Ryan and Trevor were amazing! Took our old weathered and cracked front steps to looking brand new! Removed all the old caulking, ground down the terrazzo, acid washed, put on new sealer and recaulked. One stair was completely replaced because it was cracked and leaking water into the garage. They were able to build a new stair that looked just like the original! You literally cannot tell the difference - colors match perfectly - it's really an art! We hired San Francisco Terrazzo to remove, renew and reinstall our old terrazzo steps. We were in contact with Ryan, and he was a pleasure to work with. Erin and Ryan were both quick to respond to questions, and Ryan clearly explained the process and our options when providing a quote. Once our project started, we found ourselves ready to remove the terrazzo much faster than expected. Ryan was fantastic at dealing with this new timeline and was thankfully able to fit us in on short notice. He also coordinated well with our contractor, to ensure that the installation could go as smoothly as possible. The crew that removed and reinstalled the stairs were all friendly and respectful of our property. Their experience with the job showed in both their efficiency and attention to detail. Ryan and Randy were very kind, professional and helpful during my interactions with them. Ryan came over to inspect my worksite (residential) to give me a quote. He came to the conclusion that the concrete I that would be under the terrazzo was not suitable for terrazzo to go on top. He let me know that the terrazzo would crack quickly if placed on top of it. He then explained what we could do to move forward with terrazzo and also gave me ideas for flooring alternatives. He was more than generous with his time. Randy and his crew did a wonderful job fixing the terrazzo on my house's front steps. We are very happy with the work, and with the people who came to our house. The house is from 1922, and there were large cracks in the bottom step from previous earthquakes. My grandfather had poured cement in the cracks in the 1980s thinking that would work. Also, I live on a busy street where people like to sit on the steps and eat and drink. I noticed someone had been chipping the vulnerable spots in the terrazzo, causing more damage. SF Terrazzo came and fixed everything. They replaced the entire bottom terrazzo step and poured cement in the front. They also repaired the areas that had been cracked. They cleaned the steps. Sealed all the areas. This work was done in October 2019 and continues to look great 13 months later. read more

It was a bit difficult to schedule (everybody is so busy right now in SF), but once scheduled Randy and his crew were on top of it (On time and on schedule). They did a good. They were tasked with repairing and waterproofing exterior stairs. - They repaired a huge crack (see before and after photo) and it looks great now (I had no idea it could be repaired that well actually). - They selected a nice caulk color matching the rest of the house colorscheme - They cleaned/resurfaced the entire steps, they are all shiny now. I'm a home owner in an HOA. We recently had our stairs repaired. We have an older staircase - typical of Victorians in San Francisco. One stair needed to be completely recast and the rest needed sealing, with some stairs needed some extra TLC. An expensive project to take on, I contacted 3 companies that are known for this work. SF Terrazzo was my first choice but being in an HOA I performed my required due diligence to ensure that we had all reasonable options. I am writing this to save others from this time-consuming leg work. SF Terrazzo was my first choice because I had worked with them during a project with a former employer. They had installed permanent safety strips on stairs as a Victorian in Pac Heights. They did a great job and performed the work quickly. I would say that Randy makes every effort to work with you. He listens to your needs and requests and explains exactly what needs to be done. I also found him to be reliable and trustworthy. When he said something would cost x, it did. That to me is worth its weight in terrazzo. In fact, I got 3 proposals. By the time we were ready to initiate work and I began contacting each one for an updated proposal, I found that one company never got back to me. Another one kept telling me they were too busy. I could only reach the receptionist and she was frankly annoying and difficult. I should be able to talk to the owner or someone responsible for the work about the proposal they provided. Unprofessional and arbitrary which concerned me - why was I trying so hard and what would they be like once they started the work? Could I count on them to finish? Would anyone return my calls once the work started? The lore of old world craftsmanship does not water hold if nobody returns your calls. SF Terrazzo was the only company that called me right back. From the proposal all the way through the end of the work, I was able to reach and talk with the owner, Randy Gyrion. I really appreciated his work. SF Terrazzo was also the most competitive proposal particularly in light of the fact that Randy discussed with me our needs and what we should do and what we could forgo based on our budget. By the way, overseeing the project at my former employer, I had experienced the same thing with the two other companies in town. My husband was able to at least get the 2 other companies out for an initial proposal, but I could not even get them to come out at my former employer. I'm just saying that I was on this merry-go-round twice so my recommendation is based on experience with them. I suppose I had given them the benefit of the doubt which is why I contacted them again. We also needed to have some dry rot wood removed. Randy helped me understand the min. that needed to be done (we needed to stay within a budget) and he worked around our schedule to get it done. There is a timing element with these kinds of things and a window of time that work needs to be done if different people are involved. Anyway, Randy was always flexible. We even had an issue of someone messing up some of the work as it dried, and at no additional cost, Randy and his team did their very best to fix it. As they worked, they kept the stairs and our property clean too. At the end of each day of work, they left everything the way they found it. We also had permanent safety strips installed. As terrazzo and marble age, they wear and get very slippery. But between the grinding/polishing and the strips, the stairs not only look new, but they are safe. A good analogy is dental work. Putting it off is an expensive gamble. And as one tooth starts to decay, it will impact the ones on either side, etc. Preventative/maintenance work (if you can afford it at the time), pays out future dividends. Our stairs look great, they actually look new, restored, and the title work on the landing looks lovely. We are very happy with the work. The work was professional and a good investment in the building. If you have terrazzo stairs and they are starting to break or crack, do something sooner than later. Had we reached out 5-6 years ago, we could have prob. saved the stair that needed recasting. I highly recommend San Francisco Terrazzo. Thank you Randy! read more

