If I could rate this company any lower, I would. I have been living at one of their properties in Tarzana now for almost 4 years. The grounds always look unkept and the waste management throws the bins around, breaking bins and placing them in front of our garage doors making it impossible to get out of our homes. Since January I have experienced new issue after issue. My slab leaked in January and they sent the most unprofessional team they could to fix it. Mixed matched paint was used to finish the job and it took them 3 weeks coming 1-2 hours at a a time to do the job and the finished work is an eye sore. After the recent rain we noticed that our garage's roof leaked and I have yet to hear about it being repaired, even after sending a few emails. I also have a rat problem which is alarming when you're a clean freak like I am. I have reached out to Shayne about the garage leak and the rats multiple times and she lets days or weeks pass before sending an email stating "she understands my problem" but never offering a resolution. There has got to be a better company to run our community. They have other folks on the HOA board that run illegal or at least illegitimate businesses out of their homes (ie: a dog day care) and they have 6-10 dogs in their homes at all times, barking...being walked off leash...leaving dog poop bags around, it's awful. This matter was also brought up to Shayne almost 2 months ago and nothing. If it's Shayne that's making our lives miserable, please help us out. I know after talking with other neighbors, I'm not the only one suffering here. read more

If I could give Tandem Property management less than 1 star I would. I've had a very frustrating experience with Tandem Property Management. We received two different and conflicting letters regarding our HOA fees -- one stating there was 300$+ special assessment being imposed in order to "prevent" HOA increases, and then another letter received within the same day stating they increasing our monthly HOA from $532 to $638, without clear explanation or reconciliation between the two notices. This caused confusion and unnecessary stress, and no one has taken responsibility for clarifying the discrepancy or correcting this for the sake of homeowners. In addition, maintenance requests have gone unanswered or significantly delayed, and when we do manage to reach someone, the responses are often rude, dismissive, or unhelpful. Luis, one of the managers actually told me over the phone "you are talking in loops" when I asked him to clarify a very vague response he gave me when I asked him when and who will be addressing the water leak that was coming from the roof and affecting my tenants. Very rude and unprofessional. Susie, the other property manager has never once responded to my emails or voicemails that I have left her. Communication is extremely poor, and follow-through is lacking. My property manager that I use to manage my tenants have actually literally told me that "Tandem property management often ignore their emails even after several follow ups and that they have not seen a HOA management company that is this bad in a long time." I have asked Luis several times to email me the roofer's and vendors reports and he has never done so and has completely ignored my emails or will rephrase what maintenance was performed without actually sending me their official reports. This is an issue I have never encountered with past HOA management companies they've used in our building and I have lived there for 11 years. This is by far THE WORST company and it is insane how high they have raised the monthly HOA, yet they are slow and hesitant to provide the necessary repairs that THEY caused. For a company managing homeowners' associations and collecting substantial monthly fees, I expected transparency, professionalism, and basic responsiveness -- none of which have been consistently provided. I have lived in this park for over eight years. We have always had a friendly, active, and caring community. We had several committees of volunteers that enjoyed helping our park in various ways. We had a very successful Social Council that for over 40 years brought us various monthly activities. Every Thanksgiving and Christmas, we always had about 100 people in the clubhouse, eating, drinking, dancing and really enjoying being together. That all came to an end in March of 2023 when our board brought Tandem Property Management into the park. The first thing Tandem did was force our Social Council to close down by putting all kinds of restrictions on it that were impossible for it to comply with. Then Tandem told all of our volunteers to stay home, that they will do everything themselves. Tandem started tearing apart our pool area. The pool was recently re-opened after being closed for almost five months (that's as long as it takes to build a new one)!! For various reasons, our billiards room has been closed for several months and is a disaster, in part because of all the boxes the owner of Tandem, Suzie Wilson, has put in there. Our excersize room has also been closed for several months. If your HOA is considering hiring Tandem, beware! Read the Yelp and Google reviews and also check the Better Business Bureau's website where you will see that Tandem is not accredited and also has a one out of 5 star rating for customer reviews. read more

