    December 2023 Do NOT stay at this hotel. They are scammers and have terrible customer service. They did not tell me there would be construction going on at 7 am every morning and last all day. I asked to speak with Maria, the manager and she was nowhere to be found. The noise was so unbearable that I left Puerto Rico a day early and had to spend $222 for my flight to be changed. I spoke to front desk worker, Ryan and he spoke to Maria for me. He said that I would be credited $632, instead the day after I left, they charged me an additional $632, instead of crediting my account. Instead of paying the $800, I was charged $2045. The manager Maria has never called me back. They refuse to resolve this issue.

    Great spot with great views. It's such a great place to get dressed up and grab a drink and a meal. It's pricey but well worth it the view at night over the lagoon is amazing. And the staff is brilliant. I recommend stopping in.

    Current state of palette wood used on the walls of the patio in room 203. You can see the wood is warped, discolored and in poor condition.

    My fiancé and I stayed at the O:live from August 22nd through the 29th, 2021. We stayed in room 203; the Olive Style Suite. The current condition of this room does not match the pictures posted on the hotel's website. This is obviously misleading. I chose this hotel because it was a small, adult only, "luxury" hotel. There was a constant, at times, faint smell of sewage emanating from the bathroom. The room was not cleaned thoroughly on a daily basis. Unfortunately our room was completely neglected one day and my fiancé had to take out our trash. The phone was not working in the room. There was a continuous puddle of water on the outdoor patio. It seemed to be coming from the side where there is a parking garage next door. I slipped and almost fell from this water leak. The staff there are lovely. We especially appreciated Antonio & Victor. Thank you to you both for your warmth, professionalism and beautiful demeanors. Unfortunately they didn't make up for the dilapidated patio & unclean room we had to stay in. I've been very fortunate to stay in true luxury hotels; The Wickaninnish Inn (Tofino, Canada), The Grove Park Inn (Asheville, NC), & The Grand Wailea Resort (Maui). Perhaps this hotel is still suffering from the after effects of hurricane Maria. I'm not exactly sure what is the reason the hotel is in this state. Understaffed housekeeping personnel may be another reason why our experience was so poor. We couldn't wait to leave and go back to our home in NYC. I did some additional research on this property and read some responses from the owner. She unfortunately attacks some reviewers in her retorts. It's hard to receive criticism when you are running a business. However these critiques can help you improve your business with continued quality assurance. It was disheartening to read these unprofessional responses.

    First- do NOT confuse the O:live with the O:live boutique hotel!!! Big difference! Two different buildings. Same owner. We had a massage at the O:live and it was amazing. And we both loved the rooftop and the pool there where our massage took place. Highly recommend the massage! We stayed at the O:live Boutique Hotel and were told we got the last room. The room was really small!!! Beautiful and boutique but small. What I loved was the bed was in a room without windows. The sitting room had 2 windows and very cool floor tile. You were able to block out the light and sleep. The amenities were high end, L'occitane, and replenished everyday. My friend requested champagne every night at 10pm. They had both options - champagne and prosecco. They quoted a price for champagne and he agreed. When we checked in at 1:30am, it was prosecco, not champagne, chilling in a bucket in the room. They looked and found two smaller bottles and chilled one for us. On the third night there was no champagne when we returned from dinner and we had to ask again. Another scramble. One night we asked for ice at the bar and the bartender said to ask at the front desk. We said there was no one there . He was not happy. We did ultimately get ice delivered to the room. All very confusing. The cute closet was not tall enough for my long sun dresses (and I am not a tall person). We ordered cappuccinos and coffee our last morning on a Sunday. They came in paper cups. We hit the rooftop for a drink one night. I asked about the pool and she said it was behind me. I thought it was a fountain! The maid was always gracious. When we checked out, we noticed our bill charged us for 6 bottles of champagne, not 2 regular and one small. It also included a $75 charge to check out at 2pm instead of noon. Especially after having agreed to a no-charge since we were having our massage at noon on our check-out day. It was a Sunday and they said they would ask on Monday. Two weeks later nothing.

