My wife and I mistakenly rented a site unseen house from this horrible company. We had to start the lease on November 10th, even though we were still employed Houston Tx for a couple more weeks and wouldn't be able to get to the property until 19 days later. We got here (Denton Tx) on Sunday afternoon of 11/28 and felt like we had been completely catfished. There is wood rotting on the front and back of this house, all the electrical outlets in the living room look as if they're somehow burned, one is broken to where my 2 year old daughter can stick her finger in it. The stair banister is not to code. Code is 4 inches, one of the openings is 6 inches and we noticed because my daughter was half way through it one day. We were told by a progress residential contractor not to use the fireplace until they have it inspected, which i am pretty certain should have been done when this property was acquired by y'all, because it looks like there may be smoke/ fire damage on the outside of the chimney we can't use it. We were told that Wednesday 12/1 and it has yet to be inspected by anyone. The list could go on, but these are my main safely concerns for my family. Their contractor has a whole list of things he has pointed out to get fixed on top on the things I listed above. I spoke to Shayla Logan yesterday 11/6, and she drafted up a email about this whole situation and CC'ed a whole list of people. It has now been over 24 hours since that email was sent and I have yet to hear from a single person. Very disappointed. We have already started the process of a home to home transfer, for I do not feel this is a safe environment for my family. Work orders were placed on Wednesday last week 12/1 and not one thing has been done. I am not even sure where in the process of this transfer we are at for no one will call me back. All I am wanting is to have the transfer fee waived. I was told by their contractor that this house should have ever of been listed, that it wasn't ready. I do not feel like me and my family need to be living in a home while there are people coming in and out fixing things that should have been done prior to this house being on the market. BEWARE! I applied twice within 5 weeks with this company. The 2nd time bc I was denied the 1st time bc of a false charge on my credit that was removed. The 2nd time they approved me with "conditions". I'm self employed. I had a 6 figure Verifiable income at that time. My credit score was 710. Good rental history. Yet the "condition" was that in order for me to be able to lease I was Required to have 12 months Worth of RENT in my bank account!! WHAT!? If I had that much money in my account I wouldn't be RENTING. ESPECIALLY FROM THEM!!! I don't even Know Anyone who has that much money in their account (unless they're planning on buying a house soon). I was not refunded the SECOND $250 fee I left on that app. And after looking at their policies it says no refunds if approved and don't take the rental. BS. Yr conditions were asinine. Update: Called 09/27 and was told ANOTHER case would be opened up because the previous one was closed and I should get a call back by end of day. I did not get a call back by the end of date and am still waiting on a call or email with a electrician appointment time/date. The communication with this company is horrible. If you call their primary phone number 833-774-7377 to check status on a "Maintenance Request" you are routed to "Customer Care" who are trained on the bare minimum of taking a message. No one in "Customer Care" is cross trained to schedule or provide maintenance details. A message is taken with a ticket number created and you are expected to wait for a return call from maintenance which does happen. I initially created a maintenance request on 09/09/2023 for a breaker to be replaced. I had to raise hell that following week with "Customer Care" to have someone from maintenance call which did not happen. A week later I get an email with a scheduled maintenance appointment for Friday 09/15 for them to come out to tell me they need to order a part. They come out the following Friday 09/23 to tell me they need to send out an electrician and someone will contact me. No one has contacted me to date. No one was able to provide me with a direct number to maintenance. Everything goes through "Customer Care" which there isn't any customer care being provided. They are more of a call center as phone operators than "Customer Care". In between these unsuccessful appointments, I had to fight to get them set up. This Saturday, I will be going on 3 weeks with no electricity in my living room. I requested for someone higher than "Customer Care" to contact me to see how I can be compensated and to date, I have not spoken to ANYONE regarding my lack of living room electricity or compensation. My experience was not good. They will not work with you on any level. They will punish you if anything happens even if it is not your fault. The rent will start out low, but will increase alot not to mention they charge for everything. They also use a company called conservice for utilities that will rip you off and double charge you .Houses look good on the outside, but old on the inside. Customer service is not good. Today was a horrifying experience dealing with Progress. The whole endeavor was overwhelming and disgusting. I've talked to three people in reference to a photo ID of a 93 year-old woman (my mother) who is the applicant along with me , her 63 year old daughter for an applicant for a rental property at 5751 Oakham street I spoke to Steve who was very blunt and arrogant I spoke to William who tried to assist me with the necessary change. He transferred me to the application department where I spoke to Amar who intern told me that I would have to reapply spend another hundred dollars application fee , and that my application will probably be denied again because of a picture that application process messed up , they needed a 93 year-old woman to turn her head from left to right and because the application did not verify her I was denied. there should be a process that helps senior citizens through this process, dealing with the Internet when they clearly have the income and necessary personal* information needed. I delivered to them all of the requirements to be approved but, a picture approval from a computer and not a person is totally unjustified for a denial. read more

