Well basically everything others have stated about the Yorba Linda Villages is 100% accurate. I was talking with neighbors this past weekend about the absurdity of the construction project across the street. This project has been going on for close to nine years. Yes, nine years of listening to this chaos and dealing with everything it brings. Most recently, several of us have been noticing horizontal cracks in our walls, which is a sign of soil or foundation issue. A few homeowners have brought this up to the HOA since there has been an absurd amount of claims made for slab leaks. Slab leaks can be caused by foundation issues. The HOA apparently reached out to the construction project manager since we are suspecting that the constant "vibration" we feel daily is resulting in structural and foundation issues. All we were told is that the construction manager said that it's not caused by the project. LOL. Ok. So the HOA has rolled over on its back to this nonsense response. As homeowners are the ones who now have to deal with the resulting issues. Slab leaks, cracks in our walls, uneven pavement, sloping floors, drawers that won't close properly.... All of these issues which are very likely caused by this lovely construction project. 32 of us so far I have come together and are going to be meeting to discuss a strike on paying HOA dues until something is done! I don't know why the HOA does not pursue investigating this issue with the construction project as it would save them costs with these constant repairs. It is only a matter of time before someone is seriously injured. Trees are being uprooted because of this and it's only a matter of time before one of these trees falls on a homeowners house. God forbid someone inside gets killed. Another nuisance created by this and necessary construction project is the amount of dirt and dust that constantly fills our patios daily. I'm talking DAILY! I can't even take my children to play on the patio because it is covered in dirt. My furniture outside has been ruined. Our vehicles are caked daily with crud from the project. We have been documenting all of this with video and pictures for a while now. It is absolutely reckless of Optimum and the HOA to not step up and solve this issue. What are we paying them for? They aren't doing anything. Laziest property management I've ever dealt with. I plan to go down there next week in person and we are going to be spreading the word. Here are some pictures submitted by several homeowners of the cracks, and the filth and crud we have because of this construction. There are tons of cracks along the outside of the siding of the home. This allows spiders, termites, and many other bugs to enter the home. There is no resolution. We will be demanding that they provide alternative housing until this is corrected as this is not safe to live in. There is a Street sweeper that comes by daily because of the project and all he does is basically stir up the dirt even more. We are also going to local businesses along the construction site to get more info. They are also unhappy with the consequences of this construction on their business. read more

This company took over in January and they're just as bad as the previous company. Garbage. This community needs a complete makeover and the clowns they have running the HOA is a joke. We keep going back and forth with voting on this absurd $6,000,000 loan to fix roofs and many other issues that have been neglected due to POOR property managing. These issues happened for decades before I owned here but now I'm paying the price. Do not buy here!!! It's a trap. Nonstop slab leaks. Poor construction falling apart. The walls on the side are corroded away and rotting. Bugs are all over the community because we have way too much overgrown and dying shrubs and trees. Massive trees that are rotting and look like they will fall into homes and possibly kill the occupants. One tree fell over into the common area and HOA took over a week to remove it. Crime is at an all time high in the community and there is no help from Optimum on this issue. We are about to go on a strike with our HOA fees and 17 of us have now met with an attorney to seek an audit of all past financial records to see where the heck the money has gone. So many gorgeous communities nearby with similar size condos, less HOA fees, and way better looking grounds and upkeep. Our gazebo has been broken and rotting attracting so many bugs and is an eyesore for 5 years. A neighbor finally decided to fix it himself today (pictured), because we can't even use these things. Ok'd dirty park with faded ugly equipment and a busted looking pool. Ok'd best up cars park on our street, filled with dirt. The construction across the way in the river bed is horrendous and it's noisy all day with our home shaking from the constant pounding and dropping of rocks and boulders. It's an ugly place to live and nothing has ever been updated. Broken rotted gates, crime, filthy conditions and lazy HOA board members that just pick their nose and do nothing. We have trains that come through nonstop all day and night. It is so loud. The train also sits on the tracks all day long it is an absolute eyesore. Never have they built a wall or anything to reduce the noise and increase privacy. There are homeless people that live by the train tracks and enter the property from that direction and have broken into homes here and one homeless man on drugs urinated on a family's front door at 2 am. So scary. HOA does nothing. They should at least demand that the city build a wall in front of the train to eliminate homeless traffic and noise. read more

