Don't move here. Upon move out they will put all charges on you, cleaning, painting, and carpet cleaning. All things they have to do anyway. Even if you leave the apartment completely clean. I understand if we left the place a mess, but we cleaned the entire apartment before moving out. It was not dirty and the carpets were not soiled at all. The only thing I can understand is there was a small whole in the wall where a command strip didn't work as advertised. That I would pay for but I will not pay for cleaning when I spent hours with my husband and mother in law scrubbing the apartment. read more

First let me start with the good. I absolutely loved my apartment. The fixtures were not cheaply made or installed. The cabinetry was sturdy, the appliances were nice and the laminate flooring held up excellent during our 13 month stay. Loved the main pool area. Most of the neighbors were really cool! I didn't have many issues, but the few I had maintenance was quick and effective! Got most of my deposit back and I didn't agree with one of the charges, but I let it go because I had way too much going on. The bad? (If you want to get to the cost to live here, that's at the end and will blow your mind). Shadowridge staff is horrible at communicating. They promise things will be in working order "soon." Soon can mean 2 days or the entire time you live there. I signed up for the flex rent, which is a super cool option so you don't have a big chunk of rent coming out at one time, BUT there is another BS fee that comes along with that ($50). It allows half the rent + Shadowridge utility fees to come out on the first of the month and the other half of rent on the 15th. The very next month I go on vacation, come back on the 8th to find a "PAY OR QUIT" notice on my door, even though the payment had already come out of my account!!! That notice was on my door for days. They corrected their error, but how embarrassing. They are notorious for leaving passive aggressive notes on your door for various reasons. It really is an invasion, they shouldn't be approaching your door without notification, let alone to be putting what is confidential information for anyone to read. For example, the TV in the pool area is stuck on one channel and they have not been able to get it fixed so there is a variety. If it is fixed, it was not communicated as we were promised it would be. Another example, they decided to replace everyone's toilets. I come home from work, one of my old toilets is sitting in the garden bed with the new one installed inside, and the other bathroom still has the old toilet. I waited a few weeks to see if they were going to address and they didn't. So I sent a note stating that I did not want to be charged for the absence of the new toilet that was never installed. I received an email from Nadia with a slight attitude, saying "I don't know what you're talking about, you don't want to be charged" and went on to say that it would be installed the following week. When said toilet was installed I noticed a huge spot of the wall that was white because they hadn't bothered to paint behind the previous toilet that was larger. The movie theater was out of order shortly after opening and wasn't fixed for 1-2 months. The propane fire pits are constantly broken. Out of order signs on the bbq with no idea of when it would be fixed. Had to tell management when daylight savings happened TWICE so they would adjust the timing on the lighting because we were barbecuing in the pitch dark. Some punk teens on skateboards egged us at the pool area and I called security who never showed up. But god forbid if we're at the spa at 9:59, Nadia calls security to come kick us out. My neighbors upstairs were a nightmare. Parking over the line into my spot constantly with their oversized van. Sent management pictures on several occasions and the only thing they did was send them an email. There were absolutely no consequences. They let their kids throw their toys and old food on my patio. They left trash and half eaten food in the parking spots, they let them spray silly string all over the stairs, entry way and in front of my door, ruining my welcome mat. Again, they did nothing. You will hear foot traffic if you live downstairs, but if you choose to live downstairs, you better ask if there are kids living upstairs because if there is a toddler you will think they are throwing their furniture down on the floor....shakes your whole apartment. No matter how much proof I provided my issues were ever escalated. NOT ONCE. Recently people's tires were being slashed that were parked in the parking lot. These were random and not a reflection of the people who live there, but not something you'd expect for a complex that advertises luxury living. Now to the cost to live here. I knew going in what it would be for my 2 bedroom apartment. I expected after my 13 month lease was up it might go up about $50 per month, give or take like MOST apartments do. Nope, not this one. My base rent was $2106. If I signed 1 more year it went up $158! If I signed 11 months, it goes up $189. 9 months it went up $232 more per month. Month to month it went up $658 per month, but if I wanted to sign for just 3 months it went up $1250 more PER MONTH. This doesn't include pet rent or utilities!! Here's a pic. BEWARE before you get stuck in a place you can't afford. My experience with Somerville and Shadow Ridge apartments was a total contrast from another apartment complex that just gave me keys and a map and sent me solo to look at the apartment and around the complex. We had the pleasure of meeting Alexis, which her alone makes us want to move here already. She was so kind, patient, sweet and informative. Do yourself a favor and don't rent here they are con artist. They will take your whole deposit for bs reasons. Regardless if your walls are spotless like mine were they will charge you to repaint them. Apparently if you leave after 12 months (lease term) they will charge you $251 to repaint the apartment regardless if needed. You will also be charged $205 to regulate the bath tub also regardless if needed. These people pinch every penny out of you possible. I paid to have the apartment professionally cleaned and was still charged a $125 apartment cleaning fee. Bottom line was better off leaving the apartment trashed since nothing preventive I did mattered. Trust me people there are much better apartments in the city that hopefully won't scam you like shadowridge. Here's a reply that the manager sent me; Just for your information, and as outlined in your lease agreement, paint is a charge that is prorated based on occupancy. The longer you're here, the less you pay. For residents that are here for 1-6 months, they pay 100% of the total cost. 6-12 months pay 75%, 13-18 months pay​ 50%, 18-24 pay 25% and over 2 years, there is no charge. For the tub reglaze, the charge that is passed on is what is charged to us from the vendor. read more

