RealManage manages our Spanish Oaks HOA in Killeen, TX. They totally ignore any and all requests to send maintenance and landscaping companies to maintain our common areas. The manager complains that she has too many homes to manage at one time. This company lacks initiative and are totally void of forward thinking. One thing they do good is harass the homeowners. We live in a diverse military community so you have to wonder what the motive is for neglecting our neighborhood. They are extremely rude to homeowners. I don't recommend to buy or rent in any communities under their management. read more

Don't contract with them. They write complex contracts with disclaimers that are meant to be for out of the ordinary things but allows them to charge you for whatever they want to. Notified RealManage through their internet portal that the security gates to our community were damaged and unable to be locked on 7/28/2015. It took them 8 WEEKS TO RESPOND BY EMAIL. It took them 8 ADDITIONAL WEEKS TO RESPOND BY PHONE only to learn that they had confused our community with another one they manage. Over 4 months later and the gates are still broken. In the intervening 4 months there have been 3 occasions of multiple CAR BREAK-INS. And one HOME INVASION while the person slept inside. One perpetrator left a knife at the scene. RealManage is aware of all of this and has yet to act. One community member installed a security camera for protection. RealManage notified him that he had not received the appropriate permission and was in danger of being fined. read more

We are now on our third community manager in two years. Each time the person changes - the level of service does not. Ignored emails, excuses, a non-responsiveness bordering on laziness has finally worn me down. We are a small community HOA board and are forced to handle issues that we are paying RealManage $20K a year to handle. Our requests are not unreasonable - paying vendors on time; helping with collections; managing violations; these are all standard issues for a management company. Yet RealManage fails time and again. I actually live in a condo in Austin, TX that is managed by RealManage and I certainly can't recommend them at all. We get a new and even more incompetent rep each year who has no clue of how to handle property management. I requested some documents regarding work done on the property and after numerous emails Amanda, our rep, tells me those docs are "confidential". Today I emailed again requesting the same docs but quoted Texas Residential Property Owners Protection Act and that it allows 10 business days for the docs to be received or there is a fine. Got her attention but says she has to run it past "legal" and our Board. The paint contractor,GARSC, which gets 80% of their business from RealManage did a terrible job. They removed a board from one Unit to get a paint match and never replaced it. I reported it several times to RealManage and to our Board. It's been several months and still no replacement so I contacted Amanda again to remind her and I was told that the Unit owner must request the replacement. This is a board on the common element and I brought that to her attention but no response and no replacement. They only spot painted the rear of my Unit but paid no attention to my complaint. Took weeks to finally get it painted properly. Don't hire GARSC either. The light over the pool went out during a recent storm. I reported it to Amanda and she had someone out that day,but after almost two weeks, still no light. She tells me they are waiting on a part. The repairmen told me that a new light fixture was needed because of the damage so I guess we are waiting on a part for the new fixture. If you are looking for a Management Company, don't bother with RealManage. They are useless. read more

Update to a previous review: we've been working with Lauren and Nicole at Real Manage and have come to much better terms for a lot of the issues. I would say overall, the company has some issues to workout with communication, processes for taking on new accounts and such. But for the two reps managing our neighborhood, it does seem more effective. Looking forward to more items coming together. read more