Well well well. Everything negative people have already stated about The Villages in Yorba Linda is spot on. This place is a DUMP! Our HOA fees are now icee $800 per month, not to mention a $7,500 special assessment because of mismanagement of funds by prior HOA board members. Apparently there is no recourse. You cannot sue these people. But we are in the process of looking into legal action because it's so egregious at this point. So we spent $7500 on a special assessment over a year ago and nothing has been done to our unit. The siding is rotting away and full of termites. We have actual holes in the siding that allow bugs to get in our home. DISGUSTING! We have a pool that is always filthy dirty right next to the train tracks. Pool furniture that is rusted and old and broken and a safety hazard. We pay about $200,000 per year to Park West to meeting the landscaping which looks like absolute POOP! Literally these gardeners walk around picking their noses and blowing leaves around. They do nothing. Pineneedles and pinecones cover the grass because they are never picked up. The grass is dead. No flowers by any of the homes unless the homeowner has planted them. Very very basic maintenance being done which really needs to be investigated as to why we are paying so much money for that when they do almost nothing. Where are all of these fees going? They started a project over a year ago and they haven't even finished the roof repairs. The siding needs to be fixed first because it's disgusting to look at and rotting away. Water damage. Mold. These are all things we are going to sue for. several of us have decided to park our cars on Old Village Road with large signs in paint on the window telling people not to buy here and calling out the corruption. We are tired of the incompetency of this property management company and the lazy, useless HOA board members. I have attached several photos so you can see how utterly repulsive the grounds look. How ugly and old and rotten the homes look. Basic cracked cement driveways everywhere. One with a huge leak that has been wasting Lord knows how much water every single day pouring into the street causing a safety issue for the foundation of that home. I hope they sue too. There is also a safety issue for that leak because of the mud it is creating and elderly people live right there. read more

As President of the Board for the Community I volunteer for, I have multiple priorities fueling me, with #1 being doing what is best for the greater good. Optimum Property Management is the constant & consistent entity that tremendously helps us achieve our goals as Board Members & serves the entire Community's residents & owners (since December, 2019). Optimum is a Corporation with a wealth of resources. Their immense & thorough knowledge/subject matter expertise in the complicated nuances of Managing a Condominium Complex makes every aspect of the Community easier to navigate. Everyone I have interacted with in Optimum's organization has been extremely professional & helpful, whether it is in Finance, Maintenance, Training, Corporate, Administrative. Chris Church, our Community Manager is simply stellar in how he operates & interacts with me, on a DAILY basis. I could not imagine my "life" as a Board Member without him by our side. He takes immense initiative to get things done, is reliable, resourceful, communicative & his work ethic is phenomenal with a constant "can-do" attitude. The level of care & sincerity with which he does whatever he is tasked to do AND initiates doing is something that comes from within him. It is extremely noticeable, constant & consistent. He gives our Community tremendous individualized regard & that too, with great attention to detail in ALL facets of Managing our Property, whether it is something small like facilitating a common area key or something big like getting the elevator working. I'm sure Managing Communities is not easy with so many moving parts & moving targets. Chris Church does it all in stride & it is entirely because of him that the Board's tasks / objectives are achieved. Since the transition to optimum Management Company we've seen both improvements and setbacks in our community. While some aspects have improved, there are several critical concerns that need immediate attention: 1. Increased Association Fees Without Transparency The recent significant increase in association fees has raised concerns, particularly because there's been little to no communication about what the increased fees are covering. Homeowners deserve a clear, itemized breakdown of what our dues are funding. 2. Poor Communication and Responsiveness Response times to community inquiries are consistently delayed--often taking weeks. This lack of timely communication leads to frustration and unresolved issues that impact the daily lives of residents. 3. Failure to Enforce Community Rules Community standards are not being upheld. Examples include: Garage doors consistently left open Pool gates propped open, creating safety concerns Unauthorized construction or modifications without proper approval or oversight 4. Neglect of Safety and Legal Obligations There are multiple federal, state, and local violations present in the community. Of particular concern are the disability access issues, where pathways are not safely accessible for residents with mobility limitations. This not only violates the Americans with Disabilities Act (ADA) but also puts the community at risk of legal consequences. Request for Immediate Action We respectfully request: A detailed breakdown of association fee increases and current budget allocations. An improvement plan for timely communication with residents. Immediate enforcement of existing community rules. An ADA compliance audit and resolution plan for disability access and safety concerns. We care deeply about our community and want to work collaboratively toward a solution that ensures safety, fairness, and transparency for all residents. read more

I have lived in an Optimum-managed HOA for coming up 8 years now. I could not be happier with the very professional and attentive nature of the service provided by Optimum. My experience is that the Optimum team responds to issues within our Community without delay and in fact express sincere appreciation any time things are brought to their attention. I am left with the very strong impression that Optimum cares about the quality of life in our Community just as much as myself and the other members of the Community, if not more. I can tell that the Optimum team is highly coordinated. Everyone knows their responsibility and this is why it is very seldom that anything falls through the cracks. We are very fortunate to have very dedicated and capable individuals working for us: Chelsea, our Community Manager and Kelsi, our Maintenance Coordinator. I am not going to say that there are not people in our development who make "noise" from time to time. We have over 200 units in our development. It is bound to happen. We need to remember that a high proportion of people in an HOA development have lived much of their lives in non-condominium type homes before coming here. As such people are accustomed to handling their repairs etc on their own and not through a property manager. I can understand that this is new to a lot of people and can require an adjustment in thinking. I absolutely give A+ marks for our Optimum team, both for the performance and for keeping their cool as this is necessary from time to time when dealing with the membership. Optimum's owners are very community-minded, encouraging employees to regularly participate in charitable activities. I feel better knowing that Optimum places an emphasis on hiring caring individuals. read more