My experience with San Francisco Terrazzo was not a pleasant one. I needed my front stairs repaired and wanted to give the local business the contract. They assured me that it would take 2 days to do the repairs (weather permitting) and I can't blame them for the rain we had that week . It added another few working days to the completion . The first time they came out the job didn't come out to my satisfaction . Randy the owner came out along with a small crew to assess the workmanship and agreed that it needed to be redone. They gave it another attempt and the results were better but still not what I expected according to other Yelp reviews. The owner came out again and concurred . They sent a more experienced tradesman to tackle the job the 3rd time and it came out near perfect. The color and texture of the new terrazzo stones were spot on and matched the existing flawlessly. I really appreciated the time and effort they put towards putting the best product possible. 3rd time was the charm (or so I thought ) . Less than 2 months afterwords the grout on the stairs started to peel away and flaked off. (warranty was 1 year) I put a call in to explain what failed and they said they would gladly send a worker to assess and re-grout . After a week with no return call as to when they were going to schedule me in for the repairs I called yet again . Another week went by without a response so I called Randy the owner. Still no response after a month . Very disappointed with the lack of follow up on their part . I understand they may be busy with other jobs but a simple return call to keep me in the loop is just good protocol and goes a long way . Fortunately for me I can fix the grout myself as I am also in the trades . If I were to do it all over again I would not use this company . Spend a little more and get it done right the first time . San Francisco Terrazzo is one of the best contractors I've ever used. The owner was one of three bidders for this job to repair and restore the terrazzo front stairs on my Richmond District home. They were part of the original home built in 1917, and nothing had been done to them since the house was built. On the inside underneath, the concrete was falling off, and a lot of water was coming in the house. On the outside the stairs had gaps at the edges from the 1989 earthquake, and there were gouges in the surface of some steps. The terrazzo that was exposed to the weather was blackened and moldy. The first contractor I called came out and told me that the underside of the stairs needed to be filled in with concrete blocks & bricks, and supported edge-to-edge with wood on top of the concrete blocks. At least that's what I *thought* he proposed (and what the photos he showed me seemed to indicate), but then when the contract arrived the work described was completely different, and he became offended when I tried to work out with him what he actually intended to do. The communication problem and drama here was too great to overcome. The second contractor said that the stairs themselves were perfectly sound, no underneath support needed, but that the only way to *waterproof* them would be to replace the entire staircase and put a waterproof membrane underneath. He would not undertake a repair job, but recommended S.F. Terrazzo as the best option if I didn't want a whole new staircase. We never discussed price, because the scope of what he proposed was too major. He seemed more comfortable with building new staircases than fixing historic terrazzo. Randy at S.F. Terrazzo came out as the third bidder, arrived right on time, and knew exactly what needed to be done. He explained it very clearly. The price he quoted me was reasonable, and about the same as Contractor #1 above. He gave me the addresses of three other houses in the neighborhood that he'd done where the job was just like mine. I went and looked at them and they looked great, and the owner I talked to (on Balboa Street) told me she couldn't have been more pleased with the job they did a few years ago. She said it hadn't leaked at all, and I thought it still looked really good. All of the workers arrived exactly when they said they would, and explained very clearly how the work would proceed and how long it would take. They helped me move things I hadn't realized would be in the way. They warned me that water would come in the house when the pressure washed the stairs, and discussed how to deal with that. They cleaned up after themselves, never left the garage door open and were respectful of my neighbors' property. The job required acid washing of the steps, and they very carefully washed down my plants and the neighbor's plants and the sidewalk in case any acid had splashed there. They were really flexible in scheduling so that the work was done at times that were convenient to me. The workmanship is really good, and ready for the painter to come and touch up so the caulk will hardly show at all. I don't think you can do better than the job you'll get from S.F. San Francisco Terrazzo was a fantastic contractor for us. We had a restoration project for a 1910 Craftsman House on the Penisula; and installed Terrazzo in our master bathroom. The house was to be listed on the National Register of Historic Places, and we were meticulous about the selection of colors, styles, and the overall installation to very high quality standards. The selection of colors was achieved with several samples being custom designed for us, to have a mix of brown, black, and white: to achieve an overall look appropriate for the period: and matching our historic cast iron tube, and transitional (from victorian) dark stained wood trim. San Francisco Terrazzo got the colors just right in the first samples. Also had some complex features to raise the antique sinks to a modern height, a custom steam shower bench in the shower, and a challenging installation on a second floor, without causing water damage below. I can't thank the team enough for a stellar job: the floor looks like it was installed in 1910, and it has the durability and ease of use of the modern age. read more
