We've been coming to the resort every September for almost twenty years after the season. Usually, there are few vacationers at this time. What I like is the bathrooms, which are kept clean. The pool, hot tub, and dog park are very useful. There are large camping sites with running water and electricity. What I don't like is the adjacent quarry, which is probably operated by the town. Unfortunately, this year (2025), the place is noisy. Heavy machinery and trucks make a lot of noise from 7 a.m. to 4:30 p.m. I'm sad to say that if this doesn't change, we'll be looking for other options in the future. read more

Sun Resorts in Falmouth has very Rude personale completely unhelpful making you feel like you are on your won to figure it out This could be because, most of the RV'ers are full time residents asking for very little assistance or opportunity to be in the way. Two women sat an watched my husband back up into the 4th spot they gave us. Initially, they gave an RV space didn't exist. We drove around the parks several times, before going back to the office to ask for clarification and exactly where was space #49. There are no one ways signs defining the roads through the rv site. We were put in an RV space that was impossible to get into due to trees across the space preventing our back in. They originally tried to put us in a spot were there was a fenced in area behind us for dogs. I walked in the office to ask where the bathroom was as my husband was backing the trailer and I caught 2 employees (women) hanging out the window of the office commenting on my husband's technique having a fun time laughing at him, practically placing bets verbally wondering if he was going to go through the fence and over the hillside. We arrived on Saturday and the park was packed with children unleashed with no adult in sight. The larger pool was constantly over run by teenage and adult boys throwing a football in the pool. There is not lifeguard. You take your life in your own hands hoping you dont get burgeoned by a football pass. The adult pool was monopolized by a loud mouth pretentious women who had too much coffee. It wasn't enjoyable until she finally came down and shut up. Other women staying long term were very sweet and nice to talk to. When we went to get a tire a few miles away and were asked by the tire staff were we were staying they LOL and said there are many others better places to stay. it was as if they knew we were another fly caught in the internet web of a spider. We noticed that Sun Resorts has 2 addresses online for the 1 RV PARK. Thats how they get you. When we asked about it a women in the office just laughed and said they are the same 1 property. One evening, I was told by a long tern RV resident that the campers are the issue making using the amenities as issue as they throw your clothes out of the coin operated washer & dryers, over run the bathrooms and monopolize the resources they do not have in their tents. This delightful women told me her adult daughter almost came to blows with a tent camper because, of the liberties she took with her laundry. I can't not recommend this RV PARK. It was not relaxing.It was pricey. It was not beautiful. It was not convenient and I found the entire town to be a tourist trap that resented the people that bring money to this lost area. (We stayed 3 nights because, I couldn't get a refund.) read more

Staff friendliness, store merchandise and hours of operation are not terrible but not great. Trash is not picked up on site and few dumpsters not close to sites. Sewer lines look like they could be an issue as they are on only a small incline at many sites. No after hours vending. Both Pools closed, 1 under construction 1 week before Memorial Day and hot tub also closed. The site is a nice location and there is a big playground area. The beach area looks ok. Overall for the price of a KOA you get less. read more

Meh.... Let me say, I agree with the earlier reviews about the friendly staff! But to say this place is noisy??? We went Labor Day weekend and it was very, very quiet!...maybe too quiet. No music, no entertainment, nothing! Also note, there is NO food sold or served on the premise. So if you are coming in from a long drive and don't feel like venturing out again be prepared. The sites are extremely small! At least ours was. The park is well kept. Other than that the park is ok. read more

Under new management but place is more awesome than ever. So many activities planned on weekends and not the same old thing every weekend this is the place to be. All employees go out of their way for all and all rules are enforced for all unlike other places where they play favorites. Can't wait for next year. read more

We rented a one bedroom cabin for 3 nights. Campground was peacefully quiet because it was post labor day. Cabin was immaculate, well stocked plenty of space and the comforts of home! Dog park was a bonus!! Staff was friendly and John stopped by on our last day to see how we enjoyed our stay. Definitely would come back again in off season to enjoy all the Cape has to offer without the crowds. Hope to bring my sister and brother in law next year. read more

