Horrible service. I found an apartment that fit my needs so I called the number given on the listing and asked to set up a walk through. The number given on the listing was for Gina Espinoza. I called her and she seemed less than thrilled to be on the phone but I was able to get a walk through scheduled for the following week. She told me she would call me the day of our appointment to confirm because she has a lot of no shows. Completely understandable. However, the day of our appointment, I did not receive any calls from her so I assumed we were still good for the appointment. I arrived on time and sat in my car for a few minutes because I didn't see anyone else there except for a guy who was taking pictures of the property. I did notice that shortly after I got there, a lady pulled up in a red car behind me but just sat there. After several minutes I still hadn't heard from Gina and this lady behind me hadn't left her car so I assumed it wasn't her. I got out and approached the guy there on the property and found out he works with her. He was nice enough to let me walk through the apartment and took my contact info and sent it over to her and told me he would have her contact me. He also gave me her personal number so that I would be able to contact her directly. The lady in the red car kept looking over at us while we were talking, but she remained in her car the whole time. I left, but was curious about why I had never heard from Gina, and I had suspicions that she was the lady who pulled up behind me, but never got out of her car. Not too long after I left, I drove by again and the lady was gone. I very well may be wrong, but I am pretty sure that was her who showed up and made no effort to do her job. I tried calling the personal number I was given for her, but after two rings, I was sent to voicemail. I left a message asking her to get back to me, but its been a week now and I still have not heard anything back from her or anyone else. I am very disappointed in the people who work for this company and highly recommend you go elsewhere when trying to find a place to live. They become practically non-existent when you try to get a hold of them and the could care less about customer service and doing their job. read more

I tried for days to get a hold of his place and finally spoke with Carlos was worthless. The pictures on their websites were very misleading and when I asked to speak to an agent who might have firsthand knowledge of the properties Carlos told me they don't do that. I am so glad I found out about this before I leased a property represented by them. I am willing to bet that the response would be even worse if I were a renter and needed help but I bet they are there every month with their hands out. I went and looked at some of the property they showed pictures of and even though the pictures were beautiful the actual property was trashed. I Am glad I don't own those properties. I definitely would not list anything with them!!!! Carlos says it is traditional for people to post bad reviews for rental agencies. I couldn't help but notice many others with as many as 5 stars. I will be calling them. I am also considering buying and tried to get Carlos to let me speak with the owner/manager in regards to that but he would not allow it. What a yo yo. read more

Slum Lords. Does not comply with the Landlord Tenant Act. Paid my rent 1 day late and paid the late fee. After I made my rent payment, I received a notice fee for 50.00. Now they are trying to charge a late fee on a "notice" fee which is totally illegal. You can only charge late fees on rent, not maintenance or administrative fees. Bev Chesney who is a "tenant specialist" went out of her way to add the fees out of pure ego and malice; she didn't like me saying "I'm not paying a notice fee", so she took matters in her own hands, disregarding any guidelines, and is charging a 10.00 a day late fee for a "notice fee", not rent. This place is roach infested. The neighbor shot through the bathroom mirror, and still lives there, these people did nothing! Don yourself a favor, and never rent from them! read more

Renter Beware!!!!! I've never dealt with a more dishonest rental company than this one. This was our first home outside of renting apartments and we had to purchase a washer and dryer. We purchased a washer and dryer and immediately the washer started flooding after trying to drain. We've had multiple repair people out to the house who have stated the problems stemmed from things like broken pipes to faulty plumbing. We have had a slew of problems with plumbing such as sewage backing up into the sinks twice and the toilets putting refuse into the shower drains. All of these problems were not caused by anything we did. Almost a year and a half later, they finally fix the problem with the washer (hopefully) and consequently charge us with a $180 plumbing fee. Being the agreeable person I am, I asked to pay the rent and make payments on the plumbing fee. Not only did they not agree, they promptly told me I would be charged an additional $120 plus $10 per day for a plumbing fee. RENT ELSEWHERE IF YOU CAN!!!!!! read more

