Pam and David are the sweetest and most hospitable hosts, and their B&B truly feels like a cozy home. They collect really fun items, and each room has its own character and its own unique homey decor. The location of the inn is close enough to walk anywhere you would want to go out for dinner, drinks, or shopping. The best part of the inn (besides Pam's breakfasts - which always include the BEST fruit bowls) is most definitely their 13 year old chihuahua, Penny. She often makes an appearance after breakfast and steals the heart of everyone she meets. If you aren't able to use a tub with a shower handle (like the kind popular in Europe) to bathe, then I would suggest getting one of their rooms with a shower/tub combination. I loved having a clawfoot tub to soak in (we stayed in the Rose Room this time) each night while I read and drank a cup of tea. There is usually hot water and teabags or instant coffee available at all hours (freshly brewed coffee is available starting at 7am) on the stairway landing and I took full advantage of that amenity!

This is what you get when you visit Grandview B & B. Funky, old, and in those two things - charm. Sharlene is someone who has lived a nice long life and probably has many stories to tell. She is usually the woman who greets you when you arrive. Be patient, as it takes her a bit to get to the front door. Also, if you come down to the lobby area after you have checked in and try to talk to Sharlene, make sure she can see who you are. I watched a few times as guests came down the stairs to call out to her about a question and she can't move her neck as easily to know who she is talking to. :) Be kind and patient with this wonderful lady. We stayed in the Treetops Room which has a balcony where you can look out over the river and see the old Flavel home. And you can even spy the Goonies house in the far off distance. Breakfast is served at 7:30, 8:30 or 9:30 and you get to choose which one works best for you. Bagels, smoked salmon and chocolate muffins! YUM! The sweet chef was wonderfully sweet and we felt very special eating in the closed off room. If you want 1000 thread count sheets or modern amenities, this is not where you will find them. Come for the experience and the charm of staying in a very old house. I love this place and am making this a yearly traditional stop on our way to Cannon Beach.

Our room, called "Cloud Nine" came with a lovely view of the Astoria-Megler Bridge and Columbia River sunset! And in the morning, we sat in the private breakfast nook in a turret with a gorgeous view of the river!! I wanted to add some details: You get 1 parking spot per room for the duration of your stay which is amazing and quite literally feet away from the famous haystack entrance. Bigger cars might prefer more ideal spots along the sides of the parking lot to reduce congestion of the entrance but those are limited. So plan the times you leave accordingly. Their booking system is different from anywhere else we've stayed. For the dates you stay, at check out, you get dibs on the same dates the following year. Which is why many guests have maintained the same reservation for many years. (That is also why it is always booked out) We see some of the same people every year which is also cool! It will require a $100 deposit which will be deducted from your total if choose not to book the following year. Otherwise that same deposit rolls over year after year. I found the full size refrigerator amazing for new moms who breastfeed and need to freeze their milk. I was able to continue my breastfeeding journey on vacation which I'm grateful for. The kitchen is fully stocked with everything you need; silverware, dishes, new sponge, dish soap, salt & pep, roasting pan, frying pan, pots, cast iron skillet, microwave, oven, coffee etc. So for families with small children, this also means snacks & mealtimes can be cooked inside your room. (We stop at Costco in Warrenton on the drive over!) If you want the biggest room, choose room #5. It is up a flight of stairs so keep that in mind. It's so spacious. There's a back room with 2 queen size beds, tv & vanity. That's where our kids sleep and plenty of room to play. Bonus, there a door separating the main part of the room where there is another queen bed, kitchen, fireplace and of course, the killer view. They are very strict (as they should be) about fire department requirements regarding how many people can be in each room. There are zero exceptions to maximum capacity. So book accordingly, not based on how many beds there are. Children are included in that count. There is no traditional turn down service but clean towels are provided every morning if you wish. Guests are asked (or have been in the past via the handbook) to remove their own trash which is right under the stairs requiring little to no effort. Also to remove shoes at the door to prevent sand buildup on the carpets as it's difficult to remove. Out of respect for Rosa (who we love) and her staff, we make sure the room is clean of any dishes, garbage before we check out as well as stripping the sheets and leaving on the bed for easier turn down for the next guest. Dogs are allowed on the property granted you pickup after them & remain respectful. No leaving dog unattended. The lower rooms have direct access to the backyard for easy potty breaks. The weather here is kinda funny in the earlier months of the year because it will forecast rain the whole week and be sunny/beautiful for at least half the day. This was a huge time saver once we arrived at the hotel and checked in at the front desk (located inside gift shop). We were given our room keys right away. There is a staircase and elevator available for guests staying in rooms on the 3rd floor. Our king bed balcony room was located in the main building. They also have rooms in their Annex building where the golf pro shop is located. There are no mini refrigerators, microwaves or coffee pots in the guest rooms at this hotel, so plan accordingly. They place a coffee cart at the top of the stairs for guests each morning. The Sand Trap restaurant and pub is located on site in the main building. The menu is very similar to most McMenamins restaurants, with a few more seafood items at this location on the coast. They have bicycles available for guests as well. Gearhart beach is only a block away. A beautiful beach to walk or drive on. Vehicle access is located off 10th Street. Overall, we had a wonderful first visit here! We will definitely be back. I'm not sure why it's taken us so long to stay here. I would highly recommend.

