Absolute clown show. Had plumbing issue that caused our house to flood and had the garage door break such that the car was inside was inaccessible. Progress said a technician would be out by the end of the day. He never showed. Spent 2+ hours on the phone trying to figure out when either emergency could get some attention. When I finally talked to someone it was a random representative from their headquarters who had no information for me and just entered a new work order. Hoping I can make it to work in the morning. second guessing ever renting from this company not even a month in to my lease. we were relocated to this area for my husbands job. I have had nothing but the run around about my fence getting fixed even though I received a text stating they would have a temporary fix done till they get HOA approva. That hasn't been done. I was told to put in another work order since now they can't find the original work ticket. My tub in master bathroom is leaking inside of wall has been since day one. My upstairs toilet is clogged has been since day one. was told by one of their employees 5/24/24 that maintenance would be here on 5/25/24 between 6/7pm cancelled our plans to make sure we were home. no show not even a courtesy call to say hey we made a mistake in scheduling. just wondering if I can charge them 75.00 fee like they say they will charge you if you're not home at time of servi NOT EVERYONE CAN ANSWER there phone when dispatch calls. also you call them back and they can't schedule you're maintenance even though they say in their text to call to schedule your maintenance appt.. Renter beware!!! This company is a complete joke! First they will come up with some reason to close your application. They only communicate status through email so if technology fails, conveniently at the most crucial time, you will have to start over. Funny that me nor my co applicant received an email requesting a copy of my SS card because of some "issue" that no one has yet to explain to me. then when they tried to forward the email that they supposedly sent to both of us (and neither received) it "errored" and she had to send me "screen shots" i questioned if possible it errored to begin with and that is why we never received it and i was told no..it shows sent. well, it was never received. i had been checking emails every hour even at 3 am as we were running out of time due to our lease end date where we were living at the time. The houses have been "updated" but they only give you 48 hrs to report anything that is different from their move in "photos" you dont actually get to do a walk through for move in orientation and the pictures were from a month prior. WE ARENT EVEN FULLY MOVED IN IN 48 HRS AND I HAVE TO STOP TO SEND MULTIPLE PICTURES OF ALL OF THE SHABBY HALF-A$$ WORK DONE. THEY WILL STRAIGHT UP LIE TO YOU. Even on the move in orientation (that occurs by phone) with Tanya-she literally told me -don't worry about writing any of this down as I will put it all in the Welcome Home email I send you. Well guess what--not so...all they care about is getting their money!! I answered their survey with all mostly dissatisfied and did get a call back but it went to voicemail and haven't been able to get a return call yet- sent an email to the 5 resident coordinators and not one response. but you can bet that if i didn't pay my rent on time id be hearing from someone... i even asked about some of the many bad reviews and Tanya told me that was due to customer care and assured me that if i reached out to her or the coordinators i would get a better response.... again...LIED. I am in the process of sending so many work orders i almost need to take a day off from work to do it. There is so much more to complain about but I am afraid I will run out of room. I am going to file complaints with every organization I can think of and may even reach out to an attorney to inquire about class action. so many people appear to have the same experiences we have. I don't recommend renting from Progress Residential. Slow or don't want to fix repairs to their homes and will charge you a service fee of $150 for service repairs for plumbing. Customer service is horrible as you can't speak to the proper department to resove matters. I have held on for over an hour and still could not speak to anyone. I have a roof, fence, trees that need to be repaired and they simply say that's not part of the lease agreeement or they will patch it up versus replacing. I've been a Progress resident for years. My 1st year went smoothly with exception to the Conservice billing. They are consistently 2-3 months behind on billing which I know is illegal. It forces you to keep their electricity billing because they they forward the final bill to get you out of their electricity billing it's up to $700-$800. I have not been allowed to communicate with the electricity company, water billing department for the city unless pipes burst. It's been pain staking to understand a bill you cant addreds without arguing with the property manager which for the first 3 years I absolutely could not stand. Getting them to schedule repairs within your availability is impossible. They dont do weekends or after hours. Forget about getting