    I had a terrible experience at this hotel. We only stayed for the night, but we definitely should have went somewhere else for the price. The bathroom was disgusting. There was heavily used shampoo, conditioner, and soap. There was also hair from, what I assume to be, a previous guest. Complete lack of customer service and subpar cleaning protocol.

    Beautiful property right by the lagoon, which was magical. Thier restaurant, Sage is phenomenal. The rooftop bar and pool are lovely and tranquil. Josué and Mariela (I believe I'm spelling thier names right?) at the front desk were lovely. Mariela told us about the family of manatees that visit the lagoon and gave us ideas for places to visit. I miss the view from our patio already!

    O:live Boutique where do I begin?! We choose this small boutique off the beautiful photos online. It reminded us of a cute small place we once stood in another country. Let me just say to start it is far from what you will see online. The hotel was approx 15 min quick drive from the airport. The Uber left us directly in front. Once you area your temperature is checked and you walk into this small house style hotel. Inside it is very cute. The main "lobby" area is styled well. This is the one star the hotel received. We arrived at 1pm and the room wasn't ready until 3:30. The host kindly says we will give you courtesy early check in . Keep in mind the hotel is practically empty due to Covid restrictions. Puerto Rico is not seeing its usual amount of tourist. The room- 302 to be exact. The "fog" room we called it during our stay. The room gives you a small outside private backyard patio and this was the only thing we liked about the room. The room received the nickname because every time you shower the entire room would be covered in water. It feels like it's raining in the room. Even our belongings were covered. To top it off if you plan on using the restroom expect everyone in the room to watch the event. The rooftop bar- let me just say the moment we walk upstairs the bartender says we need a reservation and doesn't even attempt to sit us. Mind you their were tables everywhere available and people were there that weren't even hotel guest. No worries we do not want a seat and we don't want to spend our money at your bar. I would never recommend this place to a friend. Even a free room wouldn't intrigue me to stay. Good luck to them, they need it.

    Summary: beautiful facilities, great location and view from lagoon suite, but this place could use some structural maintenance and service upgrades, especially given the prices they charge and the competition they face at resorts across the street. My husband and I travelled to Puerto Rico for seven nights to celebrate our honeymoon. The front desk attendant at night, Omar, welcomed us and gave us a tour. The hotel staff were very accommodating to our late evening arrival traveling from California and communicated with us via text. The room service we ordered in the morning arrived on time and was decent food-- overpriced, as one would expect at a boutique hotel. There are only fifteen rooms and we enjoyed the unique experience this facility offered. It was never clear who had authority to deal with issues that we ended up encountering. There were often several people at the front desk or office behind the front desk -- other than requests for towels, all other issues had to be "checked" with some manager who was infrequently available. Some went unaddressed or follow-up communication went missing. Our first four nights and days were truly wonderful at O:live. Generally looks great, smells great, housekeeping does a nice job, and staff are friendly. The next two nights, however, were not wonderful. We were woken up by a pervasive and strong smoke -- either from cigarettes or cigars -- that filled the entire room, probably through the air supply or vent. I notified management the next morning- they said they would look into it and I didn't hear back. The next night, same thing-- I was woken up by the tightness in my throat, followed by my husband; the smoke was all throughout our room. I immediately called the front desk and didn't hear back. The next morning, I spoke to a manager and was assured it wouldn't happen again. We didn't actually get to test that assertion. Just a few hours later, after a rainstorm which lasted a couple hours, we heard a dripping: there was a leak in our roof, and the water was going into the bed. The leak was coming from a crack in the ceiling that had certainly not just developed. We went and informed the front desk of the unsafe conditions in our room. Thankfully, they had another room on a different floor and area, which served as sufficient lodging for our final night. I worry about what would have happened had they not... Omar, from the front desk, helped us move and offered us his apology. Alison (?) at the front desk comp'd our two beers from the mini-bar for our inconvenience. Other than that, there was no real urgency to address either issue. Not much of an apology or making it right by two honeymooners who saved their money to afford to have the honeymoon of their dreams at a local, boutique oasis of a hotel. That, O:live could be.

