    My cousin and I wanted to check this spot out as we were craving boba. I felt the fruit teas (rose & mango) were too artificially sweet, kinda like the little Asian jellies. I asked for a new drink & got a Jasmine tea and was very pleased. My cousin really liked her rose tea though. There is a big menu so I had decision paralysis but narrowed it down eventually I would definitely come back!

    Walking into the store, you're immediately met with how neat and organized the store is. The menu is blown up on the wall and is also available on the monitors hanging above their register. It's packed with different items that are sure to cater to most everyone's needs. I ordered the Roasted Oolong Milk Tea and their Basil Popcorn Chicken. The oolong milk tea tasted good, but was a bit strong in that it leaves a lingering flavor behind. I'm usually good about just ordering drinks with regular sweetness, but for this one I might go one level down next time. The popcorn chicken was really good. It's made fresh so it's hot when you receive it. It wasn't too busy when I got there, but it's good to note it was an early afternoon on a weekday. There's lots of table space and seating inside. The store is open late (until 10PM), so it seems like it would be a good place to study and/or do work. There are some board games in the corner which is nice if you're with other people and plan on spending time inside to eat and drink. There's plenty of parking available in the plaza that it's located in.

    Good ol' T4. Got my usgh mango fruit tea with lychee jelly. Can't ever go wrong with this. They were consistent with the quality of their mango tea all through T4s. Definitely would come again. Service was fast and the lychee jelly tasted fresh and not left for days.

    Been coming here for years but haven't done a review. I love the cheese sticks they are about 4 for the prize of $6.00. The ladies here are really nice. The ambiance is cute. Same decor as in the beginning nothing changed. Do I recommend here? Yes I do!

    T4 Arden is a reliable spot for boba drinks and snacks. T4 has many options; some of which are unique and can't be found at competitors. My favorites are anything under the Taiwan Classics! My partner and I recently walked in and ordered the Wintermelon Lemon and White Almond teas with 50% sweetness and 30% ice, which were just the right adjustments for us. Counter service was quick, and there was a short wait on our order of sesame balls and mozzarella sticks. Pro tip: order ahead online; waits can get long with walk ins and if you know what you want, it's a convenient option. My partner and I enjoyed our first bites and sips inside. The space is casual and offers enough seating for small to large groups to sit back and hang out. I'd highly recommend T4 and keep coming back for their refreshing drinks and hot made-to-order snacks.

This location, just like the chain, has been pretty consistent for having good boba. I think what sets T4 apart from other boba places is the vast amount of options. It can be an overwhelming amount of options when looking at the menu. You could make most of the drinks hot or iced, combined with many toppings to choose from, and the ability to adjust the Sweetness/Ice level, this place is great for customized drinks. This location also has a vast amount of options for food. The food to me is more like snacks. I ordered the popcorn chicken, this particular time it was missing basil leaves which they add for the aroma. Regardless, the popcorn chicken was still flavorful and had a very light spice to it. Although deep fried, it didn't have too much of a crunchy exterior so it was pretty soft to chew. You do have to pay extra for sauce, I ordered Sweet Chili (cost 25 cents). Their Popcorn Chicken is such a large portion, filling to the brim in its box, definitely worth ordering. I also ordered Deep Fried Popstickers with a side of the Chili Oil (cost $1 extra). There were 8 Popstickers which were good, very crispy on the outside with pork on the inside. A great pair with the Chili Oil although the Chili Oil itself was pretty standard, not too spicy. For my drink I ordered Large Matcha Milk Tea with Cheese Foam and Grass Jelly (regular sweetness/ice level). Personally, I'm very particular with my boba so I didn't give a perfect score but as I mentioned before, I come to T4 to be guaranteed a well-made, sweet boba drink. And it was just that, a good drink. The service was excellent, a nice cashier who quickly took my order and was loud and very clear to hear. My order came out within 10 minutes and they shout what's in your order so you can come up and grab it. There's one Gender Neutral bathroom, I have pictured. Pretty standard & was clean, you do not need to ask for a key/passcode to access. Does not have paper towels, only air dryer. Part of a small plaza, there is a lot of free, public parking. I came at 6pm on a Monday night in early November and there was consistent traffic with customers slowly trickling in. The music/atmosphere is not too loud, and there is so much seating. If you're lucky enough, you can grab a table next to the wall and there's an outlet, a perfect spot to setup for studying. The seats themselves are white cushioned chairs or booths, but pretty hard. Definitely more comfortable than metal which their high-top tables have metal, backless stools. They also provide a couple board games for free. Overall, a nice casual ambiance to study, hangout with friends, or just quickly grab your order and go. Personally, I think this is one of the best boba places near Sac State to go to. I will continue to return whenever I'm craving boba in the area. A nice bonus is they are open very late (10pm everyday). I score 4.5/5 if you're looking for a casual spot with consistently good boba and snacks for $ worth

