurant downstairs with an outside patio. Overall I would not recommend this place and I would not return there. read more

I just had some questions, that anybody would ask. I cut the phone call short, no need to stay where the first experience was awful. We will be staying at the Lido House. On the positive side, this is a decent boutique hotel. It is clean and the rooms are nice. If you want to walk the beach in the morning after coffee and a bagel at Dories it's a great location. Because it is narrow only the couple of rooms on the very front will have an ocean view, however, they have seating areas in the lobby and second floor with good views. Free bikes, beach chairs and umbrellas. On the negative side, the continental breakfast was scant even as these types of breakfasts go. No yogurt or fruit. Mostly cereal and bread. If you're twenty something you may like the dense loud crowds at night that fill the bars and the boardwalk in front of the hotel. If you like a calmer environment this may not be the place for you. On our first night there was a very loud gathering in the lobby - right in front of reception - that made a lot of noise easily heard in the nearby rooms until about 11 pm. The largest negative was parking, and one that would prevent me from visiting this hotel again. At $30 a night they offer parking in a secure area behind the hotel. However, the spaces are too small for even a midsized car, making it hard to get in and out of your car and your space. When you get there the manager lets you into the security gate and tells you what specific space to use. Not all spaces will accommodate larger SUVs or sedans. Even getting down the center aisle can be very tight. He tells you that if you leave to return to the same spot. HOWEVER, management neither records the license plates of guests or the places they were assigned to. When I came back after dinner I found my assigned spot occupied. The only spot staff said was left for me to use was too small and left my rented car jutting out in front of the entry gate so that anyone entering would have to very tightly navigate around my car. No effort was made to identify who was in the space assigned to me, The hotel manager explained that people are too difficult and do whatever they want so they don't record who is parking in the lot or where. Nor do they monitor whether some of the large parties in the hotel are letting their visitors use the lot. They just don't want to deal with it. Note that the lot has only the exact number of spaces as rooms at the hotel and to say that parking around the hotel is extremely difficult would be a gross understatement. Not only was I nervous about having my rental damaged in an unreasonably small space, but was also reluctant to leave the hotel in fear that when I returned there wouldn't be a space left I could fit into. This aggravation was enough to ensure I never return. read more

we loved staying here !!! it was our first night away from our newborn baby so this was a perfect little getaway for us! the exterior is deceiving because it doesn't look well kept up , but once you walk inside it is very clean and new ! i loved how they kept the old decor feel to the building . we got the room without the window but it wasn't a bother to us , the room was still VERY nice and cozy . the end of the hallway had a huge window which we loved because the second we walked out of our room we could feel the ocean breeze! we also love the complimentary breakfast they had! the entire hotel had a homey feeling that made me feel very comfortable ! the only compliant i would have is that the curtains were thin and woke us up early , if they had black out shades it would be even better! read more

Hotel has its pros and cons. The location is awesome, right on the beach. My room had no window to open so wasn't able to hear waves from the room. Staff was nice, however was given wrong info. Was told there was free bike rentals but when we arrived we were told to rent bikes from across the street. Staff while there was pleasant. Room however was pretty gross. We had hairs left on sheets when we arrived. Furniture was old, peeled up and gross. The shelf near the sink for toiletries was disgusting!! I kept My stuff in my suit case and would not recommend touching their stuff. I took a picture of a lamp with the webs and dust. If they can't keep that clean, they probably don't worry about covid. That was also apparent with the hairs left for me on the pillows. Left 2 stars because location is great and staff was nice but past that.....run away!!!! read more

Great little hotel on the beach in Newport. Have stayed here before and came back because we loved it. Although my only complaint would be the breakfast they serve now due to covid is all in a bag. We didn't eat there. Other than that this spot is awesome. The employees especially Ryan and Jack and Christina all very sweet and so helpful. You can use their bikes they have available plus beach chairs and towels. Makes it so easy to get around and have fun! The room we had this time although small was clean and cute. All we did was sleep in there because we were out enjoying the beach & close restaurants every day. Great location and price for this little gem. read more
