Do not move in here. I have lived here for two months and it is miserable. If I could give zero stars I would. They charge you for every little thing, like a parking sticker for your car, they don't tell you everything you need to know before you move in, the amenities are falling apart and they do not value their residents. The building is constructed poorly and you can hear your neighbors like they are in your apartment. I've had to call the office on the people above me because they are so inconsiderate, they vacuum at 11 at night and I have a small child who is trying to sleep. The office staff obviously doesn't take it seriously because when I called again, there was no history that I had ever called before. I can't wait for my lease to be up so I can get out of here. The management at this establishment does not care and take care for its residents. I got a loaner car one day ago due to having work done on my car as a resident and returned back home to the complex at 1030 at night. This was well after the guest lots were closed and locked off for the evening. This morning I realized that my car had been towed and that I must find my way out to Lorton VA to pick up the vehicle. I was also notified that I would not be able to have the towing fee reimbursed due to the misunderstanding. Thanks Sullivan Place! You really take care of your residents that rightfully pay you each month. I'm dumbfounded by the disrespect and brush off of the issue. read more

Apartment-seekers BEWARE. This is one of the worst apartment communities I've lived in. Hallways constantly smell like dog urine, appliances are old and constantly break down. The trash compactor has been broken for months yet they still charge residents a monthly fee for it. Pay $20 for Parcel Pending yet packages are still being directly delivered to the front door and then stolen by residents. There is a rat and bug infestation that many residents have complained to management about. They do not care about tenants and only want your money. They will charge you FOR EVERYTHING and add mysterious fees to your monthly bill with no explanation. Definitely not "luxury" or worth the money. Find another apartment. read more

When you break down a place you'd like to live, comfort resonates with me. This place is comfortable for the price. Customer service is responsive at best. The staff is usually friendly and accommodating. The construction of the buildings is poor, but most things constructed in the early 2000's were unfortunately and this can result in not enough sound-proofing. The parking can fill up quickly but I've never not be able to find a spot. I love, love, love the location. It's close enough to the highway, shopping centers, restaurants, a nice nail salon and DC and far enough from the city not to be super pricey or inconvenient. Traffic can be bad but hey this is NOVA. I feel comfortable around here walking my dog alone. I have not personally experienced theft but I've heard it has been a problem in the past. The gym is nice, the theater room is nice and the pub is nice. The neighbors are either friendly or leave or stay to themselves. Many have problems picking up their dog poop which is ridiculous. Management tries to enforce but not their fault and they from time to time hire the poop pick up service. I try to live life without complaining unless there is reason to, Sullivan Place gives me very little reason to complain and after living here, moving away briefly and then coming back, SP has always felt like home. I plan on living here for as long as my circumstances allow. I believe there are many of us here that love it but we just don't voice it as loudly as the complainers or the people who had unfortunate experiences. Word of caution, they do nickel and dime you with fees at times, and I wish the pub was more reasonable to rent for parties. But I'm still a fan. PROs: Comfortably eat, sleep, shower, dress, entertain friends and family, right next to major highways, nice amenities, friendly staff, quick response by maintenance, clean, nice landscaping, quiet friendly neighbors for the most part, pet friendly CONs; nickel and dime fees (parking, utilities, pet, lease changes, trash, high pub rental fee,), quick/cheaply constructed building, some slow responses by staff, we did have a concierge for mail but not anymore, I don't want my boxes in front of my door and the new Parcel Post system isn't being used by all carriers, neighbors leave poop in grass and sidewalks sometimes, read more

