I have lived at 4 Irvine Company properties. So far TRC is my favorite. It's nestled in a residential area. Therefore, it's pretty darn quiet! Lots of places to walk just outside the property and I must say I believe this area is very safe. I am glad it's a small complex. The two stars are for the noise level of this community. Noise level has always been an issue. Recently as weather gets warmer, the pool area becomes unbearable with younger kids or teens screaming loudly and frequently. Sometimes there are no parents around. Other times parents sitting around do not seem to hear anything and would not do any shooshing or teaching their kids how to behave in public as parents are supposed to do. Really annoying. Anyone working from home should give it a second thought moving here. read more

Living at Turtle Rock Canyon has been a huge disappointment, largely due to the poor management. Our experience with the assistant manager, Natalie, has been especially frustrating. She has consistently demonstrated a lack of professionalism, poor communication skills, and an unwillingness to help residents resolve serious issues. We reported a persistent bug infestation in our unit, and despite multiple requests, it was never properly addressed. Instead of being treated with urgency and care, our concerns were dismissed. Natalie was rude, argumentative, and frequently provided inaccurate or misleading information when we asked for help. It often felt like she didn't understand the basics of her own job, and her behavior only made a bad situation worse. The front office is run by a group of inexperienced staff with no real accountability. They are a bunch of kids pretending to be professionals. We are not feeling well because of this ongoing issue. Irvine Company markets itself as a premium property management company, but this location does not reflect that reputation. I would strongly recommend that future residents consider other communities unless there is a serious change in management and how residents and their units are treated. Turtle Rock Canyon is a hidden gem on top of the hill in Turtle Rock. The community is so quiet and while close to shopping centers, feels removed from all the busy-ness around. The best part about TRC is maintenance, especially Leo. Leo is professional, understanding, and kind. He does an amazing job on any work order I submit and is always a smiling face while he is driving through the community. This is a shout out for Leo. Leo deals with any maintenance issues in the apartments. But he goes above and beyond. He always has a smile. Nothing is ever a problem for him. He's so helpful and knowledgeable. One time he was changing my lightbulbs in the bathroom and asked how my 6ft 2 child fits under the shower. I said he doesn't and before I knew it, Leo came back with this shower head for tall people. I didn't even know they existed. I can't say enough about this guy and what an asset he is to this place. Turtle Canyon Rock (TRC) apartments, is amazing place to live and we will miss it so much! Let me share some details about our experience. Management ( manager Candace, assistant manager Teri, Melonie) and maintenance ( Nick, Anthony, Leo) are superb! All are professional, expedite with requests, great customer service. TRC uses Irvine Company app for payment of rent, maintenance requests. When you look or come to this property know that units that are inside Stonecliffe Aisle are the best and a way from moderately busy streets of Ridgeline Dr and Turtle Rock Dr. The focal point of the property is the tower which you'll see in the stock photos. Coming through the office you'll see the tower behind the second pool. After the tower is a bridge that leads through the center of the property. There are two huge ficus trees at end of bridge that actually are amazing to see and walk underneath. The amenities are enough, two pools one for little kids that is shallow and the other is moderately deep 5-6 feet. Two jacuzzis on the property one more private then the other. Two BBQ grills that TRC maintains. The gym is modest but with the equipment and cables they have you can work every part of your body with the help of YouTube. Cardio machines all modern: elliptical, two treadmills and sit down stationary bike and regular up right stationary bike. Gym as a TV and free WiFi. TRC also as a room with a kitchen to rent for parties or gatherings. We rented for my kids birthday party and they usually have holiday events in this room. Came in handy when we invited multiple people for our party. Before I share some secret gems about this area. The unit we are in is in the center of the complex. Two bedroom approx 1008 two bathrooms. The space is plenty, I would even count the grass area just outside our door where the kids play, sat out with neighbors to have gatherings while the sunsets drinking wine, exercised in the area during lockdown, so count that area to in your rent if you get a unit like ours (downstairs). The other neighbors never use the grass area, so it worked out. The outdoor patio attached to our unit, count that as living space too! I have coffee in the mornings underneath the huge ficus trees, meditate, it's so quiet at TRC, especially at night. BBQ with your grill on your patio it's big enough and it's enough space for my young one to play. So when you see 1008sq also count that external space you'll be utilizing. And don't forget the pools and gym! Gems to this property besides stainless steel appliances ( D/W, Fridge, sink) and W/D Included. Hiking trail close to home. The trail head goes straight up and takes you to what's called French Hill the panoramic views of OC are phenomenal!! From Stonecliffe Aisle turn right on Hillbourgh, left on Ridgeline walking on dirt path facing