Ownership will nickel and dime you into the grave while trying to gaslight you into thinking that they're doing you a favor. They provide you a place to call home, but they do not care about you beyond the amount of money they can squeeze from your wallet. Here is the best example I can give about the level of integrity that is running Grayhawk: on Aug. 25th, we notified them of our intent to vacate at the end of Sept (a full five weeks notice). They told us to reach out again on Sept. 1 to make it official. I sent another notice on Sept. 1, and they said they had to evaluate all 30 day notices at the same time, so they would let us know if they approved it once they had all the others. Five days later, they respond telling us they will not let us move out. I badgered them relentlessly for two days until they agreed to let us move out at the end of Sept (for a HEFTY fee), and when they sent me the move out document, it included a charge for $300 of prorated rent for 7 days in Oct. because they recorded my 30-day notice as active on the date that THEY finally agreed to let me move out instead of when I actually told them we were moving out. I was told that if I object to the prorated rent that they would take the entire move-out offer off of the table (there is a word for this, it's called EXTORTION). They smiled in my face while they stabbed me in the ribs. They'll jerk you around for weeks at a time and then charge you for every possible thing they can get because people's lives don't matter when there is a bottom line to protect. This is shameful, toxic, and parasitic business practice of the lowest class. Not everyone at Grayhawk is to blame. The maintenance and grounds crew are great, and Bailey in the front office is a doll. We actually found the apartment to be fine with the exception of the AC system. The intake vent is in the corner of the living room, so it sounds like a garbage truck is idling in the room whenever it kicks on. AC delivery vents to other rooms don't work at all, so get an extra fan for your room. Advance notice to the keyboard warrior running PR damage control at Grayhawk, don't bother posting your mealy-mouthed garbage about how important this feedback is to Grayhawk unless you plan on refunding the BS prorated rent that you extorted from me upon moving out.

I had a short term lease (6 months) at this apartment complex…read more Overview: this is a somewhat large and relatively new apartment complex conveniently located along Washington Parkway. The complex is busy, with lots of families and children and people coming and going all the time. It has amenities such a pool (open seasonally), fitness center, package lockers, sidewalks and pedestrian/bike paths nearby. Good access to I-15. They allow pets (with deposit and additional rent) and have a dog DNA test, which really helped cut down on people leaving their dog's poop in the grass all over the complex. Pros: The apartment was a good size. The complex is well lighted (too much light in my opinion). The fitness center is nice. I like the location. The staff when I moved in was friendly and knowledgeable, but they had complete staff turn-over halfway through and the new staff is less professional. Although I sometimes had to park a little way from my apartment, I didn't have any trouble with damage to my car from other people. Cons: There was a lot of noise from neighbors, including screaming arguments sometimes, and frequent door slamming in the breezeways. My biggest complaint relates to the deposit. I had to clean the apartment myself when I moved in. I reported broken blind slats on my move-in check list but La Vida did not fix them. I noted the carpet as worn with some stains. When I left, I cleaned completely: vacuumed, swept, and mopped floors; cleaned all countertops, cabinet shelves, drawers; cleaned all bathroom fixtures; cleaned all kitchen fixtures and appliances; cleaned windows. There were no scuffs, gouges, or marks left on the walls; I did not hang pictures or attach anything to the walls. The paint (white) was intact and not marred in any way. When I moved out, they declined to do a final walk-through with me present. After moving out, I also logged into my account and paid a final utility bill, which Conservice noted as covering through the end of the month that I moved out. Three weeks after moving out I received a Security Deposit Disposition. They kept the entire deposit and are even charging more, even though I left the apartment in pristine condition, cleaner than when I moved in, and paid the final month of utilities. They have not returned my call and message. I have filed a complaint against them with the Better Business Bureau.

This complex offers many amenities, including a large year-round, pool, large hot tub, Pickleball courts, two fitness rooms, two clubhouses, and beautiful views all around both of their buildings. Their model unit of a two bedroom/2 bath was put together beautifully and presented to the fullest. The location of this complex is prime, with many conveniences, restaurants, outdoor activities, and freeway access close by. We had the opportunity to speak with a few residents after our tour and they expressed how much they enjoyed living in this community, and we are excited to be a part of it. If you're looking for somewhere to move, this complex definitely has the WOW factor you are looking for, and the best recommendation I could provide to future renters thus far. With starting our family, we are excited to be a part of Aspire!