Tandem has been our HOA's management company for a little over a year now. I am giving them 5 stars but they deserve 10. I regularly attend open HOA non-profit corporate board meetings. Since we moved in a few years ago, it has been revealed that lots of normal maintenance and repair has delayed for years if not decades. Some repairs are required by city/ county health & safety regulations. Some repairs are just common sense: mold, mildew, poor ventilation, leaks, asbestos due to poor workmanship, age, or outdated codes. Also, accessibility issues to keep our more vulnerable community members safe has been neglected. Apparently, it's not been a lack of money. Apparently it is due to some kind of hoarding mindset, a lack of knowledge, or who-knows-what other agendas. At our board's direction, Tandem has been working their way thru all the issues as they're identified, trying to triage them based upon safety risks, protection of property values, or increased cost if further delayed. Unfortunately, some members of the community have been harassing the property management staff, board members, vendors, their employees and, sometimes, physically interfering with the work. They even physically harass other residents, we're all seniors. As I said, I'd give Tandem 10 stars if I could. read more

I have lived at Rancho Adolfo MHE for 27 happy years and one miserable year. Since Tandem has taken control all the joy is gone. And I do mean control. Sadly when Suzie says jump, our board president says "How High?" True needed repairs are started. They would have been scheduled according to our budget. What hasn't been mentioned by our previous president is the financial aspect of the contract or the attitude toward homeowners (we own this place). For every major project with a cost over $10,000, Tandem receives 5%. And since they started last March our board has granted them a 27% raise. And after Armando Ramos hired them, he quit as president. We home/landowners have always been very actively involved. We had committees for architectural improvements, the library, our trees and a wonderful Social Council. We were informed we now had to pay over $200 for insurance for a social event because we might have an outside visitor. So that ended our monthly fun events. The board has taken over the Architectural Committee. We no longer look like a 5 Star Park. Our Social Council has always had a storage room within the laundry room for all our decorations. Suzie decided the HOA should have that as their meeting room for more privacy for executive meetings. The library with the door closed and a meeting sign has worked well for the life of the park. Our property is now piled in the Billiard room and some stuck in the library. Our Billiard room is torn up and unusable because of mold. There was a leak caused by the solar pool bladders on the roof. A previous board had determined they were not cost effective to repair or replace and turned them off. They were turned back on!!! They continued to leak. Then mulch was applied up against the outside wall and moisture seeped in. Also they damaged that section of our 10 year old roof. At this point in time our pool has been down for nearly 5 months, our exercise room is down, our Billiard room is down, our Social Council is not functioning and we are not supposed to speak to any vendors. Guess that is part of the discipline Armando Ramos is speaking of. Our Portal from Tandem has not published minutes since December. If the homeowner is not set up on the computer, the will not receive information from Tandem. Always all information was printed and put in the tubes under our mailboxes. read more

Suzie is great! HOAs are very difficult to manage, and people are always gg to complain. Overall Tandem is very responsive and very efficient. They are respectful of the residents and very good at managing conflicts between the residents. They handled covid very well. And they manage the manage the maintenance and construction very well. Horrible horrible experience with Martin and Suzie Wilson, who both run Tandem Property Management. I went into escrow on one of their properties in Westlake Village. I have a background in Finance and Accounting and noticed an irregularity in the HOA balance sheet. I sent a long list of questions to Martin and stressed that it was urgent that I got the answers as soon as possible because escrow was closing in 30 days. I got nothing for weeks until the seller agent finally called Martin, who sent me short and dismissive answers and also a modified balance sheet where he re-classed the accounting irregularity into a $600k expense! At best, horrible accountants, at worst, hiding some wrong doings. If anyone knows the DA, I have all the documents that the HOA sent me and can explain what I saw. read more

