I had a leak under my kitchen sink and a stoppage in my bathroom sink. My home warranty company had Subha come out to take a look. Subha followed up promptly and scheduled a time to come out. He was here exactly on schedule to look at the plumbing. He said he would come back in a couple of days with the material needed to fix the leak and unclog the sink. He was in touch soon after to schedule a time to come finish the work, came back on time again, got the work done, and cleaned up the area. The guy Shuba seems like a nice guy, but he's scamming homeowners! Our home warranty company sent him out, and I trusted their recommendation. What started as a clogged pipe turned into a supposed need for an entire pipe replacement. Shuba also mentioned that since my house is old, he wanted another $15,000 to re-pipe the entire house. This is blatant greed. I began to question the validity of his business practices, so I called the the warranty company. I was informed that the job would be covered up to $1800, but Shuba claimed that wasn't enough and quoted me an additional $3800. A $5600 bill for a clogged drain is outrageous! He doesn't even do the actual work himself--he subcontracts it out! He's double-dipping, taking advantage of both the warranty company and homeowners like us. I've reported this to our warranty company, and I urge potential customers reading this review to be cautious. Contacting BBB should be my next course of action. read more

I almost never write a review but these guys deserve it. The main pipe broke out on the street but on our side of the meter and therefore our responsibility. Our home warranty co sent a vendor who came out in the evening (house was w/o water already as the City shut it off) and next day provided a crazy quote in the thousands. We rejected it and found Pipe Mystic. The owner Subha called us back, showed up himself, provided a fair quote, sent his guys to do the work and then again personally supervised the completion/fixing the sidewalk. Rare find in today's environment - focus on speed and quality with fair pricing. This was the plumbing contractor that our home warranty worked with, so we just went with them without much thought. The first time we used them to replace our water heater, they were great: fast, timely, and no issues after the replacement. The second time we used them was to fix our sump pump which was not shutting off. They took a look, and then said they'd have to replace the pump AND reroute the discharge directly out of the house, since apparently it wasn't up to code the current way it was routed. They quoted me $800+ to just pipe the discharge out of the crawlspace and spit it out directly outside the foundation of the house... A month later when the torrential rains started, the sump pump stopped working and kept having issues with the float switch getting stuck, and eventually burnt out the motor since it kept dry cycling after all the rain stopped. So basically their work was absolutely useless and we have to hire another plumbing company to fix it all up and make it better. Only giving 2 stars because the water heater job was good. If it were purely based on their sump pump work, I'd give 1 star. read more

If you have choices, this is the last choice, and try to avoid this company for your protection. Last summer, I asked Subha, the owner to fix the sewage drain pipe's rubber cover that was cracked up by the heat after 16 years of service. Be careful; the home insurance company sent him after three plumbers did not take the job due to minor jobs, so he was ready to ask me to pay more than what I needed to pay. Unfortunately, I was out on the day he came, and my adult son dealt with him. Subha took a look at it and found out that changing the rubber and coupling would not make much money, and he raised the price against the contract he had with his insurance company as a contractor. My obligation was a $75 copayment to the insurance company, and it should cover everything. (Before his visit, I had already consulted our handyman about how much he charged, and he replied $150 for that small job.) Subha talked to me on the phone, and he would do that job if I paid $700 at first. I was surprised and protested that I paid home insurance, then he lowered the price to $400. Finally, he settled down with $200. I was so tired of looking around for a plumber who would take this job for a month, and the rubber cover of the sewer pipe was anytime to burst, so I agreed on $200, and I made it sure that Subha would pay $75 directly to the Old Republic Home Insurance as my copayment. He agreed on that reluctantly as he wanted to finish a job. Now in November, three months later, I am still receiving letters from the home insurance company that I did not pay my copayment to the Old Republic. The check I gave to Subha was cashed and deposited to Subha's account on the same day, but he insisted to the insurance company that I did not pay him $75, my copayment, although he got paid $200 for the service he provided. My advice is not to use a dishonest plumber who charges you more than what you should pay. He told a flat lie to charge me $700 first, then if he saw that he would not get it, he lowered the price, and he did not submit the insurance company's portion of $75 in the end. Each time the home insurance company inquired him; he replied that I did not pay my copayment. At this time, I finally asked my bank to intervene to resolve the issue, and I hope that it will reverse the cash deposit. read more