We home owners in Yorba Linda at the villages are still waiting! When will our pool be opened? We are being gouged by huge HOA fees but no pool? It was 90° yesterday. Why no pool? Other HOAs have their pools open. What's the problem? Maybe they are pocketing the money instead of spending it on what it needs to be used for. Time to start auditing these clowns. Have you seen the grounds around here? Oyyyyy! Cheap dead grass, dirt patches, lumpy lawns, rotting wood and termites on the siding of homes, leaking roofs, crime that will not stop. Gardeners are here 2-3 days Per week and just fart around doing nothing. One look at the landscaping and you can see it's garbage. Cars are broken into constantly at night with catalytic converters being stolen costing home owners thousands of $$$$ despite us constantly complaining about the crime with nothing being done. Tired of this. We need to protest and stop paying the HOA fees until something is done. These board members are a joke and refuse to answer questions or acknowledge problems. Especially since the meetings are on zoom they just mute everyone. We've had enough. We are going to start showing up to protest and let people know. One home owner has a connection with the media and reached out this week and already heard back. We are hoping they can run a story in the next week or two on the constant crime here in the YL VILLAGES that us home owners are tired of as well as the poorly managed HOA, management company and questionable funds management. You're not exempt as HOA members when a crime has been committed... stealing funds from home owners and mismanagement of funds is a crime. We need transparency and audits ASAP. read more

Yorba Linda Villages. Well May 2020 we had termites (still do) because of our rotting siding that is decaying all over the building. The HOA sent someone out to take care of the termites, however they said that they didn't want to "waste money" repairing the siding at that time since the community is FINALLY going to be getting a long overdue makeover and new siding. It's been almost TWO YEARS and the old rotten siding with giant holes remains which continues to lead to infestation of bugs and now we have squirrels on our roof causing major damage to the skylight and roof. The community has these massive trees which drop tons of twigs and debris all over the roof, as well as sap all over our cars. It's a nightmare. The HOA has never maintained the rain gutters on our home so they are packed full with tons of twigs, and debris (fire fuel), that now squirrels are using to build a nest as they chew through the roof and cause more damage. The HOA is incredibly slow in response and they do the absolute bare minimum, which is not good enough. We have been living with holes in the siding for two years now. It's absolutely unacceptable and we cannot continue to live like this. This is creating an unhealthy and unsafe living condition. I spoke with an attorney today and I will be speaking with him again next week on what steps need to be taken if this isn't taken care of immediately. Unacceptable!!!! We have rodents and termites and they do nothing. Don't even get me started on the nonstop crime here that they also do nothing about. read more

BEWARE! My experience with this management company has raised serious concerns about professionalism, transparency, and consistency. There appears to be significant turmoil and inconsistency among the management staff, and, in my experience, not all board members are treated equally or given the same level of communication and consideration. I am also very concerned about the information being presented to homeowners through the company's website and association portals. Important information may be incomplete, outdated, or presented only in part, leaving homeowners with a misleading understanding of the laws, regulations, and requirements that affect their communities. Homeowners rely on professional management companies to provide accurate, up-to-date information, maintain complete association records and portals, and communicate impartially with all directors and members. In my experience, there has been a troubling lack of transparency in these areas. I have also observed situations that have caused me to question whether management maintains sufficient independence when dealing with certain board members. A professional management company should serve the association as a whole--not particular directors or factions of a board. Homeowners deserve accurate information, transparency, impartial treatment, and professional management practices. Based on my experience, substantial improvement is needed in each of these areas. read more

1 Star - Chronic Turnover, Disrespect, and Failed Oversight Our experience with Optimum Property Management has been extremely frustrating and disappointing. I am a homeowner at Gallery Collection, a 143-home gated HOA in Fullerton. In just six years, we've gone through seven property managers and constant board turnover. That level of instability is a major red flag and has created chaos, inconsistency, and a complete lack of accountability. Many residents are unhappy. Nearly every conversation with neighbors turns into complaints about poor communication, unresolved issues, and zero follow-through. We urgently need a change. The board's inexperience, frequent leadership changes, and lack of professionalism are obvious. Instead of being guided properly, residents are often treated with disrespect--communication is dismissive, unprofessional, and lacking basic social skills. This has eroded trust and created ongoing tension within the community. The outcome is declining curb appeal, low morale, and growing concern over property values. HOAs considering Optimum Property Management should proceed with extreme caution. Our community deserves far better. read more