traffic heading north about 20 yards then climb up on trail can't miss it! Along the trail to French Hill you can defiantly see the ocean on a clear day and beyond the OC Great Park! There are other special trails in Turtle Rock area, so be sure to Google. Other gem is Canyon Park it's huge! Plenty of space to run, plays games with kids or take dog out. Small kids playground and b ball hoop. Irvine Turtle Rock area think of a refuge above the craziness of OC. So quit, tranquil. Upper middle class professionals and retire types live here. Plenty of families with kids. I see many dogs although we did not have one. Hardly ever crime as opposed to neighbors in Woodbridge or complex off Rosa Drew Ln ( a lot of theft in both per my Ring alerts). Bunnies at night, have heard coyotes at night in the distance but never seen them on the property. Bike paths that circle Turtle Rock area safe and great for leisure rides. TR nature center, Sunset Point, TR Rock ( an actual rock that is scared to native Americans) all worth mentioning. All the units received new roofs last year (2019/2020). Our unit got a new HVAC system in 2018. Cox or Google fiber optics are your choices. Single car garage has storage shelf 3ft deep, 15 feet across, shelf to garage ceiling like 4-5 feet in height, so much space to store things in your garage or underneath the shelf. Full baths in our two bedroom, upstair neighbors you can't not hear to often, but there only two people. External lights everywhere on property so safe at night. Only two small cons lol , shower head is shorter then me. It's probably like 5'9. And the leaf blower turns on at 730am M-F but I hear it in the distance most days. I've complained about but maybe not enough residence complain. Way more positives so these issues are trivial. Overall quiet, safe, TRC sits above OC. Great for families or single professional living. TRC is worth the money. Sorry for lengthy review but living some where for a year(s) is a big commitment, you need all the info you can get! I feel this is the best Irvine Company property! You will love TRC and Turtle Rock area! read more

Don't believe the 4 stars this place currently has. Irvine company has been hard at work trying to remove bad ratings. A year ago this place was below a 3 Star. This community does not deserve any stars. The team would constantly mark any maintenance request as complete to meet their 24 hour request deadline when in fact nothing has been completed. I have had to constantly put in requests after requests to get the service I put in resolved and fixed. In addition, I had to call the office multiple times before anything can get done. They would lie that the service that I had requested would be the first one in the morning to get taken care of but when I get home in the evening, the issues are still there with no evidence of any services being performed. I have lived here for two years now. Lease is coming to an end in January and I will for sure not be renewing. STAY AWAY if you can. It's a nice area but the issues here are constantly ignored and major renovations are needed, but won't be looked at. Note: This is my first review ever and it's just been frustrating to get any service request done and I feel that is is my duty to report it as it is. I'm usually a patient person, but today I have had it with trying to get Turtle Rock Canyon to actually complete my service request that is now a week overdue. If anyone wants more information, feel free to comment and I can list the many issues and the timeline on how long it took them to complete the requests. I had a very good experience with the Turtle Rock Canyon Apartment. The townhouse I rent had a direct access garage, and washer and dryer which are very convenient. All the office and maintenance staff are very friendly. I want to give my thanks especially to the manager-- Terri. She was very helpful during my moving out period. Due to the COVID-19 pandemic, my move-out date changed after I submitted the notice. I was very worried that my family would have no place to live. Terri was so nice to extend the date. I've been living here for about 3 months now. Maintenance service crew are amazing -- very reliable and responds quickly. Residential associates are also very nice and accommodating. The community is kept neat and well. Quiet, small residential area. I took off one star because I just cannot stand Cox internet which is the only provider for this community -- completely unreliable and slow as a "turtle" (is this why we only have Cox?). It's 2018, and we only have one and only terrible internet provider available? I am quite sad that I have to give a 4-star rating to a place I call home. I would have given 5 stars no problem if only the internet wasn't driving me crazy every so often (on top of bad cell service). Please do something, Irvine Company. read more

Turtle Rock Canyon Apartments have been wonderful to our family. With rentals like apartments, maintenance requests are going to be expected with the higher usage than a home with the same tenants for years would have. Each maintenance issue we have had has been resolved in less than 24 hours! The community is clean and peaceful. We do not have noise issues. The business center, club house, fitness center, pools and spas are always kept nicely (though we would love to see the pool get an upgrade!) We love the staff! The maintenance staff are very friendly and professional. Terri in particular has always been accessible and beyond pleasant to work with! Lived there for 5 years. No complaints what so ever. Quiet neighborhood, clean community. The only issues we had were the issues everyone has in Irvine. Also having an indoor garage and washer/dryer's a plus for everyone. The only downside is the ever-growing rent rates, but I guess that's also normal. We left because we bought a house, not for any other reason. 