For a community that markets itself as upscale and luxury, the behavior of this security guard was surprisingly unprofessional. I've been associated with this property for more than six years and have never experienced an interaction like this. I was stopped while briefly pulling into a handicap space for about a minute so my wife and child could grab something from the vending machine. (handicap parking are closest to the door, for safety reasons I parked close, so they do not have to walk through passing cars, also there are about 100 other spaces open along with 4 other handicap parking open as well, so this should not be an issue) The guard notices my wife and child walking into the parcel room and begins to yell across to them, he also sees that I am in the vehicle as well, so it's obvious I will be leaving shortly. Instead of approaching the situation calmly, the guard immediately began knocking on my window in a manner that felt more confrontational than professional. There is a difference between enforcing rules and acting as though you're conducting a traffic stop. The guard's demeanor came across as unnecessarily aggressive and authoritative over what was, at most, a minor situation. Instead of representing the community with professionalism and courtesy, the interaction felt like a power trip. Residents pay premium prices expecting a premium experience. Unfortunately, this encounter reflected the opposite. Management should ensure that security staff understand that professionalism, discretion, and respect are just as important as enforcement. As my lease comes to an end next year, I'll be reevaluating whether the experience and service justify continuing to pay a premium to live here. read more

I've lived in maybe 15 different apartment communities throughout my life and this is by far the bottom of the list. The worst part is the issues are all things you won't notice in the self tour process. In just 2 months of living here, 4 packages have been misplaced through their horrible parcel delivery process. I've spent hours going through their step by step tracking and at the end of the day they can't find any of them. Every other day, there is a different car in my parking space. And of course, Irvine co is not responsible for handling the towing process as they want to avoid liability, so they put the burden on you to spend your time calling the tow service every time and being on standby to meet the driver in an hour. Then each time, you have to present documentation that the spot is yours and ID. For 2 months, there was no proof of my spot number because the Park Place employees couldn't get it to show in the system, so the tow truck drivers wouldn't be able to assist. Another annoying issue that you won't think much of at first is how obnoxiously steep the speed bumps in the garage are. They are the worst speed bumps I've ever drove over. Extremely high and steep for no reason. I specifically asked for a spot on a lower level as I have serious back issues and those bumps make the pain worse driving over. They said they can only provide the spot on a level that your apartment is on, so good luck driving up multiple levels every day multiple times a day. They say you can park outside in the temporary parking area, but then you'll end up getting a citation or warning you'll be towed. I see people moving out everyday. No wonder they approve so quickly. Not the worst experience, but I wouldn't live here again. I lived here for a year about 2 years ago. While the gym was very convenient, I had to deal with mice somehow getting into my kitchen on multiple occasions. The staff only took action after I reached out twice. I got lucky that the second person I reached out to seemed more considerate for me. Even then though, I had to clean up the situation myself whenever the office and maintenance was closed. There were also some minor parking headaches. For a few months, there were no second-car spots available, and the only option offered was a parking space at a different complex down the block -- all the way at the top of a tall garage structure. It wasn't walkable, so you needed someone to drop you off and someone to pick you up. All in all, decent amenities and helpful maintenance, but the mice in the kitchen was the dealbreaker. read more

Been sitting on writing this review for some time as it pains me to have to give Park Place an undesirable review. I'd give it 0 stars if it were possible. Moved here Fall of 2020 and moved out Summer of 2024. The process of moving in was great. Joe who had previously worked at the office was very helpful and responsive to what we needed. We locked in a good rate because of the pandemic and honestly had the best time living at Park Place from 2020 to late 2022. However, things started to turn sour in 2023. The rent increased to 14% due to no rent control and the amenities we once had were limited. We decided to pack and leave as soon as we could. Here are our pros + cons for living here: PROS: + Spacious and modern looking units + Decent sized gym + Nice pools + Pet friendly + Walking distance to nice restaurants + Close to the freeway + Courtyards and walkways are kept clean CONS: - Lack of privacy. They can barge in and replace your filters or check your fire alarm whenever they want. - No guests. You're only allowed 10 "guests" per month. - Parking is an extra fee - Move out fees include cleaning, repainting, and even replacing your flooring which they deduct out of your deposit and you can even end up paying more - Your packages get stolen often. Our Nespresso orders have been stolen MANY times. - Fire alarm goes off frequently - They don't allow you to have a smart camera on your door for extra security - The trash room is often a mess because the trash chute is broken Overall, we don't recommend staying here. More than half of the staff working the office are either rude or incompetent. They treat you like crap once you decide to move out. Park Place Apartments by Irvine Company is the biggest rental scam I've ever encountered. They are essentially a cold, dishonest, and predatory operation that treats tenants like disposable income sources. After moving out of my unit, I was hit with over $1,500 in baseless, inflated charges -- and when I say baseless, I mean they literally ignored their own inspection report to justify them. Their report clearly stated the unit was in good condition. The carpet was marked as clean. There was no tenant-caused damage. Yet somehow I was charged hundreds for cleaning, carpet, and paint. No timestamped photos. No receipts. No vendor documentation. Nothing. Just a bloated, vague final bill they hoped I'd blindly accept. When I asked for a breakdown, they dodged every request. Cristal Miranda responded with templated, robotic replies that ignored every point I raised. One of her emails even included a placeholder that said "[insert specific date]" -- that's how little effort they put into this. I followed up repeatedly, only to receive the same final statement over and over again, copy-pasted under different names like no one was even reading what I sent. They charged me rent for a 10-day period after I moved out, even though they confirmed the unit was already reoccupied by April 8. I asked for proof the unit sat empty. Silence. I asked for a fair explanation of how those charges were calculated. More silence. I asked to escalate. They ignored me entirely. During my lease, fire alarms went off in the middle of the night, sometimes for hours, disrupting my infant's sleep and causing extreme distress. Management offered no resolution and no support. But of course, they had no problem demanding full rent and tagging on fraudulent charges when it came time for me to leave. This was not an honest mistake. This was a deliberate, drawn-out attempt to exploit a tenant who followed the rules, gave proper notice, and left the unit clean. They stonewalled my questions. They refused escalation. They sent nonsense replies and hoped I would back off. I have documented every email, every contradiction, every refusal to engage. I will be filing complaints with every relevant organization I can find. This experience was disgusting, and it reflects a company with zero ethics and zero regard for its residents. read more

