I don't normally write reviews but in this instance I have to comment on Scott Properties. A definite change when dealing with the office and in particular the new manager, Christopher Shoaf. Chris, has managed to accomplish and address ongoing maintenance issues in a short period of time that the previous team were incompetent to resolve or simply just ignored in the past year++ My experience in dealing with Chris has been a very positive one....fast, efficient, listens and addresses concerns and finds a solution! Bottom line Chris gets the job done, he's courteous, kind, communicates and has great follow through regarding tenant issues which can be very stressful! RENT ANYWHERE ELSE! Horrible expensive rentals that are falling apart and they do the bare minimum. Takes weeks to fix things after requesting, then they schedule the handy man to come by at inconvenient times for me and my roommates, and they often fix things with the cheapest quality which break or wear out in months. Fixed are also incorrectly installed. On top of all that they raise rent to the maximum 5% and they recently added on a fee for e-check payments. Nickel and diming for everything. read more

I will preface by saying that the maintenance is responsive, kind, and helpful. As for the rest of the management company.... Our apartment is CONSTANTLY under construction since it has violated so many codes with the city. So that means constant noise (good luck if you work from home) and they constantly revoke your parking. So if you go out of town, you're screwed and have to eat a street cleaning ticket. The management company said parking is "not their problem" and "they will tow us" - when it is clearly stated in the lease that parking is included in the rent.... And they responded with "take that up with finance". If you try to get ahold of management, you will be redirected 100 times before finally being hung up on. Apartments are cheaply made, appliances are extremely out-dated. The property manager Sandara is rude and unresponsive. Overall this building is also kept in poor condition which is why the city was called. read more

Ive rented with SPG for over 2.5 years. Unit was great; clean, good plumbing, water pressure was fine, etc. Whenever there was an issue, it was dealt with promptly. If I had a question about any issue about the unit e.g. loud neighbors, once had a water leak (was fixed), oven didnt work one day, etc it was dealt with promptly as well. Scott Properties is by far the worst management company we have had the displeasure of renting from. We moved from New York to LA without viewing the apartment which was our biggest mistake. The leasing agent, Diana (who no longer works there) was only responsive up till the lease was signed. We had coordinated everything to meet on the day of move in when I was driving 4 days cross country to LA. Upon arriving, Diana was not picking up her phone and did not prepare the keys for the apartment. After which, when I called the leasing company, they gave me the code to the lockbox. Then the keys present were NOT the correct keys and we were locked out for 4 hours after driving across the country for 4 days. They had to call a locksmith to change the locks. After this entire saga, the apartment was NOT clean and there was no hot water for 5 days. After the first month, they asked for 3 days of early move in rent and to retroactively pay the application fee of 80 dollars. Per the lease which was prepared by Diana, there was no such agreement in writing and she had used a template lease agreement without filling in any necessary details but our name and building address. After that, it has been impossible to reach anyone in the office, we never had a first walk through with any leasing agent when we moved in, and things remain broken for days or weeks. It seems like a company run by buffoons. We are looking to move out as soon as our lease is up. But any leased companies with "Leased by Scott Properties" is a no go for us. read more

Yes, they're avoiding my phone calls and emails like they're on the run from a bad gambling debt. They are costing me money each day that goes by because of their unprofessionalism, competence, lack of communication amongst their own team, and blatant disregard for basic human decency. This is a terrible property management company. We have been tenants for nine months and every appliance in the house has required repair. They are extremely slow to respond. Our AC has broken down three times in the last two weeks. No one seems to be accountable and it's impossible to get a hold of people in a timely fashion when you need urgent help. read more

Not my favorite property management company, in fact, I would give a lower score due to previous property managers that were incompetent/placed minimal effort in their work. Despite this, the new property manager Chris Schoaf has been implementing positive new changes in my building and for that I am grateful. I am hoping he will continue his great work to improve the wellness and security in my building as it has been getting worse as of late due to crime. It seems to be so hard to find people/ leasing groups to rent from nowadays that truly care about the tenants. I understand some of the complaints in the other reviews (randomly added landlord fees and other fees that didn't make much sense were annoying) but I would like to add here that I received great service from a number of individuals at Scott Properties. I resided for a year at the Beverlywood in Palms. I had to move out a couple of months early with short notice and had to find someone to take over my spot on the lease. Subletting is not allowed so I had to find someone to get approved for my spot on the lease. Since I am already on the lease, they could have easily not cared about my situation and the fact that I suddenly needed to find someone so I was not losing rent money. This was not the case. Tyler Saadian with property management services continually went out of his way to expedite applicant processing, was very responsive over email, and worked very hard to help with the process. Giovanni Dubon, the property supervisor at the Beverlywood, was so so helpful throughout my time there. From retrieving Amazon packages delivered outside of the building doors when I wasn't home to get them to being happy to help with showings of my room since I wasn't able to do it (again, totally something he did not have to do), Gio was happy to help, responsive, and went out of his way to serve the Beverlywood tenants. I can genuinely say that my time at the Beverlywood under Scott Properties felt safe, I was able to get in contact with management and other services in a timely manner, and I felt as though I was treated with kindness and respect. read more