a maintenance person during weekend emergencies. They literally only do cosmetic repairs not real repairs unless pipes burst, roofs leak, toilets flood...even my garage got a piss poor cosmetic repair. Their outside vendors are reflective of the market area maintenance manager. So when I first moved in outside vendors were notable companies with websites, reviews, and certified technicians. Then when the maintenance managers changed, the quality of vendors did as well from unlicensed techs with non english speaking assistants, to unmarked vans or private vehicles, with questionable criminal records. When I requested a reduction in rental increase they outright refused. They didn't credit me for years of outstanding payments of timely payments. I went from $1500 for 4 bd 2.5 both to $2300 in short span and with pandemic, they actually raised rental prices and reduced quality of services. Do not rent a home with Progress. We just started renting with Progress a month ago. The house we moved into had several issues upon us moving it such as outlets that did not work and the jetted tub. They ignored us and refused to contact us to let us know that a major part of our choosing the home, the jetted tub, would be AS IS and they would not fix it...but never disclosed to us that the tub was AS IS. Not to mention their astronimical fees they tack on to renting. Expect to pay way over market value for your home and to be hit with a bunch of excuses as to why they won't fix your stuff. This company bought out our existing leasing company we had and since then, we' ve had 3 main maintenance requests that were ignored, no one ever called or came by, but online it says the request was closed. We have to pay for everything that goes wrong and never have gotten reimbursed. And when they bought our property out they never asked us to supply the current renters insurance policy we had. They have been charging us 2 fees, totalling $35 per month, saying we don't have renters insurance. I have sent them the declaration sheets 8 times since March 28th. After 5 month just got an email saying they can only credit me 1 month of the fee because they only saw the emails today?! So I'm out thousands with this worthless company. As most other ratings will show when you move out there will be fees and charges that you will not understand and there is no one you can talk to only some unknown person emailing back that you owe. They went as far as to say we owed our last months rent of April even though the payment posted on March 30th days before rent was due. They received payment for Aprils rent early proven by their own ledger and my bank statements but May 1st they deducted Aprils payment from security deposit for some odd reason. Person emailing (same person that you cannot talk to over the phone) only reply's that we owe and is pretty much an unknown un contactable person. ATTENTION TO ANYONE LOOKING TO RENT FROM PROGRESS RESIDENTIAL! I HIGHLY ADVISE YOU NOT TO! As a current resident of one of their properties, I am writing this to hopefully get the attention of their Customer Service department and receive actual customer service. 10 Days ago we notified them of our AC not working properly. Then notified them again a few days after once it quit working. After calling in to check on our already rescheduled appointment this morning, we find that they CANCELLED our appointment without contacting us. This is now the third time this maintenance call has been rescheduled. There has been no proper contact made by them for rescheduling and No approximate time has been given to us for this appointment that we did not confirm, just a date. Our house has been over 80 degrees for a couple days now under an Emergency Marked maintenance call. The lack of customer service is disgusting. This isn't the first time this AC, or other appliances or units, has had problems that have gone unfixed for an extended period of time. We were informed by their maintenance people that it had a coolant leak and that the unit was out of date. Instead of fixing or replacing the unit, they only come and fill it with Freon and say that it has no problems. As a resident for over 3 years with no missed/late payments or problems, you would figure they would like to fix this issue and help keep a customer happy. Instead, we get put on the backburner and receive a spiked increase in rent each year. Our experience has been poor at best with Progress Residential. Going through the progress process combines online work with lots of follow-up calls. It isn't very clear to add people and register them on the new lease. Each time I called in, I got different feedback for similar questions. My advice is to include more details on the next steps in the Progress follow-up emails. If you need to call back after filling something online, explain that and why. Here is a good example. We had three additional people who needed to be added to the application. They filled out the information and sent it to the email box listed. After that is sent, we did not know that you need to call in and make sure it is tied to the property to show on the lease (address information is on the application they sent in ). The email box is a general box that is not checked until you call in. That is one of many things during this process related to poor communication. The support team is a combination of great, to hostile to lack of knowledge on their job. Would I recommend progress and use them again maybe? Understand you need to make multiple calls to different numbers depending on your needs. In addition to online paperwork. I do like not competing for a lease once you get qualified. Some of the support team were very helpful and nice. Make sure you know what address you are calling on right away, or they will hang up on you. read more

