My experience with optimum is not a positive one. I live in Laguna Niguel VNT and our HOA employed optimum to manage our association. They do not enforce CC&R's, and it takes 2-3 emails to get a response from them. That is if you are lucky to get a reply at all. Our property manager C.O. (initials) is extremely rude, does not take care of the issues; all the "help" you get from her is a few sarcastic emails. Makes one wonder how the business survives. You would think if you contact her immediate supervisor things would get somewhat better. Well, not really...all you get back is...nothing. Overall, they are not doing their job, managers are rude and unprofessional; if you are a HOA and looking for a company to manage your association, you'll be better looking elsewhere. A day after sweeping my patio, not my favorite task, I noticed a pile of dirt and debris on Tuesday, the day landscaping is done but I wasn't sure if it was connected with some roofing work being done in the community. I spoke to the property manager Michael Claypool who asked me to text a photo and the issue was resolved a few days later. It turns out that my roof was worked on Friday so it was a landscaping issue. I realize leaf blowing can be challenging to control but I hope this isn't a recurring problem. I was moving into my new association. I was very nervous, in a jam about picking up my key. Kevin went above and beyond any expectations to ease my nervousness and helped me collect my key. He met my family at my new place, welcomed us to the neighborhood, and even offered my kids food. KEVIN was very professional and understanding to our while entire situation. This morning I spoke with Tine in accounting I told her I had a lot of questions and concerns regarding some invoices. she said she'd be more than happy to help she answered all my questions and addressed all my concerns . she was very helpful for something I thought would take a couple of days and a few emails was done in one phone call . honestly I was already dreading making this phone call because of my experiences with other property management companies usually been put on hold and telling me they would get back to me usually in a few days. Calling this company incompetent would be an insult to incompetent people. They keep sending me noticed that my parking pass is expired, yet when I call to get a new parking pass they wont issue me new one because either they arent ready or they are waiting to switch to a new securiy company. The person who issues the parking warnings and th one issuing the parking passes has no fucking clue what the other is doing. Logic says they tell the security company to stop issuing parking violoations and internally they discuss what is going on, but obviously that is asking for too much from this POS of a company. read more

If you have the displeasure of working with this company then I am very apologetic towards you. These people are negligent, harassing and incompetent in their simplest forms. Morgan Hardigree is the absolute worst property manager that I've ever had to deal with. I own 4 homes, 3 of which are in associations. This is by far the worst I've ever encountered in my life. We received a letter about cigarette butts being on another property yet they were blamed on us. I live in a house with 3 small kids... My Wife, I and none of my kids smoke. I don't know how they can blame it on us but.... gotta justify your job somehow! Why not send repetitive letters/warnings to someone for something they can't fight. We received another letter about our trash cans being left out too long. Association rules state that we're allowed to have them out for 24 hours after garbage pickup. I bring them in every single Saturday morning yet they snap a photo on Friday and act like it was Saturday. I know the very day the picture was taken since I remember that day specifically, I can see my car in the background up on a jack. I took the day off to work on my car. Yes, you were caught! There was another letter that was sent but I doubt these get sent very often so I don't want them to pinpoint this review directly on me for fear of the negative consequences. Between the cigarette butts letter and the other one I do not care to disclose are proof of harassment. There's absolutely meritless claims by a person that is under worked and over paid. Morgan since I know you're reading this.... Back your claims up with pictures with time stamps, return emails and voicemails. You have a job because we pay you.... Not because you're the ruler of the free world. If I get another letter, assuming you know who this is, I will have your company served with a cease and desist. Do not deal with these people. If you're a Board Member of an association looking for a Management company then I beg you not to go with them. Heck, I'll give you $50 to tell everyone how bad these people are. Just message me and I will send it to you. Word of mouth is the best way to put these criminals out of a job and $50 is well worth it to me. read more

