It is time for me to write my review as I am moving out soon and have spent the last 3 wonderful years here at Solana Apartments. I would love to give a special shoutout to Teresa, Diane, Ronnie, and the maintenance team who have made my experience perfect here. The community is well kept and I am always happy to see the improvements made to the landscaping over the years. They are very dog-friendly as they have doggy bag stations located at convenient parts of the courtyards. If I move back to Irvine, I would love to re-rent and live here again. read more

The office staff is lazy and incompetent. I went in the office because there was a coyote outside, they said here is the number for animal control. You can give them a call. They have stopped maintaining the public areas. It's just a mess.. the pools were randomly closed with no notice. Also, homeless have taken up residence on the grounds. So glad we have moved out. This location has become a real dump Also, they will tow your car for no reason at all. But you can see their friends car and sit there for months, broken down and never be removed. read more

Just FYI, On Dec.18 2025, I rented a car to visit my grandkids at my son's apartment. I arrived late at night and parked as I usually do when I visit. I parked around 8.pm and my car was towed at 11:30 pm with no warning. My information was in the car.( rental agreement) My son and wife looked for the car then finally got a hold of the office when they opened and found out someone called and had it towed away. The car was parked legally in a spot near appt. I clearly understand there is a agreement that cars need a permit.but there was nobody to contact.My visit was a surprise , and I have been parking for years when I come visit and see many visitors and lots of cars with out permits..Why my car was targeted? Irvine Company has been a nightmare for my family for multiple rent increases and let kids ride their electric bikes around the complex at rapid and unsafe speeds. In conclusion, I hope policies and procedures are corrected, so other grandparents can visit their kids. read more

Have not taken a hot shower since moving here 1 month ago on August 4th. Maintenance has visited "twice," but still no hot water. I put it in quotes because nothing has changed since a maintenance request I placed August 11. My patio furniture was moved September 2, so I had hope that the water heater had been fixed. Unfortunately, the showers have still been freezing & I don't know what else to do. Have considered renewing my gym membership just to take a hot shower. read more

Our family requested for someone to come and fix things in our house, and Ramiro came quickly and fixed everything perfectly in such a short time period. He always arrives very quickly, doesn't make a mess, fixes everything superbly, and gets the job done perfectly with a smile on his face, Out family loves seeing him and always appreciates all the hard work he does. My family has been living in the Solana complex for the past 5 years. We initially found Solana as there are elementary, junior high, and high schools within walking distance and there were not many other reasons than that. Fast forward 5 years, and I am so thankful we are here. The community is clean and safe and also offers a top-notch resident service. We recently experienced water damage (not our fault) in our unit that impacted the entire building which forced us to move out for 3 months. During these stressful and scary times, Ronnie Najera, Property Assistant Manager, stayed close to us to ensure we had temporary housing to relocate that would not impact our kid's safety and school schedules. Ronnie went above and beyond to advocate for us to his upper management, putting his resident's safety and well-being as his priority. Looking back, I am thankful that we experienced this while we were living here where there were ample amounts of support and resources. As stressful as it was, I cannot imagine going through this as a single homeowner or with a property that does not have the proper system and protocol in place. Thank you, Ronnie, for treating us with compassion and care. Thank you, Teresa, for putting up with my level of anxiety and stress. And, thank you, Jesus, for arriving first at the damaged scene - as always - and swiftly coming to our rescue with your own beach towels in your hands. Lived here for a few years now. I work from home and love my unit which is perfect for my needs. The staff is amazing, especially Diane who is SO responsive and understanding, and also very kind and easy to talk to. Maintenance is very quick to address any issues via the app. Though I've been able to deal with it so far, there is one drawback, and it's a pretty big one: the select families who encourage their children to run in the street, scream incessantly at the top of their lungs, throw things, and generally do whatever they want with no adult supervision whatsoever. I've witnessed several kids almost get hit by cars, and they constantly ride their bikes/scooters/etc in the dark with no helmets and without looking where they're going. Like the rest of the city there are also more and more e-bikes present all the time which is... not great. I wouldn't be surprised to hear about yet another car vs child accident happening on any given day! (Yes, there was a fatality last year in the neighboring complex.) The running amok is continual despite the multiple playgrounds on the premises and tons of parks/bike paths nearby, plus the often completely empty school parking lot right across the street. Since it's a gated community, it seems like people just think of the entire place like a big safe playground. Ultimately YMMV on the noise/disturbance levels depending on your neighbors, and people are always coming and going. I honestly doubt it's too much different at any apartment complex in the city, though this one is right next to an elementary school so there are likely more kids here. I understand it's hard to control what tenants do, but the very least the Irvine Company could do to help address it would be to install prominent signage indicating that recreational equipment is prohibited from use in the active roadways (aka all of them) plus add 5mph speed limit signs for the cars and trucks which also often speed carelessly through the development. You'd think they would want to have this in place just for their own liability concerns, but there's no signage, and seemingly no enforcement at all unless you raise concerns about specific incidents on a case-by-case basis. read more

