UPDATE (July 22, 2026): Following the property manager's public response below asking me to call and discuss my concerns, I called the Sparc office today to resolve this billing dispute in good faith. Unfortunately, Property Manager Sarah explicitly refused to discuss the dispute or the unverified charges with me. It is incredibly disappointing that management uses public responses to project an image of helpfulness and customer service, yet completely refuses to engage or communicate constructively the moment a resident actually calls back to resolve the issue ! Original Review: I moved out of Sparc Apartments on June 25, 2026. When I submitted my notice, I specifically requested a joint move-out walkthrough. The Property Manager, Sarah, confirmed she would be in the office on June 25 to conduct it. However, on that day, Sarah was absent. The office completely failed to notify us in advance so that an authorized manager or maintenance team member could be scheduled instead. Instead, a thorough 40-to-60-minute joint inspection was conducted with Mitchell, the Assistant Property Manager. During the walkthrough, Mitchell explicitly confirmed the unit was in good condition and noted zero damages or issues (see attached move-out photos proving the condition of the unit). Shortly after, Sparc Management and Avenue5 Residential slapped my account with high, unproven fees -- including a $600 vinyl flooring replacement charge, $350 kitchen cabinet replacement charge and $300 cleaning fee despite the fact that we have cleaned it. It is legally and operationally unreasonable to conduct an extensive, joint walkthrough only to later claim the employee's findings are invalid to justify thousands of dollars in surprise fees. When I formally requested itemized third-party receipts and evidence to justify the charge, the office refused to provide them. Instead, Sarah verbally changed the narrative, claiming the flooring replacement was charged based purely on a subjective "odor in the bathroom," directly contradicting the written bill alleging physical "Delamination and stains in the bathroom." When forced onto phone calls with Avenue5 Billing, I was met with aggressive tactics and threats of collections simply for exercising my rights under Washington State Law (RCW 59.18.280) to see itemized proof of charges and requested evidence. A formal mediation dispute has been officially opened with the Bellevue Conflict Resolution Center regarding this matter. Prospective tenants should be warned that a clean move-out inspection here does not protect you from arbitrary corporate charges and hostile billing threats. read more

So bad I had to break my lease 6 months in. Every other review about noise is correct. My upstairs neighbor also had a dog that they would leave out on the balcony and it would pee through the cracks onto my furniture. I complained repeatedly to property management and they did nothing. My appliances would also break a lot as they were all old and end-of-life so the property could save money. Maintenance was absolutely awful to work with, there was only one guy on their team and he was nasty and disrespectful. Half of my lease I was out of functional appliances as maintenance refused to fix anything or would take an extremely long time. The apartment constantly smelled like garbage and smoke. Tenants leave trash bags in the elevator and the hallways, and the non-smoking policy is neither respected nor enforced. The elevators would frequently stop working (it's a 9 story building with awful stairs). The garage costs $200 a month for parking, but good luck getting to use it, as the garage gate has been broken for over 2 weeks now. Utilities (water/sewer/trash) average around $300. The lease break fee was 4 months of rent (read the fine print!!) One of the most important things to look for in an apartment is a good management staff. The property manager, Mia, is one of the most despicable, money-thirsty monsters I've ever had the displeasure of meeting. Any chance she could get to gouge you or cut corners on the lease contract, she would. She is a petty person who spends her entire life attempting to inflict misery on the people she has power over - her tenants. I work at Meta across the street and highly suggest any other incoming hires or other employees look elsewhere. There are other much nicer apartments in the area within walking distance. Sparc at Spring District - parking garage dumpsters - Apartments Near Me - Bellevue, Washington