    For the love of boba, teas and snackies. For a quick drink or some tasty snacks they got you!! Employee's always on the go but still helpful and courteous. From the vast aray of drinks and snack options they have been delicious and filling. No matter how you like it they can make from hot, iced or blended. And even choose your sugar levels from 0 to 100%, same goes for the levels of ice, from a little to lot. Parking is spacious outside and the seating inside is the same.

    Pot stickers were soggy and didn't come with sauce. They told me that sauce would be extra. Terrible customer service had to wait 20 mins.

Here, they give you the menu and you mark down how many items you want. Both dim sum and traditional dishes are on there. Price wise, it's fairly decent but some dishes were a bit pricey compared to other places. Still worth checking out. Mark what you want on the menu which they then take and dishes are brought out. Of course we had to have the classic. Shu Mai and so on. Bbq pork slices, Chinese broccoli in oyster sauce, sticky rice in banana leaves, to name a few. The dim sum did come out pretty fast. Classic Chinese dishes like the chow fun did come out a little later as it had to be made. Overall, the food was quite tasty. I do see why my friends did recommend this place. It was a nice crowd of people that was here for brunch. Loads of family enjoying their meal. For our group, the bill came just under 300. They did include gratuities to it which they did inform us. We got a decent amount of dim sum as well as the other dishes. Food was good and service was great. All the staffs were very friendly and sweet. Drinks were refilled pretty fast after asking. Would definitely be back when we're in the area.

A few months ago, my husband and I had a really pleasant experience here. We ordered a variety of dim sum and ended up taking some home because everything was so enjoyable. My husband typically orders the spicy orange chicken and has always been satisfied with it. The service during that visit was also great--the server was sweet, attentive, and we even had some fun conversations. Unfortunately, our most recent visit yesterday was a completely different experience. We came in around 11:15 AM on a Tuesday expecting a nice, casual dim sum date. I ordered har gow, siu mai, sticky rice, and shrimp balls with sweet and sour sauce, and we waited for more of the dim sum carts to come around. As usual, I ordered the spicy orange chicken for my husband. It was already off to a rough start when communication with our servers became difficult. There seemed to be a significant language barrier, and it was challenging to get our concerns across. Things went downhill when we received the "spicy" orange chicken. It was not spicy at all and, more importantly, it was severely overcooked--hard, dry, and honestly unchewable. We ordered chicken, not beef jerky. When we brought this up, the staff seemed fixated on the spice level rather than listening to the main issue. They insisted that the dish was already spicy and interpreted our concern as a request for "extra spicy." Both my husband and I can handle spice differently, but we could agree there was no spice present, and that wasn't even the primary problem--the texture was. They took the dish back, and we assumed it would be remade. Instead, it was quickly returned to us with some chili sauce sprinkled on top--the same exact overcooked chicken. I could tell it hadn't been remade because the same broken piece of chicken was still on the plate. At that point, we were frustrated and had lost our appetites. I took the dish to the register myself to explain that the issue was the texture and that the chicken was inedible. It finally seemed to click, and they apologized and offered to remake it, but by then, it felt too late. I'm not one to give third chances when something should have been handled correctly the first or second time. To their credit, they did not charge us for the dish and were apologetic, but the entire experience felt unnecessarily difficult and frustrating. That's not the level of service I expect when I'm paying to support a business. It's especially disappointing because this was meant to be our last visit before moving out of state, and it ended on such a sour note. Sadly, after this experience, I definitely do not see myself returning.

