I'm still new so I figured I'd update yall along the way because I too read scary reviews I actually love it here . Either I got super lucky or some people are just trippin . As a renter, you're never going to find a place that is 100% perfect, but it's how problems are solved that make the experience better or worse . Here's my experience so far Dishwasher stopped working well, requested a maintenance order , came the next day to fix it! Easy peasy. I found a rat outside , put in an order, came and set up traps, easy peasy! Now I can sit here and b*****ch about it , but why would I? I live on the first floor in an apartment complex with lots of biodiversity, plants, outdoorsy , of course there are going to be some rats, how else can someone change that, nowhere near crazy like new York! Never seen a rat ever again I did find a cockroach in my living room once and one outside trying to break into my home- Turns out I DID leave some food/trash out. Have I seen them again? Nope . The management is actually really REALLY nice and on top of things, I feel like the reviews of people complaining about them either aren't telling the full story or are really rude to them in order to get a bad experience. Also the maintenance workers are very thorough . They come, do their job, and leave, all very respectful and kind. Always sweeping leaves off peoples patios and the walkway, really good at maintaining landscaping . This place is also so family friendly which we didn't realize when moving in. There's a kiddy pool at one of the pools like a foot deep that's so cute for our baby ! Taking walks around here is also nice , lots of squirrels and butterflies . I will say tho so many people don't pick up their dog poop, but again the workers are so on top of it they pick it up right after. Still sad though, they have so many doggy trash cans and trash bags around the property like just pick up after your rat dog Also free workout classes like Yoga , sculpt, mat Pilates, etc via NRG at the movement studio on site for residents, kind of cool too, nice way of meeting new neighbors without being at the pool all the time So far great, some of these reviews blow things out of proportion when you realize it . If you are considering living here, it is important to understand how situations like this may be handled. There had been ongoing disturbances from a neighboring unit, including a police-related incident. After the last incident on 9/10/25, we decided it was time to move out due to the toll it was taking on my family's mental health. I informed management that we planned to move out on 10/8/25 and was told my case was under review. Prior to that, I had emailed police reports and call logs on 10/5/25 documenting the situation, and we moved out believing the severity of the situation would qualify for a lease break. I did not receive a response until 10/9/25--after we had already moved--when I was told it did not qualify to break the lease. I followed the move-out process provided (keep in mind, they prorated our rent so we could move) and was later charged rent through December 24. Based on my experience, tenant concerns did not feel prioritized when it mattered most. My other concern is the timing. I was not given a meaningful opportunity to make an informed decision before moving out. Future residents should be very clear on how situations like this are handled and how lease obligations will enforced. P.S their apts are representation of their management company Irvine Company. Nice looking, but CHEAP. Everything started falling apart in our apt as soon as we moved in. Washer drained water all over the floor first day, dishwasher stopped working , fridge stopped working and they took 2 days to fix it in the middle of summer. Not to mention the crappy carpet job. Cabinets were pealing above the stove top. I paid to rent the cabana and tv didn't have sound or sink didn't work (had to put in a request that could take 48 hrs ) and the worst part is fire alarms going off in the middle of the night for absolutely no reason. I used to think people who wrote the/ reviews were just Karens or irresponsible. But I'd say I'm pretty lenient, patient and very responsible. An absolute embarrassment to call this complex a luxury place , This place is managed by EXTREMELY incompetent and careless individuals! I have had a dysfunctional fridge for 8 months, a dysfunctional dishwasher for 2 months, a nonfunctional Fridge and a nonfunctional dishwasher for the past few days! Yes, no FRIDGE during a heat wave and I had to waste my entire weekend arguing with them to fix these problems which I have been PAYING for! The worst part, they Didn't! After delaying for days , forced me to cancel a meeting I had scheduled for my colleagues, making me feel embarrassed in front of them! I said the fking dishwasher is not working! And they claimed I have used "profanity " and they "Refuse to provide services" and walked out! The maturity level of teenagers! Well I have been PAYING you lmbeciles! Give me a discount and I will GLADLY buy my own stuff instead of these crappy quality things you have here with crappier quality of services! AVOID this place for living, unless you care about having a nice pool, a decent gym, more than a place that actually functions. Other than that, the managers are INSUFFERABLE! The maintenance people are EXTREMELY incompetent& rude as if you are their expendable servants! I genuinely do not feel safe knowing these genius people are in charge of electricity and gas leaks too ! It's a shame, it used to be a magnificent place to live, unfortunately I have renewed my lease but it won't happen again! I've lived at Villa Siena for over 8 years, and honestly I'm very disappointed with the management recently. Within the past year alone, my bedroom ceiling has leaked THREE separate times. Every time, the repairs take around 10-15 business days, bringing constant construction noise, dust, odor, workers going in and out, and loss of privacy. This latest repair notice even states that my bedroom will be sealed off and inaccessible during the repairs. Despite this, management still considers the apartment "habitable" and refuses to provide any temporary accommodation, telling us to figure it out ourselves. I'm really disappointed with how unprofessional Villa Siena in Irvine has been. They've been "testing" the fire alarm from early morning throughout the entire day, with barely any notice given to residents. Many of us have pets, and the constant noise has been extremely stressful for them. For the amount we're paying over $4,000 a monthyou would expect better communication and consideration. Unfortunately, management seems disorganized and unable to provide clear information. I'll be moving out soon. If you're considering living here, I'd strongly suggest looking elsewhere. read more