100% would recommend this complex. My husband and I just moved back to our home state after a 3-year stay at Turtle Rock Canyon Apartments. We loved it there. It was quiet, peaceful and the grounds are kept beautifully. Any maintenance issues were resolved very quickly by Tony, Elmer or Joe. For example, when our washer quit working one day, we had a replacement in less than 30 minutes! We were told about this apartment community by Jacque B., and it was a perfect fit for us. As others have mentioned, Michael and all the office staff are great, too. Always getting notices out ahead of time for general property maintenance, responsive to questions, and at one time when we were suddenly called away for a family illness for several weeks, they took care of our packages, and checked on our unit in our absence. Although I own my own home in the South Bay, I needed a place in Irvine to eliminate all the driving back and forth, allowing me to continue to tutor my grandsons during this ongoing time of Covid. Having lived and worked in numerous major cities throughout the U.S., I honestly wasn't expecting any apartment management to provide even a decent level of customer service. Boy, was I wrong! I 'signed on the dotted line' without even visiting Turtle Rock Canyon apartments in person. How? Because the management team took the time to provide a video of the actual apartment I was interested in. When I walked through the office door for the first time onsite to get keys, Melanie greeted me by name-and that has continued any time I've stepped into the office with a question for anyone on the team. That personal touch has meant a lot to me during what was a stressful time from simultaneously handling a move and a family death. Shout out to Melanie, Nick, Candace, Terri, Leo, and Anthony. 1. Elmer is a very good guy, friendly and always there to help, kudos to Elmer. 2. The area is noisy in the morning due to their air blower cleaners they use to sweep the streets. Don't stay home in the morning! 3. The new management team is so mean, harsh, controlling and hard to contact with(they're always out!). They're not willing to help and always picky, specially the new manager, Janet. 4. The head of technicians, Francisco, is the meanest guy I've ever seen, never says hello and is always looking for ways to blame everything on you. 5. They just increased my rent for a nifty $500 and all my request to lower it was rejected by saying "they're matching the market price". I've been living there for 10 years but loyalty has no place there, just money and greed. 6. No cellphone coverage though out the whole community, your guests will get lost if they rely on their phones to contact you. 7. The walls are so thin that you can hear the people next door. The washer dryer machine are also noisy, even though they're in the garage, but still you hear them. The dishwasher is also loud, we always start it when we're out! 8. The AC systems are installed outside of the houses are so noisy, so expect a big noise when you walk through the community. 9. The houses are old so you hear the woods cranky noise when you walk in your unit. Asked them to fix it, told me the houses are old and can't do anything about it! 10. Most of the time, the parking spots are full and you have to park your car very far, again unfortunate for the guests. 11. The spas are not taken care properly so you would see trash in the water and sometimes the color of the water is changed! Overall, it "used" to be a nice place, but ever since the new management started, it's getting harder and harder to live there. A lot of my neighbors are moving out. read more

This is the noisiest Apartment Homes/Community that I've lived in so far. Noise level is so high on weekdays during the day. The roof changing project is still running. Apparently they do this project every ten years. Beside that there are lots of gardening, mowing the lawns and blowing. Awful place to live!! Especially ever since the new manager, she is so mean to the customers. She doesn't listen to you and does not help you at all, bad behavior and always brings your energy down after you speak with her. The new maintenance manager, Francisco, he always smiles on you, but tricks you like a kid. I don't suggest this place to anyone, as I leaving here after 10 years. 1.The walls are so thin so that you can hear whatever happens in anybody's house. Even the washer and drawer in your neighbor's house at night doesn't let you sleep. 2. Your cell phone doesn't work here, no signal, your guest always gets lost because he/she can't call you. Also no parking for your guests. 3. No parking spot at all the times, come early home to get a spot if you're lucky. 4. Lots of MICE are in the houses and community. 5. The management is so controlling. They check everything and every place in your house when they come to repair or for services. They check your garage at anytime and look at your personal things. They even told me that the color of my white curtains have a pink shade so I had to replace them, although they were white. 6. It's a very noisy place so you can't relax on Mondays and Fridays. The machines that they use to clean the area are so old and noisy. The AC are too noisy too, even when you walk around you can't get calm. Even my guests ask me to turn off the AC when they're at my house. 7. The appliances are too old or low-quality: the dishwasher is too noisy I can't use it unless I go out. The heater too, we get easily cold water even I put on the hottest degree. And whenever I ask for maintenance or replacement, they argue and reject my request and bring lots of excuses. 8. Leasing office appears friendly, but they are not, they always trick you and are mean, but Elmer is awesome and Tony too but the rest, you can't work with them and this is the worst problem from last year until now that I can't accept and I am leaving here for these issue. An unfriendly place for families and young people or anyone else. No one here is happy, here is where you hate to live. read more