Rosenbaum Reality is a total SCAM! BEWARE! I rented from Rosenbaum realty back in 2013 in Phoenix, AZ. I was renting a 1 bedroom unit in a house with 5 units total. Upon move in, I noticed a large hole in my wall that I was told would be fixed promptly. When the repairman came to fix the wall, he let paint drip down to the floor in several spots and left a huge mess of drywall on my floor that speckled onto my furniture. Shortly after, my toilet stopped working. It would flood so quickly, my entire bathroom would fill up from my shower and the floor, almost leading to my bedroom. You could smell raw sewage and it even began leaking into my neighbor's bedroom. When I contacted them, they sent out plumbers (yes multiple) several times to fix the issue, but it would come back not even a day later. Upon my third call to Rosenbaum, I was told the leak was my fault and I should not be flishing toilet paper down my drain as my drains couldn't handle it, and I would now be charged to fix the issue. I couldn't even take a shower for longer than 3 minutes without my entire bathroom flooding! But this was MY fault! It was outrageous! Not only did any of the plumbing work correctly, but I was never provided any source of heat, and the swamp cooler that was provided was completely full of Black spore mold. Whenever you turned it on, whoever was over or myself would start to become very ill very fast. After learning about the mold and them accusing me of sabotaging a plumbing system YEARS corroded and damaged, I proceeded to move out of my unit. I wrote them a letter and sent a voicemail telling them I was out of there due to the horrendous conditions (Sewage, Ceiling falling down, Water damage, and Mold). I was never perused in court by them and they never tried to collect any rent, even though I was in a lease. This is because they KNEW they were total SLUMLORDS. NEVER, please NEVER rent from these people as they only want your money and will blame literally anything they can on you so they don't have to fix anything. read more

I appreciate being contacted today by Tiffany. My overall experience with Rosenbaum reality was not all that bad. I did have an issue with the area my apartment was at in Mesa 85204, but was completely out of their hands. Which is what forced me to move out, otherwise i would have renewed my lease. I really liked my apartment and the rent was very good priced. Other then that the professionalism of their manager Maddie made things a bit difficult. Any time i had an issue it was an argument but whatever she had a job to do. When i moved out left the apartment in better condition then I received it and was still deducted $120 for expenses, ain't worth fighting anymore just am glad to have got out that area finally. I do thank you guys for giving me the opportunity to rent from you. I would definitely rent from them again but in a better area. read more

I posted a SLIGHTLY negative review when I was a tenant and they tried to force me into a contract that said I couldn't so much as tell anyone about my negative experience. Hello, Im dissatisfied in regards to the way this company handled my rental application. I applied June 19th. I never recvd a introductory or call from the company to inform me they have recvd my application or who would be over my file. On the 21st @ noon, I emailed to follow up since I didnt hear that my application has been recvd. I was then informed @ 448pm my social card was needed (not sure why I had to follow up to get told this information. By 459pm I sent in that information. 427pm the following day, I recvd a confirmation my social has been recvd. I followed up again to find out when the process would be concluded. I was informed my rental verification was sent awaiting it to be returned. June 23rd my apartments informed me it was sent back. June 26th @1040am I emailed again informing them I wanted to be moved in by the following week - any updates. On June 27th @853am I was informed the rental verification stated I only resided at my apts for a year - which was an error on my apts side. It has been 3yrs. I immediately called my apts and they said a phone call could rectify the situation. I informed Rosenbaum. I finally recvd an email back @ 543pm stating okay I will resend the rental verification. My apt complex then told me the next day the verification letter was not recvd. I was informed their internet was down. I called and informed I wanted to stay on the phone until it was resent. July 29th (two days later) I contacted my apts and they immediately resent the form that morning & by now @ 345 - no word from Rosenbaum. So i called. Now all these back and forth email never had whom I was speaking too. When I got someone on the phone I was placed on hold, then informed I would need a co signer due to credit as per the mgr. I then asked to speak to the mgr. I was told she was on the phone & would call me back. Finally a call from Rosenbaum Realty - Mattie (mgr). Which didnt go anywhere cause she couldnt disclose to me what in my credit was the determining factor. I was then told my rental verification. Which is weird i've been there for 3 years with no complaints. I have emails from my landlord when she first sent the form back that she gave a raving review. Yes, there was one PAID JUDGEMENT (w this apt complex) which they informed her was paid the same day. That was the ONLY time i was late. As per their tenant screening criteria: "You must be able to demonstrate financial responsibility". If you have any charge-offs, unpaid debts or a pattern of delinquent payments or poor credit, your application may be denied". Rental History: Would you re-rent to this same tenant again? Has this tenant made any late rental payments? Does this tenant currently owe any rent? Does this tenant keep the property reasonably clean and tidy? Have there been any complaints from the neighbors about this tenant? Has this tenant been given any letters of non-compliance?. Of course, they would re rent to me. Since Rosenbaum took two weeks to even update me on a status of my application - I will be re renting with them All this is said to say: Rosenbaum is the definition of not allowing you to "LIVE THE AMERICAN DREAM". Mattie even said their looking for a "perfect tenant" (lol). Obviously the last tenant was NOT so perfect if its taking them almost 3 weeks to get the home ready for the next tenant. THEY JUDGED ME (Obviously) off my credit which I did my research prior to applying to applying to assure I would be approved. Then lied and said my apts gave bad rental verification was a all time LOW. Also, within the last 3 years the home has went from $899 to $999 to $1099. Which based on that information ALONG tells you how they do business. This company LACKED follow through & professionalism & GREAT CUSTOMER SERVICE. A quick call to say you know what Mrs. this is where we are in regards to your app but I see based on your credit - this is what I see. I then wouldve known to continue looking for a home. read more