After a year living at Solana I can vouch for the negative reviews. We recently vacated and received our final bill. I was going to retract my first review but that wouldn't be fair to the maintenance workers that serviced our apartment when we needed it. The maintenance workers work hard and are great. This one star is for management. If you want to get some money back from any Irvine Company apartment make sure you get it cleaned professionally and take pictures when you vacate. That was our mistake. I usually take pictures but was so tired from moving I forgot to and that was a HUGE mistake. When receiving our final bill there was paint and extra cleaning charges. I called management to clarify what those charges were for because we left the apartment clean. I asked the manager to email me pictures. The pictures that were emailed to us was not our apartment. The pictures were of a filthy apartment and we didn't leave it that way nor do we live that way. Unfortunately we don't have any pictures to prove it. Management didn't do a walk-through the day we vacated. They just told us to leave the keys and garage door openers on the counter and take a picture before we left. We've never experienced anything like this before in all the places we rented. If you're looking for a place to live go anywhere but Irvine Company. read more

I appreciate all the maintenance team, they are always on time and providing an excellent service, they procure all the amenities and they are very friendly. Been living at Solana for the past year and we enjoy the amount of living space we have. Its enough room for me and my family and our dogs. Whenever we had a problem and need to contact the office Diane, who works in the office, has been very quick and helpful with all of our questions and if we had any issues maintenance would be here quick no more than a day typically to fix any problems we had. One great example is we had our AC unit break during the summer and we thought we would be without it for a week or so but they were able to swap out whatever part it was right away and not even more than an hour they get our AC running again smoothly. read more