    I did the champagne float here and it was such a rip off! I paid nearly $400 and got Prosecco, not champagne. The website indicated that I could select a vegetarian platter and I even wrote it in my online reservation request. They sent me out with a meat platter (don't eat). I asked for the veggie platter and they said it was an up charge. What the F did I pay for? That aside, what horrible customer service to not bring that up before hand and disregard my request just to tell me way late. The staff don't pay any attention to these really expensive experiences. Not worth it at all.

    Amanda the check-in lady was fantastic. The place was beautiful. The reason for 4* instead of 5* is that the advertised Nespresso machine was broken and they never brought a new one or did anything to compensate for the lack of access to coffee. However, every time we interacted with Amanda from the front desk she bought a smile to our faces. The artwork is beautiful and authentic. The Mediterranean Suite with the outside shower bath in a fountain was whimsical and fun. I have always wanted to hang out in a fountain. The Coquito check-in/out shot is a nice touch with the local drink, like Christmas every day.

    Terrible experience!!! Went there for one night & it was so bad that I couldn't wait to check out. The staff was rude. I wish I could give this place a 0 star. The decoration is very nice which is probably the only good thing about this place. I will never return to this hotel

The big Concha restaurant on the property is absolutely gorgeous at night but it is a bit pricier than the other food options on the property. There are 4 pool ameneties you can choose from, with one being adults only. I loved that you have the different pool options. However, I wish the pools were bigger. I felt like it made more sense to have fewer pools but, bigger to fit more people but, we were comfortable in each. The beach is beautiful and every day there were plenty of surfers riding the high tide waves. It wasn't the best beach for swimming since the tide was so high and waves were really strong but, lifeguards are on the property to help those who have trouble getting in and out. We stayed close to shore to prevent any accidents and enjoyed watching surfers ride the waves each day.

We booked an "ocean view" room, which was really more of a nice 45-degree angle looking down the length of the beach. Still enjoyable, just something to keep in mind when booking. Some reviews mentioned dirty rooms, but our experience on the 8th floor was the complete opposite. Our room was spotless when we arrived, and housekeeping returned it to that same condition every day. Honestly, it was probably the best housekeeping service I can remember at a hotel. On the other hand, we had the same A/C issues others have mentioned. The room simply wouldn't get cool enough the first two nights, but the engineering team fixed it when we finally inquired. The room itself worked really well for a family. The pullout sofa was surprisingly nice, the shower was very spacious, having the toilet behind its own separate door made getting everyone ready much easier, and the room key is a wristband, so it's easy to keep with you all the time. Unlike some of the other places we visited, it's also removable if you'd rather not wear it. The only other area I'd mention that could be improved is the front desk and concierge. There were a few times they seemed unmanned when we walked through the lobby, and while everyone was friendly, we didn't get the sense they had enough firsthand knowledge of the area to tailor recommendations to different interests, ages, or travel styles. The hotel definitely has a nightlife vibe. Every evening the lobby filled with people heading out in club attire, and the casino is a nice little bonus if that's your thing. The lobby itself is large, clean, and often had a good balance of customers being served and available space for others. The pools were nice, though I'd like to see the third pool reopened before maybe considering it a four-star stay. The beach is pleasant, with plenty of room to relax in the sun, but be warned that the hotel advises against swimming, and multiple locals elsewhere told us the same thing because of the currents. Plenty of people were wading well out or swimming close to shore, but I'd be nervous if I had kids venturing out very far or swimming alone. If swimming is your goal, there are safer beaches just a short Uber, taxi ride, or even a reasonable walk away. (I think the closest one recommended to us was about a half mile to the west.) The location is another big plus. There are plenty of restaurants within walking distance, Old San Juan is just a quick Uber away, and the sushi bar in the hotel was surprisingly affordable and much better than I expected for hotel sushi. Overall, I'd probably stay here again if visiting that area. It has a great location, comfortable rooms, excellent housekeeping, and enough amenities to keep most people happy. Just go in expecting a lively atmosphere, and hopefully get a room with an A/C unit that's already behaving itself.