We visited here week of June 16-21 right before On-season. Great campground, very friendly staff. The grounds well kept and clean. The only thing we were disappointed about was the hot tub was not working and the main pool was not ready yet. Fortunately, they had a smaller pool. We always make accommodations where there is a big pool and hot tub. The hot tub had issues so we weren't able to go in it. We stayed in their regular cabin, very clean. A little too close to the main road where you heard cars passing by a lot. We stayed in the regular basic cabin, so I guess you get what you pay for. Overall, good experience. Maybe we will try on season when there is a lot more activities happening around the campground! During the week, nothing was going on but I guess I understand why as it was still Off-Season I liked the dog park for my dog as I was in there quite a few times! There is a fee for a dog, The Manager John was very friendly and gave me a 50% discount as it didn't state the fee it on their website when I acquired about it. I thought that was very nice! The only reason that I am not giving this campground 5 stars is because the sites were not very level (on the hillside). We moved 3 times and finally just settled on the last one because we were tired after driving 6 hours. Other than that it was great! The staff were very friendly, the campground was clean, and there were plenty of fun things to enjoy while on vacation. We would stay there again (just not on the hillside sites). read more

Great resort if you bring your own camper. We have camped there before with our camper but have since sold it and decided to rent a cabin worse mistake. What we realized was that cabin renters aren't like those that have their own. Their camping etiquette is out the door and many think it's like renting a house and they can invite their entire family and friend network to come over. The staff is friendly and the amenities are average however their enforcement of the rules are lacking especially in cabin row. Our cabin had smashed siding, leaking pipes under the sink, doors that wouldn't close and an exterior door that had to be slammed so hard to lock that is rocked the camper. We asked to have the door looked at and they said that's the way it is. Unfortunately the overall experience was bad enough to never come back read more

The portable toilets were dirty since we arrived and they were not cleaned by the security, the police believe that at 7 at night they did not want us to be talking, we came to have fun and for that we paid, we do not deserve to be cut off the fun at 7 at night, we work It lasted all week and we decided to visit this place just to stress out, it's not worth it read more

While the campground itself is beautiful the staff is awful. I understand times are tough with covid but the majority of businesses are great about communicating with there customers. Not the case here. After driving hours with roommates we were told our wives could not stay because their identification had the same addresses. There are no warnings about this on the website. Staff was rude when we inquired as to why. And in the way out the pool was jam packed..... safe? No. . Seems the only covid precaution taken was training the staff to use it as an excuse to be rude. read more