Search them on Facebook, there are multiple pages created to warn against this company! This company is total garbage. Please save yourself some stress and rent elsewhere. They are not military friendly whatsoever. Our local representatives never answer their phones. Some of the phone numbers we were given for them aren't even connected numbers. They are not better business bureaus credited for a reason. We moved to Texas from Virginia with the military and were unable to see the house prior to signing our lease and moving in. On arrival, the house was disgusting. Pictures will be attached. It was clearly not cleaned by previous residents. The fence (which was pictured as intact on their website) was broken. The gate was lying on the ground and the entire fence was clearly dry rotted. On their website, the house was pictured to have all carpet, which we wanted because we have a dog with arthritis in his hip. When we arrived, the house has zero carpet in any room and instead has laminate floors. When we questioned Katie Quigg, one of their leasing managers, she stated that she apologized about the cleanliness of the home but that as for the other things we had to take responsibility because we leased the site unseen. We stated that we "leased the site unseen" based on their website photos which were not accurately portraying what the house actually looks like. She told us that they have too many properties to keep them all up to date and that again it was our fault. She said we could put in a service request for the fence and anything else broken or damaged and send her pictures to be documented on our account. I would just like to say that if your company can't keep its photos up to date in order to maintain integrity with their renters then you have a shit company and need to hire someone to fix that for you instead of blaming your residents. You should never be "too busy" for integrity. Anyway, we sent the pictures and put in the requests. They told us that they would give us a $250 credit for cleaning the house ourselves which we agreed to do. Come next months rent due and the credit was NOT applied to our account. We called and spoke with a few people and they stated that we needed to check back in a few hours and that the credit should be listed. When we checked back, it still was not listed. We called and said that we would go ahead and pay the rent so that we did not incur any late fees but that since they did not apply our credit as promised that we wanted a refund to our bank account rather than a credit. Few days pass and we get a credit to our resident account and not a refund. We call back and are told that they don't do refunds and we shouldn't have "assumed" we would get one. We didn't assume we were told directly that we would get a refund. At this point we are super frustrated and want to speak with someone else when the lady tells us that the case is closed and there's nothing else to do. We say we want to speak with someone else and to reopen the case because this is not what we agreed on or else we will visit their dallas office in person. She smugly states that the dallas office is closed to the public and that no one will be there. She said that she can reopen a case but that it will take 3-4 business days for anyone to help us. This company takes absolute zero accountability, they have no integrity. One person will tell you one thing and then you get completely different information from another and they say that it's your fault. On top of all this, we never received their standard move-in checklist to see what the people who did the walk through with the last residents documented on the home (we wanted to know how on earth they did a walk through and left the home that way and wanted official documentation other than photos). it took over a month for us to finally receive *a blank one* after hounding the company and talking to multiple people trying to receive it. HORRIBLE CUSTOMER SERVICE This company is horrible. My son's application was accepted almost immediately but he has tried to TALK with someone MULTIPLE TIMES regarding wanting to see the leasing agreement BEFORE he is scheduled to sign and do the walkthrough. NO ONE has sent it to him yet. We want to know the specific costs and guidelines BEFORE signing any lease. He has asked to speak with the leasing agent because the fence needs repair before he moves in and they tell him he doesn't have a leasing agent assigned yet. I have called multiple times as well and they won't give any information. They say... We will get an email when it's time. I asked for a history of the average utility