I lived at Sullivan Place for 6 years and the quality has significantly deteriorated over the years. When you visit, don't let the exterior appearance and amenities influence you. After moving in, it's a different reality. I had many negative experiences, but due to character limits, I'll narrow it down. In no particular order.... 1 - My 1st apartment had bird mites. After suffering outbreaks, unknowingly from the mites, Sullivan Place accused me of having bedbugs. They sent a bedbug inspector with detection dogs and their inspector found NOTHING. Only after my numerous demands for resolution, their pest control company (EAGLE) discovered SEVERAL DEAD BIRDS in the space directly above and the pathway the bird mites were entering my home. After confirmation by their pest control company, further research by the property manager, and a medical exam by my doctor, it was confirmed that my outbreaks were due to the bird mites. The were eating me alive and making my life miserable! The treatment required me to evacuate my home for several days. I was so distraught, I didn't want to live there anymore. I trashed most of my furniture and personal belongings, and Sullivan Place paid to move me to another apartment. I suffered for WEEKS due to grossly negligent maintenance. 2 - In another apartment, on the day I moved in, we discovered birds stuck in dryer hose. I told the leasing consultant, not this sh*t again! After the nightmare in the 1st apartment, I absolutely REFUSED to stay there. I called the emergency maintenance line. The maintenance manager came out, noted the problem, and said he'd be back on Monday to address it. I called the property manager and demanded they do SOMETHING immediately. I planned to stay in a hotel until the problem was resolved. Ultimately, the regional manager (Scott Hobbs) had to intervene, visit my apartment, and direct maintenance to fix it immediately. They discovered the dryer vent outside wasn't covered by the cage so birds were able to come in and out. Again, grossly negligent maintenance! As previously stated, there were other issues, and most required elevation to upper management or corporate office before being resolved. 3 - The visitor call box to my building didn't work for nearly 6 months. Despite my numerous complaints to the property manager, property assistance manager, and maintenance manager, excuses and promises to fix it for months, no change. It wasn't until I had an emergency and the source couldn't enter the building. After the emergency was behind me, I contacted corporate. The VP (Louis Kovalsky) had to intervene, visit my apartment, make the repair calls himself, and oversee the repair (among other things unmentioned) until it was all fixed. Again, grossly negligent maintenance. Notice a trend yet? 4 - The business office has 4 computers and a printer. At least 2 are broken or connections missing at any given time and the printer RARELY works. I'd report it. Instead of acknowledging the concern and making necessary repairs in a timely manner, the staff or manager would make excuses and blame the residents' children. 5 - The "amenities" are emphasized to attract potential residents on tour. However, some require an extra fee and stay locked all day preventing resident access. 6 - There have been NUMEROUS car break ins and tires/rims stolen from the access controlled SECURE garage. As a cheap deterrent, they have reserved parking spots near the front for "police" only. It didn't stop the break ins. In my 6 years, a police car has only parked in the reserved space a few times (maybe 4x) and I have NEVER seen a police officer patrolling the property. 7 - Not only are residents required to pay for parking, which is understandable, but they've installed a kiosk that now require residents' guests to pay for parking too! They nickel and dime everything. 8 - Elevators are always broken and repairs take forever. The elevator near my 1st apartment was broken on the day I moved in, which increased my moving expenses due to OT. Most recently, the elevator near my apartment took almost 3 WEEKS to be fixed. 9 - The stairwells smell of marijuana and urine. This was reported several times, management came over to confirm and agreed with the smell, only to tell me they couldn't do anything unless someone was caught in the act. I asked if cameras could be installed, they said it was too expensive. So they don't care that marijuana is smoked or urine is in the hallway because it's nearly impossible to "catch" anyone in the act if there aren't monitoring efforts in place. 10 - Rent increases are INSANE. My "renewal offer" increased rent by nearly $100/month, in ADDITION to increased parking by $15/month (which they don't mention in the renewal offer). Given the degradation of quality, I decided it was time to leave. If you consider living at Sullivan Place, be prepared to pay top price for degrading quality. Sullivan Place has a great meeting space and business center. I needed to meet with a group and we were able to make use of both spaces. The Pub is a perfect spot for socializing when your apartment is just not big enough for a large group. The location is convenient for guests, there is free parking in the garage which was perfect on that bitter cold day. I appreciated the layout with multiple areas for conversations, the large dining table and open kitchen for food and fun, the pool tables for a challenge and of course watching 2 different games on the large screen TV's. Well, I actually ended up becoming a resident and I lived in the community for over 2 years. Any time I had an issue (which wasn't very often aside from minor maintenance requests i.e. Change filter) they swiftly resolved the matter. Thomas Skordas has been around since I moved and throughout my entire stay he has been an amazing Community Director. Very present/hands-on and professional! He even saw to it that my walkthrough went well by offering to personally walk through the unit to ensure that the overall assessment was fair. The staff was always pleasant and accommodating and the grounds in addition to the buildings (that I visited) were always very clean. They definitely value their residents at this property! I could go on for days but I'll end with...I thoroughly enjoyed my stay! read more

I moved to Sullivan Place to be closer to work and I currently live in a one bedroom unit. I've only had one maintenance issue in the six months of being here and it was taken care of promptly. Every time I go to the leasing office Karen always takes care of me. She makes it easy to return by answering all of my 100 questions. I became interested in a 2 bedroom unit recently and once again Karen was happy to answer my questions each time I popped into the office. Since being here I've been fortunate to not have any issues as far as rude neighbors which makes me very comfortable and at ease here at Sullivan Place until then I will continue to recommend to others! read more