You might as well live at boomers down the street! It was nice when we moved in but over the last 2 years this place has become over run with children and there is never peace anywhere within the community. The walls are paper thin and we hear our neighbors all night, and management does absolutely nothing to stop them. On top of that they decided to close 2 of the pools during March-May for "necessary renovations" which could have been done during the winter months. We will now be down to one pool, which will likely be miserable as there are typically screaching children at the pools anyways because now they will all be in one location. I'm counting down the days for my lease to end and would stay far away from hear especially as a young adult without kids! read more

Management is so bad here it's such a joke. Especially Cindy, as others have mentioned. If you want to be treated like trash, come talk to Cindy! She won't even look at you unless you make an appointment with her - I don't know why she thinks she's so special when she's severely incompetent and rude. Don't get me started on my renewal that took 6 months to resolve last year because they forgot to send my renewal and then when I brought it to their attention, only gave me a 10-day renewal notice period while also raising my rent 12%, which is completely illegal in CA - every corporate landlord knows there is a 90day notice requirement if you're raising the rent over 10%. I also had to deal with Janet throughout this ordeal who could not comprehend the situation so instead of resolving it or escalating, tried to strong arm me into signing a lease increase of over 24%!!! It took me over SIX MONTHS to resolve this due to the complete lack of competence and respect in the RSO. Since my rent was raised last year, my garbage disposal has required repairs THREE times, one of them being an emergency leak that flooded and destroyed my cleaning items under my sink. They also implemented a new package system with a vendor which I'm sure they paid a pretty penny for - yet the implementation has gone completely left and everybody's packages are being stolen left and right (3 months into implementation and they still can't get it right!!). Is this what my rent increase is going towards?! Every month we get a text telling us the vendor sent a registration code (which never happened). How insulting to keep repeating the same incorrect directive instead of working with your vendor to find a solution to the absolute mess of the package room! Definitely take your money elsewhere if you want to be treated with respect and transparency. Management here is completely bonkers. read more

Steve was incredibly helpful in fixing our heater. We've had ongoing problems with it for years, and no one has ever really been able to fully resolve the issue, until now. Just got my refridgerator replaced by Alfonso and Tony. They didnt have to but they asked me if I'm happy here. I said iy was but the only thing that was wrong was that there was a loud noise that my fridge made from time to time. They said they'd gladly replace it. I would never rent here again and honestly, I would avoid any apartment managed by Irvine company altogether as they are known to operate without transparency and integrity. There was an ongoing renovation on one entire floor that lasted for what felt like months following water damage due to sprinklers being set off, and management made no effort to adjust the rent for residents despite the inconvenience during that time. After the flood repairs, potential mold growth raised further concerns about health and safety. The apartment gym was dingy and uninviting, with old equipment, and a persistent musty odor. It felt poorly maintained, making it unpleasant and uncomfortable to use. The property also had a serious pest problem. I encountered both mice and roaches, which was absolutely horrendous. There were also rent hikes every year, without any genuine improvement to the property or living conditions. When I moved out, management attempted to charge me for damages that were present before I even moved in. Fortunately, I had taken photos and documented emails during my move-in inspection, so I was able to dispute and avoid those charges. Follow ups were often necessary just to get basic issues resolved such as the garbage disposal. The washing machine was frustrating to use because I couldn't adjust the water level. When I raised the issue, maintenance said there was nothing they could do, so I manually had to add extra water every time I did laundry in order to prevent my clothes from tearing up. The appliances including the laundry machines and dishwasher are outdated and could benefit from an upgrade. Management was consistently dismissive and unhelpful. The list of issues were endless. Also, the water quality is extremely hard and gives off a strong, farm manure odor with no investment in a proper filtration system throughout the complex. Over time, my hair became very dry and brittle, and my skin was rough to the point where I developed eczema. I installed a shower filter in hopes of improving the situation, but it made very little difference. I had asked management if I could install a water filtration system for drinking water, but that request was quickly denied. As a result, I relied on bottled water, which became an ongoing hassle. I later learned that the water source in Irvine is among the highest in carcinogenic contaminants. This was by far the worst living experience I've had, and I strongly recommend looking elsewhere. read more