bills over the past year and they said they don't have that information (even though it is added into the monthly rent payment because it's bundled). So we don't have any idea what he WAS about to get into. The person he did speak with said the lease agreement was going to be emailed to him yesterday but it never happened. He is scheduled to move in (tentatively) in 3 days but has yet to speak with the leasing agent or see the lease agreement. Now...... how to cancel everything and get his money back. Wait a few months before assuming this company deserves 5 stars, because they don't! Progress Residential is trash and the maintenance is horrible. Lived here a year now and having same leaking issue with the dishwasher as we did when we first moved in. Opened numerous tickets regarding the dishwasher. It was missing the utensil holder and bought one out of pocket. The protective cover at the bottom of the dishwasher was also missing and exposing the wiring which WAS NOT capped off and had live wire dangling down. As I mentioned, the dishwasher leaked. This live, exposed, and uncapped wire was just hanging into a puddle of water. I had to get my own electrician to fix that and make it safe before someone was shocked. Progress maintenance finally scheduled to come check the leak and ended up replacing the rubber seal along the door. Seemed to work for a while. Then it kept flashing up an OE error code which meant there was an issue with draining. Put in another ticket. Multiple weeks later someone finally came and replaced the motor. But then the leak came back! Yet another ticket and another month or so until someone came. Trevor, the technician they sent, stayed for a few minutes of the cycle running and said there was no leak. We told him he needed to wait longer into the cycle but left anyway. AS SOON AS HE LEFT, we continued with the cycle and yes, it sure was leaking. BUT also that OE error popped up again and the dishwasher was back to not draining. We called immediately and told them to bring the technician back that had just left but he didn't return. We then saw a $150 appliance fee on our rent. We called and was told it is from missing the appointment. We opened a case to fight this fee because we have never missed an appointment. They are now lying to us. I work from home so someone has been here EVERY SINGLE TIME we have had a SCHEDULED appointment. We are obviously fighting this fee since they lie about everything and leave you with appliances that constantly stop working or don't work properly. There have been other issues too. Our toilets constantly run and drain, which has doubled our water bill. They had a plumber come replace the inside components which left the toilets draining even worse than before! Avoid this Company! My wife and I applied for a rental property managed by Progress Residential in which they required the standard application fee along with a 350.00 holding fee due to the home was one of their "coming soon" properties. Our application was approved and we were asked to verify our proof of income by allowing a report to be ran on my bank account. I informed the rep that my wife and I share an account and that she does not have her own. The rep informed me that was fine and to file as a joint bank account in which we did. After several days I had not yet received a confirmation so I started to call in every other day for an update. I spoke with three different reps over a period of a week and a half and each one told me that they are still awaiting confirmation and that the office in AZ who approves these is running a bit behind. After a few more days pass, I get an automated email from them stating my application was cancelled and that I forfeit my deposit. I immediately called into to talk to the rep and she told me that it was because my wife never submitted proof of income via her bank account. This was the same rep that told me that we can submit as a joint account and even confirmed that she saw we did exactly that. She then opened a ticket and asked me to call back in 24 hr. I called back the following day and talk to the same rep again. She told me there was a recent change to their policy and that since we didn't complete our proof of income, we forfeited our deposit. So they basically ripped us off of 450.00 just for simply trying to apply for a rental. Because of this I am disputing this charge with my bank and filing a complaint with the BBB. This company must've been one of those companies that was buying homes from Zillow and allowing families to move in and rape them on unnecessary fees. I rented my first home with this company and lived there literally no more than 2 weeks before finding out someone had been killed there 7months beforehand. The house was haunted , when I first called the company to let them know , they gave me the run around of course for about a week , eventually they tell me that I can then transfer my lease to a new home but I would have to pay like a relocation fee, on top of having to pay that fee to have my lease transferred , I was told that I had to pay a new deposit and that my old deposit was unable to be transferred to the new home BS but I end up paying since they stated it would be