UPDATE: two back to back raw sewage leaks, extremely hazardous. Irvine company has failed to properly fix the issue the first time and continues to stall on repairs. DO NOT MOVE HERE. My first review was five stars-- this place has gone downhill majorly since then. The last 4 months have been a nightmare here. Constant LEAKS, PLUMBING ISSUES, & HAZARDOUS SEWER PROBLEMS--this has disrupted my life and damaged so many of my personal items. Resident services does not give a crap about you. They are so quick to call residents out for violations (having a curtain hanging on your patio) but when it comes to MAJOR STRUCTURAL & DANGEROUS ISSUES THEY COULDN'T CARE LESS & take forever to respond and don't have any solutions for you, you have to fight for it yourself! That's just the beginning: - The maintenance team is back logged and understaffed. - the sidewalks constantly have dog feces on them and smell like urine - the fire alarms are constantly going off - Packages are being stolen from the mail room Disappointed in Villa Siena because I really enjoyed it at first. This review is specifically about Danny for quickly responding to multiple emergency maintenance requests in a same week. No only he came within 10 minutes of the call, he was also able to quickly asses and fix the problem as well. He was very professional, polite, and even offered help cleaning after the flooding incident. Villa Siena should be grateful for such a high skilled and responsive employee. In addition to that, I would like to appreciate the office workers as well for their cooperation and timely work. However, I wish there would be less reacquiring issues in a community. As of today, multiple different smoke alarm detectors are beeping every 1-2 minutes for days at a time in neighbouring units. It is possible to hear them even with windows closed through day and night. It's disturbing and seems like batteries though out the community are going low. Hopefully, the community management is going to insure that this problem is fixed sooner, rather than later. The review is still 5 stars for the excellence of the maintenance crew. read more

The sudden surge of positive Yelp reviews is concerning, as it does not reflect the actual living experience here. Dog waste and persistent odors are a serious issue throughout the property. Dog owners routinely allow their pets to urinate and defecate in common areas, often in plain sight of management, maintenance and security, with no enforcement or consequences. Approximately 90% of the amenities are closed, yet residents are still charged to use them. Security is effectively absent despite claims to the contrary. No monitoring, no follow-up and no accountability. Office staff appear attentive during conversations, but once you leave or end the call, issues are forgotten. Residents are repeatedly instructed to report problems in person, only to be asked later for written proof that concerns were ever raised. This pattern strongly suggests avoidance rather than resolution. Management practices feel reactive at best and misleading at worst. Parking areas consistently flood whenever it rains, an ongoing issue that remains unresolved. The tennis courts are occupied all day, every day by non-residents, some of whom are aggressive. Management and security are aware of this and take no action. Overall, this property suffers from poor management, lack of enforcement and declining standards, making it difficult to justify the cost of living here. Honestly, Jacob, Carolina and Juliette could do a better job than the current approach being taken. P.S. Irvine Company: please do not copy-paste the usual generic response. I felt like the luckiest person when i got picked to live here! The staff were all very sweet and helpful...i adored all of them for different reasons... mostly because they made me feel like i was family and they treated me like i was their favorite sister. Especially Carolina. She is the sweetest and such a great communicator. Also, I felt safe here with everyone. All the gates are secure, parking is enforced, thankfully (no rowdy parties and it doesnt feel like an apartment...it feels more like a professional/family community). I had assigned underground gated parking and never had any issues. Security is available and on call 24/7 and they are very responsive. Whenever water backs up in my spare bathroom, Villa Siena had a maintenance engineer available and they would clear the drain/snake it etc and be done. They change the filters regularly and keep things on the up n up. It is well maintained as humanly possible. The pools are beautiful and my family says they feel like they are at an all inclusive resort when they come over. They were right... i felt that way everyday living there. I had a beautiful, quiet little 2bdroom 2 bathroom w patio that made me feel like i was is Hawaii. There are people at the pool relaxing, walking/working out and in general, a healthy and active community. I loved all the community activities they held to bring people together... especially during covid. It was so good for the kids. Single professionals, families... this place is a gem. The leasing staff is attentive to resident needs and provide a safe and well maintained property. It is such a joy to drive through the entrance gate and see the beautiful lush landscaping. i lived here from summer 2019 to june 2021, pre and post pandemic ~ and monthly rent was lichrally only $2400 + gas and utilities for a 2 bedroom and 2 bath apartment. it was sooo worth now that i think about the prices now. my roommate and i shared the master bedroom (the terrace was so pretty and connected to the laundry machines) while 2 other housemates lived in the other bedroom. honestly a lot of open space, especially in the living room to kitchen area. i personally enjoyed my time here, and wanted to use more of the amenities -- there are 3 pools, basketball courts, dog park, gym, mail room, etc. the front desk/ lobby is also very attentive and helpful. lots of construction going on but i believe that's temporary. can be confusing for first time visitors and doordash/ uber eats deliveries so be aware of that + instructions! :) read more

