I've been living in the Canyon Country Racquet Club for the past 10 years and I must say I love it here aside from the management . The past couple years I've been experiencing the ceiling leaks in my daughter's every time it rains which is very stressful. They supposedly "re-seal and re coat the roof " until it rains again. I've left numerous messages for them to address the issue and all I get are vague emails regarding the wrong unit and I can't even get a call back to address this matter. I pay my monthly dues and I'm extremely disappointed in them and how they hand issues. read more

This property management team is absolutely incompetent. Tatia Loria is our assigned manager, and it has been infuriating to work with her. Ever since PMP took over the property management of our condo, there have been slight annoyances (lack of communication, work orders taking forever to get done). Today, she could not find the key to the electrical room, barring our electrician access, when our unit was without power. Upon attempting to resolve this issue with her, she conveniently turned off her cell phone and went MIA. How professional. When calling the main office to reach someone else to help assist with the problem, I kept getting punted off to someone's voicemail. We finally reached Jenn, a regional supervisor, and we were informed that she would get back to us immediately, however she still has yet to return our call. Time to reach out to our HOA, and see how to get this incompetent property management team replaced. Update: I also tried contacting their emergency after-hours phone line at 310-690-0600, and that number is not in service. Why am I not surprised? read more

They are unresponsive to messages left, even when they tell you a rep will call back. I spent almost 30 minutes giving the person answering the my information ( account number,address,phone number,etc). She said rep would call me back. I never got a call back. So I went ahead paid an assessment I didn't understand so additional late fees wouldn't be assessed. read more

Avoid this management company like the plague. Tatia sent me a condescending/rude e-mail for an alleged minor violation and threatened litigation/foreclosure with no pending liens or fines. PMP is so bad I'm contemplating selling my condo to get away from them. A property management company should not start a conversation with a homeowner by threatening to take someone's home away. There are few things in life that are as sacred as a home and a property management company's job is to administer and not to threaten. Sometimes I feel like I'm living in a fascist state with no property rights. Honestly, I just want to live in peace. Don't subject your association to this sort of toxic culture. This management group is horrible. I need a simple thing like a new Fob key or garage remote and it takes months. I even have to call 4 times a week for multiple weeks for that lengthy time frame. This caused my tenants to be very upset and were unable to use the parking garage for a long period of time. It's very difficult to get in touch with a property manager and I average 5 follow up emails before getting a response. DO NOT HIRE PMP MANAGEMENT GROUP AND AVOID AT ALL COSTS. read more

I had several unique complications regarding recurring payments triggered by my conversion from prior management to PMP at the same time that my bank had been acquired. I'm about to leave on a vacation & thus need the issue resolved ASAP. I was very fortunate to be put in touch with Tiffany. PMP Management is very professional in many ways except for my community manager in Westlake Pointe HOA. As a new widow I have been fined for late fees, given a violation to a previously approved item and been treated rudely by the community manager. I refuse to communicate with the community manager as he has consistently been uninformed as to our current CC&Rs. My late husband and I created the handbook of Rules and Regulations for our HOA so I am not without knowledge. My community manager has also written long emails to me regarding my communications with his company (PMP) informing me that I have been wrong with my concerns. Previously reporting violations were not the responsibility of the residents, which I believe creates animosity. That is no longer the case. I was not aware that residents were to report violations and to provide date, time and address of the offender, now I have been informed. I did not give the correct violation information and only reported what I have observed without giving date, time and address. When a large off leash dog in our community jumped on me I was told by the owner that his dog can walk were ever he wants in front of his house and that his dog is friendly. This dog has been off lease for a few years. Now the owner holds the leash in his/her hand while walking his dog. It is still not a leashed dog. Also Parking had NOT been addressed as most parking spaces on my street are used daily by residents, I was told the management was working on it. I informed the management that the resident's 2nd car is to be parked in the garage per our CC&Rs and not in the resident parking as was being done. A error was made on my account by PMP and I was charged for NSF by the PMP. It has been reimbursed in my account but the NSF fee is still there on my record. There has always been more than sufficient amount of money to cover HOA fees in my checking account. But I had to justify this to my loan company and was informed by my community manager that I had to call my bank. This was an accounting error by PMP that I had to justify, not my lack of funds or an error of the bank. It was a PMP error that is still on my record. read more