We have lived at Shadow Ridge almost a yeat now with being mislead that the " fitness gym" would be new upon our signing our lease. Well...its been year later and numerous excuses as to why it has yet to be done. The so called " fitness gym" that all of the renter's are being charged for is a joke! The air conditioning is broken, windows for ventilating are jammed, spiderwebs are Everywhere. Even the poor equipment is broken down rusty falling apart! Everyone has been told numerous times the new gym is coming soon but we all know where the money is really being spent... A new doggie play area and program called poop DNA testing. That's right renter's you all pay for a fixed up community as described online or in pictures but in reality most of the areas don't exist. Not even the professional staff of educated mature office personal exists. One employee tells you one thing and the other tells you something different but when charging a late fee they are all on the same page. I strongly advise anyone searching this property to rent tour the grounds by foot, not golf cart. Examine the details of the living areas please beware of all the dog poop, cigarettes all over this nonsmoking community. Good luck finding a visitor parking spot. The place is old, and constantly requires general maintenance, although they do freshen up paint and carpet before you move in. The office staff changes more frequently than we change underwear, which is a clear indication of SERIOUS management problems. Many neighbors complained, like we did, about the abusive tone and disinterested attitudes of the property team over the most basic needs of its residents. Toilets that barely flush and constantly clog. Sinks that slow drain. Bathroom walls warped from so much excessive moisture. Toilets so small in size you can barely fit on them if you are over 150 pounds. Central air that BARELY cools the unit's and are so loud you can't sleep with them on during 6 months of the year. Water leaks, bug infestations, barking dogs on patios, trash diggers constantly at 3-4AM clanking bottles and rummaging the large trash bins, drug dealers up all night on premises, pot smoking throughout the campus, alcohol, nudity and sex in the pools and Jacuzzi's. Shopping carts abandoned frequently at entrances and exits makes it look like a government housing facility. Landscaping with gophers run amok, sprinklers that are either broken or leaking all day and night. Pools that are not heated, children in pools in diapers. When items of significance were reported to office, they wanted nothing to do with solving or curbing the problems. Always a lame excuse and refer residents to go away and interface with a part time contract security patrol company rather than document, investigate and take actions or even show any interest in making the community better. Save your family and your sanity. Pick somewhere else to live. One last note. If you have any sensitivity to pollen, pollution and dust, do NOT move into here. Their landscape company sends fleets of people around with blowers (never sweeping up) and just blow dust, dust and leaves/pollen up in the air constantly. Also, there is a MAJOR construction site across the street from one side of the campus. Heavy equipment just throw up tons of dirt and pollution in the air and it all lands in the community on an ongoing basis because it is located at the base on a mountain that traps the dirt and dumps onto balconies and cars. We won't be resigning our lease for another year at this place. We and our surrounding neighbors are truly so disappointed with this Shadow Ridge Apartments. I must say however the maintenance staff is outstanding and wonderful. read more