STOP!!! If you are considering hiring Tandem Property Management firm to manage your Homeowners Association (HOA) or apartment complex, read all the reviews from others first. Virtually all are negative. A business doesn't receive one-star reviews for nothing. You have to *earn* them. Read on... I was a customer, homeowner and President of an HOA which Tandem managed in Los Angeles, and am very familiar with the staff who work there -- including Tandem's owners. There are numerous reasons they have earned their 1 star; each reason should be a RED FLAG to anyone considering hiring them. Once hired, Tandem is virtually impossible to get rid of. Here's what our homeowners and board had to go through to get rid of Tandem: 1. Consult with attorneys over several years; 2. Wait three years to vote in new HOA officers. Tandem ignored/refused holding elections for two years (in spite of California law). And the previous Board only had one person, a weak President who did anything Tandem ordered him to do (he's gone now, too!); 3. Wait many months again. Tandem's agreement states you must give them at least three month's notice of termination, otherwise their agreement automatically renews for another year; 4. Listen to their non-stop scare tactics and lawsuit threats during every meeting; 5. Finally, after we hired a new property management firm, Tandem refused to cooperate during the transition, they were belligerent, slandered new board members, refused to turn over financial documents, continued to cash checks from homeowners who mistakenly sent them monthly payments, and continued trying to maneuver themselves back into our HOA. This has continued on for *months* now. Tandem is like stepping in gum. No matter how hard you try scraping it off your shoe it's still there. In my 15 years of being an HOA President, Vice President, Secretary and Board Member at three different Los Angeles homeowner associations, I have never witnessed so much sloppy financials, poor service, and corporate debauchery as Tandem Property Management. If you are deciding on a property management firm for your organization and are considering Tandem Property Management, read the reviews and check their references. Remember -- they earned their one-star rating. My advice: don't consider Tandem out of desperation. Look around, you'll find other firms with much higher ratings. read more

BEWARE OF TANDEM/LYONS MANAGEMENT COMPANY. I agree with the other reviews, if I could give Tandem a zero, I would. We had a wonderful mobile home park until they arrived on the scene. And what is inconceivable is that our Board goes along with everything they say and do. Tandem tries to control everything, but then they don't/can't even fulfill their contract. They control communication by charging committees for using our own printer; claiming all materials have to be 'sanctioned' before they are allowed to be put in residents' tubes; they have not allowed our directory, with names and phone numbers, to be printed; they stopped our newsletter from being printed; and we have no way to speak on the phone to an on-site manager. In fact, in nine months, we still don't have an on-site manager, even though their contract says that they will provide one! Their contract also calls for monthly visual inspections of our common areas, but we have yet to see that. Tandem has, in effect, gotten rid of our committees by requiring a review of their charters (that 'review' has taken six months and we're still waiting). They also tried to shutdown our Social Council (the first week here, Suzie Wilson told us she was a caterer and could put on all of our events) but so far, it's been able to proceed without her. Our rules and regulations were about to be published but Tandem demanded to review them. Now, nine months later, we still don't have them. But the worst thing is, Tandem was hired mainly to manage our money and we've even had problems with that. It's the policy of our HOA to do a yearly Reserve Study. Tandem never ordered one. Tandem also failed to make payments to our Reserve accounts for at least eight months, costing us thousands of dollars in current and future compounded interest. I could go on and on. Think twice about hiring these people. Don't be fooled. They are manipulative, secretive, and deceptive. We are counting the days until we can get rid of them. read more

My Mom's condo has needed repairs for months now and we've left Martin Wilson over twenty voice messages, sent over fifteen emails - including one from a lawyer and he has not responded to ONE! There is a reason they have 1 star on yelp and it's because they lack integrity and professionalism. I've already contacted another management company that said "oh Tandem Lyons is horrible, they have a reputation". Cannot wait till our next HOA board meeting, they MUST be replaced. read more