The staff in the office is on top of things and doesn't bother the residents with a lot of notices but keeps us informed of information that impacts us. Wonderful location and I can't imagine leaving. I love this apartment complex. Its very quiet, clean, neighbors are friendly and plenty of parking! It's hidden so not too many people will find it. There is also a small park across the street. Literally about 30 feet away. It's in a cul-de-sac and is safe for children to walk around to on the sidewalk. Elmer, is one of maintenance workers here and he is great. He's always on time when I have a problem. If he needs more time he'll let me know in advance or within a few days depending on the issue at hand and because of parts. But it's pretty much done that day without delay. I had an issue with my sink, fixed within an hour. My dryer lost heating, fixed a few hours, air conditioning went on the fritz and he didn't have the part in stock, so he went to another location to get me one and it was done the next day. My wife, father-in-law, and dogs were extremely grateful because it was hitting 90 degrees for a few days and we needed it fixed asap. I've never been disappointed with him ever and now u request for him specifically by name whenever I have an issue because I know he'll get it done and get it done right! The maintenance team always response quickly with the "fix" every time. Recently in the midst of our heat wave my air conditioning was problematic. The manager Dulce, is always available to speak with residents and to help them in any way she can. She is very professional and runs a well managed property with the help of Michael. I have been in and out of UDR and Irvine Company apartments for the past ten years. Turtle Rock Canyon is the second Irvine Company complex I've been in. This is by FAR, my favorite complex I have been in, ever. It isn't because the gardeners do an amazing job with all the beautiful flowers and landscapes, or because it's tucked in the hills of Irvine close to Newport Beach and Mariners church and feels miles away from the daily grind of freeways and large buildings, or even because of the amazing amenities surrounded by my quiet, sweet and caring neighbors (I don't think I've ever interacted with my neighbors the entire time I've lived in OC). What has been the most rewarding part of living here and ho early surprised me the most m, is the customer service. The girl who showed me the place was so accommodating and sweet and looked at EVERY available complex for me despite if she worked there or not. The manager Dolce has gone above and beyond to make me feel like home and treat me fairly through a couple of situations that has NEVER been the way any complex manager has treated me in the past. But the real reason I was inspired to write this review is the maintenance staff. Especially Johar Osorio, who I first heard about by one of my neighbors who told me he was the most experience maintenance person they've run in to. He is extremely professional, puts on shoe covers before entering your house and is really proactive and likes to explore any issue I might be having to the fullest. Afterwards, he always gives me a detailed report on what happened, why and how he fixed it. He has never let me down and has always fixed my issues with a smile, wether it was my fault or not. Lastly, I had an issue with my fridge and lost a lot of food. That stuff happens, I reported it and he fixed the issue while I was at work within 24 hours. I was satisfied but he went the extra mile and alerted Dolce, without a complaint from me and she called me to offer reimbursement for new groceries. This entire display of customer service warmed my heart. Thank you Johar, Dolce and the entire Turtle Rock Canyon crew. I am happy to be staying here! It's an amazing place to live! read more

Love where you live, I certainly do! The apartment complex is quiet, dog friendly and the maintenance staff lead by Joe are quick to resolve your issues, patient and pleasant to work with. The compound is kept neat and clean by the wonderful staff and when I need to go to the office to make any inquiries,I am met by the friendly and helpful Dolce. My hero is Elmer in the maintenance staff at the Irvine Company's Turtle Rock Canyon Apartment Community. As this an older property, one thing for sure is that you will get well acquainted with the maintenance staff as many systems are old and need frequent servicing. Fortunately, the residents here have Elmer who is particularly talented and proficient in plumbing, electrical, appliance and cabinet repairs. Been living here for a very long time, about 10 years, and they keep rising the prices higher and higher. Recently it went 600$ higher, and not to mention there very loud AC, and very unhelpful workers. It is very hard to communicate with them, and it they also take months to do a simple task of changing the batteries on the smoke detector. I've rented 2 units from this community and like it. It was especially nice for my family of 4 since there is a lot of walking trails and a park nearby. Watch out for maintenance service though.. While the service men seemed willing to help, the issues we often called them out for never got fully fixed the first visit. You may have to call them back a second or even third time to get the job done right! But overall, great place to live! read more