The WORST! Rude, vindictive, negligent, liars ...the list goes on! They do not return calls, they do not know what they are doing...they constantly violate homeowners rights! From the receptionists to the CEO...HORRID! The response to any complaints..."we only do what the board tells us to do"! No, as an HOA management company you're supposed to be educated in HOA management so you can't "only do what the HOA board tells you to do"! Of all the management companies...this one's is the WORST that my condominium association employed in the past 30 years! AVOID AT ALL COSTS! NOTICE THAT NOT ONE OF THESE REVIEWS SAYS ANYTHING POSITIVE! To the person who responded to my reveiw at "Optimum Property Management": Lady, look at your score: 2.5 out 5 points! That's a "FAIL"! I had to deal with your horrid incompetent managers for well over 10 years! For anyone in your company to resort to such a low tactic as using the HOA attorney to harass and intimidate homeowners who complain about your companies irresponsibility is just more proof of how poorly Optimum functions!! Never choose this company unless you have read my comments. Terrible service which I have never seen on the earth, is what I could say. Our home owner association use this company to maintain our community. All of our neighborhoods complain that taking the money is the only thing this company do. My house was leaking on the roof two years ago and our HOA use this company deal with this issue for us. They fix the issue first time. But the roof leaking issue became worse than before. They opened wall and roof then they disappeared on the second. They hired the unlicensed contractor to deal with asbestos and AC venting ducts.And asbestos leaking in my house. Dangerous! We could not use the house till now for about 2 years. We still could not find them to deal with the problem. The manager named Morgan never replied Email and phone. Terrible company, terrible service is my comments. Never use it unless you want pain and suffering. If you want terrible, mass and trouble like my house, please use this company. The staff is awesome and they collaborate with you very professional and rectify the out of norm home owner's events in your life to your satisfaction. I love the expeditious service they give when you have a problem. They are quick, concern and follow up on your problems. They are a blessed team and I know it. Just the other day I had an outside light go out by my door, before I could call it in the light was fixed. This is no doubt, one of the best Professional Property Management companies in the OC and we are blessed to have them work for us. Need to give credit where credit is due. Second time around when I needed help. First time was for a sprinkler repair and most recent was for a parking sticker after I sold a vehicle and replaced it with a new car. In each case, I dealt with Gabriel. When my sprinkler sprung a leak, I called the after hour number to get things rolling. Found it a little difficult to talk to someone in the office without leaving a message, but thank goodness for email...the best way to deal with an issue in my opinion. Everything is documented and helps to avoid any miscommunication. Gabriel was courteous and responded to all my emails between us. Both time I needed them, they came through and got my issue resolved. When I ran into difficulty with my parking permit, I was able to see the obstacles the property management ran into being caught in between what the patrol company can or cannot do based on the rules set by the HOA's BOD. All three parties worked as a team and together (I'm the fourth) we got things done to my satisfaction. read more

I am a homeowner in Oxford Court in Irvine. Optimum Professional Property Management Firm is exactly what it says: "Professional!!" If I ever have an issue that needs to be addressed regarding my property everything is handled and taken care of right away!! Morgen Hardigree has been AWESOME throughout a few problems I have encountered with my last two tenants and they were resolved quickly!! Sherman and the HOA Board have also been extremely efficient and co-operative!! I cannot believe ALL the negative posts I see for I am an original owner of my property since 1988 and have only leased out my condo for 6 years!! Never had any "Property Management Problems" over the years I was there!! It's wonderful to know that even though I am not living in Oxford Court now, I am always assured that all will be well there because of Optimum's guidance!! read more

I own 2 homes in different associations and only 1 is managed by Optimum. I wish I could get both at Optimum. The difference in service is amazing. The other company is slow to respond and continually gives me the run around if I can even reach someone at all. With Optimum, I rarely get a voicemail and if I do, the return call is quick. Email response is really great. I recently had a question and wasn't sure exactly who to contact and didn't have my paperwork with me so I emailed their "info" email address, figuring I'd have to wait a while. Nope! My question got to my manager and she contacted me right away. From what I can see about some of these other reviews, I'd guess that at least some of these folks didn't follow the rules and didn't like the results. Oh well. That's association life. I am writing this review due to a significant and unresolved issue with Optimum Professional Property, which manages the Bixby Hill Garden community in Long Beach. Over a year ago, a tree from the common grounds fell and caused substantial damage to my unit, a direct result of what I believe to be negligent property maintenance. As of today, the company has still failed to complete all the necessary repairs. The process has been plagued by internal staff turnover and a consistent lack of follow-through. Most concerningly, the management company has now ceased all communication with me regarding this critical issue. Their failure to act is not only unprofessional but is also a clear violation of the community's own CC&Rs. Based on this experience of unresolved damages and complete unresponsiveness, I cannot recommend this company. read more