They just sign us up for services we do not need or want ... just money grubbing. They don't provide information when they are supposed to. They do everything possible to keep the board, and the community, uninformed and uninvolved. They undermine the community committees. They refuse to meet with neighbors, even though we express it is very difficult to homeowners to participate in their meeting on a weekday at 10am. It's amazing how people that have just moved into a community have all the knowledge, or think they do. It's also amazing that their glowing rewiew could be beause they live in the same household as a Board member. It seems that management company has gone to every city and county office and told them for the past 30 some years board members have done nothing. Our Board has given Tandem full control of our community. We have taken this board to Small Claims count and won twice. No transpairancy with our funds, will not devolge who our attorneys are. Shows rude, retaliatory practices against residents. Shows no respect for Special Needs residents. Closed the pool for five months, chained four doors leading out of the clubhouse, which left only two exits with stairs. Residens reported to the fire department and the chains came off. Tandem hired a tree trimming company that killed our palm trees that were planted in 1978. The ONLY HARRASSING that is being done is coming from the management company. read more

UPDATE: We have now had Tandem Property Managers for over a year. What a mistake, and it only gets worse! The pool/spa repair took five months to complete.They re-did the decking that was done only three years ago and painted it three times! We could have built a new pool in that amount of time. Three major projects have been started, but none of them have been completed or even worked on for months. Thus, we can't use a fourth of our clubhouse, and a remaining room has been junked up with boxes due to Suzie. Tandem does not complete work on one project before they start another because this way, they get more money (5% for each restoration over $10,000). One reviewer here, the ex-policeman Armando Ramos, says Tandem is disciplined. It's understandable that a policeman would want discipline, but what he considers as 'discipline', everyone else calls it 'complete control'. We've spent lots of money on lawyers. We've sued Tandem twice for violating the Davis Stirling Act and we have won both times. That should prove how bad they are and how they don't comply with the rules. read more

Not exactly sure why any HOA is still being managed by these unprofessional people, but hey, if you want to throw your money away, hire Tandem Property Management. Make sure to request Martin Wilson as your property manager. Not only will he never respond to your emails or calls, he'll also be the first one to ensure nothing is getting fixed in a timely manner. And good luck requesting HOA documents, they are great at charging you and sending you literally blank pages (and then have fun getting them on the phone to request a refund, because they "pick up the phone".) Sarcasm aside, this group has been nothing but a headache, simply put, they are unprofessional and should not be in the business of managing your HOA and especially your hard-earned money. The financials they prepare are borderline 1st grade work, who knows if funds are randomly disappearing from HOA's bank account. IMO, Tandem is AWFUL! In the 10 years I have lived here, I have never seen our community so divided and unhappy. I have heard once they are hired, it is nearly impossible to fire them, although the majority of residents are working on doing just that. One gentleman, with good reason, was fined $100 for not returning a form on time. What happens to this money Tandem collects? Why didn't Susan pick up the phone and alert him to the fact she hadn't received the form? They have spent $71,000 on tree trimming and removal? Are they putting solid gold bands around the trees? Susan says the bathrooms are locked as they have been vandalized twice. Why is it they were never vandalized before Tandem came on scene? My son has a plausible idea, but I would not want to accuse without proof. Susan seems to delight in sending out Cease and Desist warnings. I got one for verbal assault. A resident was warned she could no longer speak to a vendor in her C&D. Unconstitutional! If Susan wants to implement rules like this I want signs put up that we now live in The Democratic People's Republic of North Korea at both entrances. We no longer can phone the office and have someone answer, in my experience. I have to call Westlake, leave a message and a person may or may not get a response in a timely manner. Recently, on two days, the West exit was blocked. A person had to drive on the wrong side of the street to get out. Very dangerous and why weren't we warned of the blockage? A mass email could have been sent out. Is Susan too busy to do her darn job? There is an East exit but who knows if some moron had given the OK to block it, too? As my Daddy would say, in his opinion, the fools running this place are about as sharp as a bowling ball! read more