I've lived here for two years. The 1st year was fine since I was using their credit card friendly payment charging $80+ per transaction. On my second year since they raised my rent about $300 I decided to use my banks automated payments. My bank has sent them a check on time but I was still charged a late fee. They send the mid month and don't always capture all the charges then they say you have a remainder balance. So I started over paying which now they don't credit my account for the overpayments. I tried emailing them and going to the leasing office and keep getting the run around. The people I email say to speak to the leasing office the leasing office point you to a 3rd party. Look for a better place to live! You don't need the headache. They also blocked anyone viewing the ratings on yelp in Apple maps. I've written the BBB but they are not affiliated. This place is a complete ripoff. They want to increase rent by 10%, yet basic things like the fire alarm system are a nightmare. It randomly goes off in the middle of the night--often around 4 AM--and won't get resolved for hours. Imagine trying to calm down a screaming toddler while management does absolutely nothing. There's no reliable way to contact anyone, and they clearly don't care about residents, let alone families with little kids. If you're considering moving here, don't. I've been a resident with Irvine Company for over 10 years, and at this particular location for 3 years. Unfortunately, my experience this year has been extremely disappointing, and I would strongly advise against leasing at Park Place. Every year, the rent increases by 12.5%-13%. This year, my rent went up by $375 A MONTH, and this was before the fires in early November. The renewal process is frustrating--residents are given a renewal offer 3 months before their lease expires, with about one month to sign it. You're encouraged to call the office to discuss current offers or potential lease transfers. I called the leasing office daily throughout October, but no one ever picked up the phone. Calls are routed to a voicemail, and even after leaving messages, no one returned my calls. I tried emailing, but the messages bounced back as "do not reply." Frustrated, I signed the lease, thinking I could sort out a transfer or move-out in November or December. I continued to call in November, leaving a message about the 12.5% rent increase, but received no response. Desperate for help, I left a message on the resident portal's "Contact Us" page, but still no response. I finally made an in-person appointment to meet with the resident services manager, Cindy. As soon walked into the appointment, her attitude was cold and unwelcoming. She didn't offer any solutions or discuss potential transfers. Instead, she said she'd check with corporate and get back to me in 3 days, then quickly dismissed me. I waited for a call that never came. I left more voicemails and returned to the office the following weekend. I spoke with Rene, who couldn't find any record of my previous visit, nor had Cindy contacted corporate as promised. Two and a half months into this process, no one from the leasing office had even looked into my situation. After more back-and-forth, I took a day off work and come to the leasing office to ensure someone had reviewed my case. Cindy refused to meet with me because I didn't have an appointment, even though the situation had been dragging on for months. She finally came out and told me there was nothing that could be done, as she had already spoken with corporate. Quite dismissive, she shooed me away again. When I asked about my options, Cindy mentioned that I could transfer, but I had to decide by 5pm that day because the lease was expiring soon. How am I supposed to make a decision on transferring in one hour? I expressed my frustration with the entire experience, stating I would write about it. The following day, Cindy called to clarify that I actually had until 5pm to make my decision. Cindy is incompetent, cannot get timelines straight, or give anyone correct details about anything. She also confirmed that Irvine Company raises rents by ~$300-$500 A MONTH each year - which is extremely predatory. Cindy is by far the worst resident services manager I've encountered in this community. She's not only condescending but seems to take pleasure in being unhelpful and dismissive towards residents and see them be in helpless situations. The entire leasing process has been frustrating, unprofessional, and exhausting. Based on my experience, I cannot recommend leasing at Park Place. read more