I have been a resident at Sparc for over 3 years. So I am quite qualified to make a review about this property. Pros: The staff onsite for generally friendly and helpful. The location is great, very close to Downtown Bellevue, Spring District Link Station, and Meta campus. The maintenance team has been responsive and will fix anything in the apartment. The view from the rooftop deck is great! (See images) Cons: They would raise the rent every year about $150-$250 per year, and they won't negotiate. The materials and appliance quality in the building is subpar (comparing to all other places I've rented) One thing I have observed is that many residents have mentioned they are not able to collect their deposit back. The management team would find ways to deduct the deposit with "cleaning fees" when they move out. I can't comment now since I haven't moved out yet, but I will be moving out in 2 weeks. I don't post bad reviews but wanted to leave constructive criticism for the front desk at Sparc for future residents. I called looking to lease an apartment earlier in the week and scheduled a tour for Saturday 10:30am - we were ready to sign assuming there were no surprises. We received a call en route to our parking lot at 10:08am on the day of the tour saying that we need to reschedule because the apartment needed more time to be cleaned. She was not apologetic at all and I tried to ask if there were any other similar apartments or if we could just be shown the amenities and general location. She agreed reluctantly and the call ended in 10 minutes. I discussed with my wife briefly to plan our day and decided to go even if we couldn't see the exact apartment. We arrived there at 10:40am, late because of their last minute call and she told us immediately that we needed to reschedule and re-emphasized 7 times that we were 15 minutes late, without a single apology or acknowledgment that we were late because of their last minute call 22 minutes before our visit. We simply asked to see amenities, even self guided but she kept declining and gave us literally nothing to work with despite there being at least 15 minutes before the next tour. I was not even asking for an in person guide and her attitude was emphasizing how late we were and constantly shooing us away. This was the most unpleasant experience we've had with any apartment tour. We understand last minute changes because life happens but her demeanor and handling of the situation was all the difference. A simple straight forward apology, acknowledging fault, and even a brief attempt at allowing us to see the premises and making us feel welcomed despite the troubles would have made this much better and we most likely would've signed a lease because we needed to make a decision today. As a warning, we were informed by our apartment finding agent that she also had a client pull out with Sparc because of their poor customer service (something along the lines of not following through on their promise for a dedicated parking spot). read more

Reposting my review from a while ago since it was deleted!! My boyfriend and I lived here from 2019 to late 2021. This place is a great location with grocery stores and lots to do nearby. But the leasing office and community is CRAP! Sam was a b**** who flirted more with the residents and my boyfriend than did her job. Everytime I went to the office with a complaint on utilities or missing packages, I was laughed at and basically told its my bad luck. How are their utilities my bad luck?? The most patronizing leasing agent I have ever seen. I had emailed manager too but never got a response, heard later the property manager was fired. Even when I went to renew my offer I was not treated with respect and felt hated on because i decided to live there longer. The community events were good at first but the coordinators were nothing but patronizing. Tim and Monica seemed nice and did have some nice events, but very rude and snarky. Note: All the reviews on google from 2020 praising them are paid! Note the dates: suddenly you see back to back reviews all praising them? They offered money to residents to write good reviews for them. DO NOT BELIEVE IT! Management and events all changed while we were there and got better, fair and fun. though utilities are still an issue. Just know what you are getting into. read more

Ugh, finally moved out of Sparc. I was charged $130 standard cleaning fee, $60 carpet cleaning fee (mandatory for all pet owners), and $300 to repaint the walls. There were also small fees on my final bill only listed as "other reimbursed costs". I should have requested a walk through, or taken pictures, because there was no damage to the walls, and very little wear and tear. How could I have trusted that nothing bad would happen?This apartment just continues to frustrated me even after moving out. I truly wish I never moved in. As much as Sparc touts itself as a community, it is a business through and through. It will nickel and dime you to death. I didn't get a discount on my rent for the hot water being shut off for 3+ days during mother's day weekend, but they want me to pay $300 for a few nails in the wall. Really over it. Note: I do believe the property manager, Juli is trying to meet expectations to the best of her ability. read more

We have lived at Sparc for a year and really love it. The location is great, very close to downtown Bellevue. The maintenance is fast at responding our requests and respectful when they are at the room. The area is safe and there are plenty of space to walk around in the evening. Stayed in Sparc for a year. Saw lots of construction, management changes and development around the area. If you prefer peace and a suburb type area this isn't the apartment for you. What stood out with Sparc is the consistent customer service by the management and maintainence team - never had an issue even after I vacated the apartment. I had some personal choices for which I moved out of Sparc - but can assure will be my 1st choice to get back. 4 visits after vacating, and not once did the team come back without a smile. Specially recommend Jake Skochdopole, who always breezed through with his best customer service. read more

Been living here for over a year now and we absolutely love it. It's pretty much a goldilocks situation: Walkable commute to downtown Bellevue without the terrible traffic during rush hour. It's a nice walk to the edible gardens & fountain courtyard outside and I see lots of folks walking dogs out there. Soon there will be a Brewpub, I hear! The community managers, Mo & Tim, put on events almost every weekend: doggie play dates, carnivals for kids, beer & poker, yoga & wine. They really make it feel like a community around here. The units are great: lots of light, modern finishes and plenty of room. Maintenance has always been quick to respond to issues and Bruce is very friendly. Would highly recommend Sparc, especially if you're new in town and commuting into Bellevue. read more

