I had to pay out of pocket to repair my car. A pipe in my apartment wall burst and destroyed a lot of my stuff (the pipe had water that smelled like sewage) so stuff that didn't get destroyed smells like sewage. (Was the landlord's fault, can file a claim for insurance but deductible is $1000). The gardeners have quit, they chill inside their car the whole day and maybe work an hour a day so the grounds are in complete disarray. Grass has not been mowed, plants are cut horribly. NO parking whatsoever and they don't even have parking spots to pay for monthly even though they seem to be empty. There is nowhere to park close by (they also tow your car ie: Walmart parking lot). I tried parking in a spot on campus that was a guest spot and STILL got a ticket from the vineyards. On the ticket it says they will revoke your "privileges" and tow your car. WHERE AM I SUPPOSED TO PARK MY CAR??? So frustrating. Neighbors are the LOUDEST neighbors I have EVER had due to no insulation between all walls and the front gate where you walk in by the front office NEVER works with your key fob. I'm over it here but $5000 to break the lease.

There is a sense of community here - from the 1,000 egg 2026 Easter egg hunt, to the fact that my child can go outside and play with the nieghborhood boys (we didn't have that in our previous neighborhood). The apartments are clean and well kept and maintenance issues are promptly resolved (even "after hours" requests are resolved if they are emergent by the on-call maintenance staff). The maintenance staff are all friendly - Armando is very nice and has helped us resolve a few minor issues. We get the occasional spider, but that is to be expected as we are in the mountains. Our previous building had a horrible infestation problem which honestly at times made me scared to go home. There are 2 beautiful pools, a pickle/tennis ball court, a dog park, and a playground (best for small children). The leasing office is on site. Apartments come with a washer and dryer. We have an attached one car garage and the option for a covered/uncovered carport. Most importantly, I feel safe in this community & love it here.

We had already set everything up for, but it was not working,. we told him we processed everything for self guided tour put all the information they wanted verification they wanted, however it was not working when we got to the self tour model. The doors were not unlocking. We tried to explain that to him asked me if he could unlock it he said he was extremely busy and couldn't possibly have the time to do that today it mind you this model is one building over from his office literally just jet straight across from the parking lot.proceeded to say he can't we asked if maybe he could send a maintenance man over there to just unlock it for us he said no. Begins to look annoyed and tells us He can't help us until Monday. He's extremely busy you know Which I felt was a lie as there was nobody else in the office except one couple that was sitting down on their phone not even talking to him. You're gonna have somebody. Thats already been waiting on you to get done smoking marijuana on your break. They've taken the time and energy to come view your property as a potential place to live and you clearly can't help them. All you can say is I'm really sorry. Extremely busy. I'm really sorry. Extremely busy literally he needed to take two minutes to walk across from the leasing office, unlock the door and he couldn't do that . Didn't even try to help us. All you clearly need to do is go and tap and open the door. it seemed like the only words he knew instead of I'll help you or let me see what I can do was no I can't and that's not the type of person you want representing your properties and a customer service environment. Maybe he was just too high and lazy to do his job

The following reflects my personal experience living at this property. Living here has been an extremely stressful experience for my family. I have been without functioning air conditioning for five months, including during the San Fernando Valley summer. My apartment still has its original single-pane aluminum windows, which provide little insulation, making indoor temperatures difficult to control. The indoor furnace was manufactured in 1983, and the rooftop HVAC unit dates back to 1993, operating on R-22 (Freon), an obsolete refrigerant no longer manufactured for over 25 years. During recent heat waves, temperatures inside my apartment reached 98°F. Concerned about my family's health, I hired independent environmental professionals at my own expense to inspect the HVAC system. Their inspections and laboratory testing identified significant mold growth inside the furnace and supply plenum, torn fiberglass insulation within the air stream, and possible asbestos-containing debris inside the airflow plenum. I now have three separate laboratory reports documenting mold contamination. Management also provided me with a Word document summarizing their findings that conflicted with the laboratory report attached to the same communication. After reviewing the lab data myself, I believed their summary intentionally misrepresented the laboratory findings. Despite multiple laboratory reports documenting mold contamination and recommendations that the HVAC system should not be operated because doing so could circulate mold spores and fiberglass particles throughout the apartment, management continued insisting that I operate the system before they would consider replacing or repairing it. At the time of writing this review, management has not replaced the HVAC system and stopped responding to my emails and phone calls regarding the issue for more than three weeks during an extreme heat wave. The HVAC problems are only part of my experience. My apartment also suffered a partial ceiling collapse involving popcorn ceiling material that later tested positive for asbestos-containing material. Management initially attempted to have on-site maintenance personnel perform the repairs instead of licensed asbestos professionals. Because I was concerned about the health risks, I contacted the South Coast AQMD, and the matter ultimately required intervention from both AQMD and the Los Angeles Housing Department (LAHD) before proper remediation was completed. What should have been a straightforward repair took approximately three months to resolve due to attempts to cut corners. Throughout my tenancy, I experienced repeated delays in maintenance. In my opinion, repairs involving significant expense often received temporary fixes or prolonged delays before meaningful action was taken. The laundry facilities have also been problematic. During my tenancy, I repeatedly observed cockroaches in and around the washing machines. In my personal experience, the property manager, Carla, was frequently rude and confrontational. I personally witnessed her yelling at children playing outside, and I felt that my interactions with management became increasingly adversarial after I began asserting my rights under California housing laws and requesting repairs. Management also changed the swimming pool hours to close at 6:00 p.m., making it difficult for working families to enjoy one of the property's primary amenities after work, even during 100-degree weather. They have also removed all childrens play areas. Because of the age of the property, prospective tenants should understand that older apartment buildings may contain materials such as lead-based paint or asbestos. In my apartment, laboratory testing confirmed asbestos-containing materials and mold. Overall, my experience has been one of unresolved maintenance issues, poor communication, delayed repairs, and ongoing concerns about habitability. I encourage anyone considering this property to carefully research its history, read reviews from current and former residents, and fully understand their rights as a California tenant before signing a lease. Its likely you will need to know and enforce your tenant rights to live here peacefully. Based on my personal experience, I cannot recommend this property.