The campground itself was nice, but the rules and regulations for everything made it less enjoyable and for that reason, I won't be returning. You have "Paul Blart style" security guards zooming around on their golf carts all day making sure everyone is obeying the rules, stopping at each campsite to examine each and every car and writing citation notices for silly little things and stopping kids and adults to ask them dumb questions or to reprimand them like they're children. You can't travel by car anywhere around the camp without then going back out through the gate, which you then need to use a key card to go back through. You would think they would make some roads two way to not have to travel around the entire place every time you want to do something. Campsites are very close together. They have a dog park which is nice to have, but could definitely use a little brush clean-up. Especially all of the poison ivy in there. Pools and laundry area are clean, although the pool area was a bit slimy/slippery. I witnessed a few people slip and fall. There is no detergent to buy in the laundry room though, so you have to go up to the main office. I had to wait in line for almost 10 minutes just to purchase laundry packs. It looks like in the past, there was a slide in the pool, but if so, it is no longer there. There is no recycling. Such a shame to have so many people there using their cans/bottles and just throwing them into the trash. The grounds look like they're up-kept pretty well. Clean for the most part. It would be nice if they could try to tackle some of that poison ivy in everyone's campsites though. Also, I don't know about everyone else's, but our fireplace was directly above a big tree branch and you could see where the fire burnt off a bunch of the leaves on it. The biggest hassle is the pool area. First off, if there is no staff by the pool, you have to go up to the main office, wait in line, and then request a key, give them all your info and then go back down to the pool to unlock it and then when you're done, travel back up to the office and wait in line again to return the key. If there IS a staff at the gate, you first have to wait in line if there is one and give that staff all your info for them write down and to unlock the gate for you. Then when you want to come out of the pool, you then have to wait for that staff to unlock the gate for you to come out. This is ridiculous and definitely a safety issue. There is only only way out of the gate and to get out, you have to wait for a staff member to unlock it for you. So essentially everyone is literally locked in a big cage. They claim it's for our safety, but I'm pretty sure they have that backwards. I sat there waiting at the gate for a staff member to see me just so I could get out to use a restroom. There was a big line of people she was checking into the pool, so I had to wait for awhile when I finically spoke up and asked to be let out. What if there was an emergency and everyone had to get out of there? What if something happened to that one staff and there was nobody there to unlock the gate to let everyone out? Shouldn't there be 2 exits at all times? I heard numerous complaints form outlet people about these same things. I realize a child drowned their last year, but these silly rules put in place is not the way to go about being safer. Either hire a lifeguard or make the handles to get in, the ones that are only accessible by adults so only they can reach them(like every other campground I've ever been to.) Another thing; my dad had his brand new camper there and is new to the camping world. He couldn't figure out how to get his hot water to turn on on his new 2018 camper and asked if someone there could give him advice. They just kept saying, "we don't fix campers here." We tried to explain to them that we weren't looking for something to fix it, just to maybe point him in the right direction as it is a new camper and might not even be broken. After being there a week with no hot water, he asked my husband and I to come see if we can help him. When there, I told a very nice older lady in the office about our situation (after the first guy I talked to said the same thing to me about not fixing campers.) She said she would send her husband to see if he could help him out. He came out and helped him finally figure out what was going on. His name was Nick and was very helpful, as well as his wife, but unfortunately my father was out of hot water for a whole week before it got fixed because nobody else wanted to help. Another thing that I, as well as everyone else I spoke to thought was crazy is that, they charge $20 per hour to take one of their paddle boats out on the lake. My dad paid to have his camper there for 2 whole weeks, but left slightly after 1. This place could be amazing. It has a lot of potential but they need a major overhaul on some of the staff(not all), rules, and regulations. read more

Clean campground. As other reviewer's have written, some of the campsites are very tight. Not much room between you and your closest neighbor. The over 21 pool was nice, as the teenagers do tend to sometimes take over the other pool for the kids. Did not have much interaction with the staff, however the one or two questions I had, they answered sufficiently. We had a paved site, and it still wasn't very level. Had to work at it to get our trailer evened out. Not horrible, but surprising given it was paved. The shower houses were clean, however being closed from 11 AM to 2 PM, for cleaning seems like a long time. Plus this makes the restrooms unavailable for those who are tent camping. Longer walk when you gotta go... The only thing that was exceptionally notable about this campground, was the number of bees. Not sure if it was because of the very dry summer, or what, but our campsite, and the pool areas, had a great number of them. Some of them very aggressive. Unfortunately there really isn't much you can do about it. Location wise, this campground is very convenient to all the area beaches, and to the major routes to the other parts of Cape Cod. read more

Glamping is a fantastic family adventure if you're not quite a camper. The air conditioning isn't quite what you would expect at a hotel, but beats the heck out of a tent! Fun activities such as paddle boarding topped our trip. The attendant at the lake was extremely helpful and friendly! Pools are beautiful (but don't open until 10am). Driving distance from some great beaches- just don't forget to check for public beaches since lots of them are for residents/ sticker holders only. All in all a wonderful family destination and we will be back! read more

Campground has a decent layout but the sites are very close. Seasonal sites and cabins are splashed throughout and not contained to specific areas. The pool is old and needs work, the cement is cracked and missing pieces. We went to the pool and there was food and ants around every table and chair so we had no place to put our things down, it needed a major cleaning. Workers are driving by on golf carts all day/night cutting through sites and going the wrong way on one ways. While packing up a maintenance worker cutting the grass across us was kicking rocks at my Rv and myself, I got his attention to let him know what was happening and he said I can't be because I'm cutting this way and then told me he has to cut the grass, the lawnmowers protection shoot was up so anything he ran over was flying far. He was very rude, I probably would have given this campground another chance seeing the changes ownership not long ago and it takes time to make upgrades but the attitude from the worker made it so I won't return. read more