I WOULD NOT RECOMMEND LIVING HERE. DO NOT MOVE HERE IF YOU WANT SOMEWHERE QUIET TO LIVE. My family have lived in Solana/Estancia for the last six years. To put it shortly this is not a place that is worth the extremely high rent, noise, and staff who don't seem to care. -NOISE!!!!! Please note that Estancia/solana are bounded by irvine blvd and the eastern transportation corridor. Both very busy roads, especially the eastern transportation corridor which is full of racing super rich Asians late at night I moved from Estancia to Solana after a couple with an infant moved in to the ground floor apartment. We had asked the neighbours to politely close the doors and windows when their child would start screaming. They never would, instead we could hear the screaming throughout the neighbourhood. To the point where the other neighbour would shout "please stop screaming". We moved to a different apartment in Solana from Estancia. WE HAD SPECIFICALLY ASKED FOR A QUIET APARTMENT given our last experience. They gave us an apartment with a playground in the back, they told us that due to covid it would not be in use, this is not the case, the playground is in use and so the apartment is extremely noisy. We had made over 8 formal complaints about the upstairs neighbour who children run up and down the hallway, jump out of their bunk bed at 7am, and stomp throughout the day. We politely asked them to keep their children from running but they made no effort. We approached Solana/Estancia again and we are still awaiting action to be taken. We have cracks (picture includes for reference) in our ceiling and our light fixtures move when the kids run down the hallway . I have been awoken in the middle of the night by these kids jumping from their bunk bed too go to the bathroom at night! -army of entirely Mexican landscaping staff It's great to see the diversity the Irvine company is proud off! The entirety of the landscaping staff is Mexican, not a single person from another race. This army of landscapers starts at 8am and in the autumn use extremely loud leaf blowers, if not that they are cutting trees or bushes directly outside your window. -repair work I currently have scaffolding on the side of my building. It has been there for three weeks. Repair are being made to my neighbours balcony. Given the balconies are the same size you would have through they would have cut all the wooden planks etc they would need, off site. NOPE, THEY PREFER TO USE A ROTARY SAW ON SITE OUTSIDE YOUR WINDOW FROM 8AM onwards every day for the last three weeks! We also have to endure the nailing and hammering, the loud conversations they have and the total disregard for anyone who lives here. -golf carts and garbage trucks Every single time a golf cart or garbage truck reverses it produces and extremely loud bleeping noise. The staff don't seems to care and often reverse the cart much further than in needs to be reversed, I think they may kinda enjoy reversing and making this bleeping sound...surely they know it disturbs neighbours? -paper thin walls The wall here really are paper thin. You can hear everything...! - light switches in strange places, sinks that are not even positioned properly You can tell they don't put much effort into these apartments, my apartment has light switches in the strangest places and my bathroom sink is visibly not centred. All for $3000 a month! -Crowded Consider how many people are living in less than a square mile... - I have lived in apartments locally and internationally, I have never lived in such a NOISEY apartment complex! This is not apartment living, it's having a residential team that doesn't care. Don't let the Irvine company make you feel like you are being dramatic. Pictures of the scaffolding, cracks on my ceiling, skewed sink, and weirdly positioned lights for reference. Save yourself the hassle and find somewhere cheaper and quieter. You will be happier! UPDATE: NOISE CONTINUES and The Residential Services team have not reached out to deal with any of these concerns. read more

Going on my 3rd year here. Solana is one of the best-kept communities under the Irvine company. Always improvements begin made, groomed trees and lawn. Paint touch-ups. When it comes to Maintenance, Ramiro is the best worker!!! Hands down... whatever needs repairs, he'll do without a complaint or brushing off the repair. Just make the service request and it's done! Even during COVID-19 times the workers, still come the same day with masks, always respectful and courteous. If your looking for a wonderful community with a homey atmosphere that's clean, this is the place. read more

I'm writing this review as a prospective resident of Solana apartment homes, based on interactions I've had with leasing staff during self guided tours. I've visited Solana now about three times. Once to check out the property, once to check out a specific floor plan and once more with my wife to check out both the property and floor plan. Each time I leave the property, I find myself feeling like I'm leaving home. Solana has a very homely vibe. Their grounds are super well maintained. Many of their homes are carriage style and it doesn't feel too crowded in. The shining star of my visits, though has been my interactions with Leslie Tolentino. She is just awesome. She is friendly, memorable and easy to talk to. I find a genuine quality about her personality that just shines through, which is a rarity these days when dealing with leasing consultants. I also had the pleasure of dealing with Lauren. Although her last name eludes me, she was pleasant, easy going and fantastic to talk to. read more