Update.. The parking situation has been addressed and there is now a new tracking system in place with vehicle registration and new vehicle stickers issued. Since then, 1 vehicle was put on notice for parking in the wrong stall which tells me somebody is keeping track. Thank you Sparc Apartments management. read more

Renters beware... The worst apartments ever. Stuck in the elevators 3 times, and that's when they work. They charge $175-$200 extra for cleaning and their utilities and only clean the lobby and no other floors. Appliances break and takes 4 weeks to replace and that's if you keep on them everyday... if not they never get fixed... total shit show. read more

I'm a happy resident :). Leasing team is nice, they are responsive to emails and there were no issues getting virtual and in person tours. Setting up things like parking and other amenitiy access was no problem. Having a package locker is great. They have RFID access on lobby doors and elevator rather than standard keys, which is great. My employer (Microsoft) put me up here for a month as part of my relocation from Boston. The apartments have good finishes, nice appliances, soft close drawers.. My unit is spacious, but the layout is bad and wastes a lot of space (e.g. from the main hallway an additional path branches off to the bathroom - that corridor wastes space; also to access the bathroom from the bedroom you have to walk through the giant walk-in closet..who would want people cutting through a potentially messy closet to access the bathroom??) There is no AC, and opening the window is a very noisy proposition because the apartment faces highways (which also makes the balcony a waste, not at all peaceful to stand there). The unit is not really walkable to things, and there's a giant construction zone in front of it, I guess the "Spring district" is still up and coming. 2 weeks into my move my phone refused to charge one day (usb c port problem), and since I didn't have a car and pretty much relied on Uber I walked to the leasing office and asked whether they could book me an Uber to a phone repair shop as I was very stranded. I told them I could pay them in cash for it straight away. I was told it was against policy but they could call me a taxi. The agents didn't know any numbers but looked them up on the internet. They then dialed two numbers for me in succession, neither of which was picked up. I told the lady (in an annoyed but non-shouting tone), that this was unhelpful and that I would post bad feedback for which I got "Why are you attacking me? We dialed numbers for you and let you use our phone!") -- to clarify am not attacking, but my employer is for sure paying Sparc lots of money, and is a stable corporate account, so a certain level of service or inventive problem solving when a customer is genuinely having a problem would go a long way. Also got "If we did it for you we'd have to do it for everybody" -- I was in a one-off predicament, I would imagine that it would be good policy to help customers in predicaments. read more

Everything was mostly average when I stayed there, which was around the time it officially opened. I liked that it was close to my job (though making a left turn to go back up 12th street was a pain), the apartments were clean, and I mostly couldn't hear other residents from my apartment. But the rent was overly expensive, parking cost twice what I'm paying now despite my spot barely fitting my Honda Civic, any mail (not just packages, regular mail too!) I got was sent to the front desk, so I could only pick it up during the hours the front desk was open. That's all well and good (it isn't), but the most interesting part is when I left. I got charged ~$300 for cleaning, which I wasn't very happy with since I made sure my place was spotless before I left, but that's not even my biggest complaint. I sent them a traveler's check for the cleaning fee, they LOST IT, and instead of doing what a reasonable person would do and contacting me about it, they sent it to a collection agency literally 1 month after I moved out. I'd never dealt with a collection agency before, so I called Sparc to discuss this entire situation. I was told that I could ignore the collections call/letter and send them the fee directly (this was blatantly incorrect, which I know now). So I went IN PERSON to physically hand them another check...that they lost...again. I couldn't be happier that I left. read more

We get to do awesome community events for everyone a few times a month. Through the events we have met really amazing neighbors which have turned into friendships. The staff is the best! Amy, Jake, Sam, and Mia in the office are always friendly when we come in. We also love the maintenance staff Bruce, David and Brian! The whole team is the best! We had issues with our garbage disposal and it was fixed the same day! It was so cool! We love the area we live in. It's close to Downtown Bellevue. We take many walks to the stores near by and the parks as well. We really have enjoyed making Sparc our home. read more