This place is a joke! The campsites are SMALL! It is literally a parking lot. The back of our 38' fifth wheel could almost touch the neighbors' picnic table. In fact, if you have slide-outs, beware. We saw many sites where the permanently fixed fire pit was under the slide. Ours, was a mere 6 feet away. We paid for a "premium" site at $69 / night, but were given a "large" site, so we setup camp. When we questioned this, we were told we could move but would not be reimbursed the difference for the smaller site we were on, which was not right considering it was their mistake to begin with. It is not as well kept as most other RV parks, but it's not awful either. Hook-ups were far, we couldn't reach due to overhanging trees at the rear. Family pool was ice cold, when I asked about this, I was told that "children will swim in anything" -- well that's nice. People seemed to drive through the park rather fast, so I was always worried about the kids on their bikes. Check-in is at 4, which is kind if late considering check-out is at 10. Many of the cabins appeared to be trailers, which in return attracted those types of people throughout the park. Overall, this place just wasn't what was depicted on their website. Felt much like a bait and switch, actually. Just not worth the money!! read more

Its all about money! Not pleasing the people. We originally booked 3 sites together. When my friend called to pay her balance, she found out her sight was at the other end of the park. They said we can move you closer to your friends if you pay an additional $30 to guarantee your spot. Seriously? So they did. The morning they left to come camping she wasnt feeling well, went to the ER everything was fine. They came camping. The next morning the ER called them to tell them they spotted pneumonia and wanted her to come back for a COVID test (2hrs away) so they left. The campground would not refund them the 2 nights that they are missing, nor would they give them a credit. They paid an extra $30 and lost out on 2 nights. Totally unfair! And they said they were going to rent their sight if someone requested it (so they get double payment for a sight) Our spot was moved 2 spaces over when I got there. The people next to us were booked there for a whole month and when we were packing up to leave, they were too. So we started talking and they told us they had to move to another sight. Someone was coming in and they were going in their sight. WHAT?! Do they have any idea what its like to hookup, unhook up, and hookup several times? This couple were in their 70s. Also, the woman was bringing down some of their stuff like chairs and things and someone took them before she even got back. I don't get the extra $30 charge. Just raise your price an extra $30 so people aren't inconvenienced. The place was just like any other campground I've been to. Nothing great. We will NEVER go back because they are so money hungry! This year we rented a cabin for the second summer in a row. We have 6 family friends that gather for a few days from the area and Virginia. The cabins are compact and efficient for sleeping up to 8 or so, have all the amenities to function for a few days "camping", air conditioning is great. Our combined families of 18 kids and 12 adults had lots of fun at the large pool and some scheduled camp activities. Our families enjoyed the field for wiffle ball, soccer and kickball games, though the rain left it kind of muddy. The kids love to play "Manhunt" after dark during our campfires and socializing. The quiet hours were respectfully enforced by people who wanted us to be more quiet. The staff has always been pleasant and helpful both years we went except one person didn't laugh at my husband's jokes. :) The power outage was brief and the staff came around to explain it was a problem with the transformer in the town of Falmouth. The campsites for campers and tents did seem tight in some areas but cozy if you were camping with family/ friends. In the brochure they are labeled as standard, large, premium or cabins. Our cabins were well spaced with picnic tables, chairs and one of our cabins had a roof on the porch which was really handy this rainy weekend. I wouldn't say it's luxurious, it's a campground with additional amenities like pool, laundry, activities, hot tub, playground, game field, arcade. It was an affordable and fun place for our families to gather. read more

Customer service is lacking big time although they have a nice campground,, won't be back here Up date on my experience at this campground 2 coin change machines out of order so I went to office 3 times to get change 3rd time I went I said to the lady are you going to fix coin machine, guy said I have no idea, I said it is ignoring haven't to come get change, lady said it is not easy for us, I said it is less easy for your customers, dead silence, no sorry for inconvenience or anything like that!!!!! Good facilities, pleasant staff, wifi doesn't work, no signal even when close to office, a Fail given the price, 2 days out of five lost power to the site in the afternoon for hours at a time , no accommodation, had to run my generator for ac to handle the humidity. Campground was clean, sites were ok. Ours was paved with patio. Grass around the site was tall and poison ivy along the edge. Visitor fee is outrageous at $16 per person then they tack on an extra $10 for the visitor to bring their car in. Staff kept checking our passes on our vehicles all week. Had to do laundry one day and a couple of the machines were broken. Staff was ok. I've had better experiences elsewhere. For the money they charge is not worth it. I won't be going back anytime soon. read more

