It's clean and very well maintained with beautiful views of the property, like trees, plants, and the pool area setting is awesome. Karina and Kayla is very professional and friendly. Rancho Alisal is owned by Irvine Company, which generally have nice apartment homes with good reviews. I give 5 stars for maintenance, landscaping, and pool area with bbq, and large laundry rooms. I like the All At Home apartment app to pay rent, but I'll give 3 stars for the quality of communication with the office. The office staff are professional in a clean setting, but they have already sent a letter threatening to evict me for noise. This occurred after I complained about the constant grinding hum sound of the bathroom fan below me which seems to be on almost 24/7. So apparently the flooring to ceiling construction are thin. I I did politely try to communicate with the downstairs neighbors thinking their kids absent-mindedly leave the bathroom fan on all night long, but they never answered their door. As a new apartment resident I have since moved my bed to a different part of the room and occasionally sleep in the other room to filter out the noises of shared spaces of of apartment living. The rental office informed that maintenance took a look at the neighbors bathroom fan below me and that it was working properly. Then shortly after that I was sent a letter by the rental office threatening to evict me for being too noisy. I believe it was that neighbor below me in retaliation falsely complaining about me being noisy, hoping to get me evicted. I'm a single woman living alone and am very quiet, but occasionally have one or seldomly both of my 2 grandkids just visit and I always tell them not to jump around because the people downstairs might hear them. The rental office really made me feel uncomfortable. I never even got a warning for noise. Just a shocking letter threatening to evict me. This was a place I called home and wanted to feel safe in. I wanted to move right then but I didn't want to go through with moving my furniture all over again and pay any extra fees, etc. even though Irvine Company was very helpful in giving me options for other nearby apartments. I'll probably move in the near future to another apartment home likely in Irvine where some of my family and friends live also in Irvine Company apartment homes. Oh, and I have also received numerous announcements on my door threatening to tow my visitors if I did not register their cars in the All At Home app, which is fine because we don't want our parking lot overcrowded, but it's a bit stressful to stay on top of the process of registering visitor cars. I can only have 2 visitors at a time. I don't have parties but I do have 2 grown children who are each married with children of their own. So they're telling me that they can't all visit at the same time and if they spend the night they could be towed away if I failed to register their car. Another announcement I received on my door was parties are not allowed at the pool and you could only have 2 visitors at a time. I think the strict rules are kind of stressful. I was told my friends and family that such rules are not as grueling at nearby Irvine company apartment homes. Generally Irvine Company owned apartment homes have wonderful apartments, so I do recommend this company when searching for apartments to rent. read more

I can't say enough about Rancho Alisal. At Rancho Alisal they made my living experience a great experience. I only moved because I needed to downsize due to my roommate changing location. The management was great and very understanding. The laundry facilities were very convenient due to being 24 hours. The pools were a wonderful place to relax and unwind. I very seldom had maintenance requests and when I did they were minimal. Maintenance handled all requests professionally, accurately, and with a smile. The landscape was beautiful. Shopping, freeways, and grocery stores were near by. Also, all of my neighbors were great! The treats that they would give to show residents appreciation was terrific, my son and I really enjoyed and appreciated the kindness. Rancho Alisal is a great place to live and an even better place to raise your family. I was truly happy with all that Rancho Alisal provided. One thing I really like about living here is that when you call maintenance it's not going to take days to hear a response, it's quick! Put in a request last night and next day early AM had maintenance come to fix my clogged tub. Shoutout to the fantastic duo Guastavo and Juan! They were very nice and outgoing, as well as being respectful when entering in my apartment, I really appreciate the staff here! Maggie from the leasing office made our move-in AND move-out process very seamless. She was very knowledgeable and kept us informed about what we needed. She always responded to our concerns in a timely manner and we very much appreciate her support while living here. The maintenance team was also always very helpful whenever we had any issues with our apartment. Everything from the landscaping, pool areas, common areas, etc. were always tidy and clean. The complex always keeps the doggie bag station stocked, however, I do wish dog owners would pick up after their dogs. Overall, this place was a nice place to live. Pretty central to all the shopping at the Marketplace and Costco is literally a block away. read more