This service contractor was able to accommodate our urgent repair request just next day as no other contractors was willing to provide the service at the holiday time. The owner kept us informed on when the technician would come and we really appreciated their quick response. I typically would not write a bad review as I understand there are blunders and unforeseen situation as long as the vendor has good faith. In this case, I think it is either a case of dishonest/greed or total incompetence. I have a single family home rental which is older ranch style single story with crawl space. However the sewage mainline is replaced with PVC to the curb about 10 years ago and should be up to code in that portion. Last week the tenant called my property management saying both toilets are backing up. Property manager called home warranty and have them get a plumber on-site. Pipe Mystic Plumbing was on-site and they told my property manager that they cannot do it as I have a 1-way cleanout towards just the street, so they cannot snake it towards the house where the clog is at. My property manager had me called Subha (the owner) to understand the situation. He said I need a 2-way cleanout for him to do the job and home warranty won't cover. It will also bring it up to code. He quoted me for $2500 and asked me for $700 via online payment as deposit. As I worried about the tenants have no working toilets. I hesitated but give the go ahead and sent the deposit (MY MISTAKE).The work scheduled the next morning. The next day he told me he found the 2-way cleanout buried under the soil a few inches down while "excavation" a few feet outside the house. That basically means he did not actually found a 1 way cleanout the day before. He just wanted an excuse to get a $2500 job instead of just getting paid a couple hundred dollars for unclogging it. Then he proposed he will make the 2-way cleanout better visible to the next plumber by adding a riser and a box with the $700 deposit I paid him. This seems excessive for a riser and a box. It felt like he just wanted to fit the bill with the $700 in his pocket. As my worries for the tenant overtook my reasoning at that point, I let him go ahead and hoping to get the issue resolved. Suhba called me later in the day and saying they cannot unclog it. This time the excuse is that the clog is so blocked inside the cast iron drain under my house. He needs to replace them with PVC and his guy cannot fit under the crawl space, so excavation is needed. It is now clear to me that that he did NOT have the intention to unclog the sewer. Thinking back, it would be easier to do the unclog work without the riser addition but he went ahead with that first. I would not have written this review if the problem is solved for $700 (still expensive for a clog). He then quoted me $11,000 to do excavation and replace the cast iron drain with PVC in the crawl space. My gut tells me he quoted that outrageous $11,000 proposal to just get out of the job as I don't see him pushing anymore and readily moving on. Subha gave a total different story to home warranty. My understanding is that he told them the mainline is bellied and cannot get the snake thru. My believe is that he made it up so home warranty would decline the work and close the case. He never mentioned the bellied mainline to me and that also does NOT make any sense as the clog is in the cast iron pipe and the cleanout is right at the transition of cast iron to PVC mainline. He just doesn't want the trouble to do the real unclogging as he already pocketed an easy $700. I contacted him to ask for a fair invoice for the actual work that he did and not the inflated excavation which I suspect is just uncovering the mulch on top. He said he is sorry I felt that he is dishonest and did not feel like he wants to extend any goodwill. Anyway, I will leave this here for others to make their own judgement. My take is either he is dishonest/greed or absolutely incompetence. In either case, I don't think you want them to work on your plumbing. BTW, my property manager called $15 Dollar Sewer and Drain in San Jose. They unclogged it in an hour and charged me only $115. It is an expensive lesson for me with Pipe Mystic Plumbing but they are appointed by home warranty. I will share this same story with home warranty company. If you look at the review on Yelp carefully, the bad reviews are all home warranty related. I hope you don't need to learn it in an expensive way. The frustration that someone take advantage of your bad situation take more toll than the money loss. read more

I had them replace old metal pipes with copper ones, replace water heater and install water and gas meters. I think I overpaid (I did not have time to shop around). They subcontracted the work to someone else who barely spoke English. Then I noticed slow leak per the newly installed water meter. Which in the end turned out to be due to water meter being installed incorrectly. I contacted them to make it right, he wrote back and said "I am done with you as a customer, I've done a lot of work for cheap". So the promise of 2 years warranty is just a lie. My water heater broke so ORHW assigned me this company. He came in next day and looked at the issue and talked to the manufacturer. They said 7 flashes needs potential replacement if it occurs repeatedly but he can reset by turning a knob few times. He turned the knob few times then we paid $75 and he left. 3hrs later WH starts doing the same thing again. So I talked to him and he said it needs replacement and I said it's fine and HW should pay for it. He calls me few hours later and tells me that I need to pay him $540 since ORHW will only cover a portion, I said that's fine I'll pay what I'm responsible for and told him to send the list of things that I'm paying for and I'll also talk to ORHW. Next day he calls me and tells me that his truck is broken and I need to find a new company, I understand that so I asked him if he passed on all the information to ORHW, he says that he doesn't have time I go talk to them directly. It didn't make any sense to me as it is his basic responsibility to report out the issue to ORHW so I don't go through the hassle. Since my WH is broken I had no other option but to explain the entire situation to ORHW. There is only one way to describe these people - AMAZING! It was 4:30 p.m. on Wednesday night and we had 11 people in the house (guests had just arrived) when one of the toilets started backing up. I took the plunger and tried to take care of it, but it did not look promising. By 5:15 p.m., the entire system was clogged. 8 adults, 3 babies, and nowhere to pee...or worse. I called my home warranty company and they sent me an email with the name of the contractor and told me to give them 24 hours to respond. Pipe Mystic Plumbing! A very nice, soft-spoken gentleman named Rev showed up within an hour and he stayed here until he got it all cleared. Words cannot describe the happiness in the house that followed. The cold-hot water cartridge in my shower room was old/tight and hard to turn to adjust the temperature of water. I learned from YouTube video and purchased a new same type of cartridge and tried to replace it by myself. I used my wrench tools and was not able to turn to take the old one off. I called ORHW insurance company and they assigned a plumber to me, but he was not able to take it down either. He told me that the whole shower module must be replaced and it will cost me $1500. I called ORHW again and requested to send me another plumber. Subha from Pipe Mystic Plumbing came over this time. He was so friendly and very helpful. Subha only took 20 minutes to take the old cartridge down and replace the new one for me. I saved $1500 because of his great help. The great thing is that Subha called me next day and told me that he sent me $32 check to reimburse me for the part since I bought it from Lowe's.