I wish there was a way to leave zero stars. This company is dishonest and unprincipled. They violate the legal rights of their tenants and think that they can create policies that circumvent the law. They have violated several of my rights under the Arizona Landlord and Tenant Act. They tack on additional fees so that the tenant is forced into paying more than the agreed upon amount in the rental agreement, which is also a violation of my rights. I wonder how much extra money they make off of overcharging their tenants on rent each month. If you're thinking about renting from this group, DON'T DO IT! They are a rip off. They have apt. 2bdr. For rent in not the nice area. Its the exact one I used to rent and I only paid $650. Since they took over they have the apt. Up for $950. I know guarantee that there is not one apt. On that blocks that is higher than $750. So if you rent this apt. Then they just ripped you off. read more

I rented with Rosenbaum Realty for a whole year. I had a good experience from the beginning. One of the employees was able to meet with me and show me the property before I rented. They asked what i wanted fixed and had it ready for me the next week. Their online payment option was very convienent. I never really needed to call them for anything. I read my lease and knew what I had to cover myself, so I bought my own bug spray, and plumbing tools and fixed the small things myself. (clogged shower, locksmith, etc) The one time I did ask for something they had Tiffany call me back the next day asking for more details. Daniel emailed me after giving notice about a walk through inspection, which was great because I reminded him that I had a dog. They have always been very accomodating to me. I haven't had a problem with their managment practices. I was paying a great price for the property I was renting, and it was one of the few places that would take my dog. I would have signed another year lease, but my sister just moved to the valley and it was a better idea to just share with her. We even looked to see if there were other RRG properties that had 2 bedrooms in the area we wanted but there were none. If there had been one available, I'm sure we would still be renting from the realty group today. read more

AVOID! Read the other reviews! So I wont repeat what they say about the unprofessional, communication, rudeness, slum lords, etc etc. Its all true. Those that left positive reviews either work for Rosenbaum or were paid to leave them! I hired Rosenbaum to manage my property and the first year it was ok. After that it steadily got worse. This April they "forgot" to deposit my rent and my mortgage payment bounced, when I called them about it they said if I wanted them to reimburse me for overdraft fees I would have to prove it was from the mortgage and the forgotten deposit, and not my spending habits. Excuse me? Then the tenant skipped out this May/June and they went and rekeyed the locks. Charged me. I objected and refused to pay and said I never authorized them to rekey the house. They said it was for the safety of the house. Umm there are broken windows and broken window latches plus the tenant put a window a/c unit in, so there is no "safety" to the house anyway! And a waste of MY money. Plus the house now needs to be condemned! Rosenbaum defaulted on almost every aspect of the contract! Do yourselves a favor and look elsewhere. read more

do not rent with this company, i read the reviews prior to renting from rosenbaum and they sounded like a good property managment company to go through but ultimately ended up being a huge mistake. the apartment is a run down disaster and nothing gets fixed, they have" computer glitches" that charge rent twice and they refuse to take responsibility for, they charge you ridiculous fees for everything and if i elaborated the details of my particular situation with them, anybody would be disgusted with rosenbaums property managers behavior.it has been one of the worstand most expensive mistakes that i have ever made. read more

