Each treatment required me to leave my apartment for more than four hours, forcing me to take time away from work and make arrangements to ensure my pet was safe. Throughout this, I repeatedly informed management that the roaches were coming from and harboring inside the dishwasher. My emails were ignored for weeks and it took multiple attempts to get anyone to take my concerns seriously. I had to go into the leasing office in person to push for a solution. As it turned out, the dishwasher was indeed infested with roaches. Management's response was to remove the dishwasher entirely. However, it was never replaced. Instead, I was left paying nearly $3,000 a month in rent without a dishwasher and with a large gaping hole where the appliance should have been. I was told they did not want to install a new dishwasher because they were concerned it could also become infested. Theresa in the leasing office dismissive, RUDE, unhelpful, and difficult to communicate with.

They had me process my application and come view the apartment. It is beautiful. I could not be any happier with my apartment. I have not seen any bugs as described in other reviews. The landscaping is well kept and the laundry rooms are always really clean. The dumpsters are never overflowing like most apartments I've seen. The management is quick to respond to emails and quick to offer solutions. I wish there was more readily available guess parking without having to obtain a guest pass from the office, but with all the positives, it is very easy to look past this minor inconvenience. The ambiance is quiet and peaceful. There are families, singles, younger people, older people...all types of people at different points in life. It feels safe, very much like a community, and I would confidentially recommend Amberway to my friends and family.

While there are rules in place that are meant to keep the community clean and orderly (which I support), there are still issues that go unaddressed. One example: residents leaving piles of shoes and personal clutter outside their doors. It makes the hallways look messy and detracts from the sense of community pride that once existed. I hope management takes note and turns things around. This place used to be a gem, I hope the sparkle comes back!

Two parking spots are given and are under shelter, plus plenty of parking spaces are available throughout the complex. Washer & dryer hook up available inside apartment and also has community access if needed. Pool is always well kept, has a small gym and tennis court. Access to a beautiful serene walking path is available from the back gate of the complex. It is conveniently less than a mile from the 57 & 91 freeway. These are many of the reasons I have stayed at this complex for so long. I definitely recommend this place if looking to rent!

I recently transferred to a smaller unit, so I wanted to share how my experience went. First, I have to give a huge shoutout to the leasing team. I'm a huge overthinker, and they reassured me every step of the way. I asked a million questions, but they always took the time to answer them and never made me feel like I was bothering them. Over the last 2.5 years, I've really enjoyed living here. The community events, the amenities, and the people have all been great. The transfer process itself was actually pretty easy. You basically go through the application process again, and once you're approved, you start the move-out process for your current unit. They give you a checklist of things you can do to help maximize your deposit refund, and they schedule a pre-walkthrough where maintenance points out anything you can fix before moving out. It's so helpful and important! My biggest piece of advice is, ask questions! Seriously. If you're unsure about something, ask. I know I probably drove the office crazy, but every single question I had was answered. They understand that moving is stressful, and in my experience they really did try to help. I know there are some harsh reviews out there, but I genuinely think a lot of confusion can be avoided by communicating and asking questions. Overall, I've had a really positive experience at Vita, and I'm grateful to the leasing team for making what could have been a stressful process so much easier.

The first maintenance guy told us nothing was an issue, even though we had ventilation and humidity issues. We had to even buy a dehumidifier to help in our bathroom because of the high level of humidity and mold growth in the bathroom. Finally, we had another guy come and look, he was able to figure out the issue right away, but this was already 6 months in. We did not make an issue of this, but realizing how much they are trying to nickel/dime us at move out, I regret not making this a bigger issue. Check the humidity levels on the thermostat - I promise you, you're not imagining it. The circulation vent SHOULD be working and you should be able to feel airflow if that switch is on. The next door neighbors would partake in marijuana and it smelled so bad! All they did for this was to leave a measly letter in their door. The office definitely knows about it. Nothing was ever fixed and the office doesn't try to elevate the quality of living for the others that reside there. Additionally, they make it easy and simple once you move in, but when you are getting ready to move out - get ready. Be sure to take pictures of EVERYTHING when you move in and write down EVERYTHING because they will nitpick every single thing and claim that the normal wear and tear does not apply to you. Beware and prepare well because I was unable to, and ended up paying way too much afterwards. I've never been charged for a reglazing fee for a tub after 10+ years of apartment living - yet they claim we caused "damage" more than usual wear and tear. A deep clean should have been sufficient, but they claim a 'reglazing was necessary' and then conveniently forgot to take pictures after the deep clean. It makes me think that they do this to almost every resident there when it's time to leave. Instead of the company paying for it, they charge the tenants. Even when you move in, check for any scratches that seem to be covered up - I promise you they will say that after your tenancy, it is DAMAGE beyond normal wear and tear. I see other reviews from prior tenants in the recent months that show similar things have happened to them as well. This is unacceptable and all tenants should know about this. When it is time to leave, make sure to read all the documents fully because calculations were wrong and it took many emails to figure out that what they sent over was wrong. Also, I want to mention that if you are thinking of living here for 1 year, that's great but good luck getting another 12 month lease at a similar price. The closest rent price with renewal was a 16 month lease. I regret my choice in choosing to live here. It left a bad taste in my mouth and I will never be choosing another Fairfield apartment. Look between the reviews. Check the reviews of the tenants that have lived there and left for the full review, not the ones who are currently living there. P.S. My only real concern almost every day is just getting to the freeway. The turn onto the main street is a huge pain, and can take 5-10 minutes just to get off of the apartment's street onto Chapman during the heaviest traffic times. This is annoying since we have no dedicated turns (light or stop) to allow us to turn left to get to the freeway, so you have to turn right and then pull a U turn at some point soon in order to get to the freeway. It is a major pain, but that is in no way a fault of the complex owners/managers. Another thing is that there is a regular occurrence of the water being turned off for periods of time. I don't know why there are so many issues with the plumbing, but it doesn't seem normal.

