This company has the worst customer service I have ever experienced I would give them a negative score if I could. They have recently taken over management of our hoa. Called them 2 times in a span of 4 days and was promised a call back within 24 hours. No call backs and the person answering the phone could not help me or direct my call to someone else. It was just a simple question about a maintenance issue. They sent me an email stating they tried to contact me several times and left voice mail. That was a complete lie and I never received any callbacks. I asked if anyone else there could help me answer was no. I feel that they should be responsive to my needs because I pay them HOA dues thus thier salaries. I hope other hoas read this review and not hire this company. read more

This is the worst management company I have had the misfortune to work with (which is saying a lot)! I am a homeowner in an association they manage, and I had a pipe burst. First, they refused to make an insurance claim (although it was their obligation). Then when my insurance issued a terse letter, they agreed to proceed. The insurance company issued a payment for over $4,000 of repairs, which have now been completed but are awaiting this payment. Apparently the settlement had to initially be deposited into PMP's account before being "promptly" remitted to me. Well, 2 months after initially being told the check was being processed... I still don't have it. It is unreasonable for them to delay this payment and an inappropriate business practice for funds that are not theirs in any way. Of course, they have stopped replying to my emails and calls! read more

The Valencia Fairways retired their long time manager and hired this company sometime within this last year. PMP took over the job of one old man and they can't manage the place half as well as he did. We have 3 pools in the complex but only one spa. The spa stopped working and so far, it has been three days that we have been paying for a hot tub that is not hot, I am sure many more will pass before it gets fixed. When I told the security guard that the spa was not working he told me that the management already knows and that unfortunately the management just isn't what it used to be, so it will probably be a while until they get to it. You know it's gotten bad when the security guard, who isn't even a resident here, notices that things have been going down hill. Our HOA dues have been steadily increasing since PMP took over. Now we are paying more for worse service. I can't tell you where our money is going either, certainly not to the maintenance of the property. Things around here are being put off way longer than they should, like the cleaning of the rain gutters, general repair, and landscaping. PMP does not care about pleasing their customers. I cannot say enough about Jenn Flores!!!!! We recently sold a house that was in a community that PMP manages. I'll admit upon moving out, I was pretty done with the HOA there. To add insult to injury, upon selling we were hit with a violation for our backyard. The details would make this review too long, but in short I CANNOT imagine going through that process of closing the violation without Jenn Flores! She went above and beyond the call of duty and restored my faith in this property management company. She was patient and advocated for us! I would not call this team professional at all. I live in Tuscany, Porter Ranch. They changed the gate code but did not advise the property owner, my landlord. It's taken the owner four days, and he still has not received a reply from emailing two different representatives. Horrible customer service. In regards to Brad's response below, he missed the point. His community representative, lyndsie, was contact Ed by my landlord FIVE days ago. Getting no response, he emailed another representative, Kevin. This representative supposedly left the company in Dec., yet his email has not been changed to indicate this? Again, it took five days to get a response to a simple question, and they can't even acknowledge there shortcomings. Thank goodness they're not in sales! read more

If I could give negative stars I would. We pay our bill every month but they don't log our payments and keep running a balance. We notify them of this every month and they never fix it. We continue to get cancelled checks and pay for this and submit to them. They are fraudulent. read more

They are professional, responsible and genuine in the concern of our residents and the manner in which their onsite manager and back office staff handles any and all issues that occur in our 600 unit complex. I wanted to take a moment to recognize Sabrina French and the outstanding job she does for our community located in Thousand Oaks. I recently decided to add solar panels to my single-family home and I learned through Sabrina that there is a process I needed to follow in order to get architectural changes approved by the HOA board before installing them on my home. Although I was concerned about the required process at first Sabrina made everything so easy I found it funny that I was ever concerned about the process to begin with. Not only was she very pleasant to work with but she also had other members of her team included on email responses work together to make sure everything passed through the necessary review quickly and smoothly. She does a great job taking care of our community altogether and should be recognized as an asset at PMP Management. read more