We recently visited Sullivan Place for an event that was hosted for us (specifically, an engagement party). My fiancé has family that lives in the building and they reserved a GREAT space (Sullivan's Pub) to host the event. We LOVED everything about it. The staff was extremely helpful and very charming. The space for the party was spacious and it had everything we needed for the party! It had games, TV's, plenty of seating, and big windows with nice views. Parking was easy to find and in a covered garage, which was perfect since it was snowing that day. We would highly recommend this space to anyone looking for a smaller event space. Also, the apartments were lovely, and the building accommodations were awesome! 5 stars indeed! read more

Upon moving into Sullivan place, I was extremely happy with my apartment. When something was broken, they were quick to fix it. I have experienced seeing rats near the dumpster when taking my trash out, however I let this go. My problem began when moving out. This company will try to milk every cent from you. They set my move out date on a Sunday. When I tried to hand in my keys that Sunday morning, the office was closed. I ultimately got charged multiple fees for "having my keys for an extra day" even though this was out of my control. I was also charged $300 for an apparent carpet stain which they could not provide adequate details for. Initially I would have recommended this apartment to my friends, however at this time I would recommend really reconsidering. read more

I moved to Sullivan Place from my house to be closer to work. I am extremely happy with the community. I have ample closet space and space in my apartment overall. I did not have to get rid of much or place many things into storage at all. I would highly recommend. I constantly see improvements in efforts to make the community even better than it is. Convenient commute to DC (outside of rush hour traffic), convenient to shops, Springfield Mall, Gas, etc. The hallways are not noisy or filled with trash ever and neither are the outside grounds. The rent is unbelievable for the space you get, the building is pretty new, the amenities are great (especially the dog washer, basketball court, and gym), the staff is very accommodating within reason, and I am blessed with quiet neighbors! I was new to the area and moved into Sullivan Place earlier this month after an apartment hunt that lasted well over a couple months but definitely seemed like an eternity. This community was definitely the best this area has to offer for the price range I was going for. So far, I've had no major issues here. Here are the pros and cons from my perspective: PROS: 1. Great staff - Carolyn Dino helped me through the leasing process and was absolutely wonderful. Not only was she patient, but she was very accommodative. She scheduled me in for a viewing over a weekend, that too on her day off! Everyone else from the management office seems equally friendly and the maintenance staff is great too. 2. Amenities - Pool, pub, movie theater, basketball court, gym (though the weight training equipments are not adequate, but then again, this is a residential gym). Not sure how much I'll actually use all the amenities but it's good to know that they are available at my disposal. 3. Location - Right off the highway, very drivable to old town Alexandria. This location is absolutely crucial. CONS: 1. Utility charges - The base rent is a bit deceiving. You have to pay separate for water, gas, electric, trash, pest control, monthly admin fee, parking etc. so it really starts to rack up. Add Internet and cable in the mix and you are easily paying 300-350 more than your base rent. They also charge for guest parking (if it's more than 4 time a month) and there's also a one time charge for their package delivery system. 2. Package delivery - Speaking of packages, you have to pay a one time fee to get set up in their package delivery system. Even after this, if a package is too big for the mailbox or their additional package delivery system, your package will get returned!!! They do not sign on your behalf for FedEx or other courier companies so if you're not around, your sign-able packages will definitely get returned! This has proved out to be a big hassle. 3. Thin walls - The walls and floors aren't necessarily the highest quality, you can hear your neighbors and you can definitely hear your upstairs neighbor walk/run/jump rope or whatever they seem to be doing all day. I travel a lot for work so this isn't a huge concern for me but I can see how this can get annoying. All in all, 4 stars, only because the staff, location, and amenities are great. Just be ready to shell out more than the initial quote you commit to during lease signing and have a backup address to get your packages (your office or your friends address) read more