I stayed there from June 7th through the 12th. I had a HORRIBLE experience here. We went there for a sweet 16th twins birthday, we reserved certain cabins, we paid the "reservation fee" for 2 site's, and didn't get those sites. The office staff were rude, demeaning, and "MEAN". I was told by the manager "Bruce" that the staff there are so nice, and accommodating, (ha ha) I left a review on the site, which was responded to being told to call them, which I did, I spoke to someone who told me the owner would be getting back to me within 48 hours. Again (haha) that was 2 weeks ago. Don't waste your money going here. This is a terrible place to go read more

My girlfriend and I went to several campgrounds on the Cape. The last one we stop at we had high hopes for. I went into the office and the woman on duty ask if I needed help, I stepped up and said to her we wanted to check on some available dates in August. I asked if she could tell us which tent sites were open. I also asked if we could drive through to see the sites because we have an oversized tent and my gf needs a site where there is ample enough shade. She told us that we cannot see any of them. Of the several other campgrounds we visited that day were very accommodating, apparently this campground is not. Sent a very bad vibe. She asked what days we were interested in, I told her not to bother. She wasn't overly rude but not very cheerful or accommodating either. This case judge the book by it's cover. BTW instead of one star maybe we should give them a moon. read more

To say that the place is highly disappointing is an under statement. If you reserve their so-called "GLAMPSITE" then I would urge you....DO NOT rely on the website photos as they are extremely deceitful and lead you to believe that you will be camping at a luxurious "glampsite". We reserved a glampsite for 5 nights at a pretty hefty cost (which was OK with me IF we were at an "actual" glampsite), but our site was extremely TYPICAL of a REGULAR campsite...there was nothing about ANY site that I would consider to be a "glampsite" throughout the entire campground. Having "50amp service" DOES NOT MAKE a site a "glampsite" which is what management tried to tell us! Our site was not well-kept, the firepit was average at best, the adirondack chairs are cheap plastic, the picnic table was a splinter haven in the making, the sites are extremely small and for the price we paid, sadly, I actually expected way more than what we got! Save yourself some money and reserve a regular campsite...its not worth "upgrading to a premium/glampsite". The pool situation is bizarre...you will need a key to get INTO and OUT of the pool area. You are locked OUT of the pool area until you obtain a key from the office, which by itself is understandable, I would worry about children accessing the pool without adult supervision, etc so that part can make sense by itself but then you are locked IN once inside the pool area and must use your key to get back out of the pool area. I've never seen this type of pool arrangement anywhere that we have camped! It seems as if the #1 job of the security team is to make sure they tell you everything you are doing wrong there! And believe me, they will keep coming around to check on you to ensure you are doing something wrong!!! You are constantly scrutinized from the minute you arrive at the campground until the second you leave....its not a "secure" feeling...its a "harassing" feeling! It's almost as if they have a quota to fill while on the job...lighten up even just a little bit! As far as the management...I will simply state that they should probably look into taking a "how to" course in customer service/good manners (less eye-rolling or nasty/snarky comments) as some of the folks are lacking skills in this area! I would never ever book after talking to the person that answered the phone. Completely unprofessional and rude. We just had our 'Do-It-Yourself' wedding last weekend here, and the campground staff was amazing. Big shout-outs to Kim, John and especially Jake. They helped with so many details and really made the weekend amazing for us. We had more than 80 people come rent cabins for the weekend, had some last minute scrambles with how to do install certain aspects of the ceremony, and everyone really helped with so many little details. One of our favorites will always be Jake and Kim driving our guests, and then us on the golf carts in tuxedo tshirts. It was amazing! we were able to rent a tent for the rec center patio area and have both the patio and the rec center available for our reception. The bar area was perfect! Guests loved the laid back atmosphere and we've gotten so many comments on what a fun idea it was and how having cabins available rather than just areas for RVs and tents made it so cool. Cape Cod Camp Resort and Cabins is a very family and pet friendly Campground. My family and I have been going there for years and are now seasonal guests and couldn't be more excited for the next season to start. Trust a local Cape Cod Family, we've grown up here on the cape and have visited most the campground and RV parks all over the cape and Honestly this place is the very best resort with nothing but the friendliest staff. Sites are all very roomy compared to most parks around here, this resort always has stuff to do around the park and is very kid oriented with all the crafts and games to play every day, unlike once a week or so like alot of other nearby parks. We love this place and cant wait to get back next year. read more

