Josh from Clean Out Pros LLC is unreachable, so, I can only leave a review here. SUMMARY The roof repair failed in the next rain following the repair, Clean Out Pros came out to inspect the leak (in the same area they repaired) and said a larger area of the roof would need to be re-roofed since the house "shifted". I hired a licensed contractor to repair the same roof area, only to discover the repair work was not done correctly, the new waterproofing paper was installed on top of the old waterproofing paper and the actual repair area is smaller than what was quoted, missing the actual water intrusion point. DETAILS Clean Out Pros LLC performed roof repair work, and the repair was provided with a written ten-year warranty as reflected on the invoice. I relied on Clean Out Pros LLC's representations regarding the quality of the repair and the warranty coverage. Unfortunately, the repair proved defective. Beginning on or about October 14, 2025, following rainfall, water intrusion and leaking occurred in the same area that had been repaired by Clean Out Pros LLC. The leak continued during subsequent rain events. I contacted Josh from Clean Out Pros LLC regarding the problem. On or about October 21, 2025, Clean Out Pros LLC inspected the area and advised that the prior repair was adequate and that a LARGER area of the roof would need to be re-roofed. Concerned by this explanation, I obtained independent inspections from several licensed contractors. The inspections revealed significant deficiencies in the work performed by Clean Out Pros LLC, including: 1. Waterproofing paper was improperly installed on top of existing paper rather than underneath it, contrary to applicable roofing standards and resulting in water being able to flow beneath the new material and enter the home; 2. Damaged plywood was only partially replaced, leaving portions of damaged material in place; 3. The repaired area was substantially smaller than the area represented and promised, comprising approximately seventy percent (70%) of the agreed repair scope. I retained a licensed contractor to correct the defective work in the same area, the licensed contractor actually charged $2300 LESS than Clean Out Pros LLC, and the leak stopped completely.

This roofer is not only incompetent but also disrespectful, dishonest, and downright dangerous. I hired this roofer because he was referred by a trusted source, so I put my trust in him as well. I thought I could rely on a licensed professional and business owner to do the job right. Little did I know, I would have to babysit a grown man to ensure he did what he was hired to do. First, they lied about passing the inspection. They assured me that everything was in order, but I later discovered that we had failed. To make matters worse, they claimed they "lost" the building permit and had the nerve to blame my tenant for it. This was not only unprofessional but also incredibly insulting. They also broke my AC unit during the job, and I had to pay $500 out of pocket to fix it. They didn't take any responsibility for their mistake, which was absolutely infuriating. The mess they left behind was unbelievable--rusted nails were scattered everywhere, even in the backyard where my tenant's small child plays. Despite knowing this, they left the area full of hazards, showing a complete lack of regard for safety. It gets worse. When it rained during the project, they failed to properly cover the roof, causing a leak that damaged the inside of the house. This resulted in my tenant's couch being ruined, and of course, they didn't take responsibility for that either. Their roofing work? A total disaster. They ruined the eaves by using oversized staples and the wrong nails on the roof. Now I have nails sticking out all over the attic, making it a dangerous environment. I'll have to hire someone else to fix their mess, costing me even more money and time. It's shocking that this company is licensed. The lack of professionalism extends even further. They repeatedly ignored my requests to fill out a W9 form, which raises serious concerns about whether they are avoiding paying taxes. This kind of behavior is not only unethical but could also be illegal. But what pushed me over the edge was their appalling behavior. My tenant was kind enough to let them use his home for the restroom and even provided snacks. Yet during a call with the building inspector, the roofer, unaware he was on speakerphone, insulted both me and my tenant, calling him "shady." This level of disrespect and ungratefulness is beyond disgusting. I am seriously considering legal action for the damages they've caused. Their incompetence and lack of accountability are astounding. I needed to discuss replacing the underlayment on my roof or completely replacing the roof. I sent him a message and he called me that same day and we scheduled an appointment for the next day. I asked him about replacing the roof and he immediately said we would save a lot of money by just pulling the existing cement tile and placing a new 50 year underlayment on the roof. He also said the attic would be much cooler, approximately 20 degrees versus using a new asphalt shingle. Well, I agreed with his plan and his quote was very competitive. His comments on the detailed work they provided sealed the deal. Javier and his experienced team arrived one week later to begin the repair and replacement of the underlayment. I was out of town and he notified me later the first day to show me pictures and explain that he needed to replace a lot of the water damaged plywood sheeting. I felt his estimate was quite fair. He began work the following week. He used a torch down procedure on the flat roof and after investigating found the soffit leak to be the result of a poorly replaced facia board which was done by a handyman years ago. He augmented the area behind the facia with new boards, wrapped in paper then replaced, sealed and repainted the facia board. Manny knows his stuff, trust him, he is not out to screw you over, doesn't send someone in a fancy car to give you an estimate and doesn't kiss your ass.
