Our association was being mismanaged for years when I came onto the board. We discovered suspicious nefarious activity and a balance sheet that looked like your worst nightmare. It is rumored that other management companies had turned away our business because we had gone too far in the wrong direction. We fired that management company and our Board interviewed 3 companies. We ALL voted for PMP. The company culture seems very consistent from owner, to our manager, to the folks at the office. I've seen others on Yelp complain about PMP raising their dues. Every association has a different financial picture and it is unfair to judge PMP for this. Our dues have increased but that is our fault alone for letting a bad company manage us for years. Thanks to our manager Mikaela, our association is the healthiest it's been in a very long time. People are paying their dues again, past due invoices from the previous company have been paid, buildings have been re-roofed, our complex has been tented for termites, and there are projects in the visible horizon that are actually within reach. PMP and their model has made it VERY easy to be an active board member. Being a new parent and working a job, I have no time to organize association matters. PMP organizes and curates all information so that us board members can focus on decision making, not organization. I highly recommend PMP if anybody is shopping for a property management professional. read more

My biggest regret in purchasing my condo is not asking what management company they use. There is too much to list regarding all of the negative aspects of working with them, just read the negative reviews on here and it will bring to light the many issues with this company. Takes 3-5 days at minimum to receive responses on basic things because all of their staff manages way too many properties and they will nickel + dime you for as many things as possible. This company manages the building I live in, and you just can't get a hold of them. They only ever actually got back to me twice ever, once when I called and emailed several times asking for them to send me the building's bylaws, and once when there was a serious leak that ended up taking out my kitchen. My building's representative Tatia is awful about returning calls. When the serious leak occurred, she eventually got on the phone and was responsive enough during that crisis, but since then the owner of the unit and I have had various questions about the repairs, and she has absolutely refused to return our calls. The leak ended up being building responsibility, but I can't even get them on the phone to arrange for them to reimburse me for the original call to the plumber. A management company that's responsive to the needs and questions of its tenants this is not. My building's HOA is probably trying to save money my not having an on-site manager but they made a bad choice. read more

Tempo Building - Playa Vista. Is PMP the worst property manager I've ever dealt with? No. Are they they best? Not by a long shot. Currently dealing with some type of sewage/waste water back up in our parking garage as a direct result of some HOA necessary maintenance (Hydrojetting). When contacted about the backup and literal piles of sludge, I was essentially told "It's because your car was in the way (it wasn't, I wasn't even home the day of the work) so the plumber will fix it next week". It's Thanksgiving tomorrow. I've got family and friends coming over and we're down parking spots due to a mysterious black sludge backup. I recently had a neighborhood pressing issue where I had been asked to attend an HOA meeting with little to no evidence of my alleged faults. I responded to PMP office to inquire about the issue. I was met by Jennifer Flores who was cordial and professional. It was a pleasure to meet someone as pleasant as her representing PMP to address my situation. I appreciated the fact that she took the time to personally address my issue and not just set me aside and send a letter. Her attention was more than I expected and left the office satisfied with her service. I had gone with the expectation of "please leave your contact information and someone will get back to you." I understand customer service, and she excelled. She went beyond my expectations by not only meeting me without an appointment but she followed up and updated me. Worst customer service. About a year ago an additional charge mysteriously appeared on my bill, right after this management company took over the processing. I have been paying my homeowners fees for 20 years, never late, never less than the amount. All of a sudden an unpaid amount of $6.99 appears on my bill. I have been contacting the company for over year to have this amount researched and removed, they have done nothing about it, and have started charging me interest on it. I just wonder why they think I would pay my bill less that specific amount? I didn't, and after a year I finally given up and paid the amount. I am not one to post a bad review but in this case I felt I had to as have I received no customer service over the last year and finally I just gave up. It's quite ironic that they boast about their great customer service on all the paperwork you receive from them and on their website, yet they don't deliver it, not even a phone call back to me related to my issue. The worst service ever!! I called about 4 weeks ago and my wife called a week ago about a garage door lock that needs repair and some leaky pipes in the garage. What has happened? Nothing. The girl I spoke to told me she would create a work order and when my wife called 2 weeks after no work order had been created. She called and they were supposed to remedy that but no, nada and squat. So a broken lock on the garage is not a priority issue apparently. When they answer the phone they always begin with "Hello this is'blank' how can I give you excellent service". Oh man what a joke!!! I was contacted by someone from the company asking me to call them in regards to this post. I have now tried twice and the line only rings and rings. Whatever. read more

I find it difficult to recommended this management company. In our HOA, vendors have complained of not being paid on time and our manager can be hard to get a hold of. Projects that the HOA has approved of sometimes sit on the back burner for months and communication from PMP with members of our association seems to fall somewhere between rare and non-existent. In edition, crucial documents such as financials and meeting mintues have not been updated in months on our HOA's website (that PMP manages). Overall, they have not been a good fit for our HOA and we were told by the HOA board that they were going to be better than our previous management company- this so far has not been the case. read more