Currently living here since 3 years. We can't wait to move out. First we liked living at the "luxurious apartment complex", but things have changed dramatically over the years. I've seen mice, rats, cockroaches inside the hallways and at the trash cans. The trash cans are always overflowing with trash!! There is dog poop everywhere, and a lot of residents do not seem to care to pick up after their dogs, which is disgusting. The gas station in front of the building is incredibly loud, the windows are really thin and we can barely sleep (it's loud until 1am, around 6am the trucks and Amazon trucks come in again). My neighbor is screaming (!) down at the trucks at night, because it is so loud (I would do the same, but I'm too shy). I'm pretty sure he is losing it. Anyways, the constant noises are not good for my sleep either, which is the reason for this review. I would have moved out months ago, but we couldn't afford it. The place is not in a great condition, and things have to get fixed, the quality of the apartments is not great. The carpets are disgusting and dirty! We had them cleaned when we moved in and they were nasty. My husbands new car has been damaged twice in the garage, our neighbors car was towed 3 times within 1 month, because of a "miscommunication". He always had to pay for it tho. We have seen cars in the garage that had been broken into, not a great sight. I will say that I enjoy the amenities and the gym and pool a lot. However, I do believe the place is overpriced and due to a lack of sleep, I do not enjoy living here at all anymore. Another neighbor, who has lived here since 9 years told me he is going to move out this summer, too, even though he has called this place his home for so long! Greetings, I was a former tenant of the Sullivan Place apartment complex. Sadly, the management of the property and care of tenants was not a priority for those governing this property. My husband had been an occupant of the apartment complex for six months before he was invited to take over the lease of a tenant who was departing her unit. Upon moving into the new unit, the carpet was ridden with stains that the management team stated were as a result of the former tenant. My husband noted all stains on the leasing inventory, and he was told that he would not be responsible for the pre-existing stains upon move out. He remained in this unit for three months. Two days prior to moving out, we had the apartment cleaned, and took pictures and videos to ensure that the apartment was in the SAME condition as move in. Upon departing the complex, my husband requested that he be a part of the move out inspection. The management company held the inspection, and notified my husband AFTER it was completed. As a result, the apartment complex charged us $591 for the same issues we identified during move-in. In reaching out to former and current tenants we have heard countless individuals express frustration over fees that were assigned upon move out. It simply is not worth it. read more

Shahida was absolutely one of THE best people i encountered during my search. She was a strong reason why they were even considered bc based on their reviews (apartmentratings), i would have scratched them off my list. Resident 2013 - 2018 Not Recommended Reviewed I can't wait to get out of this place. I've been here five years but it has progressively gotten worse each year. The biggest issue for me is security. In the time that I've lived here, I've seen no fewer than 5 vehicles have all four tires stolen off them with the car sitting on cinder blocks. You would think, a place this big, charging as much as they charge for rent, would have some sense of how to provide security to residents, they don't. Do we have a security door that closes at night so only residents can enter the garage? Yes, but it's been broken for the last 4 weeks and it when it was working, there is nothing to prevent someone from parking here during the day and waiting until the middle of the night to do their misdeeds. Do we have access control systems to the building? Yes, but again, many of the doors have not worked at all for the last 4 weeks, so you can come and go as you please without a key. Also, residents will often leave exterior doors propped open. Do we have security cameras? They say yes but it didn't stop the criminals who broke into my car, nor did it help with apprehending them. What else should you know... You'll be putting up with residents that don't have much common courtesy. Neighbors leaving trash throughout the complex is a daily occurrence, dog poop / urine in the hallways and elevators is not uncommon, and you'll need to get used to little kids running around unsupervised tearing up the place. The staff cannot be reached by phone 9 out of 10 times. You'll need to get used to visiting with them in person if you want them to take action on anything. Service tickets can only be submitted online, don't even waste your breath speaking with them about maintenance items. The maintenance team is good, but they lack communication on when they'll be visiting your apartment which can be disconcerting if you have pets. I think calling this place a luxury apartment complex is a farce. If you do choose to call this place home, take my advice and find an auto insurance plan that has a low deductible for vandalism and theft. It will happen to you someday living here, it's just a matter of time. read more

I lived in Sullivan Place four years ago and loved it! I always hoped to come back once I moved back to the area and did so earlier this month. Before I toured the property I read all the other Yelp reviews and was concerned--I didn't remember a negative experience at all, and I consider myself very particular about everything. I even called my former roommate to ask if she remembered any of the mentioned negatives but she only had good things to say. I visited the leasing office one day soon after and met Aaron King, a recently added Leasing Manager. He is awesome! He had an answer or solution for all of my questions or concerns. Aaron made sure to keep me updated on new specials and available units until I found the best fit for me. Again, I'm picky and can be indecisive (I had a reserved apartment at another complex at the time of my visit) but he was excellent in making sure my needs were met by him and in the unit I'd choose. Since moving in, I've worked with other employees in the leasing office--Sebastian and Carolyn--as well as maintenance, and everyone has been extremely accommodating and a huge help. I've now been living here for a month and I have no complaints. Parking can be a challenge after 8pm but that's to be expected. My unit is in a stand alone building closer to the highway but I haven't had any issues with noise from either the road or neighbors. I would be the first to pick out a problem in a property, but so far so good! read more