I ordered: Sui mai, Har gow, baked and steamed bbq pork buns, beef cheung fun, bok tong go, fried sesame balls, fried pork dumplings, and egg tarts. Bottom line, in my humble opinion, ABC Bakery is the original "OG" for take out dim sum in the south area. It is still probably the best dim sum with most of these items listed in terms of flavor, quality, and service. Although prices are slightly higher from a year or so ago, it is still relatively less expensive than Tai Pan and Dim Dim food. There are no parking challenges, staff are efficient with unnecessary attitude, and items are fresh and not constantly sitting in steamers throughout the day- yes, food turnover is probably the best of all three locations. Again, i would patronize ABC Bakery first and Dim Dim Food second. The Portuguese egg tart from Dim Dim Food is outstanding. And if you order their Pineapple Bao it does have a better flavor than the ones from ABC Bakery. No pics necessary. just go and try the various delicacies from ABC Bakery. Next dim sum venture is incorporating mid town dim sum take outs (not restaurants) in the next reviews.

Normally, I hit up Yue Huang, but lately it's been giving "long wait, mild heartbreak." So I decided to branch out and found this hidden gem in Granite Bay...and let me tell you...BEST decision. You walk in and BAM!!!! Old school Chinese restaurant vibes. Red booths, classic decor, slightly run down in that "if these walls could talk, they'd recommend everything on the menu" kind of way. And if you know, you KNOW...that's when the food is about to slap. We came with a mission (aka hungry and slightly unhinged) and ordered: baked BBQ pork buns, shumai, har gow, shrimp rice rolls, pineapple baked custard buns, fried shrimp balls, and soup dumplings. Basically, if it could be steamed, fried, or stuffed...we said yes. It's clearly family run, which I love. Mom is running the show like a boss, kids are hustling, and since it was Mother's Day...CHAOS. Delicious chaos. Food flying out, servers holding trays of dumplings like treasures, stopping at your table and you're like "YES, THIS IS MY MOMENT"...and then they walk away to another table. Emotional rollercoaster. So many "Ooooh yay!" followed by "Ohhh man..." But honestly? It just built the suspense. Then OUR food arrived...and our eyes went WIDE. These dumplings are HUGE. Like, "one bite? absolutely not" huge. The BBQ pork buns were soft, fluffy, slightly sweet clouds of happiness. Har gow and shrimp rice rolls were perfectly steamed (no soggy sadness here ). Now, because it was busy, the shrimp had a bit of a split personality...some bites were perfectly snappy and delicious, others were just a little overcooked. Not tragic, just not living their absolute best life. But overall? Everything was GOOD. And then the check came...about $60 for ALL that food. I almost checked it twice like, "Ma'am...are you sure you charged me correctly?" Because that is a STEAL. What really got me though was the family. You could see the hustle, the stress, the love...all happening in real time. Even in the chaos, they were kind, smiling, and apologizing for the wait. That kind of heart hits different. A few of them went out of their way to compliment our young daughters and made sure we were comfortable and taken care of the entire time. That level of friendliness wasn't always the case in the past, so this felt like a really pleasant and noticeable change. The food remains consistently solid and deeply nostalgic. Every bite brings back memories of younger days, and now it's special in a different way because we get to experience it again with our daughters. It feels like passing a small piece of the past on to the next generation. During our visit we experienced great food, genuine service, and a lot of nostalgia packed into one meal.