The building quite literally stinks. There's a very bad odor in the hallways and other shared areas. Perhaps it's the ancient carpeting. The green, fake grass carpet on the stairs is filthy, ripped, and can pose a falling risk for the elderly tenants. They impose unnecessary expenses despite providing substandard services. They seem to forget that tenants are actually clients, and without clients businesses don't survive. read more

I've been a tenant for 5 months now and have had nothing but issues. I didn't even have a stove or stairs to get into my unit for the entire first month I lived here. Constant bug problems, inoperable laundry machines, water heaters broken for extended periods of time, metal in the parking lot which pops tenants' tires weekly, and completely random home visits with little to no notice. Maintenance requests, emails, and phone calls are largely ignored and when I do receive a reply it's a single statement of "working on it" with no actual follow-up or action. Horrible "management" company, if I can even call it that. Also check the "not recommended reviews" for some extra insight since it seems like Scott Properties is paying to have most of the negative feedback removed. TLDR; shameless liars, useless, awful parking. These people are snakes. They will be sweet to you in the beginning and right after you sign the lease, they're gone. The most disgusting thing they did to me was try to evict me when I specifically put in the portal that this was NOT a declaration to move out but just to see if I would be able to be refunded my prepaid rent. Their employees LIED and said that they called me and confirmed I was moving out when I never received a call nor talked to them especially considering how you can't get ahold of anyone at all. Check the call log. So in the end, I told them on the phone after they lied about me and said I'd move out but rescinded it so they know how I felt. Petty, sure, but they're pettier, and I don't owe these slumlords any respect. I literally had to bring in a tenants union for assistance. I've also put in a maintenance report for almost two years for the washing machine to have their coins emptied and they still don't do anything. I was being robbed of laundry money because they would literally take the coins and then get stuck and not operate. Also, if you live around 10225 Regent St, good luck on parking. There's a menace living in that building that owns like 7 cars and will wait to take up the whole street parking. He will save himself a space by parking his cars far apart but not close enough to for another car to parallel park in. Then, he'll move his cars a little backward and the other one forward so that he can fit his own cars in. Also, when you call the lady up front, she's just miserable and couldn't care less about you either. read more

We had the worst experience with the Scott Properties during the past three years of living in a property managed by the company. From the day we moved in, the staff were extremely unresponsive and unprofessional in how they address any issues. Any email we sent them regarding rent or maintenance went unanswered for weeks and until after several follow-ups. We had constant "unit inspections" where a group of people in business attires would come into our unit, regardless of whether we were present or not. Now it has been almost a month since we moved out and we still have not gotten back our security deposit. After many emails and phone calls going back and forth and days of no responses, they finally agreed to mail us a new check, which we are still waiting on. Based on some of the reviews from other people, it seems as though this is a recurring pattern with most of their tenants. read more

Tenants park all over the place making it so difficult to get in. Mind you these selfish tenants already have 2 other parking spots and they inconvenience the rest of us so they can have the luxury of a 3rd spot. Management only operates during bank hours. 9-5 and closed on weekends. So if some car is blocking you on a Friday night then you are shit out of luck. I have to give a terrific shout out to the leasing agent that is with Scott Properties. Her name is Laura Pinedo. Laura went above and beyond in helping me get the perfect apartment in West Hollywood. She was professional, friendly and even sent me alerts by text about the process of securing the unit I wanted. When you're moving or getting a second place in a really desirable neighborhood you end up having so many questions and and sometimes feel shy about asking so many. This was not the case with Laura! She was reassuring and let me ask away. I was able to approach her with every and any question I had. She got back to me right away and everything was answered in a clear, concise and friendly way. You could tell she wanted to help and didn't sound like a robot that was stuck in a big corporation. She must of been smiling as she was typing away at her computer because you could feel the warmth. She is the true definition of what it means when you hear someone being described as a rock star employee. :) read more

Recently purchased my building, and has been a complete nightmare since the second they took over. I would put these guys on Jared Kushner's level of complete slumlord behavior. If you're looking to rent an apartment they manage, stay a million miles away! First, they removed our Dumpster for 10 days while trash piled up in the garage. No notice given to us. Then they started completely demolishing 6 apartments in the building at once without any notice as well. The noise has been insane during the construction with some times averaging over 95 db on a sound meter which is against Los Angeles City Ordinance. When I contacted them about it, they said they only had 1 work order to replace a water heater and it would be done in a day. Obviously a lie since they're tearing out flooring, cabinetry, and fireplaces. I also can't find any record with the City of Construction Permits for the work. Today, they shut off my water with 0 notice, and won't tell me when it will be back on. I've tried to contact them upwards of 10 times with no meaningful help. Their Customer Service line just transfers me to other departments where I get sent to voicemail, and no one ever calls me back. read more