Went and visited some friends at this complex and I must say..... absolutely DISGUSTING!!!! Clearly…read morethe management does not inspect the property... Dog poop all in the grassy areas. Tenants are clearly stepping in it.... Then... they scrap it off on the sidewalks so EVERYONE can step in it.... Dod poop trash cans have been sooooo full that the bags are the left on the ground... the inside of the buildings are completely layered in dust.... Dog Hair... what looks like feces smeared on the walls.... Not to mention it absolutely stinks.... Oh.... Did I mention the dog hair?!!! There is enough dog hair to build a 100 dogs.... Tenants smoke in their apartments so it then flows into the nasty hall areas... sooo EVERYONE's apartment gets to stink... Not enough parking for the tenants... most units will have a minimum of 2 cars (per couple) then if there are roommates... add their vehicles.... Then the friends.... I parked in the street... but was informed that this is where they have to park on the daily.... Try PARKING PASSES!!! Pool... it's a free range area for anyone and everyone.... Not secured.... During the summer.... Guess what.... Now there is really ZERO parking!!! Let's look at the patio option.... Not covered... so when it rains... it floods the patio and then floods the interior. The door is completely rotten and reasonable care is needed just so the door doesn't fall apart. Flooring is coming up all throughout... Gym... damaged and un-repaired equipment- damaged for minimum of 6 months... guess what... still broke.... Mail Room- Never Locked... soooo anyone can take your packages Dumpster Area- well it's just as nasty as the interior of the buildings....

They are struggling so bad with rent roll right now that whatever money you put down, they will keep upon move out. They're hemorrhaging money because their high rents keep people away. We were dumb, don't make the same mistake we did. All the positive reviews you see her are from residents who they harass repeatedly to leave good reviews. Response to Coyote Creek: Shalysa M. is not the manager and never worked there in all the time we were tenants. To see a response from her goes to show you that they are scammers. Call and email? I did. I asked to see the receipt for the carpet and Vanessa (the actual manager) said she hadn't received the invoice yet. She was charging me an amount she hadn't (and couldn't) verify. They are liars and incompetent. Again, beware. I can't stress this enough. Second Response to Coyote Creek: "Community T" never worked there either. Does that poor girl know you're using her picture. I hope you have consent, but judging how you operate, probably not lol. I have included a picture of their previous response below.

I submitted an application for Coyote Creek Apartments in Washington, Utah with a couple of friends…read morefor an available apartment (move-in August 1st) during the work day on July 14th, 2021. At the end of the day July 22nd (NINE days later), and I had yet to hear back from them. I have only received a $45 receipt from Overland Management (and the "Recommended" PetScreening results that are an outsourced company for screening animals). I have never had to wait this long to hear back about a rental property, no less for one that is available very soon. I waited patiently to hear back up until a week past, then called 7/22 (using the phone number on Google AND their website under "Contact Us") to see what the app status was. The office was apparently closed, so I left them a voicemail. I called them again the next morning, one hour after opening. No answer, so I leave another voicemail with all my contact info again, saying I'm following up on an app status. I wait another hour, and nothing. No response. I call again, but do not leave a voicemail. I wait three hours, still no call back. I leave another voicemail stating I will be disputing the $45 charge with my credit card company if they do not get back to me. I wait three more hours again, and still no call back. I leave a voicemail stating I am disputing the charge. That's FOUR total voicemails. I would have expected so much more from a "luxury" complex, but it seems they are scammers. Red flags from the get-go, no, thank you. Thanks for wasting my time, forcing me to fill out the PetScreening that took way longer than the actual app itself. Be prepared to pay out of pocket for a DNA poop test if you have a dog, too (which can be upwards of $70 to $100+). Oh, and you're expected to pay common area fees, like an HOA. I would stay away from this place if you want to keep your money and have a decent, communicative property management. RESPONSE TO MANAGEMENT: I DID contact you directly, left you multiple voicemails, and I STILL HAVE NOT RECEIVED A CALL BACK. What a joke. The only response I have gotten from you is a PUBLIC Google reply -- go figure. Not that I would want a call back now because I see what your standard of "excellent" customer service REALLY means, and I would be terrified to rent from you. They are still refusing to refund us for the application fees despite them never actually processing them AT ALL. Slimy people. Stay away. I have tried posting this review on other sites, but they do not seem to appear on Google, Apartment Finder, Apartments.com, and the Chamber of Commerce. I have never seen this before and can only guess that they are paying to have negative reviews omitted. How scummy! I wonder how many others are out there who experienced this too.