PMP manages our community. They are by far the worst property management company I have ever had in all the years of owning homes in HOA run properties. Miste and Roger are extremely lazy and do the minimum to manage our community. Roger makes lots of excuses as to why Miste's management of our community is so poor. They do not respond to emails or phone calls half the time and they are just absolutely horrendous. I do not recommend PMP to anybody who lives in the community where they need management HOA. Absolute waste of money and time. Poor customer service, complete joke. read more

While we have not been living in our condo very long, Tatia Loria our Community Asset Manager, has been very helpful in assisting us with start up or move in issues. This being a new building, and Realizing she has many new homeowners and perhaps also many other properties to handle, she has answered our emails personally and followed up to ensure issues were resolved. That's been appreciated. We have had other property managers at other buildings in the past that did not take the time to listen and provide personal help. read more

I don't know who the property managers are at the other PMP locations, but our new HOA property manager John W. is great! He is very responsive to any correspondence sent to him. He has resolved many of our outstanding issues with our residence in a matter a days versus our previous property manager who would take weeks if not months. I am giving them 4 stars for now based on John's performance. Based on some of the comments below, I hope that he can keep up the good work and possibly resolve any of the issues that may occur in the future. Then they can earn the 5th star. Sabrina and Laura - I would say the BEST! We moved to Savannah Simi Valley community and the relationship with PMP started. From the beginning, the team was responsive, polite, professional and customer-friendly. Laura literally walked me through the HOA application process to get an approval for an architectural design change in the backyard (thank you!!), saving me time, money, and a potential denial. Sabrina responses to request like an investment banker - within hours if not the same day. She dropped off our pool key when we forgot to pick it up! (wow!) As a resident of a complex property managed by PMP, I have been super happy! I Our on site rep, Joy Wei is AMAZING! She goes waaaaay above and beyond. PMP (and our community) is so lucky to have her. She really is a "Joy" and is so helpful with any problems residents might be having- even if it's a problem not covered by HOA. She is also very helpful with community social events. My son loves visiting her and she always has little treats in her office for the kids. read more

PMP management for our Maple Lawn Home Owners Association fee is not good. I am Mrs.Chong Won Kwak & live in 11224 Terrace Lane Fulton, Maryland 20759 house & having a fee is first not good. We already pay our house, utilities, food, etc. But then to pay every month to live in this area/community is too much to own U.S.A. citizens and getting money/salary is not enough already. And their address is different from the payment mailing address in Phoenix, Arizona which has a P.O. Box number instead of a real physical address which does not sound legitimate. And when speaking up, own community just tell or force to move out if do not like. That does not sound helpful, neighbor friendly, country manners to own people, etc. read more

We made the transition from PMP to our new management company and all I can say is: "We should have done it so much sooner". For those HOAs that are unhappy with PMP, do yourself a favor and cut the cord. Let me tell you what you're going to experience after making the change: 1. Your manager will be immediately available to the Board and the entire community or, if not, he/she will respond to calls/texts/emails quickly. Your new manager won't be overworked to the point that they can't think straight. 2. You won't need to remind the manager over and over to accomplish a task. 3. Your vendors won't be complaining ALL THE TIME that they aren't be paid on time. 4. The financial statements will be easier to understand. 5. You will no longer have to deal with "customer (no)care"; you will no longer be placed 'on hold'; you will no longer be talking to someone who doesn't know you or your association except to the extent that he/she is reading info off of the screen in front of them. 6. Your new management company won't be delegating every task to different departments, the workers of which do not know you, your Board or your HOA. Your new management company will have one or two 'contact people' (a manager and perhaps, an assistant) who will take care of everything so there is no 'finger pointing' that so-and-so in such-and-such department dropped the ball. 7. Your new management company will recommend vendors who are skilled at their work, prompt and respectful of your building. 8. Your new management company won't have the SHAMEFUL practice of paying THEMSELVES every time a homeowner is late in making a monthly payment. PMP immediately withdraws a fee from each HOA's account and pays themselves a reward when a homeowner is late. When the homeowner 'makes good' and pays the arrears (which includes the fee that PMP took from the Association) that fee is returned to the HOA from PMP. Bottom line: HOAs that are managed by PMP never receive any 'late fee' revenue (it goes to PMP) and, as such, the more homeowners that are late, the more revenue PMP makes! As such, there is a built-in incentive for PMP to allow homeowners to be continually late which hurts the revenue of the Association. Every management company we interviewed, once we decided that we were leaving PMP, told us that PMP's practice of pocketing the late fee constitutes unethical behavior since the management company's responsibility is to the HOA, first and foremost; they should be making every effort to to keep homeowners current, not lining their pockets with late fees. 9. Your new management company won't be charging your HOA lots of 'garbage fees' every month. READ your financial statement and learn how much PMP is really costing you. 10. And, most importantly, you'll have the peace of mind that someone is taking care of the day-to-day management of your association so that, if you're a Board Member, you can 'have a life' and if you're a homeowner, you won't be complaining to Board Members when the condition of the building is being ignored. If you're unhappy with PMP, tell your Board! If you're a Board member, don't hesitate to change to a better company. Every HOA deserves a management company that supports them rather than being a burden. read more