The worst apartment communities to stay in. i could not give minus stars. 1) When we moved in they took 4 months to give me the keys after continued followups. Finally when I did get the key it was the wrong key. When I spoke to the office their excuse was that we didn't know the lock was changed. I had to stand outside the apartment for 2 hrs. Because they did not know that the lock had been changed by them before our move in which is their job to know. 2) When we filled multiple complaints about out switches not working in the apartment the we never heard back. Finally one day I got a call from them about fire alarm testing after 1 month saying they needed to enter our house for the testing, and that was the reason they said they couldn't repair our switches. They could have approached us 1 month prior and asked the same thing. 3) When our kitchen sink disposal stopped working it took them more than a week to repair it. When I called them for help the assistant manager Jake was super rude. This lead to houseflies all over the house. We could not cook for more than a week. 4) The main door to our building was always broken, took us multiple mails and months before they cared to fix it. Making multiple tenants in D building to get stuck out in the rain till someone opened the door from inside. 5) To add cherry on the top, when we left the apartment they charged us exorbitant amount saying the apartment was very dirty. When we followed up, they sent us pictures of apartment which does not event match our apartment's orientation. So I would strongly suggest DO NOT STAY AT SPARC and ask your friends to be weary of this community. read more

I had a tour of the two bedroom apartments yesterday and I was very impressed with the apartments themselves and the amenities provided.The finishes in the apartments are gorgeous and the building complex itself is sparkling clean and comfy looking.We haven't decided yet on which apartment to rent but I have seen a lot of them and Sparc seems more warm and well maintained than most.I have to give a shout out to Samantha who gave me the tour.I had booked an appointment online;I guess there was some error and it didn't show up but Samantha was unfazed and took me on a very detailed tour of the place.She was the right amount of friendly and informative without being pushy. read more

Worst place ever! Management is rude and cares more about maintaining the status quo than to make their residents feel welcomed. The manager Julie would rather flirt with my boyfriend than fix problems. My key fob has not worked the entire 5 months I've been here so I've not been able to access the rooftop. Julie was more concerned about my boyfriends fob and always was nice enough to try and fix his. She "retired" to spend time with her family so thankfully no one will have to deal with her incompetence anymore. Bruce their maintenance person has mood swings and will scream and yell to intimidate. He rides around on his scooter all day playing rather than working. The parking is asinine and made for skeletons not he average human being. Don't eat a big meal before parking or you will never get out of your car. Noisy intersection. Lots of people honking and speeding through the intersection. You get to hear it from 0630-2330 everyday. The layout of my apartment is OK. Not good , however not bad. Heres the frustrating part. We were lied to about; my parking space, direction of the place, my own key FOB. I had to go to Bruce myself after telling Property Management that my FOB was not working to get my FOB fixed. Yes there's a lot of construction here so be ready for disturbance. As for parking, I was given a compact space for a full size vehicle so my vehicle was going to take up someone else's space. After being told that the compact space was the only one left, we were given another space and later was notified that the future resident parking can be used. I did not know until my first inspection of the room that these rooms have NO AC. So why isn't the rent cheaper? Also, and I have a lot of Asian friends so they'll know what I mean when I say this, the direction of the apartment I was told faces North, when we used the compass, we saw that we are facing South. So ideally in my place, my head has to face the bathroom. So this is the customer version, I'll submit another version to the Better Businesses Bereau. read more

I'm writing this review due to poor customer service from Sparc. I've been leasing here for 2 years as a no trouble tenant. Our family had decided in the beginning of the year that we wanted to relocate to Asia, so we had settled for a smaller place at Sparc for a shorter leasing term. We had paid the required application fee, total of $645. Because of the worsened conditions in Asia with the virus, our plans changed and wanted to look for a bigger place for one year. Sparc's available units didn't quite suit us, so the day we went out to look for other options I had stopped by the leasing office to ask if we were able to get a refund of the application fee if we decided on another location. The answer I got was yes, so we settled on another location more budget friendly that same afternoon. When I went back to ask for the refund from Sparc, now their stance have changed, they weren't going to try to give me any of that amount back... $645 ($300 application deposit, $45 non refundable application fee and $300 administrative fee), first of all, administrative fee? That is laughable, what administrative tasks have actually been done, except send out the bill for $645. And most other companies don't take the application deposit which really is a security deposit until after move in, so at the very least this amount should be given back to me. So after I raised this issue many times in person and through email, I have been ignored the last time I contacted them. Reading the other reviews, I don't expect to get my initial security deposit back either and I would have to be ready to pay a huge sum of 'moving out fee' on top of that. Very disappointed and upset with this experience. read more
