I regret paying for Chris'…read moreinspection (if you can even call it that), as all it has resulted in is thousands of dollars out-of-pocket and the home warranty company to deny my claims. VERY frustrated with the "service" I received. I was too trusting going into buying my first home and relying on the home inspection report and the inspector to be thorough. He only "visually inspects the operation" (per his contract) and does not actually test the components to make sure they are functioning properly. I relied on his report and then after moving in found out 5 electrical panel breakers were bad and 1 wire had incorrect sizing. He stated on his report they were "no visual issues" and "correct wire size per breaker" - both which were false!! (See photo) This cost me $2,811 in repairs. The second issue I had was with the HVAC not reaching temperature. He told me it was operating as expected and a couple of degrees off was not a big deal and I didn't need to worry about it. I TRUSTED him (big mistake!!) and now I am paying the price (~$16,000) to replace it, as it is indeed a BIG deal to have an HVAC unit that is half the size it should be. Before getting the repairs done, I reached out to him and he told me if there were any issues to "give him a chance to correct it before someone else makes repairs". So I reached out to him about the HVAC gas leak before I had any repairs done and then he responded saying he noted it didn't make temperature and he suggested having service done, but he would not help me try to correct the issue like he previously stated.

We had to scramble after business hours to get a roofing inspector out the next morning so we could have all inspection reports before the end of our option period. It caused us a lot of stress and frustration. I reached out to CKA Home Inspections after the fact and they just stopped replying to my emails. Very unprofessional. If they had communicated before the inspection or even once they got to the property that they were unable to inspect the roof, then we would have had more time to get someone out to inspect the roof. TERRIBLE SERVICE! Very disappointed especially with their lack of accountability and ghosting us after the fact.

He took showed up early and was very courteous and open to our concerns on the house. He took home inspections to a whole new level. He explained the process before beginning and he encouraged us to follow him and ask any questions we had. He explained issues in detail and if they were just cosmetic or problematic. He even showed us where gas and water cutoff valves were and how to tell it there was a water leak in the house. He informed us of improvements that could be made and what improvements would not be cost-effective. He came highly recommended from my realtor and I can see why. I had a situation occur recently where our house filled with smoke from a faulty appliance and the smoke detector never went off. The builder stated the smoke detector was never installed but upon further inspection, it was installed as a 2-in-1 carbon monoxide/smoke detector, but it never activated. Either way, I explained to this person that I was trying to get down to the bottom of what happened and how this inspector (who I won't name) missed something so critical as a working or missing smoke detector. This person immediately gets defensive and said, "Ma'am, we do not do code inspections! We do visual inspections! And it seems like you're just looking for someone to blame!" He then went on to tell me to read the contract that I signed and that they are not obligated to look for a smoke detector in the house. WHAT????!!!! So, I paid your company to do a complete inspection of the house which includes electrical, HVAC, plumbing, roofing, foundation, etc and you tell me "We are not obligated to look for smoke detectors!" Your own website says: "As an InterNACHI Certified Professional, our Inspectors have the knowledge and expertise to provide you with a comprehensive and competent visual inspection of your home, from roof to foundation. So your tech conducts a "comprehensive and competent" visual inspection but you turn around and tell me "We're not obligated to look for smoke detectors!" Are you obligated to test the ones that are there? FIRE THE IDIOT YOU HAVE CALLING CUSTOMERS BACK!!!! He just cost you all this review and a complaint with TREC. Good job!

During that visit, he made unprompted remarks about my personal life that had nothing to do with the inspection. When I told him that his behavior felt intimidating, he responded that he had researched me on the "deep dark web." We then asked that our interactions remain strictly professional and limited to inspection-related matters, but he declined to agree to that boundary. The encounter left us feeling unsafe and deeply uncomfortable. We have since filed a formal complaint with the Texas Real Estate Commission (TREC) regarding this incident. It is our personal recommendation to stay very far from this company. Homeowners deserve respect, professionalism, and basic privacy when inviting someone into their home.
