PMA...Aka, " Properties Management Associates " is the Absolute WORST OF THE WORST LOWEST SLUMLORDS THAT PUT MY LIFE AND MY HEALTH IN SERIOUS HORRIFIC DANGER! I lived in their apartment building called, " Variel Villas " in Canoga park for 1 HELLISH YEAR. Finally ending my lease 10 months ago RIGHT AFTER THE ENTIRE BATHROOM CEILING IN MY STUDIO APT ON THE 2ND FLOOR COMPLETELY CAVED IN BARELY MISSING ME WITHIN SECONDS EXPOSING THE BRIGHT BLUE SKY ABOVE AFTER THE ROOF COMPLETELY CAVED IN ONTO THE BATHROOM FLOOR, FILLING UP THE BATHTUB, THE ENTIRE SINK AREA, ALL OF THE BATHROOM MISSING A ROOF, CRASHED DOWN BUSTING THE TOILET AND HUGE CHUNKS OF THE BATHTUB BROKEN COMPLETELY OFF LEAVING CLOSE TO A FOOT HIGH OF DEBRIS, WOODEN BEAMS THAT USED TO COVER THE ROOF/CEILING HOLDING IT UP AND A HEATING LIGHT ALSO CRASHED ONTO THE FLOOR !! THERE'S SOO MUCH MORE DAMAGES THAT OCCURED SOLELY BECAUSE PMA WAS SOO NEGLIGENT IN THIS MATTER, THAT I HAD TO CONSTANTLY SEND EMAILS ABOUT THIS PROBLEM OVER THE COURSE OF 3 MONTHS WARNING THEM THAT THE ROOF WAS CAVING IN SINKING DOWN LOWER AND LOWER EACH DAY THAT WENT BY. THE APARTMENT BUILDING DIDN'T EVEN HAVE A MANAGER WORKING THERE ON SITE FOR MONTHS UNTIL MY ROOF CAVED IN!! THE ONLY PERSON THAT WAS FINALLY SENT OVER WAS SOME OFF SITE MANAGER THAT WAS A BULLYING PERSON " PROPERTY MANAGEMENT ASSOCIATES REPRESENTATIVE " NAMED KATHLEEN MCGRATH. KATHLEEN MCGRATH IS THE SINGLE MOST MISERABLE, ANGRY AT THE WORLD , BITTER SLUMLORD ! REPRESENTING The company that she works for , Property Management Associates. This Woman went around the entire apartment building complex and told everybody that I was the one that caused the ceiling to come crashing in and that they were not responsible for the roof smashing into my apartment and almost onto my head which put me in A place of severe danger and that's only the half of it! Kathleen Not only went around to every resident in my complex placing the blame on me when nobody even was asking about it. She was trying to get the residents to back her up on her side by telling lies about me, Telling whoever would even listen to her That I solely caused the entire roof to cave in, And that the property itself was in perfect condition when I moved in and somehow in her belief in mind and I'm sure her companies as well That somehow I magically managed an entire bathroom ceiling roof to come crashing down all by myself and I stand at Only 5 and a 1/2 feet tall and a 108 pounds but yet as Kathleen claimed I caused the problem, yet I had warned and emailed and tried to get in contact with her and her company for 3 months prior to the roof caving in because I noticed that it was starting to slowly sink in the bathroom ceiling which to no Avail I never got a response from her! It seemed both Kathleen and property management associates Did not take the issue seriously because obviously had they done that and took the precautions the 3 months prior to finally falling then that would have never happened but sadly it did and property management associates wanted absolutely nothing to do with the aftermath of the whole entire nightmare that I experienced in and place that I actually had to sleep in when there's a dangerous situation that I had no knowledge about prior to moving in. In closing and I apologize for the long review it could have been much longer but I'm just going to leave it at this and warn people to stay FAR AWAY from renting ANY place that property management associates manage because they treat you as if you are practically garbage , Care nothing about the residents safety and I just remembered that in the wood beams had molds all inside the ceiling which looked like black mold! These people are crooks who are happy to get you to sign a lease to rent an apartment of theirs but once the ink is dry then you might as well be invisible and don't dare mention to them any problem or issue that you might have because they don't care. RE: Metropolitan Lofts (Apartments)- Hollywood, California I absolutely disagree with the negative reviews posted about the new management company for Metropolitan. It ultimately comes down to personal perspective. My girlfriend and I have lived at the Metropolitan for 3 years now. We moved here from North Carolina and weren't able to visit before we came so you can imagine how anxious we were about the whole ordeal. I came across their ad on Craigslist and did some research and really liked the location and the photos I had seen of the place. (Amazing City Views!!!). I do have to admit that building management was absolutely terrible up until the new shift recently. Before new management came into the picture (about 3 months ago or so)-- weeks would pass by without maintenance requests getting fulfilled, management would often loose our rent checks and would try to later charge us a late fee, parking was a nightmare (on a first come, first serve), and access to the building was easy for anyone walking down the street (very unsafe!). Due to safety concerns, my girlfriend and I were considering moving out during the month February. It is amazing how things have changed and taken a turn for the better in the last few months. David, the