First there were minor annoyances... the neighbors who sat out on the patio and drank while their kids screamed and knocked over furniture for hours until they go drunk enough to go scream at them (yes, we heard it all). We paid for an extra parking space (yes, we had to PAY for parking... in ORANGE COUNTY!) and they oversold the spaces and we had to complain. No one was allowed in the pool area except for residents. My mother came to visit from out of town, stayed a month (which I had to get permission for her to stay with us) and she could not use the pool. Stray cats roamed the property and used the space under the stairs as litterboxes (which smelled AWFUL). My shower broke (no hot water), and when I went to complain, the owner (who was at least 90 years old) and instead of sending someone to fix it, he said "Well, you did turn it to 'H', right? You know you have to wait a while for it to warm up". I was infuriated... I told him that I know I am Female, but that doesn't make me retarded, and I'm quite sure I knew how to use a shower. They sent someone up to fix it, but I went without a shower for two days. One Sunday night a note appears on the door at 5pm that says "We will be replacing the piping in all units with copper piping, starting tomorrow. It could take up to 20 days to complete." Already, I was annoyed for the lack of notice, and the fact my mom was visiting from out of town, and they were going to tear my place apart. At 8:15 pm there was a knock at the door. One of the ladies from the office is standing there. "I wanted to let you know they'll be starting your apartment tomorrow". The next day we went to work. My husband calls around 7pm. "Um, there are holes in all the walls... Not under the sinks like they said. And there is water coming from the ceiling. They put a bucket under it, but it's only catching part of it. It looks like the leak has moved and there's water coming from other parts. It's over your DVD case and CDs." I asked him to move the furniture and put another bucket under the other leak, and try not to worry. They'll fix it, right? He called back an hour later. "They came and fixed the leak, and poked holes in the ceiling to drain the water. The rug and carpet are both kind of wet." I got home, and there were holes in every single wall of my apartment EXCEPT in the bedrooms. The family room had at least 5 holes in the walls, and the ceiling is stained and ruined from one wall to the other from the leak. There were insulation and dry wall crumbs and wood splinters on every surface of the bathroom, and carpeting. All of my furniture and belongings were stacked in the center of the living room, on the couch, coffee table, turntable, on the dining table, dining chairs... And the office.. our office was so full of stuff you couldn't walk into it. The linen and hall closets had to be empties and holes cut in them too. And the shelves were ripped out of the linen closet and left in a heap on the floor of the closet, nails sticking out. All of the linens and items from the closet were stacked in the office chairs, the desk, on top of the printer, on the floor, on the book cases, everywhere. The next morning I stopped by the office to inquire on when they would have everything repaired and back to normal. "We need to have the city inspect everything before we patch". She says. "Do you mean that you need to do all 100 units before the walls can be patched?" I ask cautiously. "I'm not sure, but I think so" she says. I laughed about it all day the first day. The second day I worried. The third day I cried. And somehow crawling around the attic these morons disconnected my internet connection. And even though they finished the pipes in my apartment they had to access the attic through my apartment, so every day they traipsed in white dust and black dirt. They unplugged my things and left them unplugged. And lord knows what else they did while I was at work. And maybe I should have been grateful I wasn't my neighbors downstairs. They had a hole from their living room to the outside. I saw it on the outside of the building. The apartment was like this for 4 weeks. So when they finally came in and painted the walls, the paint they used is flat, when the original paint was glossy. So there were spots of non-shiny paint everywhere, even above the shower. The ceiling repair was really bad. They only cut out part of the damaged ceiling (leaving other damaged parts), put dry wall up, put the popcorn stuff on and painted over it with white paint. The yellow stains still showed through the paint, & the popcorn was applied sparingly and looked odd compared to the rest of the ceiling. I moved out a week later.