My husband and I recently moved out of Solana, and given the news of a child dying in Estancia (the sister property next door, both are managed by the same office), I felt compelled to leave a review. This community is across the street from an elementary school, and given the fact most floor plans have multiple bedrooms the community is mostly occupied by families with small children. The problem with that is that Solana allows families to let their children play and roam the streets of the community unsupervised. As a driver, you feel extremely unsafe navigating the community when at any moment a child on a go-cart will come around a blind corner at high speeds, too low to the ground to be seen from your car. I called the office MANY times over the years I lived here trying to get them to do something about these unsafe conditions. The streets and parking lots in the community should NOT be a playground!!! I hope they will be revisiting their policies for handling these types of reports but I am sad it may take the death of a child to do so. If you don't have children and want any semblance of peace, you will be able to hear screaming kids for hours every day from inside your apartment while they play in the street outside of your windows completely unsupervised. Otherwise, the parking situation is abysmal and we had to go down to one car in our time living here because it was not worth trying to find a parking spot with the car that was not parked in the garage -- I stopped wanting to use the car because if I took it out there would be no parking when I returned. They did not enforce the parking policies. Lastly, the rent for our unit is going for $700 more than what we were paying when we moved out. At these prices I don't understand why anyone would live here. The one positive note I will make is that the maintenance staff were excellent. read more

On my way downstairs with a bag of trash to get my bike out of the garage I waved to the Eugene in maintenance/grounds keeping washing down the planters by the garages. He kindly moved his cart thinking I was going to pull my car out. When he saw me pull my bike out he said "leave that bag of trash I'll drive On my way downstairs with a bag of trash to get my bike out of the garage I waved to the maintenance guy washing down the planters by the garages. He said "leave that bag of trash I'll drive it over in my cart". I said oh it's not necessary and thanked him but he insisted and walked over and put it in his cart for me and said "go enjoy your bike ride". Sweet gesture that brightened my day! read more

This review is strictly for the maintenance staff here at Solana. Every time we have ever had a maintenance issue, Danny and his team are ultra fast to take care of it and always super nice and respectful of our apartment. We have had issues with the a/c and clogged drains and all the normal stuff that just happens, but they are always happy to fix it and are just great people. It is very much appreciated and one of the BIG reasons we have renewed our lease this year. I hope this gets passed along to Danny (and his team) so they know how much they are appreciated. Solana was a decent place to live, with pros and cons. Lived there for 2+ years but recently moved. I'll start with the pros. 1) Location is nice. Close to freeways, shopping, grocery stores, and plenty of food options. 2) Maintenance staff is great. Very friendly, punctual, and clean. They always arrive within the 2-hour window if you can make an appointment on the app. Otherwise calls might take a while, but they've always handled requests professionally. 3) Pool and gym seemed to be maintained nicely. It can get busy at times but compared to what I had read at other properties, management seemed to keep maintenance on track so these amenities were never closed. 4) Google Fiber internet vs dreadful Cox. It was a good service for me while I needed it working from home. Cons: 1) Terrible parking. If you're not back home by 4 PM, good luck. Weekends were very hit or miss. With more people doing WFH, I get that there would be more cars staying back. But it also seemed many neighbors have years of stuff accumulated, and many garages were used as storage units, so imagine how many more cars were being parked outside. To add to that, it is against their own lease terms not to park one car inside. Even still, multiple units own 3, 4 or 5 cars or more, adding to the problem. There was a time when an effort was made to "enforce" parking and requiring tenants to register their vehicles for passes, and it may have been followed for a month or two, then it was back to its normal pattern. Management claimed to inspect garages and would fine and/or tow cars without passes, but I never saw that happen. Plus the garages and parking stalls are very small, so good luck if you own a large SUV or truck. 2) Paper thin walls. Like other reviews have said, you hear everything, and I mean everything. There's plenty of outside noise (constant trash pickup, never-ending landscaping, kids running around amok with their bikes and scooters, neighbors playing loud music, everyone's garage squeaking, etc). Be prepared if you have online meetings at home. Personally, we had some neighbors who had weird working hours and would come home at 2-3 AM, with their bass heavy music blaring. Their cars would shake, and they would sit there for minutes while the song ended. In addition, other neighbors would take phone calls outside and walk around under our windows to where I could hear everything that was being said. 3) Inconsiderate neighbors. Maybe I was expecting too much, but there are a few folks who don't give a damn about anyone else or property in general. Whether it was leaving trash on the ground (too lazy to haul it up and into the bin), parking crooked or on the lines to the point where you'd have to contort your body to get in your own car, vomiting next to someone's tires, or driving on the wrong side of the gate exit to sneak in, Solana is a rental facility and only that. There is little to no sense of community well-being. Many of these issues are par for the course, not just at Irvine Co apartments but elsewhere. What got me was the lack of enforcement with parking, noise, and the barrage of kids who had absolutely no supervision on their scooters, skateboards and e-bikes. read more