There should totally be a zero star option. This company has done NOTHING worthwhile to help my husband and I with a tenant in Irvine who is blatantly not following HOA rules and breaking city code. I am less impressed with this property company than any other management company that I have ever dealt with. That they would allow a health risk and do nothing to help resolve it is beyond appalling. The yelp review I am about to write is going to blow this one away. All I can say is the residents of Terra Bella should be appalled and disgusted by the lack of management that is actually done by this company. Our neighbor had been stock piling garbage in her garage at 1207 Terra Bella for over 3 months. We explained that the hallway smelled so bad and nothing was done. Non stop dog barking went on for the 2 years we have lived there and from my understanding, this went on prior to my husband and I moving in. Morgan Winegar has done nothing to even contact the actual owner of the property. For what people pay to live in Irvine, it is a disgrace that issues like barking, hoarding and feces littering the property is even allowed to go on. Here is the letter I had to write to my neighbor after dealing with this matter on my own for two years with a useless HOA and no help: I haven't heard back from Morgan from Optimum Property Management (copying her on this communication), but I wanted to follow up with you regarding my discussion with Ron the city inspector assigned to the 1207 Terra Bella case. Ron confirmed that he contacted the actual owner of the property and conveyed the issues regarding the smell in the hallway that has been ongoing and the non stop barking. The owner insisted that no one, not even management had notified him of these issues. Ron also confirmed that the tenant in 1207 Terra Bella had not paid her garbage bill since November of last year and that she was stock piling garbage in her garage and sneaking it into other trash bins (which makes sense. Now we know who was putting garbage in ours after the trash pick up had come.) She paid the bill on the 7th of the month. So the smell, which was not from the dogs but from the babies diapers, should hopefully come to a halt once trash pick up comes tomorrow. Fingers crossed. Animal control finally issued a civil citation warning. We had to keep a log of all the times the dogs barked over a ten day time span. Since the barking subsided towards the end of the 10 days, no fine was issued./ In the event the barking starts up again, we would need to fill out an affidavit to actually have a fine issued to the tenant, but for now Ron says he saw that she has finally purchased shock collars for both dogs and now has 2, not 3. Regarding the feces not being picked up around the property, he said to contact building management if it continues and to contact him and he would open another case number on the issue. That's all the info I have for now. Thanks again for your help and hopefully after garbage pick up over the next few days, the smell will start to subside. We are likely going to look for another unit. As you can imagine, as a result of all of this, it definitely doesn't feel like a home. read more

This company is once again very shady. On my HOA bill every month it says that payments are due on the 1st, but that it must be submitted on the 30th in order not to be charged a late fee. Even if I pay on the 1st of every month I get charged a late fee, which I think is very cruel and very shady. If these people want their money on time then just tell people to pay on the 30th, because some people like me have to wait for my paycheck to arrive so that I can pay my bills. These people play discreet games like this in order to have people screw up on their payments so that they get more money. Talk about poor taste. read more

Be Advised  Our HOA has been with Optimum Property Management for 10+ years.   Over the years they have slowly grown their business by acquiring new communities and relentlessly pushing for existing clients (communities) to raise monthly dues in an effort to pad their own pockets. This is evident by the multi million dollar office space they occupy and the custom pens, pads, T-shirts, cups, water bottles and everything else you can put your logo on marketing material.  One call to the main public line and you'd think you called a disgruntled government agency.  I have rarely been greeted politely and once you get past the receptionist you really get a sense of how rude and discourteous this company really is.. As other reviews have stated, upper management has little to zero integrity, if fact they say one thing and then do the other.  The property managers we have worked with have ALL been rude and given off the impression they're superior to you therefore you don't matter. Managers are often late to regular meetings and routinely hurry the meeting along in an effort to leave early.  Their understanding of HOAs and management clearly falls short..  Phone Calls and emails are not consistently returned, community issues are seldom addressed and rarely completed.  The lack of decorum and resolve are clearly evident from management on down.    I hope optimum reads these reviews and legitimately cleans house and changes direction. They desperately need a new direction, I could keep going and fill pages and pages but i will save you some time and leave you with this..This is a poorly run operation, one of the worst they simply don't care about anything other then the money we pay them. I tried to reason with associate from this company who sent a "violation" to my 85 year old mother who is on social security and lives by herself. This is the 3rd different notice in the last few months. She has always paid her dues and complied with all notices before, which were received maybe once every two or three years. My Mom and Dad bought their home even before it was built and have always kept the house in good condition. They talk to neighbors and have responded to their requests also, such as tree trimming and removal and fence mending. This has always been their way and is what the association has always wanted members to do- talk and work things out between themselves. But this last notice said my Mom has to have her home painted. There are no blotches, stains or peeling paint on the house! Another notice in such short order made my Mom feel like she was being harassed for some unknown reason. When I called the association manager from Optimum, "Charity", she wanted to argue with everything I was trying to tell her and totally was unconcerned with my Mothers' predicament. When I told her the cost of painting the house would take a few months to save the money from Social Security payments to have it done her suggested that she "take out a 2nd" . I was appalled that she cared so little about other peoples money that she wanted my Mom to risk her home that she spent 30 years to own outright in order to satisfy her own agenda. I then asked her why the house was targeted by her since it didn't look that bad. She responded that a neighbor had complained. Well this I could have believed because there seems to be more than usual selling this summer. I then asked her to let me know who the neighbor was so I could talk to them and explain the situation and assure them that the painting would be done not in weeks but a few months. This is what the association has always wanted us to do- talk things out. But Charity refused to give out any name leaving me to believe there was no complaint but it was her own decision in a show of power to further whatever agenda she may have. I probably would not be writing this but for what happened next. She said my only choice was to write a letter to the board and ask for an extension and I responded that I would but when I was adding another statement she again said "write the letter" and hung up on me without warning. In dealing with Charity in the past I never had a problem, but this time I think that pressing her for reasons and information made her feel uncomfortable. Optimum Property Management is no longer a company that I want to do business with and I will start talking to neighbors and maybe we will be able to get a more "professional" company to manage our community affairs. read more