new onsite manager, is very professional and courteous. Although he seems fairly young and does not look the part of your "typical" authoritarian, he seems to be very dedicated to improving the building. All of my phone calls are returned quickly and every email is answered promptly. Its is very apparent that staying on top of things onsite is his ultimate priority. We are very thrilled he gives a shit about things around here. Since the new management company took over-- cameras have been installed throughout all common areas in the building, a new fob security system is being installed, we have valet during day hours Monday-Friday, we have overnight security patrolling the premise, and the building seems so much cleaner. We can also pay our rent online now, which is awesome because that earns us points towards miles with our CC company. With the exception of a few packages having gone missing, everything seems to be going much smoother. Jorge, the porter, is also very kind and very savvy with repairs. Both Jorge and David make a great team. I see them working all of the time and they always smile and say "hello". The only two negative things I will say about Metropolitan are: 1) I wish the gym was better equipped. And 2) I wish neighbors would be more friendly. Some are such pretentious assholes that on occasion take more than one parking space. All in all, I disagree with the negative reviews towards the new management company. Property Management Associates so far has proven to be a very professional and well-meant company. They are certainly a breeze of fresh air compared to that no good prick named Mark (the former owner/ manager) who obviously didn't give a shit about his property and ran it to the ground. The Metropolitan is also centrally located within blocks from great bars, restaurants and entertainment. The 101 fwy is is just a block away making my daily commute to work very accessible. We certainly do not see ourselves moving out anytime soon, and I would certainly recommend to anyone seeking a low-key living environment. read more

Jodi Stancampiano is deceitful and manipulative: and I have extensive proof of this due to watching her isolate, divide and conquer, intimidate, coerce, bluff, harass and disregard the law repeatedly. When called to account she cowered away from the conversations to a state of negligence and "tell it to the judge." Tell the Judge your building has no certificate of occupancy and is considered a fire hazard by the LADWP? Gladly. CEO Thomas Spear has proven himself in action to be either negligent to fire safety, or incompetent,because he is allowing units to be rented in a building WITH NO CERTIFICATE OF OCCUPANCY: These people refuse to respond to requests and prove their buildings are not Fire Hazards. This behavior continues after my bringing up landlord harassment, retaliation and the need for a certificate to the PMA high Executives, who simply buckle down and hope to bully private people into submission. As a point of fact, in my experience, these people are not trustworthy and do not respect the laws. I exercised my right to withhold rent for uninhabitable time and costs incurred, and they retaliated, after warning by threatening eviction. I requested rebuttals and discussions and they disregard my legally disclosed withholdings. This illegal eviction threat was after I asked Jodi Stancampiano to abide by the law and is harassment, as it is a direct threat on my safety, with willful disregard to the law. I highly recommend avoiding this business, who rents unit illegally and refuses to prove their own legal standing when requested. Thomas Spear is unable to account for the actions of his company and people, showing negligence as CEO. His inept limpness in handling my family's safety concerns and legal concerns is a testament to why this company does flat out shady business. This company deserves to be sued for their harassment and renegade lawlessness. PMA is a joke? I have had the unfortunate association with this company because they manage my building for the last 4 years. In that time they have had 3 managers and a big absence in between each run at overseeing my building. The first manager showed up after 4 months of no onsite and lasted less than 6 months with midnight move out? The next manager moves in after a 4-month absence of no onsite manager. she lasts less than 2 years after being micromanaged to death and near getting any results for the tenants,(i.e. pool furniture, drapes, landscaping, general maintenance, and upkeep? Nothing ever happens unless the city gets involved and even then that's a joke with the city inspectors? We now have had a 7-month gap between managers again and this time PMA put in place of an onsite manager, a young couple whom they call Keyholders? Does this mean that" NO onsite manager" and the couple they have onsite DO NOT HAVE THE KEYS in their Possession ONSITE? The offsite manager who runs 4 other buildings the same way and lives 10 minutes from my building thinks this is acceptable? Wrong. You don't play with rent control tenants. Even off-site manager has no key? Always uses the buzzer to get in? Why? Let's