On Monday 19 Oct I get a call from "Heather" re the property. "Please call me at 512-219-1927 ext 6010. I called that day and Heather never returned my call. I called twice on the 20th of Oct and Heather never returned the call. I called once or twice on the 21st and never got a call back. Finally today on the 22nd of Oct Heather called and had no idea why I had called even though on her first call on Monday she knew exactly the address of the deficient property. The HOA billed the hoa fee's incorrectly and when it was brought up I was assured that the billing was correct. Now, 20 days before it is due, I received a substantial bill because they were in fact, not billing correctly. Instead of calling or sending an email explaining the error, they just sent a large bill. I found this classless and not helpful at all. Poor , incompetent HOA, managing company . Have dealt with, attempted to work with through two home purchases, different locations . Large majority of homeowners have and continue to express disgust with lack of empathy toward concerns , fines, assessment of violations properly , example below I'd like to first request the full first & last name to whom you report , Brandy please. The reason for my inquiry is due too , not a first time issue , of incompetence amongst the offices which manage Frisco Ranch in little elm Texas . There is a forum on social media in which a great deal of homeowners since real manage has taken over hAve extreme disgust , headache , trauma , dealing within the current offices and how it's managed by both Cody & Jody . I've had past issues , there have been almost monthly hard discussions on social media about the poor attitudes , lack of empathy , lack of communication , poor customer service , misinformation etc by this office . Unsure if how many homeowners have decided this week to look up and send message to your level and above expressing their disgust & feeling of how this office have operated , but my intent is to reach your level and above to ensure their is some audit as to how Jody & Cody are running this office , the poor level of service and whether or not corrective actions have been taken to this office into a better operating path. This inquiry may look to be from someone whom is disgruntled , I'd like you too look personally into the case and make a determination of your own rather then based on my info . I received a notice of violation concerning a missing tree at a time in season which the board has agreed is a time if season which planting a new tree would be financially unsuitable . For this reason an extention was granted . A notice of reminder to become compliant with a tree was received the week if 5/20/18. With a expiration date . The following day I went made purchase for a tree and set a delivery within 48 hours . From this day 5/20/18. I then sent a message through the real manage portal , attached copy of the receipt with delivery info , wrote message advising what the receipt was along with delivery install date . I the. Followed this message the next day when no response was received as well as made a call. I sent a series of 3-5 more messages trough real manage over the next day or so, called 3 more times up until Friday and was advised Cody & Jody we're both busy or out too lunch and technically had until the end of the business day Friday to respond as to adhere to timeline allotted. The fine was then placed on the account and after two more messages Tuesday , I received message back advising they were both out office Friday , didn't get any messages all week , did not receive voicemail But, will need to send the case to board member to validate removing a fine . A response advising notification prior to fine was sent showing it to be rectified , a delay on their part to response and validate does not constitute justification or placing a fine . Fault if mine, delay in tree purchase . No excuse but regular life , loss of finances , our best was done to comply , whether early or ontime . My problem is it appears these managers IGNORE the basis of fines which is incentive to come into compliance or stay within The lack of concern , incompetence on office work flow & communication , lead time to believe the fines are revives generators more so then Incentives to keep homeowners compliant . This is not the first incident with more then 4 homeowners on my street and an adjacent . Close look into more then a few cases where homeowners sent in repeated correspondence will show a pattern of incompetence on many occasions . No stars at all. This is my first experience with a property management company. But the employees of real manage are incompetent and do nothing for the community. The make every attempt to bill us for talking with a pool vendor or landscaper at $175.00 hr. In the weeks after Jennel Harris replaced the former CCAM she invoiced us$$800.00. In a few short weeks talking to vendors that is part of the contract. I would never recommend real magement to anyone ! Our community is about to fall apart or be taken over by the city. But real manage keeps taking the funds we don't have. The other two directors allows it to happen , my complaints are disregarded. They prefer to know nothing. Absolutely horrible. The entire greenbelt is being redone, completely bulldozed, new drainage, sod, you name it. I come home one day and there is a new entrance to the greenbelt... bulldozed...through my front yard. Literally 10 feet wide, 18 inches deep. Broke my sprinkler system. I called RealManage and the lady I spoke to was very nice and sympathetic. She took my info and said Janet would call me back first thing in the morning. All good right? Wrong. Instead of calling me, Janet emails me saying whatever the issue was, the HOA is not responsible I needed to call the water department. So I do and they tell me to talk to the HOA. I then asked Janet to please call me. She does not call me, she instead emails me again saying the same thing; call the water department. How is this helpful? There is ABSOLUTELY no way she is not aware of the 6 months of construction that has been going on in the community. Even if the HOA is not responsible for the damage, she could have the decency to call and talk to me about the situation. Later that day, I see a RealManage SUV out in front of my house. I thought great, someone is going to actually help. Nope. I go out to talk to them and it is the violation inspector writing up lawn violations for my house. Terribly run company!!!!...Our HOA Manager is quite rude and never calls you back. Today I got a certified letter stating that I was not in compliance on an issue. I have sent Real Manage the same information 3 times and they can't seem to get it straight. I own another property that Real Manage is the property management company and it is the same story. Real manage has the worst customer service I have ever experienced. On multiple occasions with multiple properties I have had poor service. They do not return calls. These folks are either completely inept or outright crooks. I recently sold my condo in S. Austin and Real Manage has botched the proceedings in several ways, but the $500+ they are trying to relieve me of has been the most frustrating. When I received the settlement statement disclosing the distribution of funds from the sale of my property, I noticed that the amount going to the HOA in outstanding late fees was 820. Not the 276 detailed on my last statement. When I contact Kristi Haman, our HOA's RealManage liaison, she failed to return my emails for two business days. When I got her on the phone, she had no idea where that number came from, but she said would find out and get back to me as soon as possible. The next week when I called to follow up, her VM said that she would be out of town for the rest of the week. Frustrated to say the least. It's now been two weeks since the closing, and I have still not been able to get Kristi or the other fellow Matt Miner to provide me with any helpful information let alone a resolution. I will have to file with the better business bureau in order to get my money back. If your HOA uses these guys, I urge you to discuss alternatives with their board. They are unscrupulous, unhelpful, and don't give two $@!ts about their customers or a thing called customer service. read more