refunded . All of this took place in Feb , it is now April and they only decide to give me partial of my deposit back because they stated the house wasn't clean ... After I hired a cleaning company to come in and fully clean the house they send me pictures today stating that they will not be giving the refund due to pictures they sent . The pictures that was sent had to be taken After workers went in I assume and was fixing on the house mind you I stated someone was murdered in the house , bullet holes was in the wall , in the floor , garage door etc the company had not fixed anything in this house before we moved in the address is 605 Canyon Place Drive in Desoto TX, Which we stumbled on the article due to hearing noise in the house . Definitely haunted. ....... All This is BS to keep my deposit . I wish I could insert the videos being that i do not have pictures . Fast forward we moved into our new home and the master BR knob was hard to turn on the tub, someone came out to check the issue and multiple other issue we had in the home. So the guy ended up so called "fixing the knob handle , I went in after he was done he stated "the knob is hard to turn due to him just putting a knew knob on" , but there was a turning piece inside that was stripped . I went to take a bath on Friday and the water would not shut off , I called progress residential about 4pm that afternoon and put in a work order being that out water was flowing like a hydrant on the street , that did not come out until Monday to fix the tub so that mean my water ran from fri-mon. On Monday when the young gentleman came out to fix the tub his words was "the guy that fixed the tub didn't fix the middle piece on the knob to allow the water to flow and shut off I said what about did the work order state , he said that the faucet was "dripping ". WOW!! This is only a quick run through of what I've experienced . This company have "nice homes" but before renting a home with this company which by the way have "beautiful homes " (said twice for a reason)PLEASE ADD the progress residential groups on Facebook there are multiple !!! Wish I could give them no stars but I'll give 1 due to their homes. Please do your research !!!! Here was my issue. Notice the operative word being 'was' as I've moved out. When I moved in I put a lot of work into the yard, hired a lawn service as 80% of the front yard was weeds to help bring the front yard to 'my' standards. Just because I lived in a rental didn't mean I wanted it to look like a rental. There was mismatch in tile in the entry way and I mean the difference between white & black, but that was okay - I put a rug over it. Then the mix-match tile in the bathroom, again, a rug covered that. The backyard had a pool, which was nice, but I had to put add'l edging all around and stones to keep the yard (mud) run-off from going onto the deck after each rain. I could go on with updates done by me, but the point was when my lease came up for renewal, it went up over $100 a month. I knew someone that worked for Progress and was told they initiated some fancy algorithm which raised rents across the board $100-$200 a month. Because it was NOT a good time for me to move, I signed a new lease after going round and round with Jonathan in Arizona. He said it was market rate for 10 mile radius of my home. Well I did my homework and found 10 homes within 5 miles of my home at the rent I was paying before the renewal rate. I talked about the upgrades I've done. His response was Progress doesn't expect you to do upgrades to their homes and that the rent would not go down from the renewal rate. I looked at their available homes just out of curiosity about a month later and notice the rise in "coming soon" homes all about the time everyone got the large increases in rent. At one point there were 87 'coming soon' just in the Dallas-Fort Worth area. This doesn't count the Ready for Move-In homes. You would think that someone in corporate would do due diligence and realize their algorithm winded up causing many people to give notices. So, when my renewal came up again this year- again unsightly increase, I gave my notice. Yes, it had a pool, and yes, I was the one paying for monthly service, not to mention the utility cost of running the pump 8 hours a day and I was the one keeping it clean and maintenance in between- so not really a feature that should be included in the rent when the cost is extra! And not to mention, they would only do repairs to the pump as the heater never worked. Because Progress does not expect anyone to upgrade their homes - any upgrades that could be taken up or down when I moved out, you can be sure I did. And now, the home is still on the market and they have lowered the rent twice. Ummmm, you would think they would have appreciated having someone in the home that was taking care of it and never late on rent, but NOPE, they are all about getting you in and then price gouging you on renewals. Let me end by saying the Dallas office staff on move in and move out was fantastic & maintenance was timely. Corporate has some really big issues however and will be the demise of this company. read more