I have an issue with this mgmt mgr Can't hold of property mgr to get a simple answer Left message and email but no reply for 2 days. What a great mgmt they are!! I don't know who picked this mgmt company but big mistake! Raising HOA fee was first thing they did as under new mgmt! When I asked for water shut down on my unit, First they told me 24 hr notice for water shut down request and than change to at least 48 hrs Notice.... WtH! It's unfortunate that misinformed people can come on a site like this and tarnish the reputation of a good company like Property Management Professionals. As a 13-year Board member at Valencia Fairways I have first hand knowledge of the circumstances, which lead the Board to make the long-overdue decision to change to an outside management company (PMP). The "old man" Mandy D is referring (our former manager) was NOT capable of doing ALL of the administrative tasks necessary to manage the Association and so other outside vendors had to be used for bookkeeping, billing and a few other services which cost the Association over $13,000 extra per year. The Association is actually saving money with PMP. Mandy D is also misinformed (as are many of our homeowners) about recent dues increases and special assessments which have been almost entirely because of unexpected high maintenance and repair costs (which depleted reserves), along with the fact that, for many years, the Board tried to keep dues as low as possible. Because of the expert guidance of PMP, the Board has a much better understanding of Association finances and how to manage our money. PMP has also been excellent in guiding the Board through the complicated legal parameters, which dictate how Associations can function and do business. Before, we only had our expensive legal council to turn to for help. The change in the management situation at Valencia Fairways was not one the Board took lightly and it had been discussed off and on for more than 10 years. I am glad that when the time came to look for a management company, we found PMP. After researching a number of companies, and narrowing it down to two, PMP was chosen because of their conviction and commitment to customer service. Admittedly, it has been a bit of a bumpy road primarily due to the refusal of some of our homeowners to get on board with the Board's decision to change management, and there is still progress to be made, but, overall, I believe that the decision to hire PMP will prove to be a good one. This management company will take your monthly fee and not do the work required to maintain the grounds. I lived in the community since 2008. The landscaping company they had since 2008 was terrible. The management company even commented on it multiple time but there hands were tied. At the beginning of the year I asked if one of the board members would meet with me at my house so I can show them what's going on. The board member come out and I showed her the video recordings and the text conversations between myself and the landscaping company. I also asked to talk to the owner of the management company so I can show him what's going on as well. At the same time I asked for the OPT'd in email list for all the homeowners so they can all see how corrupt the management is. I wanted to send everyone the proof where there monthly fees go. I was told not to do that but if I forward the information to management so they can use it to remove the landscaping company all the items will be taken care of. So I did. That was at the beginning of the year. Since then, they removed the old landscaping company and hired a different one but nothing gets done. Matter of fact, in the past year they have only done maintenance once but we pay them every month. All the shrubs are overgrown and metal pipes sticking out of the ground where trees use to be. So beware before you buy here! They will use you and promise the world. I'm sure the rest of the homeowners would love to see the text conversations and videos. They would be shocked! read more

worst company. They have been telling us for weeks they were going to paint our complex. They hired a crew to do so. I called PMP before the crew showed up to make sure nobody harmed my beautiful bushes that attach themselves to the railing on my patio. They told me to speak to the project manager of the painting. So I did. They said they don't touch the bushes and would paint around and today I woke up to my bushes destroyed. PMP says they are going to put them back but when you review the photos you can see it's not possible. The painting company they hired said it was the landscaping crew that did it on the request of PMP. But I called ahead to stop it and gave them my home address and everything and they said nothing would happen to them. When I confronted the landscaping crew they acted like they didn't speak english and laughed at me. PMP hung up on me because I said the word fuck because I was so angry because they kept transferring me to other people with no ability to help. No manager, just customer service to customer service. They have done nothing to help my complex. They are not friendly, not helpful, and make the property value worse. Please tell me how painting the railing is more important that keeping a bush that took years to grow. I lost all my privacy with the removal of the bushes. They claim to have a security guard on duty at night but its a lie. He is a parking enforcement guy only there to tow cars of people who stay over three nights in the complex. Yep three nights a month will get your car towed. But my home gets broken into and nobody was around to witness it? This is such a bad management company the issues are so long. I'm ashamed to live here. read more

We previously had a management company which left us in a poor state. PMP, with the help of Michelle Anderson, was able to turn things around. I saw great changes in the way meetings were held, issues being resolved, and responses regarding several issues. Stay away from this company if you don't want to end up suing them. They cause more damage to your property than anything by not managing. They are extremely incompetent but worse than anything else which screams for a lawsuit is that one of the main guys would do anything to slander and threaten home owners via e-mails and other hidden ways. Worst property management EVER!!!! They are never available when you call. The only communication I receive from them is bills. Twice they have broken into my unit. The first time was to stop a running toilet even though I was arriving in town that same evening. They broke my lock and left my unit completely unsecured. Anybody could have walked in. The second time they broke into my unit was to fix a leak even though I had turned off all the water in my unit before I left town for a work trip. They sent me a cease and desist letter to stop my remodeling even though no remodeling had taken place in my unit for at least a month before I received the letter. They are rude, unprofessional, and want nothing except to charge you money for the "service" of making your life a complete hell. read more

Chris H. 1.0 star rating 5/10/2017 PMP is by far the worst property management company I have ever dealt with. I live in Valencia West Creek, Aria and unfortunately PMP is our HOA management company. When I learned PMP was our management company, I became sick to my stomach. I had awful experiences with PMP when I lived in Valencia Creekside. They basically ran that community into the ground. The basic philosophy when it comes to PMP management is that they do everything opposite of what NORMAL people would consider common sense. They focus on enforcing stupid rules, instead of making our community better. For example, they have a rule that we CANNOT park in front of our homes. Can you believe that? We pay for our homes, taxes and for PMP but we ARE NOT allowed to park on our street!! What is with that? They even have security guards coming in the dead of the night to put fake citations on our cars threatening to tow our vehicles if they are parked on the street. You may be thinking PMP must place signs all over the street informing everyone of the stupid rules, right?? Wrong, no signs whatsoever. They just figure they can bury a weird rule into their giant, mindless manual and enforce it as they see fit. Not fair at all. They should be working for us since we are paying for them right? So wrong. Now let's talk about customer service. In order to speak with someone that has anything to do with your property, you must call ten times, leave six messages, and send four emails. Yes, I'm talking about Ryan and his supervisor Tina. They are the so-called managers for our property (Aria, West Creek). When I finally was able to speak with them, they became frazzled when I started to ask about the theory behind their asinine parking rules. They have no poise and are not able to have an adult conversation without becoming confrontational. It's sad. They aren't able to articulate why these rules are in place and told me there is no exception to any of their rules. Awful, awful people. Can't say I'm surprised though. PMP hires morons with no people skills. It's too bad we have no choice in our management company. A kindergarten class would be better at managing a property rather than PMP.