The place has seriously taken a nosedive in the last couple years. Management is a joke. Over priced, basic apartments where they are more concerned about what you have on your patio than they do your personal health when it comes to things like mold. Maintenance was always on top of it always. Unfortunately that is not the case anymore. They use vendors that do a sloppy and incomplete job. Constantly needing to return to fix what they fixed before. Packages being stolen is a regular occurrence regardless if the delivery was to your door or one of the two mailrooms that they have for the entire community. Every building should have a mailroom in which your packages can be safely secured until you retrieve them. They would rather have storage rooms, that food when it rains, to generate income. THEY DO NOT CARE ABOUT THEIR TENANTS! The Irvine company has gotten so greedy it's disgusting. DO NOT MOVE HERE! YOU'LL REGRET IT!! And the surge of recent positive reviews is laughable and fishy. Villa siena used to be a decent place to live, but the management has officially lost touch with reality. Their latest policy -- limiting residents to only 10 visitor passes per month -- is completely unreasonable and flat-out insulting. First of all, who came up with this number? Do they expect us to schedule our friends and family like appointments at a DMV? God forbid you have a few guests over on the weekend -- you'll burn through your entire monthly "quota" in one afternoon. And once those 10 passes are gone? Tough luck. No guests allowed. Want your mom to visit their granddaughter? Too bad. Hosting a small get-together? Not happening. It's like we're in a gated prison instead of an apartment community. This isn't a luxury apartment anymore -- it's a micromanaged nightmare. We pay premium rent, and now we're being treated like children who can't be trusted to have people over. If the concern is security, there are a hundred better ways to handle it than punishing residents who dare to have a social life. If you're considering moving here, don't. There are plenty of other apartments in the area that won't nickel-and-dime you or try to control who you can invite to your own home. read more

Mold!!! If you notice mold in your unit, do NOT trust Irvine Company to take care of it. First, contact your attorney and your own insurance. Kayla Roth, the maintenance coordinator, will tell you they'll provide a penthouse hotel and that it will take no more than two weeks, but don't trust her -- she lies. The hotel is awful: small, dark, and smelly. The parking is terrible, and other guests will likely damage and dent your car. It took 37 days for them to finally let us return for what was supposed to be a 7-day job! We had cameras inside our home, and workers were only there for 7 days total. Kayla was unresponsive throughout the process. When we returned, our home was a disaster. They accidentally opened an unattended pipe, soaking our entire walk-in closet full of designer bags and clothes. They piled everything on our couches in the living room, and they didn't even put the furniture back. The whole unit was filthy and dusty! After 37 days in their "hotel jail," we came home to a ton of cleaning and chaos. read more

My husband & I both lived here for four years. We moved due to construction at our previous Irvine Company-owned complex. We asked to be informed of renovations in the first year and were told there wouldn't be any. However, construction started two months after we moved in and continued for months. Later, the complex had pest issues, and the trash rooms were a mess. Our car was broken into due to malfunctioning security gates, leading to over $20,000 in fraudulent charges. I am grateful that someone reached out. The time it gets to fix things has been horrible lately. For the amount of rent that we pay, you would think that our maintenance requests would be taken care of in a timely manner. We have had a dark fridge (the bulb died) for over a month now and our requests are constantly marked as resolved without anyone coming to fix it. Just give me the bulb at this point for me to fix myself. It would take a minute. Just submitted a request for my blinds that broke. Who knows when that is going to be fixed?!!! Will update if they ever get to it! In the meantime I continue searching for food in my dark fridge while paying high rent prices for amenities like maintenance that don't exist. The maintenance staff our great when they come but it takes an absurd amount of time for them to come as of lately. Get it together Irvine Company. I'm over it. read more

TERRIBLE COMMUNICATION! If you think the community looks beautiful and worth the price you are wrong. They charged us so many extra fees, they auto charge utilities worth $100+ a month not including the electricity and wifi that you have to pay independently. We never got our security deposit back even though we left our apartment in a clean and unbroken state. They charged $730 for "cleaning fees" regardless of the state of your apartment. There were just so many miscommunications and unsaid rules before we began renting. It is not worth the hassle. I have not been this stressed in a really long time. (We ended up paying an extra month of rent even when we moved out as well). The people here don't care about you, they are just using you as profit. read more

I lived here during the pandemic so the rates were extremely affordable. Parking is great and always available to visitors. The amenities for pools was amazing. When construction was going on for our building we were offered a concession for the time which was nice. There is dog poop everywhere in the grass areas but that's just irresponsible dog owners. The community does a great job of changing out the grass. My only faults here was our leasing person upon move out was extremely unresponsive and maintenance was hit or miss with repairs. read more