Great Maintenance Service, Disappointing Office Staff Alfonso did an excellent job fixing my AC unit. He was prompt, professional, and courteous. However, my initial experience with the office staff was disappointing. The woman I spoke with was rude and unhelpful. When I told her my AC wasn't working and I had two young children in the apartment, she showed no empathy and said it wasn't an emergency. To make matters worse, we had just returned from a three-day vacation, and the AC had been off, so the apartment was extremely hot. She even mentioned it took her three months to get her own AC fixed, and that I needed them to look at parts, which I never said. Turns out it wasn't a three-month or parts issue at all. Alfonso quickly found that a sensor had a water overload. It wasn't until I said I'd come speak to her or a manager that I got a notification that maintenance was on their way. I will not mention her by name, but management should know who im speaking about, and if not and you actually care to know, reach out to me directly please. I give Park Place a two because although the pools and amenities are great, the staff at the leasing office and the Irvine Company do not care at all. Furthermore, I am still trying to get answers and accountability in a recent mold issue. It took three days before someone came out to look at the mold and when they did one of the maintenance said it was just a little dirt. They then said they were going to come back and assess. I am still waiting for answers. No one calls back or takes accountability. I have yet to hear from a manager, even after numerous calls. They just don't care. It was evident in the way they handle an over 10% rent increase without any incentives or even carpet cleaning to the current mold issue. My experience living here so far: The floor is light; expect to hear people walking, doing laundry, opening and closing closet doors when you live on lower floors. I now even know the schedule of my upstairs neighbor, when they wake up and go to sleep. Both leasing agent and patrol can't do anything about it, so be extra cautious when selecting your unit. Cars don't stop at the stop signs. I had multiple experiences where the car just gases through stop signs when I was already crossing the street. I guess cars are first here. A couple dog owners don't like to keep their dogs on leash even though there are signs. I have hold my dog's leash extra tight around them to prevent anyone get hurt. Amenities are great, can't complain about that. Honestly these problems could happen at any other apartments, but probably with a cheaper cost for rent. read more

As this place is beautiful me and my family have lived here for a year and that was long enough to notice spider after spider come out of the ac generator in the guest bathroom ceiling some of them are big as others are small but if you have a phobia of spiders this place is not for you and not to mention the staff has harassed us several times about stuff we had on the front porch while others have plants and shoes outside their front porch it's only ever been a big problem for us even when we even tried to accommodate there rules and made it look cute and aesthetic. Irvine Company is truly inequality clause, high handed!! The experience is very bad. I received late rent fees in Aug and Nov, but in fact, I have been living here for a year and have always paid on time. I receive a payment confirmation successful email every time But if it's your bank problem or if the charge didn't go through in couple days , irvine company will not give any notice and will charge you a the higher and higher late fee. They have charged me $125 in twice and will no longer allow you to pay online. You will need to purchase money orders and personally deliver them to the leasing office for the next whole year ! And on August, I paid, but didn't see charges in my bank account, and I go to the office, the staff told me you guys already received the money, I confirmed 3 times, he said I don't have any balance in my account. even though at that time, I wanna try to pay again immediately , but I can't, cuz no balance there. And very soon,a couple days later,I received the late fee letter . I don't know why last time I asked 3 times, the staff checked 3 times, told me received,received. I can't pay again, but I still need to pay late fee And told me that I can no longer make payments online in the future, I am really feel wronged I don't know why I have paid on time every time, and received my payment confirmation email, still paid late fees twice, and moreover, even before received the last letter, I wanna pay again, but the leasing officers told me I can't? and I suspect they never reminded residents because they wanted to charge higher late fees. read more

Worst value apartment to rent from which may be circumstantial to our experience. For a one bedroom one bath apartment about 900sq ft at $2,760/mo, you'll get one parking spot and it'll cost $100/mo for another parking spot. At premium dollars one would expect high standards. I will say the pools and jacuzzi are very nice, landscape well maintained, decent size gym, outdoor fireplaces and bbq pits, BUT everything else after a couple of months here just soured it. Storage unit got robbed, locked up bikes stolen, dog poop everywhere, kids and dogs in the gym while working out, etc. Mainly the storage unit getting robbed during the holidays really hurt us as our valuables were gone and had to file a police report and insurance claim. It was a deadbolt locked door in the hallway amongst apartment doors that's numbered so we did not think there was a possibility of theft. Security Deposit: Don't expect the security deposit back for a 1 year lease which is standard for Irvine Company. Side note: We are very clean people and my routine is to clean every week so there is no buildup. Additional Charges were Apartment Cleaning: $163 Paint Full Costs: $96 Paint Prorated Costs: $129 Moving out financial statement: Thoroughly review your end financial statement for surprise charges beyond paint maintenance charge. Our lease ended and we moved out on time, but since we submitted their official notice to vacate 20 days before the end (we did email we will move out 30 days before end), they charged us 10 extra days rent after the move out date. The date of submission is used as the 30 days notice and is counted after that. So even if your lease ends, they can charge you additional days rent plus pro rated month to month premium rate. So we had to pay an extra $900~ for rent even though we moved out and gave up the keys. A heads up would have been great especially since it's been a struggle financially during covid and this apartment complex is just not affordable anymore for us.