Absolutely disgusting bathrooms.. Despite being cleaned for 5-6 hours at different points during the day. On top of that management is overly strict and kind of came off rude. What also throws me is that there's an adult only pool (which i can understand) but what i dont understand is that its 21 plus... Yet they serve no alcohol and there is not reason it should not be 18+ as that is the legal adult age. Overall it was not the most positive camping experience that I've had. read more

We booked 4 nights short notice for mid-week. Once we got there we took care of the paperwork and they pointed us to our site. When we got to it I thought it was a bit small for our trailer. I went back to the office and they were very helpful. She circled the open sites on the map a sent us out to pick one! Found one that suited our need and set up. The bathrooms were clean. Really clean if you got there just after cleaning time. Beautiful lake, clean grounds, and great pools. Every time I went into the office the staff was very friendly The only thing I could ding this place on is some of the sites are tight and you're pretty close to your neighbors. We went camping with 4 other families The sites are extremely small. It is an unsafe environment for walking or for kids riding bikes. The campground appeared clean... we did not use the bathrooms... The campground has 2 pools and a beach. The beach is tiny, the swim area is even smaller, the unsafe part is that you are allowed to fish right next to swimming. "KOOLAID KATHY" was cute, she drove around the campground and gave the kids free freeze pops. She was the only friendly staff person we encountered this weekend. For the amount we were charged for staying, not much was offered. You are charged for everything...plus the 10am check out on a holiday weekend is horrible. The campground needs to do something about the safety of pedestrians, encourage staff to be more friendly. We will never return, which is sad because the place has potential. read more

First off, only three stars because the staff is NOT friendly. Talking with other campers, this appears to be the experience others have had also. Even checking in, or stopping in to ask a question...just not friendly. We say hello, they just stare. We would have awarded 4.5 stars otherwise. Clean grounds, nice facilities. The bathrooms are clean (a huge feat for most campgrounds!!) Have to agree with Lynn below. ABSOLUTELY NO social skills. This is a family campground. If kids say hi, say hi back. Shoved us into what they called a "Glam" spot, was just an over priced spot with nothing special going for it. We were told that was all they had available after we got there. Told us yes it had wifi, no it did not. However during our stay we saw that at least twenty spots remained empty our entire stay, we will not return when we make our next trip. read more

I reserved a large glampsite last week during my girls dance national competition. My first thought is the resort is clean and I appreciate the extra security. However, within 15mins after arriving at my site and setting up one of their staff came with an electrician saying that they needed to shutdown the electricity for a quick test. I was totally fine with that but on their way out I asked if everything is alright and they said to me that they have been having issue with their electric and ask if I was using electric for hot water and told me it's best not to use electric but instead to use my gas. First off, I just arrived and was still setting up so only AC was plugged in. Second, my site fee already includes the use of electricity. I'm Asian and did not want to make it seems like it's a race issue but I've to wonder if that is the reason why they came to my site within 15mins of my arrival. Anyway, this will be the first and last time I'll be camping there. Pro: Clean (sort of), security, friendly front staff, easy in and out, AC in bathroom. Con: My glampsite only has 3 andirondack and all were covered with bird poop so didn't use. Don't waste your money with glampsite you won't get your money worth. Sites are too close too each other. My experience with the electric issue and their staff during setup. Bathroom was cleaned the first couple of days I was there but seems to be lacking after. read more

this campground does not deserve good sam 10,10,10 the hot tub was always way too hot and over clorinated and hurt our lungs and eyes under the pines dripped heavy sap on our car and camping gear the 2 wifi hot spots were weak and hard to connect to in the designated ares we were there for one month read more