Solana Apartments are like a loud frat house. The management doesn't care about enforcing its own house rules. Loud group of men every night from 8pm to 2am screaming laughing vaping and no matter how much the residents plea to enforce 10pm pool closure hours and quiet hours, management is unresponsive and non-existent. If you have young kids or are sensitive to loud noises all night, I would avoid Solana apartments. read more

This a tough review because it's really what you need from an apartment home. This place had everything we needed. It is walking distance to our child's school. It was a spacious floor plan for the three bedroom with an attached garage. The leasing people are very patient and kind. The service and maintenance staff are friendly and quick to respond to any issues. The one downfall would be the trash. The trash is full a lot but I can tell they are trying to manage the trash better. They are quick to respond to issues in the apartment. I would recommended this place for families and the area is very quiet. read more

If I would give ZERO or a negative rating, I'd do it more than 10 times! When I moved out of this place, I gave a notice well within the 30 day time frame. Before I left, I had the apartment cleaned and left it in a good condition even though I was aware it would need touch ups here and there. I have been following Solana around with my deposit. They have been giving me the run around until they eventually got back to me and told me I owe them instead!! The carpet was normal wear and tear and was NOT in capacity of being replaced. They told me they had to repaint the apartment and I don't understand what because I kept that apartment the best way possible! I took pictures and videos before I left so I have enough proof to disregard their statement and charges. I spoke to the leasing office to try and make sense and the silly guy told me that I can dispute it. I asked how? Because I don't agree with their charges and he RUDELY said he doesn't know, I can google ways to do that because they stand with their decision! After careful reviewing, I realized they wrongfully charged me an additional $2910.35 on top of all the other charges which totaled to $3,572.83 ! They did not apologize for this! They revised it and STILL told me I owe an additional day of rent because I only gave them 28days notice instead of 30 because February is apparently a short month and not their fault that it only has 28days. Ok, fair enough! But I sent out an email January 28th! I even sent a screenshot and they still told me that everything was finalized on the 30th. LOL! These people are scammers! Even after they took all my deposit, they still charged me a good $1462 on top of the deposit they refused to give me back! This place is shit! They give you all the help when you want to move in but moving out is always a nightmare! One day you guys will deal with the wrong people and you will regret what you do to innocent people and the money they work so hard for especially during this pandemic. Very mean and dishonest people! They don't care about people they just care about milking money off of innocent people! read more

We just move here about a month and a half ago and as far as the office staff they have the worst staff ever,and a manager .when we moved in house was dirty and awful we call 2 time and they send 2 different group from their maintenance staff but not a good result .and the worst part is the air conditioning unit under our each bedroom window with a horrible noise OH MY GOD!!!!!! basically we have to let our air conditioner on because we can't left the windows open (((( it is crazyyyyyyyyyyyyy))))) Again ask the office to do something about it and they said there is nothing we can do, "*funny*" So basically we just pay alot to get nothing read more

The maintenance crew at Solara is absolutely wonderful..They see to it to get to your apt as soon as possible..Today is a prime example..The smoke alarms had been set off one to many times,newbie cooking, and began chirping..A work order was put in and in no time at all Danny showed up and had them quiet within minutes..I thank him so much..My dog suffers from 'loud noise anxiety' and I was worried..but all is well with him.. read more