This review is specifically related to my time at 305 San Vicente Blvd., Santa Monica CA 90402. I didn't realize the importance of looking into a property management company before renting as I've never dealt with such incompetence until my most recent tenancy at a Scott Property managed building. Like wholly S**t they are bad. The list of failures on their part are too long to detail but here is a taste of what living at a Scott property managed building is like: Imagine you have a 10pm flooding that is affecting not only your unit, but your neighboring vacant unit and common areas. So you call the on-site manager (no answer) and the after hours hotline only to find that the plumber your connected with no longer services the management company. So you quickly call a local plumber, are up until 3am resolving the issue, and then are told off by the management company for not using their hotline (which you did!) and putting in a service request?! You idiots, I just saved major damage to the building. Your welcome. Imagine you get a random knock on your balcony window from a painter saying that you have to move all your stuff from your balcony into your apartment for the next 48 hours with 0 advance warning. Imagine you put in service requests that are just flat out ignored Imagine you have a swimming pool with a faulty door that locks you inside the swimming area if you don't prop it open and the management company does nothing (liability much) Imagine this and so much more could be all yours for $4500/mo Please please please, save yourself from this nightmare and avoid Scott Properties at all costs! MOVE OUT UPDATE: After spending $160 to professionally clean our unit upon leaving, they withheld they're "standard $200 cleaning fee" from our security deposit. Totally illegal and I would be within my rights to file a small claims suit but who has time for that? So my next best recourse is this post. read more

Scott Properties Group are SLUMLORDS. They took over management of my apartment building a couple years ago, and since then the property has slowly declined to the point where I feel like I live in the ghetto. No one comes to clean the property consistently, so there's often sh*t and other trash around the property. The landscaper now only comes when he feels like it, so most of the landscaping has died or is is overgrown. The maintenance crew was aware of a rat infestation around our garbage can; but did not take action until my parking garage was INFESTED with rats and covered in rat sh*t and dead rats. They refuse to actually enforce rules, so my neighbors dog runs around the courtyard without a leash barking aggressively at my guests and every other person that visits the property. Don't ever live in an apartment managed by Scott Properties. read more

Worst property management I've ever have so far. My building just changed to this management company without notifying any of the tenants. I've requested a couple maintenance things in my unit and nothing has been fixed in 3 almost 4 months, I'm very disappointed and upset at this point. Angel is the manager idk if just in my area West Hollywood or in the whole office/company in Santa Monica city, he doesn't answer my texts, calls or emails. More people on the team/office just say they would contact him to get in contact with me, I haven't hear from him so far. I guess I need to escalate this and take a different action. The building is old, they don't take care of it, is dirty, have a lot of things to fix, insulation, roofing. Maybe that's why the other management company left, but they should start doing some changes. Very disappointed. Not even deserve a 1 star, just a bad review in general. Don't be fooled by the renovations. Moved into a newly renovated apartment and the apartment manager, who had replied to an email from corporate confirming my move in date and time, wasn't anywhere to be found. She claimed that she didn't know I was moving in...4 people were on that email. The apartment wasn't cleaned, appliances were missing. Dishwasher was missing, vent above stove was missing, bathroom door was unhinged and leaning against a wall, washer and dryer were blocking the bathroom and not connected, blinds were missing for a big main sliding door. AC was replaced by a guy that did a shitty job leaving two 2 x 4s in and major gaps in the wall. Later that AC was switched out without notifying us. For several months we dealt with repair men coming in and out and some didn't speak English so they would use Google translate to communicate and this resulted in extra delays. The heater didn't work either and emitted smoke, at first it didn't turn on so they ordered a part that was somehow delayed multiple times, they thought it was the thermostat, but it was actually a part in the actual heater, then when it finally could be turned on, paint would melt off the heater and burn, the apartment would fill with smoke, and then the windows would have to be opened and we got sick bc it was cold, but we also couldn't deal with that smoke. The smell stayed for a week! The fire department had to come and they confirmed that the paint on the heater and lack of cleaning of the heater was causing this. They didn't even fix it after we moved out and they let someone move in after. That person later told us that he had issues with the heater too and they didn't make him pay a penalty to move out, but I did pay a early lease termination. The place was not move in ready at all. Who paints a heater?!?!?!? When they started renovating the unit next door, they drilled into our bathroom making multiple holes, so didn't have privacy. The worst apartment experience I've ever had and rent was nearly $2,500 for a 1 bedroom!!!! For that amount, everything should be done professionally. To top it off, I had to pay an early lease termination penalty but who could live in a place that filled with smoke when u needed to use a heater? Every repair took several attempts bc they would send one person, they wouldn't know what to do, and another person would come to do the job. Once we were told that we could use the washing machine, we used it and it wasn't connected to a drain so it drained into the garage. The place and the management didn't make us feel at home. I moved to a smaller apartment where management takes care of things quickly read more