If you do get a live person on the phone they just direct you to some other branch's voicemail. I have called back and complained numerous times about no one calling me back in weeks but no one seems to care or apologize. They just say they can't help you. I think it is unfortunate that Yelp is using Recommendation Software, especially when it comes to businesses like RealManage. At first glance, RealManage gets a 4-star rating, but when you scroll down and explore the 17 reviews that are not recommended, you will see the real reviews for RealManage that are not figured into that 4-star rating. You'll notice that it's all 1-star ratings and many of the reviewers comment that they wish they could give 0-star ratings. I am one of those reviewers. In fact, my experience with RealManage is a mirror image to many of the negative reviews on Yelp. So, obviously, RealManage isn't getting better with time or a change in personnel. Having lived the past 6 years in an Austin community which pays RealManage for our HOA management functions, I am appalled at how rude, lazy, and incompetent RealManage really is. Where to start? First, you can only contact them through email or a customer service line; it takes an act of God to actually speak with someone in your local office. In fact, it took me 45 minutes, 3 calls to the customer service line, and getting dumped into generic voicemail twice to finally get a supervisor in the Austin office. And that was only because I was angry and pushy by that time, which also makes me mad because I do not like to be ugly with people. However, with RealManage, I've come to realize that that's the only way they actually listen to you and take your concerns seriously. That's certainly no way to conduct business. Second, our manager, Stacey Pye, is worthless. Our community has actually been in decline since she took over a couple of years ago or so. Issues repeatedly go unresolved, phone calls unreturned, etc. Yet, she'll give you a smile and assure you she'll get right on it. It never happens. RealManage has a 72-hour turn-around for HOA Certification documents as they relate to refinancing, but Stacey took 10 days to complete mine and then lied about it. Despite my calls to RealManage and her own people emailing and calling her re: finishing and submitting the paperwork asap, she emailed back claiming it was done and then didn't actually do it for another three days. So, by the time those 10 days passed, my lock expired and I lost my refi. Yes, the bank could have been more flexible, but the issue here is that Stacey was aware of both the urgency of completing the paperwork, as well as the 72-hour turn-around requirement and she ignored both. Will Stacey be reimbursing me that $300 per month I was to save with the refi? Not a chance. But, it gets worse. In talking with the water company rep. just recently, she advised that the water company had been trying to contact Stacey for months in an attempt to resolve issues our community is having with water meters. Yet, despite numerous phone calls and emails, Stacey has yet to contact the water company. Again, that is certainly no way to conduct business, especially for what we pay in HOA dues each month. Finally, as far as that supervisor I mentioned previously, he was just clueless and basically tried to give me the brush-off. I called to let him know that another HOA Certification form would be coming over for me and that I did not want it left to Stacey Pye to complete. His explanation of the situation totally contradicted what actually happed and when I pointed that out to him, he made a thousand excuses for Stacey and blamed everyone but Stacey. I also advised him that I would like the HOA transfer fee of $150 to be waived since I am using a different lender this time. He told me that wasn't possible. Again, I had to get angry and pushy, which just made me more angry. I advised him that they had better find a way to waive that fee since it is Stacey's incompetence that led to this new lender and need for an HOA transfer fee. Apparently, that got his attention because he said he would see what he could do. Overall, RealManage is a joke. If your community is considering hiring them, run, don't walk, run in the opposite direction. Also, check out www.glassdoor.com and read the reviews from current and previous RealManage personnel. Absolutely horrible. They put so much effort into doing nothing. Their calls get disconnected, they don't do what they say. Their plebs drive around and issue fines and I can guarantee none of them have read the CC&Rs. I just got a $30 fine for decorating the bushes in front of my house with fake spiderweb for Halloween. I called to discuss it and all they could say was did you have permission. Buy in another neighborhood if they are involved. read more