We purchased our "Passports" for part of the fun of doing things together, and outside our normal. For nearly $400 a night in their hotel we expected a few more amenities with our stay, a mini fridge would have been nice just for leftovers to enjoy when we got home. We brought our mini down blanket, and that prevented our bed being "refreshed". These are not big things to deal with, but I was disappointed with the service for the cost. I LOVE the decor, and attention to details. But the cost vs service is lacking.

Room was clean and the in-room Keurig machine and free cookies at the check-in counter were a nice touch. It is only about two blocks from the fun and final southern station of the Astoria Trolley, which is inexpensive ($2 to ride it all day long). Now the not-so-good. Our first-floor room in the four-story portion of the hotel was just meh. (The other portion I believe was only two stories). Bed was clean but too soft, and both my partner and I had sore backs each morning. Lots of walking noise from the room above us didn't help. View of water was obstructed on first floor, but might have been OK on higher floors. Arrived at 4:15 pm (check-in supposed to be 4 pm on). Young woman at counter said room was almost ready but not yet inspected so we sat in lobby for 20 minutes. Asked again at 4:35 and she said still not ready so I asked if I could be texted when ready, as we'd go into town and kill time until room was available. She said she'd let me know by text or phone. 5:15 pm decided to grab a quick bite. Came back to hotel at 6:15 pm and got room keys. Same woman said she'd both texted and called me. Nope. No calls, no text, and she confirmed my cell phone # at check-in. Hmmmm..... The fun and educational trolley is convenient when it is running (doesn't run on Wednesdays, when it's raining, and stops at 5 pm) so it isn't reliable to get back to the hotel if in town during dinner hours. Hotel is too far away from restaurants and shops to walk, so location was not ideal. For $300 a night, I felt it was just so-so. Cannery Hotel on the water was way too expensive and not rated all that much higher. Might try the historic but better situated Norblad Hotel or even the Holiday Inn Express next time for better locations and value. Lloyd's was passable but a letdown for the price charged.

They say that pets names are on a welcome board when you arrive. My dog's name was not there and the board was tucked away against a wall. 3. I'm traveling alone with a dog, so I unload everything before bringing my dog into the room. After lugging everything to the door, my key cards did not work. When I went back to reception, there was no apology, or anything about accountability. Simply "oh let me fix that." 4. The room says that the TV is equipped with AppleTV, and even has a special button for it. Does not actually work. 5. They say they provided cookies in the lobby between 4-6pm. I checked in just after 4pm and there were none. 6. I took my dog out to sightsee and when we same back, again with my hands full, the key cards did not work again. So, I have to leave my belongings at the door, and run to the lobby with my dog in tow, to get the fixed AGAIN. funny how that happened again. 7. When we did open the door to the room the first few times, the smell of "old lady perfume" was so strong. I asked the front desk if that was intentional and she said it must be a cleaning product. It is way too strong and I can still smell it on day 2, even after airing the room out as much as possible. 8. The shower head is covered with lime, and the spray options do not all fully function due to how clogged the shower head is. 9. The bedding is way too light for the climate. So then you run the heater, and get too hot in the night. 10. The outdated fridge runs loudly at random times in the night. I'm on a long road trip with my dog as we move to Canada, and we've been on the road for 2 weeks and been to 5 states. I decided to splash out on this hotel because I'm a huge Goonies fan, and my dog loves the beach. Overall, I'm disappointed and I'd say this hotel is not worth it at all. I will not stay here again. For this amount of $$$, plus dog fees for me, this value is abysmal.

Once we arrived, I asked about the possibility of a different room, only to find out they were fully booked. The next day, I went to the front desk to inquire of another room option for us with an ocean view! They had one! The gentleman at the front desk even helped me change rooms by hauling our belongings up the steps to the second floor. I do appreciated their help and accommodations. We had a wonderful stay - so did Duke and Tino, as it was their first time at the beach! The rooms are clean, well appointed and comfortable. The staff goes above and beyond!

We were able to get partial view of the ocean as well! It's probably just me but I always stress out when I book hotels that have carpeted rooms because people don't remove their dirty footwear. It's always so pleasant to spend my money on non-carpeted floors because I can clean the floor myself. With two toddlers in tow who love to touch, sit, and lay down in places they've never slept at before, this resort definitely helped relieve that stress! I really have nothing negative to say about this place. Upon checking in, we received two cans of beer, free of charge - not sure if that was because it was Thanksgivings weekend, or if it is some they they normally do - but that was a nice surprise to have. The rooms included dishes and utensils which was a bonus as well as a dustpan and broom for sweeping all the sand that comes in. The bed was comfortable and fit all four of us comfortably (we had a king-size bed). The bathtub was a bit odd just because there was a sliding window which when opened connected to the bedroom. Our kids had a hoot being in the bathtub while getting to watch tv at the same time - although there was also a tv in the bathroom. Location was absolutely perfect! A five minute walk to the beach! In addition, there were many restaurants to choose from in the area. We found it so convenient during dinner hours because when our toddlers were on the verge of meltdowns, we would get the check and walk to our rooms easily.
