Marie from leasing was the person who gave me my tour and she was absolutely amazing. She was super friendly, and knew exactly what she was talking about. Even if I didn't like the place her alone made the tour great! The staff is so nice and respectful. Nicole, Jamie, E, Marie, and Mario all are amazing. I have no complaints, I absolutely love it here! Moving here was a great decision. Anyone who is reading this review just know if you pick G12 as your new home you "WON'T" regret it.

    The property manager Summer charged me a $25 trash fee for leaving my trash outside. She stated she…read morewent through my trash to identify me (red flag). Summer has stated that shes left numerous voice messages about my trash being an issue when today was the first day I received a voice message from her. I asked when the previous vm were left to ensure i dont miss communication from the property and she couldnt name a single date and time which is interesting considering shes claiming shes called numerous times. I went to her office to see if I can make sure she had my updated phone number as I was concerned that i missed her numerous voice messages. Instead of remaining professional she continued to interrupt me and spoke to me condescendingly asking why would i leave the trash there and do you think i like having to dig through peoples trash - when all i asked was do you know when you left me voice messages? I was surprised at how unprofessional she was carrying herself considering shes managing the property. In addition, I did not receive prior notice about a fee rolling forward about the trash being left out. The conversation was unproductive as she continued to speak over me and avoid answering my clarifying question about when she left voice messages about my trash.

Hands down, so amazing - Units are S P A C I O U S - Neighbors actually are kind + talk to you - Communal area pool + ranges are amazing - Staff, did I mention that already? - Walking distance to amazing food + drinks - Well maintained building Cons - Parking for guests (street parking - plenty, so not bad) The parking is not a deal-breaker for your guests. If you have two spaces and don't have two cars, you can always get them into your other space to avoid street parking. With meters and lots all over the area, what else would expect from the city life? It's safe here and frequently monitored by SouthPark officers as well. What I'll sorely miss about this place were the relationships that I built. I knew the entire staff and would wave, talk, and truly lean in with them all. Whether it was before/after work, going out for the night, or chatting, they were more than friendly. They became my community of friends. They felt like family. If you want a place that does not feel pretentious, has a community of others that say "hi" to you, and is close to the core of DTLA, come live here. It will be hard to find a staff that manages the building and secures it, then you will find it at ELLEVEN. Highly recommended, and I'll miss the southern hospitality that I received even in the heart of LA.

They allowed me to move in with a zero balance. 2 months later they said I was missing my first months payment and harassed me the entire time I was there for it. They stole my first months rent. The first manager knew it and my Va rep. The next manager knew nothing about it but the owner David did. I suffer from ptsd and many other mental issues. I finally moved out at the 8 month mark. The harassment was overwhelming. They then waited until my lease was us up to charge me over $9,000. My legal counsel said some property managers do stuff like this all the time. They are crooked. Do NOT move in here. I talk to other veterans who had problems here as well. Only gave it one star because I couldn't give it no star. This was my first apartment ever and it was supposed to be a positive experience. I was so excited and yet it was ruined by dishonest people taking advantage of homeless veterans.

Yes the building is nice, and the maintenance is nice but that just about sums up the good things I have to say. I live there for 4-5 months... all of which I had NO HOT WATER. I was charged for a family of 4 when I lived there myself. I even talked to their third part company that charges them for water & they even said in email that I was being charged excessively. They do nothing about it. I was charged 200+ a month for water ALONE on my unities. I received $400 something credit AFTER I had already moved into a new place. I never received credit for the sewer that came up from the drain every day the first week I moved in. Imagine going through winter with no hot water. I showered in freezing water, brushed my teeth, cleaned my dishes did everything in COLD water. In addition to this, I seemed advice from the community manager Bethany who told me to start apartment hunting and be late on my rent on purpose so I would receive a 3 day notice. If I returned possession of the unit within those 3 days I would still be able to keep my security deposit. So I followed as instructed. Was late... but never got my notice. I got my new apartment, completely cleaned & vacated this one but didn't receive the 3 day notice till about a month later. I was only given back about 600 of the 2000+ security deposit. This place does NOT care about its residents. Really disappointed. I was following her directions and I don't know maybe it's because she's new but she completely misled me pretending to help and I just feel completely scammed. Her last messages to me were very inconsiderate saying "I don't know why you're upset" after showing up to her office crying, to following her advice, thinking I was going to keep my deposit by surrendering the unit (CLEAN & in Great condition) who wouldn't be upset.