I'm very disappointed with my rental experience with this company. I was new to the North Carolina area and decided to rent a home managed by Progress. I learned that I would be in charge of the gardening upkeep of all facets which later became an expensive task despite not owning the property. They were good at making requested repairs, but after one year of renting, they raised our rent almost by $200. I was shocked at the inflation rate despite being a good tenant and paying rent on time each month. I even looked at their other homes in the area and found comparable homes still priced at my original rate of $200 less. Lastly, their move out process is even more expensive. They make you hire professional cleaners that cost $250 and you must adhere to a strict checklist that also became very expensive. Then they still found ways to keep most of my deposit. I don't rent from them. My wife and I were about to do an application yesterday, but the move in date window was a little weird for me. So, today I decided to thoroughly read their website and things didn't add up for me. -They will hold the house for twelve days from the application, BUT you can't move in on a weekend unless you finish their orientation process...which must be done on a weekday. Basically limiting your move in options and squeezing down your "twelve day" window. PLUS additional holding fees that are non refundable, but are only necessary due to the limitations on the "holding" period. Secondly, the house we were going to pursue looks great, until I read reviews on the company. Reading DOZENS of one star ratings is clearly depicted the culture of Progress Residential. Customer service issues, long waits for maintenance issues, Portal issues-which I've read multiple Customers ended up getting evicted and served court papers!!? Honeslty, I'm posting this review in the hopes to encourage other potential tenants to bypass the headaches. April was awesome and prompt with her phone call. She answered all my questions and made sure I had everything I needed to move in.

We had numerous issues with getting their online application to work right. After 4 days they fixed their site and we paid the $100.00 application fee and $250.00 hold fee. We received an email in one day that our credit and background were approved so they just needed to verify our income and ID. We submitted our drivers licenses and pay stubs so figured we were good to go. Suddenly communication stopped and online it said application denied with no explanation. Why do we feel this is likely a scam for some houses they may advertise but do not have ready or need the application fees to stay afloat... it is not because we are angry, it's because we make 10x the rent amount, we have credit scores in the 800's, we have never been late on a bill, and we do not have debt piled up. Very disappointing, so we would caution anyone using this service. We should have listened to the other reviews and trusted our gut that they make you pay non-refundable fees before you can even look at the house. We recommend looking elsewhere.... When I moved in one set of blinds had fallen when I opened them. There were two others holding on by a thread. I was told by my liaison to place a maintenance request. When a maintenance request was placed the man came out and replaced the one that had already fallen & told me to place a me request once the others completely snap. When the second did it was also replaced. Now the third has snapped and the company is telling me it is my responsibility to replace it. Or pay them $300 + to come out and replace it. We had a leak which resulted in almost all of our laminate floors being ripped up and it took 3 people coming out because no one could fix the leak correctly. it took 30+ days for them to lay new floors. Over a month we walked on cement and let me add we have a crawling baby. We called and called and emailed so many times and no one would call back. It was ridiculous. In a nutshell: 1- Take photos and videos from all corners of the property the day you enter and the day you leave. 2- Be prepared to fight for non-sense charges and baseless excuses for not paying back your deposit money. The good thing first: The maintenance is relatively good. We had many problems during our 4 years stay at one of their properties, but most of the times they would come relatively fast and their technicians did good jobs. However, leaving the property was a painful experience with too much headache. We took very good care of the property and kept it really clean. But imagine how the paint would go bad anyway after four years of stay. I called a couple of times and made sure that we don't need to paint, and they orally confirmed. Then we spent a lot of time cleaning the house and had professionals clean the carpets. They told us that we can't be there when they inspect the house after we leave because of the COVID19! That was a ridiculous excuse as the house was big and with masks there would be no risk. After a couple of weeks they sent us a big list of charges based on which we had to pay ~$300 more than our deposit! Most of the charges were too off, from broken lock to ozone carpet treatment, baseless late fee and more than $600 for painting, etc. We were sure that the claims were baseless. I disputed and after more than two weeks, they would waive ~$800 of it although "they stand behind their original charges", but did not waive the painting. I disputed again and they ignored. I called and they were not responsive, instead the representative was too rude saying that they usually don't consider more disputes, and the department for disputes could not be reached by phone! I emailed many times asking for evidence and eventually they sent me a report containing photos of cross sign on the wall, which I could not tell if they were really damage. I gave up! read more