talk about the repair crew they hire. The fix-it family? family of 3 that think they know what there doing? They don't have a clue and PMA hires this kind of work because they don't have any idea how to repair or fix so they hire this family. Their work is nothing but crap! Can't match the paint with the existing paint on repairs. The place has different color paint in many areas. Try to get something repaired or fixed and your going to have to wait. Example. Simple window screen took almost 5 weeks? Blinds to replace my drapes because they don't have a drapery company and force you into the blinds made buy a company would should be out of business due to lack of quality and materials is beyond me, buts that PMA. Still, waiting after 7 weeks for the right ones that fit?? It's a wonder how they stay in business with all the bullshit they throw around. Do us a favor and pull your head out of your ass and perform the duties you're expected to do. Stop with your famous delay tactics. If I was the owner I would cancel your contract and move on. What's worse, this critical information was deliberately withheld from me and other tenants. It's a breach of trust that goes beyond mere inconvenience--it's a blatant disregard for our rights as tenants and our need for transparency. Learning that permit applications were submitted well before I even set foot in the building added another layer of betrayal. How could they fail to disclose such significant construction plans? It's not just about losing parking and laundry; it's about the disruption and chaos this will bring to our lives. As someone who often returns home late, the dwindling parking options in the already congested neighborhood are a legitimate concern. The decision to cram 50+ cars onto an already bustling street seems short-sighted and careless. It's not just about inconvenience; it's about the safety and well-being of everyone in the community. This unilateral action threatens to transform our once-quiet neighborhood into a chaotic mess of traffic congestion and parking nightmares. This experience has left me deeply disillusioned and distrustful of PMA. I wouldn't wish this ordeal on anyone, and I certainly wouldn't recommend anyone I care about to move into another one of their buildings. Jodi stancampiano, pattie reizmann, and david reyes are horrible at managing properties. Here's just one example: Last year, my apartment flooded because of rain. Water can cause pricey damage and harmful mold if not dried immediately. Strike 1: I called Jodi, Pattie, and David. None of them answered. Strike 2: So then I emailed them. They said someone would come fix the problem, and replace the windows in our unit and the unit above. They did not show up for multiple appointments they made to come fix the problem. Strike 3: After over a month, they finally got a contractor to come in. I asked if he was licensed, and he would not answer, and refused to show paperwork that he was license. Strike 4: patti or jodi (i cant remember which one) - told me they would replace the windows verbally. Later, in an email, she said she never said that and they would not be replacing the windows upstairs or in our unit. Strike 5: patti or jodi (i forgot which one) - told me the owner of the building does not want to replace the windows, so we need to talk to him if we have a problem. Maybe if jodi, patti and david reyes communicated with the owner of the building better, they would make it obvious that replacing the windows and fixing a leak is cheaper than the long term ramifications of water damage. They say the contractor is licensed, and he refused to answer. I then asked for his license and he refused to show me one. Just look at his work (ie the picture of trash bags over the windows) Here's the best part: This happened again this year! Going through this hell again!! Check out the picture of the "window fix" of the non-licensed contractor. He covered the windows with trash bags and thought that would work! Now Im sure there is thousands of dollars of damage to the floor in that unit (not to mention it looks like the building belongs in skid row). read more

Okay This review is for the best property manager yet!!! I have been living at the Regal Villas for 4 years and counting. Now let me tell you. When my husband and I first moved here it seemed like a dream with maintenance coming when we asked etc... then after about 2 months I would contact the old PM and there were days even weeks before I would get a response.... SOMETIMES I WOULDN'T EVEN GET ONE! Then I would Re submit my concern/need for the unit and still I wouldn't get a response and then I would come home to know that someone was for sure in my unit without consent or a notice that they were going to come in and do repairs!!!!! Then came the amazing SHELLY!!!! WOW what can I say about Shelly.... Well, she is super on top of it!!!! whenever I have a concern or a maintenance issue the second I request my issue she will have someone out there the next day..latest 2-3 days!!! Being at Regal Villas these last 4 years have been amazing ever since she came on board. We had a roof leakage issue since we moved in and our previous