I understand things have changed due to the COVID-19 but that is no excuse. Why have they not called or emailed me? Something as simple as, "We are currently out of the office." would be sufficient but I have suffered through complete silence. I wish I could give this company negative stars. The office manager (I think her name is Pam) is extremely rude and I refuse to deal with her again. I literally had to tell her to lower her voice when speaking to me. Ive had a tenant in my home for almost 2 years. I always go pick up the rent so I can keep an eye in my property and the yard always looks well kept but I'm constantly getting fines. When I ask for pictures, I'm told that they're not obligated to provide them so now it's my word against theirs). My tenants have multiple vehicles and the last letter was because their vehicle hadn't moved in months (keep in mind the pandemic that's plagued our country). The vehicle is operational but doesn't just get driven often. I'm beginning to think that it's personal against my tenants and it needs to stop! I just recently bought a townhome in Oak Park, CA. The community is beautifully maintained and managed by Tandem Property Management. Shortly after I purchased the property, I received a notice of violation letter in the mail. I immediately called Tandem and spoke to a very nice receptionist named Shane, who took my call as I explained that it was urgent that I speak to someone. I received a call back that same day from Suzie Wilson, owner of Tandem late on a Friday afternoon. Suzie was very nice, knowledgeable, genuine and caring. I was extremely impressed with her professionalism and the fact that she indeed called me back that same day just before closing time. Suzie spoke to me for over 30 minutes, after their office hours and was very knowledgeable about the situation and provided how to best address the issue. As a new new homeowner and member of the HOA, it was really comforting and reassuring that the owner of Tandem actually took the time from her busy schedule to personally help me resolve my issue. I even received a personal call the following Monday from Suzie to follow up with me on the resolution to my issue. My interaction with Suzie Wilson convinced me that Tandem property Management really cares about the HOA members and the properties and communities it manages. I feel so fortunate to have bought this property in this beautiful maintained community and can feel at ease knowing that it is managed by such a caring and professional property management company. read more

Tandem Property Management (Lyons Management Inc) was hired by the President of Board of Directors for our condominium building in Panorama City in September 2015. Since that time money were collected from homeowners but nothing was done for the building. The pool looks like a waste-water collector, the building is very dirty. Besides, the HOA fees were increased by 20% and as they state "Expect further increases". This is for a building which is in a bad area and in NOT MAINTAINED at all. The budget provided for 2016 was extremely exaggerated and unnecessary experiences were included in the expense part. For example, they budgeted $70+$110 water bill expense per month per 1 bedroom apartment which is just ridiculous. Actually they charge homeowners for their pay and do nothing. DO NOT HIRE THEM! p.s. 05/25/2016. Tandem Property Management was fired recently by the Board after discovering money-laundering and excessive charges. Do not deal with them. They will charge your HOA for their personal home plumbing job or repairs. read more

Wow: TANDEM PROPERTY MANAGEMENT failed to pay Frenches taxes for our HOA. For the HOA budget and finances TANDEM provided to homeowners completely false documents. Where all the expenses were utterly incorrect and exaggerated at least twice. If you have already hire this company, fire them immediately. Get the copies of HOA liabilities insurance, utilities, gardner, pool and compare what they have provided. Call Water, Gas, Power provider companies and compare line by line. Tandem seems to have a high turnover with staff, so I have had to figure out through the years who is in charge of our building. The provided us with two parking garage clickers and when I called to say that one never worked and asked them to provide me with a working one so me and my bf can both use the garage they said I need to pay for a replacement and laughed in my face when I said this is something that should have been provided to me in a working condition. It's like renting a place and they give you keys that don't open the door and then to say "pay is to get a replacement." I really wish people had some decency and would take responsibility for their mistakes and provide their tenants with working keys and clickers!!! read more
