These were the original items installed when the home was built in 2000. I really had no idea where to start - when looking for shutters, everyone is focused on internal window shutters. Gate companies were much easier to find but also very expensive. We looked at more expensive gates, and we also wanted to change the style of the shutters, but the HOA required a filing with a fee to change it from anything other than an exact match, and we wanted to wait for that in order to optimize the process in the near future when we can group many changes into one filing. So, it was important that the provider be able to match the materials, style, design and color exactly. I used Yelp projects to get many referrals for many handyman and construction companies, as well as some shutter and window companies. I received 5 quotes. The range of quotes was broad and far more than I expected in some cases. Safa provided a very competitive bid - so competitive, I was skeptical - but he was very up front with his desire to use this initial engagement as a starting point for building trust and a relationship for future work. That was a key part of my decision, and he proved that trust is warranted - I will definitely be using him in the future. I was apprehensive at first - not just for this company, but in general, as I am not sure how difficult building custom shutters and gates is. I was worried that more general handymen might not be prepared for this kind of work. Safa proved me wrong - the quality of his workmanship is excellent, and the shutters look even better than when they were new. The measurements and cuts and joinery are strong and precise. The gate is solid and a major improvement while also looking exactly as needed and just like - but better - than the previous one. This is carpenter level quality. These items will likely outlast me. Safa was a very kind and nice person. He was transparent and reliable. His communication was great. He was detailed oriented and proud of his work, and it shows. I was impressed by how hard he worked, all on his own - I assumed he would need a team, but he was able to build and mount and finish all the items on his own which I did not think would be possible. Safa made multiple recommendations we went with to enhance and enforce the build quality. Even when the work added effort and time to his workload, he did not add onto the cost. Once he committed to the bid, he honored it, even when the effort increased. No nickel and diming, no scope creep. He was also very transparent with materials - having us pay for them so there was no markup, which some might find off-putting, but I was pleased with. He even used his own funds to buy items he needed when we missed them in the first run, and we settled up with no markup in the end. I definitely recommend Safa and A Plus Construction - especially for this kind of work, which I would have thought might be outside their normal range or service offerings - I will definitely be using them in the near future. We needed to put luxury vinyl in our house. We purchased luxury vinyl from Floor & Decor in…read moreFountain Valley. I asked the sales person if we needed underlay for the flooring. I was told no, it's built in on the back of the planks. Per Floor & Decor we were told the contractor would contact us. Royalty Flooring (Irvine) contacted me to set up the install. We were never told the job would be done by a 3rd party installer (IME). Had we known we never would've agreed for Royalty to do the job. Royalty never mentioned all floors must be leveled. They told us we didn't need underlay. The planks weren't staggered properly, some were too close together. We could see the cement foundation when looking at the dishwasher. They messed up around the fireplace. Our front door was shaved at the bottom and wouldn't close. I complained and I was told we would have to pay to have it fixed. That didn't happen, we refused to pay. It took 3 days for them to fix it, so the house was unlocked during that time. I complained about many issues. Someone "fixed" them, but they were not fixed properly. The entire job was sub-standard. I hired a flooring expert to evaluate the job. It cost $550, which Royalty agreed to reimburse me, but never did. Fast forward a year. The tenants told us the floor was coming up. Over several months I tried to negotiate redoing the flooring with the owner of Royalty Flooring. However, he refused to sign anything in writing with me. Red flag. We hired our attorney. He sent letters to Floor & Decor, Royalty Flooring, and IME (Installation Made Easy). The only one who did not respond was Royalty Flooring. While this was going on our tenant's floor was cupping so badly, and separating to the point that their small children got their toes caught and fell several times. It was the entire house. In the master bedroom there was one spot where if the floor was stepped on, their night stand moved! The wooden threshold from the master bedroom to the bathroom was put on crooked, and the installers got glue all over the brand new bathroom tile. F&D and IME hired the same attorney. I had already hired a professional flooring expert who wrote a scathing report about the sub-standard installation. F&D and IME also hired an expert who said the same thing. They stepped up and told us they were going to give us an entirely new install, including leveling the floors, at THEIR expense! THEY hired Casey Construction. We had no idea who they were. I insisted on meeting with Matthew Casey prior to accepting the offer. As soon as he walked into the rental he could point to every single mistake that was made. He knew what we had been through and he assured us the floor would be done correctly. His crew began on a Monday in May, 2026. They worked every day with no call-offs or issues and completed the floor install that Saturday. All messes were cleaned up, and trash removed. Now, when we look at the dishwasher, we see flooring, not cement foundation. They spent 3 days using a level and grinding down the foundation in the entire house. The floor not only looks better, it feels so different when we walk on it with underlay and leveled floors. We are grateful and thankful for Floor & Decor, IME, and Matthew Casey Construction for stepping up and finally resolving this issue that had become a danger to our tenants. We hope to use Casey Construction again for rental issues. Matthew was professional and very understanding, and he communicated with me constantly. I highly recommend Matthew Casey Construction. I do not recommend Royalty Flooring. The flooring is a light wood. The color in the photos looks different due to the lighting at the time they were taken.