This is the worst experience I've had. The house was not move in ready. They messed up our power and is trying to make us pay for there mistakes. One of the ladies there admitted that was there mistake and said " I'm sorry for our mistake and don't worry about the fee we will wave it" then they proceed to try and charge us along with adding latte fees. I would run as fast as you can from this company. They get you with leaving a review right after you finish move in orientation. My home was not cleaned prior to move in. I took pictures and emailed them to the appropriate email address...it has been two months and not a word. Mold in the shower, layers upon layers of dust and they even painted over the dust in some places. There was not a stove or microwave upon moving in. They would be delivered the following day, great that's no problem, well what they don't tell you is they deliver but don't install. There's another company for that. Two and a half weeks later they were finally installed. The fridge didn't work, only found that out because all the food spoiled that I had just bought...and guess what...they delivered a new fridge but didn't install it. So, I had a microwave, stove and fridge sitting at the house for two and a half weeks. It has been issue after issue after issue. Still can't get a hold of anyone to even care. Oh, and they nickel and dime you like crazy! The doors have a smart lock system on them, and they charge $17/month for it. Not worth it. You don't have the option to put utilities in your name, they use a company for that...yep, an extra $7.95/monthly charge. I will say the service guy that came out to look at the fridge and to fix a water leak was exceptional. I would give him a 5-star review. read more

Horrible. Never rent with this agency. They stood by and allowed us to move in well aware that we were moving into a roach motel. The past year has been a nightmare. Management and customer "care" are a joke. They had their "trustworthy" pest control company treat our house multiple times and it did nothing. I was constantly lied to, and had to go weeks without appliances because they were infested throughout and needed replacing. I was promised that it would be taken care of and that I wouldn't have to worry about going without appliances, but I was making calls for weeks and to the point of tears in almost every call as I received almost no communication for two weeks straight. And the house is STILL infested. The service manager REFUSED to take any responsibility. And we can't even leave due to lease agreement. Avoid the nightmare, no one gets anything done here and the last several months have been the worst nightmare of my life as my family and I have to wake up to ROACHES crawling on us in our sleep. And I was told I would just have to deal with it myself. STEER CLEAR NEVER PROFESIONAL OR CARING. Their third party contractor cared more for me than they did. We placed our first emergency maintenance request on June 18, 2023. Since that day we have contacted the repair hotline 6 times and we're told all six times that they would be sending someone out. We have now been four days without air conditioning in our home in 100 degree temperatures outside. Our indoor thermostat is at 92 degrees and we have a five month old infant in our house. It took me filing a neglect police report and calling our local news station for this company to acknowledge our work order. Absolutely ridiculous that we pay this amount of money for a home that we can't even live in because the unsafe conditions. And this isn't our first run in with this crappy maintenance department, our house flooded at Christmas 2022. second guessing ever renting from this company not even a month in to my lease. we were relocated to this area for my husbands job. I have had nothing but the run around about my fence getting fixed even though I received a text stating they would have a temporary fix done till they get HOA approva. That hasn't been done. I was told to put in another work order since now they can't find the original work ticket. My tub in master bathroom is leaking inside of wall has been since day one. If your on housing and have a 2 bedroom voucher but need a 3 bedroom they will cancel you a keep your holding fee. I understand about the application fee, but they don't give back the holding fee. We have tried twice, after the first time we spoke with someone that told us that we could apply again because we could get a 3 bedroom on a 2 bedroom voucher. We are the home owners in the house that shares a fence on the left of one of your properties in Texas. We have tried speaking to someone for over 3 years now about replacing the fence and no one gets back to us. The fence was literally on the ground and y'all had someone come out and PUT IT BACK UP even though it is dry rotted and needs replacing. We know Progress owns this property and we are tired of trying to get a proper fence replacement. We've tried splitting the cost, we talked to whoever was in the