PM never did anything about it (along with the mold issue as well that was there since the day we moved in) and let me tell you HE DID NOTHING ABOUT IT. The second my husband told me he relayed the message to our "new PM" Shelly she was up stairs checking out the unit and within a week we had no mold and our leaky roof was finally fixed and not just covered up with paint!! With this company as a tenant, you don't have any rights whatsoever. The only thing you're going to receive from them are going to be "Memorandums", "30 day notice change of terms, that they are going to notify you that from now on you must to pay ALL utilities, "3 day notices to pay rent or quit" even if you paid on time, Mandatories, Regulations, and the most interesting thing is that they are going to raise your rent up to $600. You're going to receive those notes in your mail and on your door every week, sometimes every day. You're not going to feel like at home anymore, you're just going to feel like you're in prison and they could do whatever they want, even they can enter without any notice or your permission. They can throw you away on the streets with children and pets easy and it is not going to happen cause you're a bad tenant, they will do it because they have their own financial interest. The property itself, can have mold, roaches, termites, old and dirty carpets, leaking faucets, but that's not important to them apparently. Please be aware of this company, As tenants, we don't think it's safe to rent from these people. It was the worst experience of our lives. Most of the tenants are planing to move out. I live in the MetWest Building on Sunset. I have been here for almost four months and I absolutely love it here! The Rooftop is one of the most beautiful resident rooftops I have ever seen. The apartments are also very nice, everything is brand new and I have a washer/dryer which is essential. The building is beautiful and very well-maintained. The hallways and carpets are always clean including the Trash Room. I was really looking for a comfortable, modern/ new building and this truly has been the best experience by far of all the apartments I have lived in around the city. The building has some nice bonus added features such as a gym, comfortable conference room with a coffee machine and work/entertaining space. There is also a cute lounge with a fireplace and a jacuzzi/swimming pool on the Roofop. The views are spectacular. Everyone has been very welcoming from the first day I came to look at the property. Lewis the property manager is exceptional. He is extremely kind and helpful, very easy to talk to regarding any concerns or maintenance requests. Overall I would say this is the best building to live in and I am extremely happy! Looking forward to being a part of the community for quite some time to come :) read more

I enjoyed my time at the Versailles Apartments in Long Beach. My fiance and I had two units during our time there. The lease featured parking, storage and was priced well for the area, a hard thing to find all together in Long Beach. The units themselves were spacious with great storage. Kassandra, the property manager, was always quick with a response if needed, friendly and professional. We had a faucet leak in the bathroom once and it was fixed within hours. There was a great cross breeze from the window to the front door. I wish they had screen doors so I could have had my door open more, had to block it so my cats wouldn't get out. The rooftop had a great view of the ocean and even Catalina Island on a clear day. The building is great walking/biking distance from both downtown and 2nd st. Pros- Pet friendly Good space for price The building is kept up to date and cleaned weekly You can hear the fog horn (pro for me) Higher units have so much natural light (my 4th-floor unit) Cons- People in the alley sometimes block the garage door Lower units are a little darker (my 2nd-floor unit) Elevator is often forgotten by the cleaning crew and is very slow read more

A current tenant in Franklin Plaza Apartments, having been here for about a year. When we moved in, the place was fine, but god forbid you have a problem and need to reach someone about it... until Giselle came in and took over. In less than a month the place went from somewhere I was ready to leave at the end of my lease to somewhere I wouldn't give up at all! It was really sad when Giselle left, but Nikki has done a solid job in her stead, even taking care of nice little touches like decorating for Halloween and Christmas, and following up on things Giselle intended to do but left before she could complete, most importantly handling the new cameras and building security. If there's one complaint I have about this building and PMA, it's that while there's a lot of attention to detail up front, it doesn't feel like that same attention is brought elsewhere around the building, for instance, old signage still hangs on doors in common areas, and after the floor was replaced due to a sewage issue in the exercise room, it appears the equipment that was also somewhat damaged was never cleaned (specifically free weights and a few machines). read more
