Follow up: I spoke with others in the pest control management. They explained, traps should in the crawl space to catch the animals if your goal is to remove the animals living in there. Be warned, this company sets up the traps on the yard.. Which leads to me believe, their goal is to catch any animal living near by on your property. .. to maximize their revenue potential. They charge based on the total number of trips made returned to remove the trapped animals. So their revenue potential is endless if you live in an area with lot of animals. Plus they only use 3 traps. They could easily use 5 or 6 traps since their traps aren't that big and heavy since they are plastic. But since the revenue potential is in removing the trapped animals, they only use 3 to be able to make more return trips . read more

The infamous "Rental house" story. I have a home in L.O. that has a renter who has a "service cat" (not lying) and complained she had mice in the home (guessing it was "away" and actually let the mice..........you know the saying). I have had other pest control companies out in the past as this home is on a large piece of property and renters seldom do a thing to be pro active when it comes to leaving contents of food available for rodents. I've used Summit Pest for well over a decade, both for rental units I own and in my home, and will no longer use them anywhere. They just refused to service my elderly mother (who has also used them for years) because she asked them to mask in her home due to being immunocompromised. They claim they "don't have to do that anymore," and that they've never masked to do a service. Whatever one's political views are, to refuse to mask in someone's home is just plain rude. Unfortunate experience with Summit Pest Management. We were not happy with our service. TL/DR Version: Poor communication, impolite/rude office staff, opaque pricing, lack of follow-up. Full version: We heard some scratching in our attic and presumed it to be squirrels or rats. Called Summit out to take a look. It's $125 for an inspection, and then based on what they find, they offer a quote for service. We were after rodent service/removal and we also have some ant issues. The inspector arrived and performed an inspection. Found rat droppings and some openings on the roof and explained to us and showed us photos of where they are getting in. Also reviewed the ant issue to determine we have carpenter ants. However because it had been raining that day, he told us he couldn't address the ant issue this visit - need some dry days. So far, we're good. When asked what was next, we were quoted an extra $125 to lay down poison for the rats because "we don't perform a service call for under $250" (which is of course not true, since they will do an inspection for $125, which is a service call for less than $250). When asked to elaborate on what the extra $125 would include, on top of the $125 we were already paying for the visit and inspection, he explained that this was the cost to lay the poison, with no itemization for product or time. We tried to dig in on this but he wouldn't elaborate on how much time or materials were involved. The remainder of the quote was another $450 to come back in two weeks to collect the bodies, seal up the entry point gaps, and spray for carpenter ants. We asked where on the website we could see a standard breakdown of costs (laying poison is pretty standardized, as opposed to fixing the gaps, for instance). There are no prices on the site. This is where things felt weird to us. We expect dynamic pricing for things like repairs, which are non standard, but we'd expect standardized pricing for things like laying poison. Regardless, since we were already in for the penny, why not the pound? We agreed to have him write it up, and he proceeded to lay the poison. It took him under 10 minutes. So unless the poison is $$$$$, we felt like the extra $125 was way too much. Or maybe not? HARD TO KNOW WHEN STANDARD PRICES AREN'T PUBLISHED. And when the quote is this sort of ham-fisted "I don't do anything for less than $250" deal, it just seems shady. Anyway, he told us the office would be in touch to schedule an appointment for 2 weeks out. We discussed the possibility of waiting 3 weeks so we could spray both for carpenter and odorous ants as well (we have foster kittens, and wanted to wait until they are out of the house to spray). He suggested we stick with 2 weeks as dead rats stink, so we agreed and told him we'd work with the office if we decided to extend it. A week later, we got the first smell. We reached out to the office, which had never contacted us to schedule a return visit, and were quoted a date a couple of weeks out. When asked why they never contacted us, the person from the office got defensive and combative and indicated it was somehow our fault. She also indicated we had tried to negotiate on price (we had not - we just wanted itemization on costs so we could understand what we were paying for, which is standard for contractors). We asked how soon we could get someone out and they said for a fee they could send someone else but not guarantee they'd find the body, and that fee would be separate from the fee we'd still have to pay for the remainder of the work. When trying to work through what our options were my wife got cut off a few times by the person from the office. At that point we just said "I think we're done" and she said "we're done" and hung up on us. Great customer service yo. As you can see from my reviews I'm a pretty constructive and positive person. Rare to get shit customer service when you're not being an asshole yourself. But maybe we should have been more combative with her? That's just not how we operate. More flies with honey. But guess what? We are the customer so we won't pay money to people who try to railroad us or treat us like garbage. So - opaque pricing + poor communication + lack of follow-up + combative/defensive office person = one star. We have another service coming out to assess for no charge, and the person they have working the phones at this other service isn't a grumpypants. Hard pass on Summit. read more