After waiting due to the extent of the plans, which needed further review by an outside firm, Hannah Lupoli was extremely helpful with all my phone calls and added the help of Sabrina and Garret to get the plans through the channels and approved. First she doesn't respond back, and secondly the complaint/issue we've been dealing with (noise nuisance) has not been handled or addressed for the past 3 months. Everytime I request something (waterpipe, landscaping etc), it takes several attempts (email and phone calls) on my end to finally get a response from them, and when they starts working on my request, it takes a few months to get it going. By far the worst management origination in my opinion we have had supporting the Condo owners at Summit Park in Anaheim Hills, you can never get a hold of anyone that can help and as far as the Summit Park committee who ever they are? It seems to me that they all want to hide from the home owners for the everyday problems. We use to be able to call someone that cares but now we have to wait until the monthly meetings where the other home owners can hear what you are bring up as problems. Things can happen daily and before we could drive a few miles and talk to someone or at least phone numbers were posted or you could go on line and fill out a problem form. read more

This company should not be in business. We have lived in our community for 15 years now and feel we should not have to be dealing with this company. They do not return phone calls. They put you on interminable waits on the telephone. I called them yesterday about a big change they have put in place regarding entry of guests into the community. I talked to three people (I had to call back three times) that did not know anything about this upcoming transistion!! They said they would have the manager, someone named Mikaela, call me back and, of course, she has not. They lie and as many of the other reviews have stated they are only in the business of making money, thanks to the owner, some guy named Brad. They should be fired by this community. read more

PMP is, HANDS DOWN, the worst property management company ever! I mean EVER!! If you are considering using them...DON'T DO IT!!! DON'T DO IT!!! DON'T DO IT!!! I know you don't know me, BUT please listen to me...hear my cry.... save your community some grief, and JUST DON'T!!! THEY ARE THE WORST!! Communication, organization, and follow up skills are just awful! Getting help and having a sense of community from this company is a hopeless, fruitless, endeavor you won't need to take on. The billing and online reconciliation is the worst I have ever seen, in any industry. It should be criminal. You won't realize how awful they are until you are neck deep in their flawed business practices. You know its bad when there is a disclaimer on their online payment platform that indicates that it might not reflect the correct amount due. I normally don't write bad reviews and choose instead to refrain from patronizing a company due to poor products or service. In this case, an exception needs to be made! PEOPLE NEED TO BE WARNED!!! Plus, at this juncture, I do not have a choice with the management company that my HOA has chosen. We are cursed to have PMP and I am certain you will be too if you choose them as your management company. Although there have been many, many, situations with this facade of a company, this is the final straw that compelled me to write this review: I set up autopay for my HOA fees in February and received an email confirmation that the fees would be withdrawn on a specified date, indefinitely. I did not receive any communication that the automatic withdrawals were not happening, or that the HOA wasn't paid. None. Yes, one could argue I should have caught it right away. Perhaps I should've. Just so you know, I have an account set up specifically for my auto draft bills, important ones that I don't want to miss and ones that report to credit agencies. I set this up to protect my credit rating and to ensure these bills would not slip through the cracks. I auto deposit the money into that account, bills get paid...and its ten less things I have to worry about every month. With ALL that I have going on, which I'll spare you the details of, it makes life much easier for me. I have SO MUCH going on. Throw an ailing mother and a pandemic into the mix, it's absolutely necessary for me to put things on auto pilot when I can. I've never had a problem with any other company on autopay, ever, except PMP. What's worse, is the only communication I received regarding the matter is a certified letter that I have a lien on my home...A LIEN!!! I just received the certified letter today and called this ponzi scheme of a company today. Aren't people supposed to receive some warning?!! That there's some intent to take such a drastic measure?!! As someone that has lived in this community from the beginning and bought this place when it was a plot of dirt, don't I deserve that! Don't I deserve a: "Hey there, I see your account was on autodraft for well over a year.....perhaps something went wrong. We plan to put a lien on your home, if we don't hear anything from you." ANY communication about this would have prompted me to contact them right away and get it straightened out. The first time I hear about the issue should NOT be a lien on my home. I received the notice today. I paid today. The money was there! Had I received some communication; it would have been taken care of much sooner. I'm terribly frustrated with this company for many more reason than I've covered here today. It pains me to have to take time out of my life to write this review, but this is bordering on being a public service. Stay away from PMP. You'll be happy you did! read more

