Located in the same shopping center as Home Depot and In-N-Out, it's around the back where Chucks used to be and is next-door to Chocolate Bash. We were on the run but saw that they were open. Stopped in and staff very friendly. Had already eaten and got chicken strips and fries for the babes. Seemed like Sysco chicken tenders, basic and the babes was happy. Will have to return to try their cheesesteak. Friendly staff and seems like it might be part of a restaurant chain.

Finally, there is a new restaurant in Manteca serving Philly cheesesteaks! We chose the #1 with jalapenos and white cheese and the #2 with white cheese. I love the bread; it's toasted, soft, and fresh! The meat could use a lot more flavor in my opinion. They use an okay amount of meat and onions. Fries are not significantly special, but they are good with the sandwiches. Paid $37 for two sandwiches, one being a combo. The service is friendly and fast. We are happy to support a new business. Good food and atmosphere.

Super disappointing. The meat an onions had a sweetness to them, almost like something g with teriyaki sauce was cooked on the same flat top and not cleaned before making this sandwich. For $14, there wasn't much meat. Overall the meat and onions lacked seasoning. Is it too much to ask for the meat to be seasoned with SOME salt? Maybe so black pepper? Cheese wasn't melted and a slice might have been missing.

Solid 4 stars! The Philly Cheesesteak was juicy and full of flavor. The meat is ribeye along with great American cheese with onions and bell pepper. The bread was sturdy enough to support the meat and veggies without be tough to eat. The fries were hot, crispy and well seasoned. Can soda and bottle water for drink options. Staff were friendly, food was ready in about 5 minutes and the restaurant is clean. Not a huge place but nicely done. I'd say it's a bit on the pricey side especially for the can soda, but the sandwich was large enough for my wife and I to share for lunch and we both walked away full and happy. They also have smash burgers, loaded fries, other options. It's a nice addition to the food options here in Manteca and we will definitely be back for more food!!

Really had high hopes. This is not your typical cheesesteak, it is very sweet and very little meat. Bread and cheese are good and the people are nice. But over priced for what you get and seasoned too sweet. It's got a teriyaki taste.

I've been eyeing this place each time I shop at Home Depot. Finally I spotted the OPEN sign. Nice, clean place with three Filipina workers. So, I jokingly ordered The Philly-pina with white cheese and fries. From the fridge, I picked up a Lipton Ice Tea. Order came quickly, all hot with nicely toasted bread. The sandwich tasted like a good Philly should taste. Melty cheese, nicely seared meat and peppers. Fries were crispy too.

Wow! The Philly Cheesesteaks are worth having weekly. The ribeye meat makes this Philly jump to the top of my list. I've tried all the combos and found the #3 with mushrooms, white cheese, and jalapeños to be my favorite. The meal is enough to share with a friend or partner. The service is always welcoming and friendly. Nice quiet place to just relax and enjoy a meal.

Place is new and very clean. Service was fast; my togo order was ready in less than 10 minutes. For the sandwhiches I feel like its too much bread and a lil skimpy on the meat. Flavor is decent, I think its cooked with like a teriyaki sauce and gives a island vibe, the cheese they use is yellow. This isnt like a traditionally philly hoagie with provolone cheese but like a teriyaki sammich. Give it a try and share what you think.

The Philly add on bell peppers

Delicious Philly cheesesteak! Full of flavor! Fresh ingredients! Definitely will come again.

    Bread? 10/10. Otherwise blah.

The way they make it wasn't even close to a real cheese sandwich disappointing I think they used krafts single for cheese

I was greeted after a moment, just after 8:30 when there was only one server working. Two others arrived probably 15 minutes later. It really wasn't much different inside than when it was Johnny's. I even sat at the counter. It feels renewed, not renovated. Having a drink menu at 8:30 in the morning seemed more "Breakfast at Tiffany's" than I considered, even though I knew that they had such a menu. I think I spent too much time thinking about that. I ended up ordering Chorizo & Eggs. That's a first time for me. I was thinking that I spent almost a week in Monterrey, NL, and I couldn't remember anything I ate. The hotel restaurant had Spanish food, and that was 1977. With a name like Querencia (hangout/haunt), I had to try a Mexican breakfast. When the food arrived, she told me that the tortillas would take an extra moment. I asked something silly: "is there a special way to eat the meal?", especially since everything comes with tortillas. She was kind and helpful. The Chorizo & Eggs didn't look as appetizing as I expected it would. The good thing was that it was more like grandma cooked than having a chef. Tell me that you don't like grandma's cooking more. Come on. With the orange juice, it was about $28 and 22% tip put it over $34. The servers all seemed very friendly, and the food was good.

I ordered a chicken torta which in my opinion is now gonna be a go to for me when I'm in Manteca. The chips and salsa were fresh and very good. My favorite is the chorizo omelette with a side of strawberries. The omelette is flavorful without being greasy, and the strawberries are always fresh and delicious. The toast is decent, though I think trying a different bread brand could make it even better. The servers are consistently friendly and attentive. Orders come out quickly, and coffee refills are always topped off without having to ask. Overall, Frank's is a great spot for breakfast and definitely worth checking out.