Hello Yelpers- As a well established Los Angeles security vendor, I have had the pleasure of working with PMP's Miste Holloway and Brad Watson, and many other team members for years. Working on numerous projects I have found them to be the absolute most professional management company I have ever worked with. I say this because when it comes to Security contracting there is little room for error. When working on the many PMP projects I have found they have very few forgotten items or mistakes. When the unforeseen arises, perhaps it's information needed, or another contractor needs to get involved, the professional PMP team is always ready and willing to coordinate everything needed to get started and finished on time! In my line of business often I have interaction with HOA board members, and sometimes they share their feelings about their current, and previous management companies. I am pleased to say that I have only heard good reports about PMP. With this said, if you are looking for a new property management company, I recommend them and I am confident they can handle all your needs, even better than most! read more

My behavior was nowhere near abusive or inappropriate. Clarifying items on a PowerPoint and asking a board member not to talk over me is a normal reaction to being spoken over. Your staff member, Crystal Valencia, behaved in an unprofessional way when she muted me and would not let me continue to speak. Her behavior was discriminatory, as she did not treat male HOA residents in the same manner. Your entire company is defending someone who ought to be disciplined. We had some trees outside our property that were dead, looked awful and posed a potential hazard. Sasha immediately contacted the right internal resources and corrected the situation. We appreciate the proactive response as well as PMP Management's actions. The landscapers also were eager complete the job to satisfaction. Additionally, I needed some information on materials used in our home and while PMP was not able to answer my questions, they provided a contact who was able to help. I appreciate the partnership! Last, I appreciate the communication we receive related to community issues such as leaving the gates open when there are high winds. I believe it is important for the property management company to both communicate why actions are taking place as well as prevent potential problems such as costly broken gates from the wind. read more

This rating is particular to Luis who has repeatedly Board shamed me. That is to say, he replies to my complaints about the neighbor's overgrown diseased tree by telling me to attend a Board meeting. So, it's as if to say that it's my fault nothing is being done about this horrendous tree that is diseased and overgrown now over my fence and up into my 2nd story roof and window. This issue has been going on for some time now and the neighbor refuses to do anything to improve the size and health of her tree and the Board has a duty do perform due diligence to get the owner to handle this problem. Instead, I'm being told to attand a Board meeting. This is what I get for my $601.49 HOA dues. read more

PMP is the worst. They can't even be bothered to respond to home owners - about anything. When you are finally able to get in contact with someone they place the blame somewhere else. If you try to complain, they will transfer you to anyone else to get rid of you. Crystal, Graysen and Vicki are totally unhelpful and full of it. The gentlemen that did our introductory town hall meeting with the community talked about how "wonderful" and "different" and "responsive" they are. It's all lies. Worst HOA choice for property management. Unit entry's are filthy, three pools are freezing, spas are overly chlorinated, discarded mattress and junk furniture remain in common areas for over a week and only removed with repeated complaints. They take no responsibility for units flooding from outside sources. Frankly, with property prices so high now, if I were looking to purchase here, I would look elsewhere. Over 50 percent renters now, and it has caused absentee owners to overlook problems and the renters are afraid to complain. read more

I've been living in the Canyon Country Racquet Club for the past 10 years and I must say I love it here aside from the management . The past couple years I've been experiencing the ceiling leaks in my daughter's every time it rains which is very stressful. They supposedly "re-seal and re coat the roof " until it rains again. I've left numerous messages for them to address the issue and all I get are vague emails regarding the wrong unit and I can't even get a call back to address this matter. This property management team is absolutely incompetent. Tatia Loria is our assigned manager, and it has been infuriating to work with her. Ever since PMP took over the property management of our condo, there have been slight annoyances (lack of communication, work orders taking forever to get done). Today, she could not find the key to the electrical room, barring our electrician access, when our unit was without power. Upon attempting to resolve this issue with her, she conveniently turned off her cell phone and went MIA. How professional. When calling the main office to reach someone else to help assist with the problem, I kept getting punted off to someone's voicemail. We finally reached Jenn, a regional supervisor, and we were informed that she would get back to us immediately, however she still has yet to return our call. Time to reach out to our HOA, and see how to get this incompetent property management team replaced. Update: I also tried contacting their emergency after-hours phone line at 310-690-0600, and that number is not in service. Why am I not surprised? read more

They are unresponsive to messages left, even when they tell you a rep will call back. I spent almost 30 minutes giving the person answering the my information ( account number,address,phone number,etc). She said rep would call me back. I never got a call back. So I went ahead paid an assessment I didn't understand so additional late fees wouldn't be assessed. read more