Update: Bill, the owner, agreed to come to my home to check out the property. Upon arriving he identified an area of the house that the technician failed to seal, even though he was paid to seal up my entire home. He also, identified that the rodent issue was with mice and not rats as the technician had previously been telling us. It also became clear during this meeting that the technician didn't complete another job as previously discussed. Bill told me that companies make mistakes and he wanted to make it right. He offered to refund my money and then told me he would rip up my porch and that I needed to get on a maintenance plan. I told him I would need to think about it before agreeing to anymore work, because after the mistakes his company made I wanted to get a second opinion. When I called to follow up on the refund I got no answer. A few days later I got an email from Bill saying he decided not to refund me. For a company that claims they value honesty and that they will work to address all rodent issues this is unacceptable. Additionally, Bills comment about my house is ridiculous. Your technician did an initial inspection of my house before any work was done. In that inspection he should have should have been able to recognize my house was 100 years old and any other of the issues you mentioned. If he thought that would have been a barrier for him to complete the service he sold me he should have never taken my money. I was too trusting and your company was dishonest and greedy. I hope others aren't scammed like I was! My experience with Summit has been incredibly disappointing. Despite, having nice staff, I've been completely overcharged for a service that was never delivered. I have had a rodent problem and first called Summit in the fall of 2018. I was charged $500 for two appointments to seal my house and set bait traps. I was told that there was evidence of rodents, but none had taken the bait. After discovering that the problem continued I scheduled another appointment and assumed they would remedy the issue free of charge since I already paid $500. I was told that the company does not guarantee their work and that they would need another couple of visits and an additional $350. I've now paid a total of $850. I called again and they told me it probably wasn't rodents, despite the fact that we've all seen droppings and have heard rodent sounds (chewing and moving in the walls). They're now telling me that it will take more money to fix the problem and that it might be "house sounds". Ridiculous. I feel completely duped by this company and wish I hadn't hawasted so much money on a service they didn't deliver. read more

James is great, he was the primary technician, but all the other ones that came to pick up the squirrels were equally pleasant to work with. James and Justin are amazing! I called late on a Friday afternoon because I had a squirrel in my chimney. James came over right away, got the squirrel out, removed a bunch of debris, found the entry point, and set traps. The next morning the traps caught the squirrels and Justin came to take them away (confirmed they smelled of soot!), and left paper stuffed in the crack so we could tell if squirrels were still going in and out. He came back Monday to seal up the holes. After I had the chimney swept, James even came back to replace the old and unwieldy damper he'd had to remove. Outstanding and prompt service all around! We have nothing but great things to say about Summit Pest Management. After several autumns of trying to deal with squirrels in our attic on our own, we decided to hire professionals. Last year, we hired another pest management company that did a very poor job. This year, when the squirrels came back, we hired Summit. From the very beginning, Summit was excellent. They answered our calls promptly, even on weekends. (I'm not sure what Mike G.'s one star review about an automated system is about since we talked to a live person to schedule and even got responses back to our messages on weekends.) Bill, the owner of Summit came out personally several times, initially to assess and then even on a weekend when we had need of them to pick up a trapped squirrel. They also came out twice to rescue a bird that kept getting into the traps. They even took care of our stubborn yellow jacket's nest that was underground. They also put in a temporary fix for the area the squirrels were entering and exiting the attic until we could get roofers out to fix the problem. Live Trapping? check! Fast Response? check! Courteous and informative? check! Out to bleed you for every penny they can get? not a chance! I've been using this service for a number of years (6) now (Formerly Pacific Structural, I believe). Bill & Company have done nothing but floor me with their service from Day 1. It started with raccoons in the dirt cellar (mama decided to have her litter down there). I wanted to make sure they were captured and set free elsewhere. If you know anything at all about a mama raccoon and her babes, you already know a few things: No, she is NOT happy to let you visit her babies. Yes, they do EVERYTHING very close to their nest. You cannot imagine the smell (Think shit and ammonia. Now multiply it x10 and you're still not even close). Yes, they will tear up whatever they can find to make their nest more comfy. No, kits (babies) are not especially cuddly in their natural environment, despite what you may have seen on Animal Planet or Johnny Carson (But they seem to like cold pizza...go figure). Long story slightly shorter; Not only did they deliver on their promise to trap and release all the raccoons, they also went under the house, cleaned up and repaired all the damage. Since then, we've had ants and other assorted bug issues, as well as birds in the attic (the toys in the attic are beyond even their abilities). Their prices are reasonable and, many times, the only way you even know they were there is by the card they've left behind (and the noticeable absence of whatever it was that prompted the call in the first place). From the first time we contacted him, Bill (the owner) has gone above and beyond. He is honest, conscientious and works his ass off for his clients. Do NOT hesitate to give these guys a call should you have a pest issue that requires assistance. You will regret doing otherwise. read more

It's times like these that Yelp proves that it's worth its (virtual) weight in gold. Casa de Brian I., constructed in September 2010, has a mouse issue, it turns out. Now, that's not the original assumption I had; I thought it was birds. I've got 34 (!) attic vents under the eaves of the house, and both Mrs. Brian I. and myself were certain that some starlings had broken through the rather flimsy mesh that our builder installed. We'd heard scratching noises on the 2nd floor, above the master bathroom on 3-4 occasions, and wanted to get it taken care of sooner rather than later. Well, it turns out that it's not birds, but mice. Bill with Summit was able to rather easily make this determination and educate me throughout the process. Turns out there isn't typically any scratching associated with starling infestation, but rather a persistent pounding as they try to break through the wire mesh of attic vents. Couple that with the fact that all the mesh on my vents are intact (He reviewed all of them ~25 feet up the side of the house) and that points to mice. A reasonable fee and a short amount of time later, and, without going into detail, you could say that both my crawlspace and attic are no longer hospitable to mice. I was able to secure an appointment with Bill the NEXT day after placing an initial call to their office. Bill is an affable guy; knowledgeable and respectful. He was even kind enough to point out a few areas of my home that could use some attention/improvement. I am distinctly grateful that he didn't see fit to overcharge for services that are unnecessary at this time. Even better - if it turns out that my attic vents do need reinforcement, he offered to credit me the amount that I'd paid toward the mouse extermination. Excellent! Got pest problems (of ANY sort?)