    Three-star quality at five-star prices…read more Be sure to read the fine print when making a reservation. This hotel runs a "20% hotel tariff" scam that gets tacked onto the bill. The only logical explanation is that this policy makes the room prices appear to cost about $200 a night less than the real charges. Otherwise, why not just raise the advertised price by 20%? There is no doubt the property is in a gorgeous location, sitting directly on the ocean. The buildings are in good condition and the staff is courteous. But, I experienced several shortfalls compared to my expectations for this price point. The suites are provided a "butler," but the available hours are 10am to 6pm. The service would be more accurately described as a concierge. Bringing coffee in the morning is not on the list of duties, nor assisting with unpacking or packing or other typical butler activities. Sending out laundry the day before my departure, I asked to have it folded so it would be easier to pack. Everything came back on hangers. My room did not receive turn-down service and fresh towels during the third night of my stay. I asked to have a car booked to the airport from the hotel. The butler got it backwards and booked it from the airport to the hotel. Good thing that I took a close look at the confirmation and noticed the routing was backwards. The breakfast restaurant, Ola, is extremely crowded in the morning with a 30 to 60 minute wait being typical in my experience. The front of the property is in a skeevy neighborhood so walking somewhere else for breakfast isn't a realistic option. It's not bad, but also not a top tier. property.

Overall, it was a wonderful stay and the perfect getaway. I'd definitely return!

The location is a little off the beaten path, but it's close to things in Condado if you're willing to walk over. It has a very good party atmosphere. On multiple days they had an okay DJ who made the two pools very enjoyable to hang around. The beach is very close and easy to walk to. The main entrance only has two elevators, and one was broken for our entire stay. As expected, that led to long wait times during busy periods. This hotel isn't the crown jewel it once was, but if you're looking for inexpensive accommodations and are willing to accept some shortcomings, you'll be just fine.

    **Workers Entered Our Private Balcony and Saw My Wife Changing**…read more We paid about $5,000 for a penthouse at The Condado Plaza Hotel expecting a relaxing, private, and comfortable stay. Instead, we experienced a series of serious issues that made our visit stressful and unacceptable, including flooding, ants, constant construction noise, and a major invasion of privacy that should never happen at any hotel, especially one at this price point. On the first night, the air-conditioning unit flooded the room, leaving water on the floor and creating an uncomfortable and unsafe environment. On the second night, ants appeared throughout the space, adding to the frustration and making it difficult to relax. Each morning, we were woken up by loud drilling and construction noise directly outside our bedroom, making it impossible to rest or enjoy the room we had paid so much for. The most alarming issue involved our "private" balcony. Construction workers entered the balcony without any notice or permission. They knocked and then proceeded to look directly into our bedroom. After the first incident, we contacted hotel staff and the police were called. We were assured that this would not happen again and that our privacy would be respected moving forward. Unfortunately, it did happen again. During the second incident, my wife was in the bedroom changing clothes, and the workers could clearly see inside. This was deeply humiliating, frightening, and a complete violation of our privacy and sense of safety. We reported these incidents multiple times to hotel staff, including security and the front desk, but no manager took meaningful responsibility or provided a proper resolution. At checkout, we were promised that our entire stay would be fully comped due to the severity of the issues. That promise was never honored. We followed up with Hilton Corporate several times through calls and emails, but we never received a response or any form of accountability. This experience represents a complete failure of safety, privacy, customer service, and basic hospitality standards. I would not recommend this hotel to anyone expecting a secure, respectful, and professionally managed stay.