If there was a way I could provide a lower rating than 1 star, I would. This is the most unprofessional management firm I have dealt with. The level of harassment is shocking. They've been providing incorrect information to me, won't let me talk to anyone on the HOA board, and won't forward my emails to the HOA board. The manager doesn't return my calls, despite calling and emailing. The main contact keeps telling me they've only been on this account for a few months, and hence, the mistakes are warranted. My behavior was nowhere near abusive or inappropriate. Clarifying items on a PowerPoint and asking a board member not to talk over me is a normal reaction to being spoken over. Your staff member, Crystal Valencia, behaved in an unprofessional way when she muted me and would not let me continue to speak. Her behavior was discriminatory, as she did not treat male HOA residents in the same manner. Your entire company is defending someone who ought to be disciplined. I have repeatedly requested them to repair this dip that is right in front of my house time and time again they have refused to do so or even bother to refuse my call's. PMP runs our HOA and recently had them review a backyard renovation that reviewed and approved in record time. They were very methodical and communicative with me and our contractor. They are easy to work with and do their job well. Our previous management company does not hold a candle to the professionalism PMP has shown. read more

So this is my second review with this company. I owned a home with PMP as the HOA management company in Porter Ranch. I sold my home on September 26 of 2020 and the new owners moved in on October 1st of 2020. My HOA fee was on autopay so they automatically took my October payment. I was told my my escrow company, my real estate agent and several Reps at PMP that I would be getting a refund but it would take upto 45 days. I called on two separate occasions that the money was being refunded and to expect a check soon. Fast forward to December and no check. I call their Office again and they tell me I won't be getting refund because the new owners never paid for October so they're keeping my money! What does that have to do with me? Why are they keeping my money because the new owners weren't charged for October. Charge then and give me my refund. I just got off the phone with my escrow company and real estate broker who stated I am owed a refund. Why do I have a feeling someone I'm in accounting is walking around with an extra $348 in their pocket this Christmas! read more

The Valencia Fairways retired their long time manager and hired this company sometime within this last year. PMP took over the job of one old man and they can't manage the place half as well as he did. We have 3 pools in the complex but only one spa. The spa stopped working and so far, it has been three days that we have been paying for a hot tub that is not hot, I am sure many more will pass before it gets fixed. When I told the security guard that the spa was not working he told me that the management already knows and that unfortunately the management just isn't what it used to be, so it will probably be a while until they get to it. You know it's gotten bad when the security guard, who isn't even a resident here, notices that things have been going down hill. Our HOA dues have been steadily increasing since PMP took over. Now we are paying more for worse service. I can't tell you where our money is going either, certainly not to the maintenance of the property. Things around here are being put off way longer than they should, like the cleaning of the rain gutters, general repair, and landscaping. PMP does not care about pleasing their customers. I would not recommend this company to anyone. read more