I have a feeling that monkeys could run RealManage better than their current staff. I received my pool key over two months ago. From day one it did not work. After calling several times I was told it was activated, but it still didn't work. Then I was told it was activated for weekends only and would be reset, but it still didn't work. Then I call a few more times and finally after two months of calling I received a new key. And guess what, the new one doesn't work either. So I call again and leave an angry voice mail and I send an email expressing my anger and frustration. No response. My husband calls the next day and they said they are going to reset the system, which would take 2-3 days. I'm willing to bet a large sum of money that it still won't work after that happens. At this point I would rather just have my $25 back and pay for a season pass to a pool just outside the neighborhood. read more

Response time for service requests can take weeks. I'm often told something will be addressed by a certain time, and it is not. When service requests are fulfilled there is no follow up to say that it is done. We just fired RealManage from the HOA management of a community in Austin. Don't even know where to begin but suggest staying as far away from this company as possible. They ignore emails and performed extremely poorly with soliciting bids and paying contractors. In the end, the Board members wasted an incredible amount of time following up over and over again with RealManage to make sure they did as directed. Real Manage is a joke, they don't even deserve 1 star. Almost 2 years ago repairs were made to our condo balconies, the entire property had railing along the balcony replaced. Because of the way the new railing was attached the siding had to be sealed and painted. This work was "completed" around the end of June 2015. My balcony was never sealed or repainted. I began contacting the management company on July 2, 2015 requesting for my balcony to be completed. I rarely received a reply and finally they stopped replying in October 2015. As of today the repairs have not been made, it looks terrible and I cannot try to sell or rent this place until the repairs are completed. Last week I escalated to the VP, per the instruction of Real Manage customer service, and NOTHING! I have called, mailed and emailed over the last year and 8 months. Really an appalling way to conduct business if you ask me. Also, after reading other Yelp reviews, it appears radio silence as a solution is a common theme. read more

I have never written a review before but just had to on this one. The customer service with this group is some of the worst customer service I've experienced in my entire life. The sad thing is, that's not me being hyperbolic. I've talked to four different customer service reps over the last two weeks with varying degrees of rudeness and no degree of actually solving my problem. I have called them and emailed them over and over again and they did NOTHING to solve the very solvable issue. If you are an HOA or other property management group looking to hire them, be prepared to have your customers/tenants receive the absolute worst experience imaginable when dealing with an outside group. Since we made the switch to a new company I am amazed at all the mistakes we continue to uncover from Real Manage's time with us. Banking errors, misapplied assessments, budget errors. I am a contractor that does work for an HOA in San Antonio that is managed by Realmanage. They have the worse customer service. The VP, Lynn and the rest of her staff do not answer emails, return calls or follow through with things they say they are going to do. Beware HOA's this company really is unprofessional. read more