This realty company completely screwed us over. Not only did we have complications with the staff the entire term of our lease, but now we are being charged over $740 for "general construction income". We spent over $100 to get the carpets professionally cleaned, and made sure the apartment was spic and span before we locked up for the last time. We took pictures, and will most likely end up taking this to court. We are extremely clean people, and in no way should we be charged $740... We left the place in better condition than it was originally in. We just want out at this point, and to get our rightful deposit. read more

I rented an apartment in the Phoenix area thru Rosenbaum Realty Group from October 2014 to October 2015. While I loved my place, they failed to mention a few important pieces of information from the get go. First, I was promised my apartment cleaned and touched up by a specific move in day and when I arrived with keys in hand, along with two trucks full of my belongings and family to help me move in, we were met there by the handyman who was still working on my apartment. This man was rude, condescending, and basically scoffed at the amount I had forked over as my deposit. I had Tiffany from Rosenbaum on the phone the entire time as this man yelled at us for asking why this wasn't done sooner and she couldn't believe it herself. Once I was able to get in, wet paint and all, i realized it wasn't even a good job. He had left tools lying around, painted over surfaces that didn't need paint, left wall outlets uncovered by the small plates..it was a mess. Also, I had seen a washer/dryer unit and fridge when doing my walk thru the first time I saw the place and they were now missing. It took days to get them back and I was expected to live there without it. I could do without the washer dryer unit but a fridge?? A month or so in, I came to find that my next door neighbor, who'd been living there for years, was a sex offender and they failed to tell me this before moving in. As a single woman living there, I was then stuck with this guy next door who was a total jerk and caused drama and broke into other units in the building continuously. I had to call the police several times on him. Another issue was my plumbing--at least once a month for a week or so at a time, my tub would fill with sewage water and waste. The smell was horrible and I couldn't stay there and breathe in the foul odor. I'd also have the sidewalk right under my bedroom and it would flood with this sewer water and waste also. It'd take days for a plumbing company to come correct the issue and whenever I asked about a discount on my rent for it, I was boldly denied. Once they had a handyman come out to fix my dryer and he actually made the issue worse by breaking a faceplate on it. Rosenbaum realty told me that the washer and dryer were my responsibility but since their handyman broke it, I didn't have to pay for repairs, but they also weren't going to repair it. Some sort of mix up occurred though and they ended up taking it in for repairs without realizing it, which shows they aren't too observant of what goes on with their property. The main gate wasn't ever in working order, causing all kinds of unwanted traffic coming in and out at all hours of the day. One of the things my realtor stressed when showing me the apartment was the added security of having a gate with a code around the property. It was always something with them and the property. At the end of my lease, I made sure to deep clean my apartment when I moved and left it in better condition than when I moved in. I deep cleaned, steam mopped, and made sure all surfaces were spotless and the rest of the place was in tact. I felt for sure there'd be no issues with my deposit being returned to me. A few weeks later (I had to hound them about my deposit refund), I was told that my entire deposit of $499 I was being held for deep cleaning and paint touch ups. Mind you, this place was left near immaculate. There was no reason to hold $499 for cleaning or paint tpuch ups--who seriously spends that on anything of that sort on a small 2 bd 1ba apartment anyway?? I was so very upset when i was told this and asked to appeal their decision. The night i moved out, i took pictures of my place in the case they tried to come back and say anything about it and i also had taken pics thruout the year of things like the sewer water in the tub, all of which I still have. I sent in my appeal letter and pics and still they denied me. I don't quite understand why I can't just get my deposit back for having gone thru the deplorable conditions I lived in at times, and for having left their place spotless. Im so unhappy with the service from them, that I'd never ever in my life recommend them to anyone I know or don't know. read more