I do not understand how anyone could give this complex a 5 star rating. My mom has lived in this complex for over ten years. Every single year they have raised her rent to a ridiculous rate, and then, they decided to implement this absurd parking process where they now have 4 guest spots where before anything that was not covered was considered open for guests. Not only do you have to scout out these 4 spots but you have to scan a QR code to register your vehicle. We did that, and could not "register" because we didn't have a passcode, we then tried to dial the number that was under the QR code, and no one answered. Last time we went to visit my mom we received a ticket/warning saying that we violated the parking process. And so this time we thought that we would do the right thing, but couldn't due to the awful instructions. It's awful, my mom won't be able to be able to see her grandkids because we literally cannot park. And out of principle for this outrageous procedure we will not be visiting. I would love nothing more than for my mom to move out of this money grab of a complex. read more

Look elsewhere !! There are better apartments for less. Place has gone downhill. My biggest gripe is management fails to do anything about it. Instead, we get the "we'll look into it" or some other handbook excuse. Over the past 2 weeks, I've counted numerous cars parking in residential lots WITHOUT a tag, they aren't guest but residents, who have extra cars. This takes away from those who DO have tags and have to park elsewhere outside of the complex. There are very few parking spots as is, but manager fails to go after her favorites. I was walking my dog the other day and seen a resident park in someone else's carport then the guy called her out and she went and parked in guest, um she lives here, she ain't a guest. DO your job management !! People are loud here all hours. Outside crime is coming in (read the Acorn crime blotter) a few of my friend's here have moved out within the past year because nothing is getting done and rent/utilities are going up. They care more about "looks" and getting you to sign a lease (they'll sell you on LIES) than actually taking care of issues. These aren't luxury either, it's a joke. We only rented at the Shadow Ridge for 3 months (we decided to break our lease). We felt we were paying too much for what was being offered at the time. During our stay they were doing construction on the pool area so the main pool and gym were not available. We weren't told that they were going to build the gym only after the pool area was finished until our move in day. This would have affected our decision to live there. They also use cheap materials and cheap fixes in the apartments, the kitchen counter stains so quickly and there are knife marks everywhere. The staff are also super passive aggressive. When we moved in we noticed that our neighbors trash was picked up by the service without being in the designated trash pickup can. So we would just put our trash bags outside our door and they would get picked up, until one day they weren't picking up our trash. Apparently they told the trash service guys to only take trash if its in the designated can and didn't tell residents. Then I get an email saying that a neighbor had complained about us leaving our trash outside our door. And I told her that the only 'neighbor' who can see our front door also leaves their trash out in bags. So I'm guessing it was just the office staff being passive aggressive and blaming it on a neighbor. They will also leave notes on your door if you have a bike on the balcony saying to remove it, which is funny because many people had their bikes on the balcony during our entire stay. We broke our lease and had to pay all the fees even though we argued that we felt we had been paying for amenities that didn't exist. Their reply was that the amenities are free lol. Everyone knows that the amount in rent charged is based on the apartment itself along with its amenities. Tip: if you move out, argue the amount of deposit you get back. We were originally charged for painting and deep carpet cleaning even though we only lived there 3 months....when I told Edward I had pictures of the apartment condition he agreed and gave us back more of our deposit which is great, but make me feel that they are ripping people off if they don't say anything. read more

Pros They have a nice, small, fenced dog park. Quiet on the dog park end. Laundry on patio. Storage on patio. Free accent wall. One playground. Two pools, one toddler pool (1.5 feet), and a jacuzzi. Gym. Great maintenance team. Cons One pool, spa, and gym have been closed for remodeling for just under one year now...still paying for it though! On the Madera side, lots of robberies (cars and motorcycles). It's quite loud there too. Some pet owners spread a deadly canine virus in the dog park by not vaccinating their pets! They raise the rent, a lot, annually. They don't care about retention. They start out with a good deal and then raise it up to $200 per year. read more