I was clear…read morein my application that I was leaving my apartment two years ago due to thin walls and ceilings. I was approved, but this building is built horribly. Even with carpet, the construction is clearly wood-frame without sufficient insulation or concrete buffers. From the first day, the stomping and impact noise from upstairs neighbors was unbearable, giving me major headaches. I could hear every single footstep. The noise exacerbated my mental health condition, leading to panic and anxiety attacks. I cried often, couldn't rest, and couldn't sleep without wearing headphones. I also provided my Emotional Support Animal letter a couple of weeks after I moved in, but management ignored it and continued charging illegal pet fees. When I requested to break my lease due to the impact on my health, they dismissed me, saying "apartments come with noise." I moved in early May and left late August because the situation was intolerable. The building's poor construction and management's disregard for tenants' rights and well-being made it uninhabitable. Learn from my experience--avoid this property if you want to live comfortably.

    Out of the six apartment buildings I lived in over the course of the last decade, OLiVE DTLA is by…read morefar the worst residential experience to date. While numerous issues have been experienced and I was waiting to address them in a review upon moving out, seeing Hunter Seymour's review of property theft convinced me to speak out earlier and warn others to consider alternative living arrangements. First, like Hunter, my car was broken into while parked in the subterrain garage on December 16, 2024. Despite $1,400 of property stolen along with important taxpayer documents, the property management team refused to assist police with reviewing video footage. In fact, the then-lead property manager, Emily Stone, informed both police and me that OLiVE had to "protect privacy rights over property rights" and redirected me to review the lease stating OLiVE had no responsibility for lost or stolen property. The LAPD denoted how unusual her response was as no one accused OLiVE of bearing responsibility. Rather, they simply wished to investigate a motor vehicle break-in and property theft. Seeing Hunter's review months later is confirmation that the issue has not been addressed even with new management and the OLiVE company culture will continue to be problematic for tenants. Second, despite having security on-site and in close proximity, packages have been stolen from the lobby whenever the delivery system has been down. Third, apartment appliances are at the end of their life cycle. My washing machine broke down four times before maintenance replaced it. Fourth, despite assurances from both Jon Penkala and Emily Stone that I could move-in and not have to pay the pet deposit as my health care provider was traveling for the holidays and my certification form expired the prior month, I was charged the pet deposit. Emily refused to refund it. The management team dodged emails and inquiries for nearly four months before Emily made her decision. Misleading tenants regarding the reimbursement timeline paid for a documented service animal is the antithesis of professionalism. Fifth, since Emily and Jon were replaced with a new property management team, core issues above are still unaddressed as noted in Hunter's review. Further issues being non-permitted cars parking in handicapped parking spaces; car break-ins and property theft in the garage; etc. When the issue was raised with Eric, he assured me he would send out a community-wide email regarding the former. It's been over two months, and I am still waiting on said email. Last, when I raised concern that the lease is not compliant with the Servicemember Credit Relief Act and asked it to be amended to meet the statutory protections afforded to military service members who need to break leases for military orders, which the law dictates only requires a 30-day notice rather than the 60-day notice in the lease, I was met with outright hostility by the property management team and informed their legal reviewed it and said it was fine. If you are military and consider renting here, be sure to send a copy of your lease to JAG and the California State AG should they give you any difficulty with breaking lease for orders. These incidents were all experienced within the first six months of residency with little improvement.