Optimum has managed my community for a year or so now and it amazes me how every time I need something handled or I have questions, I'm able to get the assistance I need. Our community manager takes his time to call me back or respond to my emails to make sure that I'm being taken cared of. If he's unavailable then the support staff that Optimum has, steps up and handles things in his place. As a homeowner, let me tell you this isn't an easy thing to find with a property management company. The previous company that managed my Association NEVER called me back and I was passed around from person to person constantly. Have had the pleasure of working with Optimum now for over 5 years in my community. I continue to be impressed with their professionalism and up-to-date knowledge of state hoa laws. In my experience they have performed miracles in light of how the previous "property manager/firm" (long ago fired) mismanaged our complex, manipulated the hoa board and left our finances in disarray. I have friends in other hoa associations that face all kinds of obstacles but we avoid those by working with them. Keep up the good work! read more

Do not use - keep looking. Condo management. Terrible service. Do not respond to emails, or voicemails. Do not do site inspections as promised to complete/repair even minor repairs. Safety and health code violations are not being repaired. Must constantly complain. Property values are going down since this property management took over. read more

I am a homeowner in Oxford Court community and I am very unhappy with this management company. They are unprofessional and rude. Every time I have reached out to them with a question they have harassed me with a follow up letters and threats. For example, I called Morgen Hardigree, Community Manager, to ask for a one off guest parking space in case if one gets more than one quest visiting. She told me I have to follow rules and that is impossible. I asked if I would collect signatures to ask others if they would like the initiative (a limited number of uses per house a year where people would apply for visitor parking in advance of a visit). She told me I can not ask anyone anything. Basically we, homeowners who pay their salary and pay for the service, should follow rules without any feedback. Instead of rules adjusting to our needs and concerns, we should obey what the Optimum management tells us what to do. The following week after my conversation with Morgen I got three letters one after another harassing me that I have left trash can outside, left my bike outside, did not close garage door. Every letter was rude and harassed me. I replied denying any of their complaints (asked for a proof) and wondering what else they will do following my call with them to punish me. Needless to say, Morgen ignored me. Separately, the projects that they have done in our community have had exaggerated costs and took forever to complete. For example, gate upgrade left it in worse shape, took over half a year to complete, employed multiple people that I and many neighbors witnessed sitting around and doing nothing for days, and equipment parked for months without action. I bet if they had put down a brick a day they would have competed the project faster than they had. It was embarrassing to have guests visit during that period of this "construction" and enter via our gate. My roof leaked after their recent "roof cleaning". Landscape is in poor condition. They plan flowers that die the next week. Tree planted next to "upgraded gate landscape" dried up. Worst of all, they just decided to increase out HOA fee by 20% from already high $450 per month which was already higher than the fee paid by residents of other peer communities. I would appreciate if other community members from Oxford Court would also comment here. read more

We rent in one of their communities. The password for the gate had been changed and our landlord hadn't informed us of the change. I called Optimum Professional Property Management and after confirming my identity they got the pass key to me quickly and efficiently. Christian efficiently guides us through our meetings each month, making sound recommendations along the way. He keeps a yearly calendar of tasks we need to accomplish as a board and also keeps an action list of pending requests from month to month. I live in a community called Lakeside and have had Many issues with our security guard harassing my family. She has said racist comments towards my biracial nephews, to my brother-in-law, she has told my husband that she hates black people, she discriminated my Muslim friend who lives in the community for wearing a shirt in the pool and has made many false allegations about my family to this management company and they always take her side. Stephanie was the one in charge of our property, it just changed to someone else, but we have been dealing with Optimum to replace the guard as other families have had problems with the guard, but they WILL NOT DO A THING ABOUT IT. Optimum disrespects their employers, Us the homeowners, and will not replace the guard. I Cannot urge you enough to NOT USE THIS MANAGEMENT COMPANY.