Sullivan Place is one of the best apartments in the area. I picked it for the location, but was pleasantly surprised to find excellent customer service. I chose to write the review after a year to give a fair assessment of the apartment. Gorgeous property, excellent square footage (for the cost), wonderful amenities and stellar customer service. By no means is it perfect (what is) but they are willing to listen to the tenants to make/improve your stay. It gives you a sense of pride coming to the Sullivan and calling it home. To top it off, there are two individuals in the concierge's office who make you feel welcomed. Although my original leasing consultant has gone to greater things, the staff has been wonderful. I really like Brenton for his ability to treat you as if you are the only tenant in the place. He has been very helpful with basic needs and even sharing some information when I mentioned I wanted to try one of the food delivery services (Blue Apron, Hello Fresh, etc.) Working in a customer-service related field for the past 25 years, has given me an appreciation for when I receive stellar service and that is what I have gotten from The Sullivan Place. read more

I'd like to point out that Brenton was our leasing consultant and was extremely helpful in making our decision to move in. He never made us feel like we were just another "sell" and there was no pressure to make the decision to sign a lease when we initally came to look at the apartments. He went out of his way to show us multiple floor plans, even on his day off. He made sure we got exactly what we wanted. We've been living here for the past year and have been pleased with our stay thus far and plan on renewing our lease for another year. -You can't beat the location off 395 and the Sullivan Place offers great ammenities and updated gym equipment. -The rent is reasonable and actually offers a 3% student disount. It's not much, but since we have a cat, it pays for the monthly pet fee which is a plus. -The concierge service is great and Morgan is always extremely helpful when retrieving packages. -The business center/computer stations are so convenient when you need to study and require zero distractions... Definitely a huge plus being a grad student with a demanding course load. Overall, we understand that not everything is perfect 100% of the time, but it provides us with what we need at a price we can afford. read more

I have lived at Sullivan Place for 2 years and I would not recommend anyone moving here. The property is beautiful, however they have some issues that need to be addressed. My water heater was somehow leaking into the unit below me and instead of notifying me that someone would be entering my apartment to acess the damages, I came home from holiday with two strange men in my unit. Apparently the damage was so bad that drywall had to be removed due to mold! When I asked how long this has been going on, and how long myself & my child have been exposed to the mold I got no response. Parking is terrible. You pay $45 a month and if you come in late or there is bad weather there is no parking left, I actually had to park across the street in a public lot one night. Cars are also always getting broken into, with one car actually being stripped down and left on cinderblocks! An email was sent out saying they would hire a security guard to patrol but I have yet to see one. The amenties, particularly the shuttle, pool, and gym are why I give this place 2 stars. They are awesome, however the units themselves are not luxury apartments. No grainte, no stainless steel, or even harwood floors, yet they charge like properties that do have these features. They are good about keeping you informed about what is going on, and have made a push for more activities like a yard sale & even had a lobster roll truck on site... but it's too little too late fo rme. Who knows how long i've been exposed to the mold in my apartment, and I'm certainly tired of overpaying for an apartment that is on the outskirts of Alexandria. read more