Had spilled something in the stove that I was unable to get myself, so I put in a maintenance request that night. The maintenance team was at my door first thing in the morning. I love how quick the maintenance team is at tackling requests. And they are always super friendly. I'm sure he gots request like mine all the time, but he was kind as always and gives me the confidence that I can contact the team again should I need any requests. If she doesn't have an answer she gets the answer and gets back to you promptly. She always has a positive attitude and is just a nice person. Oh Shadow Ridge... what a fun time we're having together. It has now been nearly 6 months over a $400 issue. We went to court and I was met with 4 employees. This absolutely astonishes me. They would rather waste payroll by sending 4 employees to court than negotiate a way around it. I have given them countless offers and opportunities to work out a deal, but they refused (rudely, I might add) to give any leeway. Finally, I started working my way up the corporation trying to find someone who has enough business sense to work something out. It doesn't appear promising, but we'll see what happens. read more

2 1/2 years ago My husband and I were looking for a new apartment. We came here and fell in love. Unfortunately at that time the price was out of our range. We went to The Villas at Wood Ranch. After living there for about 6 months we found out that my brother-in-law was moving in with us and we needed to UPGRADE. We were able to transfer my lease from Villas to Shadow Ridge. We had no problem with the transfer and everyone was very nice. I have had a few repair requests but they have all been taken care of in a very timely manner. Overall, I haven't had any bad experiences! There is a situation with the "dog park" area, I wish it could be kept cleaner, with the grass mowed more frequently, a but the responsibility falls just as much on the pet owners needing to pick up after their pets. read more

The move in process was seamless ; Moses, and Ashley were personable , knowledgeable and helpful.

They make you sign a lease for a certain move-in date, and they refuse to sign it until after you have moved in. In my case, they changed the move-in date to 3 weeks later, after I had given my move-out date where I lived and made all the moving arrangements. I had to live in a motel for 3 weeks, put my stuff in storage for 3 weeks, and pay movers twice to move me. It cost me $1400! They gave me $200 off my first month rent. The day I moved in was the first time I was allowed to see the apartment. The carpet, which was supposed to be beige, was dark brown around the entrance, through the hall, and on a pathway through the living room to the patio. It also had cobalt blue paint in the living room and the master bedroom. They refused to replace it. I found out that a family of 5 had lived there, so of course it was stained. They "updated" the pool area, which I lived across the parking lot from, and put a large screen TV outside, with loud speakers. There was noise from about 9:30 AM until 10:30 PM. It felt like I lived in a sports bar. I could go on, but I don't have time to list all the ways they treat you badly. I hope this will warn others to stay away from them. read more

