Frustrated, I turned to Yelp again for help. I was hesitant on using the original roofing company from 3 years ago for this repair because I had some thoughts that they may not have done a good job during that first repair. Four Peaks Roofing was fast to answer in my time of need and I was able to get someone to come check out my issue same day. Jorge ended up coming out and I relayed my concerns to him. I couldn't have asked for a more knowledgeable, friendly, and courteous person than him. When he was inside my home, without anyone prompting him, he took off his shoes while walking around. My family and I have a "no shoes while inside the house" rule but I never ask any outside vendors to abide by it for their convenience and safety. He was the first outside vendor to do this (again, without anyone asking him to!) and I really needed to highlight this as this was exceptional and beyond thoughtful. After Jorge was done inside, he went back outside and got onto my roof to start inspecting. He took his time and came down with pictures to show Hubby and I when he was done. He eased my concerns and said that the sealing from 3 years ago deteriorated with time. The previous roofer did what needed to be done at the time and it's just the brutal summers that just destroys everything so quickly. Jorge encouraged me to get in contact with the previous roofer to see if I can work something out with them and continued to write up an estimate for us if we wanted to go with him. He went out of his way to look out for us and I wish there was more people like him out in the world. I did contact the previous roofer and ended going with them as they worked out something with me that I couldn't refuse. This inspector that came out also reiterated the same things Jorge went over so I was relieved that these 2 different individuals were in agreement on the same things. Even though I ended up not doing this project with Four Peaks Roofing, this exceptional experience will guarantee me coming back here for my next project.

It was also great to sit down with Steven after the inspection to review his report together, ask questions, and go look at some of his findings in real time. Really glad we chose to go with Advantage. They were the best combination of good reviews, high volume of reviews, and price. I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

He said the office should have given me a time range. He said nothing was wrong with the roof that he could see so said next step would be a water test (hoses spray water to see where it goes) for $600. I scheduled for this and a new coating on the carport that I knew we needed. Robert is a super nice guy but scheduling was a nightmare. In his defense I changed the work order to cancel the water test bc with the next rain the ceiling fell down and I called a plumber when a pipe leak came in view. But communication within the company is clearly a problem. I kept calling and texting and asking when the roof would be done. I even asked if it was a waiting list due to the monsoon season and he said no. But it took over two months to get the carport roof done. And it turned out my plumber identified leaks around the roof vents and he did a "water test" for free. The actual work they did on the carport was good. Just a long road to get it done. Be forewarned.

Brad came out and showed us all the issues and we figured out that a repair was out of the question so we decided to do the same thing at this house by stripping the flat and sloped roof down to the bare structure, replacing all of the rotten plywood, using SBS membrane, radiant barrier insulation, battens, concrete flat tiles and the six compromised sky lights, with new ones. The sky lights even have motorized shades which is a benefit on those hot days and they work great. It was not an inexpensive job since we chose to use top of the line products. Brad and Nelson made themselves available any time we had a question which did happen a few times. We lived in the house while under construction and the entire crew respected our space, they were always on time and made sure to clean up every night before leaving. We highly recommend Allstate Roofing without reservation for all your roofing needs/projects, due to the professionalism, expertise, clear/fast communication, honesty, workmanship, attention to detail, and most importantly, respect. Then I walked around our property to pick up any stray roofing material. That's when I discovered 2 pillar cactus were missing from my front yard. When I walked to where they'd been growing, I found a mound of gravel. Upon brushing the gravel aside, I saw the broken stumps of my 2 cacti. They'd likely been knocked over when roofing material was tossed from the roof. Did the crew think I wouldn't notice I was missing a tall cactus? When Nick/project mgr., came for a walk-through I told him and he said, "I won't tell the company & I'll buy a replacement at Lowe's and plant it myself." I told him I appreciated it... and then waited and waited. A few months later I texted Nick asking when I might get my replacement cactus; he said he was on the other side of town working on roofs, but he'd get to it. Well, it's been over 9 months! I've since bought a cactus and replanted it myself. I realize accidents happen but at least have the courtesy to say, "Hey, sorry, we knocked over your cactus." I'd have been okay with that. As for Nick, the project manager, I took you for your word and you didn't follow through. I recommend that if something similar happens to you, call the company directly to get results. Telling the project manager about issues apparently isn't enough and simply becomes swept under carpet.