If there was a zero that's what they would be getting. Please please don't rent from this company. They are terrible. They charge you for anything and everything even if it was damage reported when u moved in. I had read the reviews when I moved in and was like well one website says 1 star and theirs says 4.5 that's just ppl complaining because they didn't get their way. Nope it's not because ppl didn't get their way it's because this company sucks that much. They are by far the worst company ever. Avoid homes from them as if ur life depended on it because in all honesty ur life might depend on it if u move into one of these homes. Read the reviews then go find some groups on fb and there are thousands upon thousands of residents that want to warn you about renting from these ppl. read more

We had to scramble to choose a new home because the home we initially viewed was not going to be available on the agreed date. We were driving across country so had to scramble to choose a "move in ready" home. We chose a new home and then had to wait 4 additional days as that is how long it takes this company to process admin paperwork. We arrived to our rental home and found that it wasn't even inspected prior to us trying to move in. The home was infested with cockroaches so I asked the inspector when they showed up if they could send out pest control. She advised us that the home is rented in "as is" condition so that would be our problem now. Besides the roach infestation, our recycling container was packed full with the remodeling trash which the city refused to pick up. The paint crew carelessly sprayed the residents prior food to to the shelves in the pantry rather that cleaning prior to spraying. The place was absolutely filthy when we arrived. Also the inspector lied to us about her allegedly showing up prior to us moving in as she stated the was a big dog preventing her to accessing the house the prior day. I told my neighbor about it and they checked their security camera and no one from progress was ever out the day prior nor was there a dog threatening people on our street. Would not recommend as we still haven't heard back from the service team due to the gutters being clogged and causing damage to the back yard. read more

Terrible company full of employees that do not care about people. They are an absolute scam trying to take as much money from you as possible. I had the worst experience with two of their agents Rachel Mendivil and Kristen Smith. They demonstrated a complete disregard for my situation which was caused ENTIRELY by Progress Residential's disorganization and lack of communication. The kicker: I wasnt even a tenant yet and was trying to give them money. I hope they go out of business. read more

Do not use them! They will charge you as much of your deposit as they can get away with when you move out. And they are super slow making repairs. We rented a house from them in Fort Worth while we renovated our house. We needed a fenced-back yard for our dog. About 6 months into the year-long lease, one panel of the back fence fell down during a strong thunderstorm. I called, and then made an on-line maintenance request as instructed. They finally repaired the fence 6 MONTHS later, one week before our lease was up and we were scheduled to move out. Also, be sure to tell them the move-out day. I assumed that, unless I was planning to stay longer than a year, that the move out day was the last day of the lease. Nope. you have to give them 60 DAYS notice if you're going to move out, or they take part of your deposit. And the Dallas office is nearly impossible to get hold of by phone. I had to deal with the company headquarters in Phoenix. They had no ability to do anything in Dallas other than contact the Dallas office, who, as I had said, were basically unresponsive. Just when you think there are good people out there that want to help, Then you have to realize they really just want to help their pockets. Now I will say they did have maybe 3, I mean literally 3 customer service reps, out of 18+ that we talk to, and the 3 that we did interact with took the time and patients to help and explain due process. For the people, that said the house were move in ready, and that the homes we looked, they and told my mother she qualified and got one of the homes, they should be retained on due process. My mother moved here from Arkansas, in June she has all her ducks are in a row with this company and for almost two months they made her jump through so, so many hoops it was unprofessional, lack of knowledge and no decency of common curiosity. After all the back and forth with sending emails and signing paperwork, talking to different people, who were and weren't knowledgeable, its unprofessional. All that said and done a week has gone by again, and for them to not even have the decency to call and explain why now she didn't get the home they emailed her, and told her she didn't qualify. when they mentioned she didn't qualify for the first home, and rep told her she needed a co-signer, which she got, then was told she got the second home she looked at. Again they need to do a bit better with training on due process and knowledge. If you don't want the headache or stress or the run around don't go with Progress Residential. read more