I am moving into Sullivan Place in April and I couldn't be more excited!! My first impression when I walked in to take a tour was that I couldn't believe the place looked exactly as it did in the photos on the website. A lot of places end up not being as nice in person, but Sullivan Place was all that and more. Then I met Keenan Overton. He is one of the leasing agents, and greeted me with a genuine smile that lit up the room. I instantly liked him, and he took his time showing me all around and never making me feel rushed. He was not pushy at all, didn't make me feel like all he cared about was closing the deal. Throughout the tour multiple residents called out to say hello to him or shake his hand. Everyone I saw or met seemed to love living there, and I got to actually speak with a few of them to get their input. The amenities are amazing, and the apartment is very nice. I love the layout. I came back a second time with my son who will be living with me to make sure he approved. Did he ever!!! He couldn't be more excited to move in. Then I came back a third time to show the rest of my family, and this time I got the pleasure of meeting someone from the corporate management company, Rose Roberts. She instantly helped us when she noticed Keenan was already with a prospective tenant, and offered to let us use her key fab so I could show my family around in our own time (I had already signed a lease at this point). I have read many reviews and done my research on apartments, and the common theme I saw was if the management company isn't good, your experience living there won't be either most times. I am not at all worried about this one. Just from the helpful nature of Rose and how accommodating she was, I know that if I ever have an issue it will be rectified immediately. TL:DR Unfriendly staff, maintenance not done properly or in a timely fashion, too expensive for what you're getting, TRASH situation was horrible, and we were charged for damages that were present when we moved in. I definitely do not recommend. We previously lived at a UDR property in California and had a good experience. We choose UDR for their straight forward pet policy and "No Hassle Relocation" guarantee - where if you move to a new UDR community (that's more than 30 miles away), they waive the deposit and other fees. Which is how we ended up at Sullivan Place when we moved from CA to VA. 1. Staff - Unlike the California location, the staff in the front office were cold and standoffish. Sullivan Place is a huge property and because of that I wasn't sure of the nearest recycling bin. A couple days after we moved in, my question about this was met with was felt like an contemptuous stare. Whereas we got to know our previous UDR staff and they would say things like "this is your community", "ask us anything!", "we can't help if you don't ask!", and "we're here to help!", at Sullivan place I was met with what felt like a contemptuous death stare followed by incomprehensible directions (we could have at least looked over a map together). It's such a simple thing, but it was my first realization that this place was completely different than our previous experience. 2. Maintenance - Immediately upon moving in, we noticed that our dryer took two cycles to dry our clothes. Maintenance came by, and I kid you not, said that I wasn't using the strongest settings and that was (maybe) the problem. So the problem with the dryer was...me? Seriously? Or that the start knob wasn't set right. So I had a guy in my apartment working on a knob that worked perfectly fine. But whatever, maintenance request "finished" and boxed checked for them. I felt like it was more about closing requests than actually fixing the problems which maybe speaks more poorly of management than of maintenance if they are being rewarded for checking boxes and not for a job well-done or in this case done at all. So I had to put in another maintenance request and obviously the problem was that the vent was clogged with lint from the previous tenant or something else. Well, apparently there wasn't a cover on the vent outside and there was an old bird's nest in it so...um yeah, once that was cleaned out...amazingly the dryer worked /s. Then we had a leak in our ceiling that was "fixed" but then it started CRACKING again with an ugly stain and water mark. We waited a whole month wondering when they were going to come by and the day before the request was going to expire, they closed it out and requested that we resubmit the request. We didn't because we were moving in a couple months anyway. 3. At our previous apartment, Parcel Pending (like Amazon lockets for packages from UPS, etc.) was to sign up for. It was great! Here...it was NOT free and NOT optional (they would post signs telling UPS not to put packages outside residents doors). We were told it would be $20 to register, but a couple months after living there and realizing that it wasn't optional, I tried to sign up, it wanted $35. I found it ridiculous to have to pay $35 just to receive packages especially when I'm living in a "luxury apartment" complex where everything is already overpriced. So we just used Amazon lockers while we lived there. 4. The TRASH situations was disgusting and possibly a health hazard. Seriously, it was ridiculous. A few times their trash compactor broke. But the main issues was that other residents were constantly not putting their trash down the shoot (we were on the third floor). There were signs saying there would be fees for anyone who didn't dispose of their trash properly, but obviously they didn't enforce it because people keep leaving their trash anywhere but where it should be. I would hold my breathe whenever I went in that room and Indiana Jones around all the trash to put my trash down the shoot and then run out of there feeling like I needed a shower. I'm not sure if other residents had issues with the handle to the shoot or what. Or if it was an issue of not feeling respected by the staff and so the residents had an antagonistic relationship with the property and rules. 5. Location - very convenient to 395 and 495 but beware walking around or running in the neighborhood. There were always a bunch of used condoms littering the street and sidewalk. 6. Moving out - The vertical blinds on the windows were bent when we moved in but we didn't realize it within the two day window before turning in our apartment move-in condition form. When they are open it is harder to tell that they are bent. When we moved out, we had all the blinds closed. I am a current resident and I can't wait to move. My fiancee and I relocated to Virginia from another state and chose this place based on the presentation of the apartments and the grounds as the building had been updated in the last several years. Our experience started out pleasantly enough and the rent was comparable for the area (about $1400 a month). Our first parking spot was free for the first year and the second parking spot was an additional $40 a month. After trash, sewer, and pest control (which I'm more than happy to pay for pest control despite the complaint from another reviewer) the rent was around $1500 a month, give or take $50 or so a month based on your water usage. The nightmare began not shortly after we moved here. We had a neighbor who began blaring music very loudly at odd times throughout the day that included bass that would make your bed vibrate. He would do this as early as 5:30 in the morning sometimes playing it for an hour or more from 5:30-8:30. The staff is a joke when it comes to handling issues. You'll find they more than love to strut around and show prospective new tenants the updated finishes but they won't spend a second of time resolving issues for current tenants if it can be avoided. Someone reading this think I might be stating this to just make fun of them but I'm telling the truth. The staff struts and shows off the apartments with all of the amenities like a movie theater and indoor basketball court like it's the greatest apartment place in 100 miles but they seriously don't care about the current tenants. I have complained to both the staff and management via phone, email, and face-to-face about the issue with the neighbor not letting us sleep because of the noise from his music on a dozen different occasions but have yet to resolve the issue. I move out in less than two months which seems my only escape from the nightmare. I'll touch on a few other issues. The security in the evening is non-existent with no on-site staff present and residents frequently leaving outside doors cracked or propped open for their friends to come over but with the doors constantly unlocked leaving the other residents security and safety compromised. The last staff member leaves at 10:00 and no employees are checking the security of the buildings from until the next morning when the maintenance staff arrives. The indoor basketball court is not an amenity and it attracts non-residents to the building, especially during the winter. The gym will work for those majorly in shape and those looking to get in shape but many of your trips, especially if you go immediately after work (4:00-8:00), you'll find all treadmills and heavy lifting areas occupied and the residents not exactly friendly about sharing the space. Many residents will hog the Smith machine and dumbbell lifting areas for 30 minutes or longer, much of that time spent socializing or texting instead of actually exercising. To conclude, the apartment complex is more for single people or young couples in their mid-20s. The pool area, gym, basketball court, community events, and overall vibe of the staff is that of an upgraded and more expensive dorm for young professionals who don't take their careers too seriously yet and are looking to socialize and still party some. The rent is too high for the area (you'll go no more than a quarter of a mile from the apartment complex and think you're in a housing project). Management has no conflict management skills. And the fees will start to add up, especially after the first year. Our rent was to climb more than $200 if we decided to stay for year two and the first parking spot would no longer be free (another $40). I strongly advise to look at several apartment complexes and not get sucked into the aesthetics of the building and the staff. read more

