As with all tract home builders and their contractors, they want to get the job done as quickly as possible for the least amount of expense. This results in sub-standard quality, and requires careful inspection. Bryan with Hearthstone Professional Inspections was highly recommended by a trusted, local friend of mine. I live out of state and needed someone who knows local codes, builders, and contractors. I needed someone who I could rely on to be my advocate and scrutinize the details. Bryan has turned out to be eminently qualified in all areas. In his initial post-construction inspection he accumulated a punch list of over 40 important issues related to doors, electrical, plumbing, HVAC, foundation, landscaping, and finish work. Normally Bryan likes to meet his customer in person after the inspection to go over it. Since I was out of state, he called me to go over his findings one-by-one. He provided context so I would understand his concern with each item, and what it would take to remedy it. Later that evening I received a detailed report with photos, detailed descriptions, and a summary section that I could provide the builder for repair. Normally Bryan would perform one follow-up inspection to ensure the builder had completely repaired each item to his standards. In our case, communication between the contractors, construction manager, and customer service reps was horrible and many of the items they said they'd repaired weren't even started. Bryan had to return three times before the builder had completed all the work to his satisfaction. These homes come with a warranty, but the builder is much less responsive after escrow is closed. I will be hiring Bryan to perform another inspection at the 11th month of my 1 year comprehensive warranty. I don't know what I would have done without Bryan. Makes me feel sad for gullible, young homebuyers who have no idea about the defects until it's too late. I give Bryan my highest recommendation. His initial assessment was there are a few minor issues, but they can be addressed by a handyman. Once we moved in, we noticed much more than what a handyman would be able to repair. We brought up our concerns and he was immediately denying any accountability as things can change in a matter of a few months. What did we have wrong upon purchase? One water heater started to leak and then the next one stopped working. Both had to be replaced ($4,500). HVAC unit 1 stopped working in July and then the next HVAC unit stopped a month later ($15,200). 7 gas leaks were found inside & outside our home ($4,275). Our Sub-Zero had a freon leak and our Miele appliances stopped working (multiple visits to address by specialist techs $2,400). We had foundation issues which we started to noticed within 2 months of living there as doors that previous didn't close could close and doors that did close were no longer able to close. That was due to a rotted cast iron sewer line (total cost to date is $63,000). And nearly everything has been replaced on our pool in regards to equipment except the filter (pool heater, pool pump, pool sweep, and electrical). He is professional at the time, but this was extremely infuriating when you purchase a home and then have all these unexpected expenses because of a poor inspector.

When we moved into the house less than 2 weeks later the fridge/freezer was covering everything in ice and "snow", and one of the AC units did not work at all! So I'd say she was fair, but not great. But the way she handled collecting payment made me wish I NEVER USED HER SERVICES! My agent set up the inspection through Shelly without telling me payment was suppose to be upfront. In my prior purchases, my home inspections have always been billed through escrow. Since I don't carry checks and didn't want to co-mingle my funds by using a credit card, when I found out I set up a payment to Shelly through my Wells Fargo Bill Pay which they sent payment thought USPS. After several days Shelly advised she hadn't received the check so I told my bank and they stopped payment and were going to reissue another check. When I told Shelly she stated she couldn't wait and needed payment to close out her books by month end. While I still would have rather NOT co-mingle my funds, in order to accommodate Shelly, I called her on Friday the 26th to give her my credit card number. However, I got her voice mail so left message and planned to call back on Monday with my information. The next day I left to make a 4 hour drive to spend less than 24 hours with my family and 7 month old grandson that I haven't seen in 2 weeks! II wanted 24 hours of uninterrupted quality time with my family yet Shelly called me persistently during that 24 hour period including calling me at 8am Sunday morning! Needless to say I did not pick up as I was either driving, having dinner, or napping with my grand-baby. Not quite sure how getting my credit card info over the weekend versus Monday morning would have made a lot of difference, but it felt as if she was just harassing me and trying to make my short 24 hour visit with my family very disruptive. She treated me as if I was going to flake out on a measly $300 payment, which was not the case at all. (Remember, I had already did a bill payment check and stopped payment on it) And she hounded me for payment like a bill collector would do for people that don't pay their bill. Neither of which I am! Her treatment lacked professionalism in every sense! I think she is living inspection to inspection and needs the money, but her professionalism in the way she conducted herself will prevent me from EVER referring her to any of my Realtor or loan officers that I work with.