I can't say I've experienced many of the issues that others are reporting here. The neighborhood is pretty quiet and the landscaping is nice. My wife and I have lived here for close to 3 years now and we tend to keep to ourselves but we've been happy with the arrangements. We have some minor complaints but not anything that couldn't be easily remedied. There are a few speed bumps that are higher than the others so be wary if you drive a lowered vehicle. I think the office staff either has a low retention rate or their reps rotate frequently. I'm not always sure who I'll see when I drop by. I really like living at Shadow Ridge. The office and maintenance staff are really nice and very helpful. And we have only used it once but the new pool and movie theater are pretty cool. As well as a new gym on the way is very exciting and I can't wait to use it. We have a package locker thing which is very convenient. They pick up our trash a couple days a week and that is a big bonus. I have lived here for about two years with my roommates and we like all the new things they are adding to the community. I lived here for two years and recently moved out. Here are my pros and cons: Pros: Maintenance is FAST. We didn't have many maintenance issues, but when we did they got to us super quick. Big upgrade from my last complex that would take up to two weeks. I even put in a non-emergent service request on a Sunday, not expecting anyone for a day or two, and they showed up two hours later... on a Sunday! I was super happy with that. The online portal system for submitting service requests and contacting the office works fairly well, and is convenient. Office staff gets back to you quickly if you message them on there. Nice neighborhood. Close to restaurants and shops. Cons: Sooo many smokers. Quite a few of them moved in after I did, in and around my building. They all like to hang out right outside the buildings multiple times today, so you hear their loud conversations and smell cigarette smoke wafting in through your slider and bedroom windows. I put in a complaint against one of them who would constantly be in my walkway right in front of my building, and he went a little further away for a while, but then came right back. It's disgusting. I saw a lot of smokers around the complex while I was driving in and out, so it wasn't just my building. They're everywhere. Parking. Good luck finding something near your building after 6pm if you are on the northern side of the complex. There is much more visitor parking on the southern side, but those spots are tiny. And for some reason you cannot park your car overnight on the street on McCoy place. Random note: if you do not know how to drive through a roundabout, learn. And be wary of other cars driving around them. We here in SoCal aren't accustomed to seeing roundabouts, and the majority of people don't know who has the right-of-way... Construction: They began construction on the main pool area almost a year ago and it was supposed to be completed before the summer of 2017. When I left in November it still wasn't complete. Many parking spaces are unavailable due to this, the main pool is unavailable, and the fitness center is unavailable. The second pool in the complex is small and really sucks compared to the other one, which was actually pretty nice before they closed it down. This also blocks off access to the tennis courts. So be wary of all the amenities the office staff likes to brag about. Half of them have been unavailable for at least eight months, and I don't see the construction completing anytime soon. Your rent will go up after the first year, probably by a lot. After our first year, they raised rent around $40. Wasn't bad, so we renewed our lease. But then a year later they tried raising rent almost $200. Definitely not worth it for a non-renovated apartment lacking advertised amenities and surrounded by smokers. Needless to say, we did not renew our lease. You can get a decent sized house for $2400, so don't waste your money on a 3br apartment at that cost. They don't care about retention, because the demand for apartments is so high in this area that they can make more money off of someone new. The leasing staff is very nice, but the managers are shady as hell. Make them write down as many notes on your move-in checklist as possible when you move in, because they will try to rip you off at move out. Take tons of photos. They tried to take my entire $600 deposit, and then billed me for additional money on top of that. I had to argue with the assistant manager for more than a month to get him to remove an illegal charge. I threatened him with small claims court twice and then finally got it off. Still only got $250 of my deposit back, but that's better than nothing. Know your rights as tenants and learn about the California Civil Code. If you educate yourself, then you will be prepared at move out when management decides to not give you any of your deposit back. Be warned, and do not just take their invoice and let them get away with it. I have friends who lived in a nearby complex owned the by the same company that owns this one. They tried the same shady crap with them, that's just how the apartment game works. They sweet talk you into signing a lease, then once you are locked into the lease they don't give a crap about you. Extremely disappointed in Shadowridge, and Sequoia Ownership. They don't deserve any stars. If you are going to label yourselves as a "Pet Friendly Community" the least you can do is practice what you preach. Just a couple weeks ago, Wed June 7th, 2017) we had a life and death situation with our Dog Gizmo. Having only taken him for a 15 minute run out to the Dog Park that day, he managed to consume Marijuana, Benzodiazepines and Amphetamines. Nearly having a drug overdose, Gizmo was rushed to the Emergency vet and hooked up to an IV pump, along with being given activated Charcoal for 6 hours. Luckily, after seeing some improvement, Gizmo then had to get transported to a 24 hour care to ensure he wouldn't die. A total of around $700 in medical bills and fees. After addressing this situation with the leasing office, AND them acknowledging they know there is drug activity going on throughout the housing community, they have the audacity to accuse us of negligence for something that happened on YOUR property. All we were asking for was some type of reimbursement. On top of it all, when we try to make the rest of the residents and pet owners aware of our story, the management team DENIED our blog to share. Are you kidding me? Are you trying to sweep every negligent situation you have dealt with under the rug to avoid any lawsuits?! God forbid something happened to somebody's child! Would that still be the parent's negligence if their child died from picking something up off the floor of your community?! Shadowridge and Sequoia are responsible for creating a safe environment for their residents, so what happened with our Dog?! Who's responsible for securing the property? Ensuring proper landscaping and maintenance are being followed through?? Who's responsible to keep out drug activity?! Where's the security cameras, or security gate?! Moved in a couple months ago and I love it. It's like living in a resort. Great staff, maintenance, amenities, landscaping, and neighbors. Very quiet and peaceful during the day and night. Office and maintenance staff are very professional are super friendly. No complaints here! I love it! Only downside I can think of is that the pools are not heated year round but are always clean and well maintained and still accessible. read more