    Highlights * 6 night stay for 2 adults (adults only)…read more* King Room - Lagoon Side - 8th Floor * 4/5 Would come back! We were originally planning on staying here in December 2024 for a friends birthday and New Year's celebration, however, those plans were ruined. I appreciate the intentionality and beauty behind the aesthetic they design for ocean club to be a boutique arm of the Condado hotel family. It is a completely different vibe from that of the Vanderbilt, which exudes a traditional European brand. Ocean club is the cool, vibey, minimalistic and modern cousin that you know you can count on to have a good time! CHECK IN: Check-in was a breeze, and we were luckily able to check into our room earlier than expected, which was a huge win after a very early flight. Upon check-in, you receive a wristband which will operate as your key to access your floor and your room. You feel the ocean vibes right away and the lovely fragrance piped in throughout the hotel is delightful (I forgot to ask what it was!). BEACH IS NOT FOR SWIMMING MAJOR TIP: If you are planning on swimming in the ocean, the beach right outside of the hotel is not intended for that. The waters are very choppy, and there are a lot of large rocks on the shoreline and the hotel specifically advises us not to swim there. There are a number of really great swimming beaches within walking distance which we had the pleasure of exploring multiple times. ROOMS: Walk in and paradise is before you whether you have the lagoon or ocean view. We always came back to a super clean and fresh room which meant a lot - especially since sand gets everywhere! The bathroom layout was nice and I liked the "ladder style" towel rack which provided space to hang wet swimwear. However - it was really difficult to dry anything without a balcony. VIEW: With the lagoon view, be mindful that you can see the lagoon, however the room does face busy Avenida Ashford and a parking lot (which is also where water sports tours and kayaks depart from). POOL & AMENITIES: From the lobby you're able to access the restaurant, Social, which is open for all meals but definitely check the specific hours. The infinity pool is a really nice touch because it really does feel like you're almost one with the ocean. A little disappointing that we couldn't directly walk in to the ocean and swim from there but it's really not far. We really enjoyed spending time by the pool and really helpful that they also had sunscreen and aloe vera outside in case you forgot your own. There is a small gift shop in the lobby with some really gorgeous and unique pieces from clothing, but where jewelry bags and accessories. The hotel is pretty serene but hosts special events, so be mindful of what is on the schedule when you visit. There was a DJ residency during our stay (and for 3 more weeks), which was a nice energy boost during the day on Saturday. But for someone looking for quiet that day, they might have been frustrated. Non hotel guests pay admission to attend these events. VALET / PARKING: Since we rented a car, we were able to ballet it with the hotel, Diego was awesome! Just note that although you are a guest of the hotel, there is still a $30 ballet charge every night we parked there the first two nights, and then continued to find street parking in the area, which is successful if you have a little bit of patience!     We stayed at the Condado Ocean Club the day before our cruise. The Uber to it and check in was…read moresuper easy. One negative was the "resort fee", which is the reason why I've reduced a star. When people stay at your hotel, they want to book at a price and for you to charge them that specific price. Condado decides to add a random "resort fee" when you check in, in order to squeeze more out of their guests without stating it on the front end. That is shady, and it removes a full star for that unethical business practice. However, that is really where the negativ w s end. The facility is beautiful, and very welcoming. The location couldn't be more perfect, and the amenities of the facility were exactly what we were looking for. The rooms were clean and minimalistic, without being dated. We were able to walk to a wide variety of attractions to see San Juan without needing to get an Uber. The restaurant was excellent, with unique dishes and drinks to sample. We really had a fantastic time here, and we can't wait to visit San Juan again in the near future!

Rideshare is probably the move. Seating: Indoor bar seating plus an outdoor terrace area with ocean views. Plenty of room to relax and take your time. Vibes: You're in a touristy area so it's pretty clean. It's a polished tropical resort energy. Palm trees, ocean breeze, and people fully leaning into vacation mode. It's definitely tourist-friendly so great for lovebirds and families. FOOD / DRINKS Piña Colada (Recommend) This is the reason you come here. Just as advertised - creamy, smooth, coconut-forward, and balanced with pineapple sweetness without feeling overly sugary. The rum comes through cleanly, and the icy texture makes it refreshing. CUSTOMER SERVICE A little hiccup in the beginning but they started getting things going. TL;DR OVERALL 3.5 Stars. Solid. Selections were good, price was expected, same goes for the experience. If you desire experiencing Puerto Rico/cocktail history then go for it! However it was a bit touristy for me and I'm curious about the other spot. Genuinely excellent customer service throughout the property -- friendly, professional, and helpful at every turn. Special thanks to Manager Cyd, who was gracious and offered us a great deal after some issues came up, and to Roberto at Bagua, who deserves a specific mention. Many others helped too, too many to name. We'd already paid and it was the busiest long weekend, so options were limited. But the staff did everything they could, and that's the main reason this is 3 stars instead of 1 -- the property didn't match our 2014 experience, but the people absolutely did.