I recently moved out and am thinking back on my experience. The move out policy is poorly communicated and knowingly deceitful. Prior to move out the leasing folks email you with move out procedures including an insane full page list of step by step clean out procedures. I knew it would be a huge task to accomplish the entire list so I scheduled my move out over a week early and removed everything from the apartment so that I could clean an empty apartment according to the written standards they provided. After a week of cleaning a young guy walks through with an iPad and explains that it really does not matter how clean your apartment is, the Irvine company will charge you no matter what. He explains that even if you pay hundreds to have it cleaned professionally to their written standards, the Irvine Company will just claim it is not to their standards. I emailed immediately and let the Irvine Company know that I would gladly pay for carpet cleaning and a fresh paint coat but that I wanted to dispute the cleaning fees which were additional. It is deceitful to give folks in the community an extensive list and then kind of sit back and watch them fail knowing that you will charge them anyway. It left me with such a bad feel for this place that I called home for 14 months. Five stars for the maintenance crew and five stars for Katie, the young gal at the resident services office onsite who tries her best. Unfortunately, I would not recommend this place to a friend or family member. Leaving a place is important, I like to do things right and I did. I still ended up paying for it. read more

Spent a year here at this complex. I'll start with the pro's. Maintenance staff is great! Always fast, super friendly, and keep your home functioning so I can appreciate that. They keep up the property nicely as far as gardening, watering the grass, etc. Now for the rest. Police are very frequently on the property for who knows what, at least once a month. The area has gone down hill from what Tustin used to be years ago~ I would not feel comfortable raising kids here. Constant smoking and smell of weed even though they state the complex has a no smoking policy. I have met some nice people from the neighborhood, staff is friendly, but for the prices they are currently charging, you can find better for the same price. read more

Extremely professional, kind, good with dogs, and most importantly have a huge sense of urgency. Whenever I put in a request, from a lightbulb change, to tub reglazing, they are there within an hour! Do you love small decor on your patio or in front of your door, forget it, they won't allow it. You can't even have a patio table with any umbrella that isn't in their color scheme, smh. My oven caught on fire a couple weeks ago, i asked for it to be replaced because now it doesn't cook my food, just burns the top of the food, and instead of replacing it, they fixed a light that supposedly would fix that issue, okay but how would that fix the issue. Need to place a Maintenance request as there were a couple things that needed work in the unit such as the AC, Front Door, Lights, Bathroom Fan, Etc.. Was easy to submit the request online and pick what the maintenance needed is, where it was, and a spot for a summary to make sure they come prepared. Was able to set an appt to make sure my wife was home to make sure nothing was skipped over or missed. Jose came in and did everything yesterday that was on the list and was in and out in no time. And according to my wife it all went perfect. Unfortunately, later in the day my wife and i both returned after leaving AC on while we were out and realized the AC was still not working and was pushing hot air out when its 85 degrees in Winter inside and out. So this morning i had gotten an email to complete a survey of our recent service request. Made sure to put great ratings throughout and I only had put one note in there that the AC was still out, and within a few hours the leasing office called and made sure to get the tech out as soon as we wanted. Came home for lunch and found Gustavo to be completing everything! He was in and out as well and explained what had happened with the AC and what he did to fix it to make sure it did not happen again! Have lived in this community for nearly 3yrs and one thing that has always been outstanding is the service of maintenance and rapid speed at which it gets done! Have had Gus and I believe Jose as well come a couple times to service some things and each time they do exactly what Irvine Company says its service is all about! Apparently it's unheard of to live in the same apartment complex in SoCal for over five years. I spent six in Rancho Alisal across two different apartments, today was my last day. Over the past few years I've seen them make extraordinary leaps and bounds in terms of communication, improvements to facilities like parking, and navigating the complex during a pandemic. That's pretty noteworthy for a complex to improve as much as they have. The staff are great and friendly and helpful. Maintenance was always done within 48 hours. The space is easy to get around and the common area is spacious. Kitchen is a little cramped for more than one person but we made it work. Overall as I'm moving on to a new home, I'm glad I got to call Rancho Alisal home for the past six years. read more

Do not rent here. Save yourself the hassle. A 3 bedroom apartment is supposed to have only 2 cars, tell me how that makes sense ! Oh and in the middle of your lease they will change up and start towing cars in the middle of your night who "arnt registered". Dont even try though because there is a waitlist years long. Pool is always being worked on Want to relax ? Cockroaches will join you in the hot tub hope you can make room. Upon move in , was issues with bugs. Gross. Painting is cheap and is meant to chip and i have been told when moving out they will nickel and dime you for your deposit. Water in shower runs cold quick. Used to want to live here , but now looking again to move out because of these issues. When a complex cares more about the guests of residents instead of their actual residents.