Sullivan Place Review I have lived here 4 months and I am looking forward to moving from here. It is a nice complex, the units themselves are very nice and spacious but the floors are SUPER thin! It sounds like elephants are walking above me and the loudest room is the bedroom! The squeaking is so loud that it occasionally wakes me up when the top neighbor is walking around the room. The squeaking isn't bad in the living/dining room area. Cons - * This is supposed to be a LUXURY apartment complex but they miss the mark because they DO NOT verify income. I didn't see this as a red flag when I first did my application but the leasing staff told me I can put "whatever" since they don't verify. I asked if they wanted my earnings statement, they said no. They do a credit check but without verifying income or doing a background check, pretty much ANYONE can rent here. Which is a problem; people here have to be told constantly not to do certain things that most people know not to do anyway. If they vetted their residents, most of the problems below would NOT be an issue. * Noise - some neighbors here really have no consideration for the other residents here and have their television very high and large gatherings during the "quiet hours". I hope the leasing staff does something about - more to come. * Pet waste - the cleaning staff apparently has to clean up after pets because pet owners don't pick up after their dogs. After 4 months, I have seen 4-5 notices go out reminding people to pick up after their dogs and what the terms of the lease state. * Marijuana smell - people here also have to be told not to smoke marijuana even though the stairwells and hallways reek of it constantly. * Vehicle vandalism - I had read reviews after I moved here about vehicles being vandalized and a couple of months ago, I saw it for myself. A car was left on cinder blocks with all the tires gone! This is supposed to be a secure garage after hours. * Packages - you have to sign up for this service called Parcel pending to have your packages put in lockers for you to pick up. It's only $3 a month they say, with a $30 fee upon registration. You can only pick up packages if the lockers are available, which people don't pick up packages in a timely manner so it creates a domino effect and others can't receive their packages. o Doesn't always work because delivery trucks will either leave them on your door - you run the risk that people here will come around and swipe your packages or your package will be left in mailroom and not a locker. * Parking - there is no designated guest parking until midnight, guests can park is spots that residents normally park in which causes residents to park in the garage - not a huge deal but stinks if you don't live in the main building and have a lot of stuff to carry. o Overnight parking for guests is in the main garage, which isn't bad if you live in the main building, but if you live in the outside buildings, you have to go to the garage and get them because you can't get out of the garage into main building to get elevator without a fob. * They charge $30 for a trash fee - which makes sense if you live in the main building; you just walk down and take your trash to the chute (although there are many complaints that residents don't do that and just pile the trash on the floor, which is unsanitary). o If you live in the outside buildings, you pay $30 to take your trash outside to the dumpster which is a rip off! Pros - * My unit itself is nice and I do enjoy my apartment. * They have workout classes twice a week and the gym is big and very nice. * They have shuttle service to the metro - which I haven't taken but it's a great amenity. * They have club house and business center you can use for work or to come and do minor print jobs * The leasing staff and concierge are very nice, especially the leasing consultants, they are very helpful. * I have put in two maintenance requests and the service was fast and completed within 1-2 days. * The portal is convenient - you can pay rent, submit a maintenance request and other neighbors post on there if they are selling items etc. etc. Overall - it's a nice complex but they don't vet the residents here so there many issues here that a luxury complex typically does not have. It's a shame because if I had given a review based off the tour and the kindness of the leasing staff, I might have given it 5 stars. As another reviewer stated, the issues with the complex are more of a reflection of the residents and not the staff. I have not experienced the moving out aspect from this complex, so maybe there will be an update to this. read more