home doing the move out inspection last week, we've sat on hold for OVER AN HOUR on the phone trying to speak to someone to never be connected. The fence is a hazard and is not safe. The entire fence needs to be replaced, including the gate. This is irresponsible and we will fight this from here on out. We are tired of a rotted fence being picked back up and screwed back in. Poles need replacing as well. This is not okay and we are willing to take this issue higher if need be. Renter beware!!! This company is a complete joke! First they will come up with some reason to close your application. They only communicate status through email so if technology fails, conveniently at the most crucial time, you will have to start over. Funny that me nor my co applicant received an email requesting a copy of my SS card because of some "issue" that no one has yet to explain to me. then when they tried to forward the email that they supposedly sent to both of us (and neither received) it "errored" and she had to send me "screen shots" i questioned if possible it errored to begin with and that is why we never received it and i was told no..it shows sent. well, it was never received. i had been checking emails every hour even at 3 am as we were running out of time due to our lease end date where we were living at the time. The houses have been "updated" but they only give you 48 hrs to report anything that is different from their move in "photos" you dont actually get to do a walk through for move in orientation and the pictures were from a month prior. WE ARENT EVEN FULLY MOVED IN IN 48 HRS AND I HAVE TO STOP TO SEND MULTIPLE PICTURES OF ALL OF THE SHABBY HALF-A$$ WORK DONE. THEY WILL STRAIGHT UP LIE TO YOU. I answered their survey with all mostly dissatisfied and did get a call back but it went to voicemail and haven't been able to get a return call yet- sent an email to the 5 resident coordinators and not one response. but you can bet that if i didn't pay my rent on time id be hearing from someone... i even asked about some of the many bad reviews and Tanya told me that was due to customer care and assured me that if i reached out to her or the coordinators i would get a better response.... again...LIED. I am in the process of sending so many work orders i almost need to take a day off from work to do it. There is so much more to complain about but I am afraid I will run out of room. I've been a Progress resident for years. My 1st year went smoothly with exception to the Conservice billing. They are consistently 2-3 months behind on billing which I know is illegal. It forces you to keep their electricity billing because they they forward the final bill to get you out of their electricity billing it's up to $700-$800. I have not been allowed to communicate with the electricity company, water billing department for the city unless pipes burst. It's been pain staking to understand a bill you cant addreds without arguing with the property manager which for the first 3 years I absolutely could not stand. Getting them to schedule repairs within your availability is impossible. They dont do weekends or after hours. Forget about getting a maintenance person during weekend emergencies. They literally only do cosmetic repairs not real repairs unless pipes burst, roofs leak, toilets flood...even my garage got a piss poor cosmetic repair. Their outside vendors are reflective of the market area maintenance manager. So when I first moved in outside vendors were notable companies with websites, reviews, and certified technicians. Then when the maintenance managers changed, the quality of vendors did as well from unlicensed techs with non english speaking assistants, to unmarked vans or private vehicles, with questionable criminal records. When I requested a reduction in rental increase they outright refused. They didn't credit me for years of outstanding payments of timely payments. I went from $1500 for 4 bd 2.5 both to $2300 in short span and with pandemic, they actually raised rental prices and reduced quality of services. Do not rent a home with Progress. This company bought out our existing leasing company we had and since then, we' ve had 3 main maintenance requests that were ignored, no one ever called or came by, but online it says the request was closed. We have to pay for everything that goes wrong and never have gotten reimbursed. And when they bought our property out they never asked us to supply the current renters insurance policy we had. They have been charging us 2 fees, totalling $35 per month, saying we don't have renters insurance. I have sent them the declaration sheets 8 times since March 28th. After 5 month just got an email saying they can only credit me 1 month of the fee because they only saw the emails today?! So I'm out thousands with this worthless company. I call customer service repeatedly and get placed on hold, only to be hung up on after 10+ minutes. DO NOT RENT FROM HERE! read more

As most other ratings will show when you move out there will be fees and charges that you will not understand and there is no one you can talk to only some unknown person emailing back that you owe. They went as far as to say we owed our last months rent of April even though the payment posted on March 30th days before rent was due. They received payment for Aprils rent early proven by their own ledger and my bank statements but May 1st they deducted Aprils payment from security deposit for some odd reason. Person emailing (same person that you cannot talk to over the phone) only reply's that we owe and is pretty much an unknown un contactable person. So yeah GOOD LUCK we're currently in Month number 4 of this back and forth circle of no progress. There's very little Progress from Progress Residential. read more