I have lived here 2 years now and it has been a great experience. I can truly say it is one the best apartment communities I have lived in since I have been renting since 1991. The maintenance staff responds promptly, usually within 1 day of placing a service request and the amenities are great, and the people who live here are friendly. The amenities are nice, 2 level fitness center, a cinema where you can watch your own private movie and the screen is huge just like the movie theaters except it can be just you and your friends. The above caused much stress and anxiety for my family and myself personally; wherein this was only additive to other circumstances. Front desk people are super nice. Walls here seem paper paper paper thin. We have lived here a few months and constantly hear our neighbors above us, as well as, people walking the halls the floor above us. Constantly. Gym is awesome and basketball court is on point. THANK GOD MY LEASE IS UP IN 1 MONTH!!!!? This place is the worst. Elevators are always broken, floors in the hallways have holes and the management company covers them with new carpet...WTF.?? They mandate when you can have visitors and for how long through their horrible parking system. I had an emergency after midnight one night and My brother had to come to my house BUT being that Sullivan place does not have a 24 hr concierge, AND WANTS TO MANDATE PARKING FOR VISITORS, his car was towed 20 mins after he parked, around 4:30am. When I first moved the shuttle was available on the weekends and it was so convenient.. TOO BAD THAT DIDNT LAST LONG SUCH AS EVERYTHING ELSE SULLIVAN PLACE WILL CLAIM TO OFFER YOU UPON SIGNING YOUR LEASE. THE STAFF SUCKS except BRENTON(if you to decide to give this place a chance GO TO HIM) there's a different leasing agent every month it seems so no one is too personable. Recently relocated here from Mississippi, and only have been here for a month and it's been a good experience. It is clean and welcoming. We property searched all over DC for months and found this place, a couple of hours before our flight back home to Mississippi. My husband, 5 year old son and myself are happy with the amenities. Transitioning from a house to an apartment was a big change for us. We wanted to find a place where the neighborhood was safe and not suspicious. The pool is great, the gym facilities are awesome. They have workout sessions for the residents almost everyday of the week. Yoga on Tuesdays, Boot Camp on Mondays and etc., with certified trainers. The staff is always helpful with the smallest of questions. They have been helpful with tips about the DC area and getting around. I noticed on one review that someone said there are smells on the hallways. Sometimes there is, but we know it is from maybe certain different ethnic groups cooking a variety of foods. It is tolerable, and the smells do not get into your apartment. I notice it some days and it is not every floor. We were about to over pay in other areas around Alexandria, and found this to be the best. It all depends on where you work and etc. We had to be closer to the DC and Fairfax area, so living in Kingstowne, which is like living in Mississippi, not a bad thing, We are right there on the highway. The shuttle service is great for taking you to the Van Dorn Metro. I just don't get how you could not like the place. All of the residents look very happy. A mixture of both single and family. Lot of dog owners who clean up behind their pets. When parking gets full by the evening time, then the garage is the next option. Dominion Towing will tow your car with no decal in the middle of the night, but that's from not placing the decal on your car. Have a decal, no towing. We found that out on the 3rd day of living here. The office gave us our decals, so our oversight. When you have guests parking their cars, the office clearly asks that you simple come in to the concierge office and get a 3-7day parking permit for them. You can drive down the rest of Edsall RD and would be hard press to find something of the same quality. The only one that compares to this would be the Tuscany that comes at a $300-500 up charge. For the time being, this is a great place to be for us, until we find ourselves a home that we desire. It is not a noisy community as well. All of these bad reviews could be dispelled by taking a personal tour. First bad review is just untrue. The second one leased an apartment with not even touring it..... read more
