Unfortunately of all the issues that Tenant Planet has, their main excuse is that they have 1000s of owners and over 3000 tenants and vendors to service. They are currently updating their call answering service which while I was with them was not recorded and you got consistently the rudest representatives and that was only on occassion when they actually answered. I have also had very difficult times communicating with the maintenance department which I have also been told is undergoing an overhaul. So this may be different in a matter of months but for 2023 this is a very difficult place to have your property managed by in my experience. I had many maintenance requests that went with no update no correspondence and the only excuse and resolution was that they can't send out any vendor and they have to have licensed and insured vendors that are also reasonably priced so sometimes timelines can be extended if it isn't deemed an emergency. For example AC out in summer is not an emergency because tenant can use fan, but Heat is emergency for obvious habitability standards. I understand this as an owner but what I do not find acceptable is that earlier in the conversation it was mentioned that because they have so many units they can not always guarantee the work ethic or quality of their vendors. There was also mention that they discourage tenant and owner communication, this is normal and I agree with this. But when I brought up that Tenant Planet gave me the tenant's contact information and told me to contact them the representative then said yes, with appliances it is easier if the owner handles it with the tenant directly. Again, the conflicting business practices was a little concerning for me. I was also informed that the power was out in my unit for a timeframe during the first cleaning and that was why the tenant did not have a clean property to move into. Then another representative said that tenants can have different expectations of what is habitable and move-in ready. The double talk was very disappointing to say the least. In my opinion, if managing so many properties is too much and they don't have the staff for it, there should have been a point where they stopped taking clients and focused on hiring more people to grow the business. Unfortunately, I feel like I was in the learning curve of a growing business and unfortunately as an owner of multiple properties (thankfully this was the only one managed by tenant planet) I know that more doors does not have to mean less quality. They are a flat rate company which is unique and convenient in the Chula Vista area, but horrible when you can't get the service you need as an out of state landlord. There are great people working there and it is possible that after all the changes and new processes are implemented Tenant Planet will be a great choice in the future. Unfortunately, I am terminating my time with them and will not see this potentially bright future. read more

One of the worst experience as a tenant. The company is ignoring our maintenance requests the day we moved in 2 months ago. no water pressure, dryer not working, front door broken. . They did the minimum, it is impossible to contact them and to have answers. It's maybe a good company for landlord but I will recommend not to sign a lease with them. read more

I finally decided to rent my property out in the San Diego and had the opportunity of working with Ana. I have been living at Tenant Planet for almost 2 years and it was a bad experience. In the beginning I liked the place after a few months was awful. 1. I found mold in the apartment. 2. The blinds are so cheap they brake easily. 3. The screens end up getting old and falling apart. 4. Their fleas in the front yard because other dogs from the neighborhood enter the yard to do their business. 5. The tenant in 3971 is always drinking and on something he flirts with the women. He tried with me i told him off. Then he causes issues. And let's his dog run around without a leash.6. The tenant in the 1st apartment on your left sells drugs. 7. The guy that showed me the place didn't enclose that a lady died 4 years ago in the apartment. 8. People keep moving there were 5 people including me moving. 9. I wasn't assigned to a garage someone told me about it. Make sure you know about the garage and you sign it in the lease agreement what number your assigned you. I was charged $300 for hauling furniture when it wasn't mine. 10. They overcharge you when you move out My bill was over, $1000 plus charging me $800 in painting. Ridiculous. I never paid that much or painting. 11. The inspector that did the walk in wasnt professional. She has never been in those apartments she didnt know anything all she did was take pics.. make sure you keep a copy of the inspection checklist when you 1st move in.. she didnt have mine. Last the place is very old not much storage space in the apartment. Its super small. You get one small tiny closet that's all. You are not assigned to a parking spot and parking is pain..plus they have sweeping days mondays and Tuesdays. I wouldn't recommend this place at all!! read more

I requested a tour to see a property through the website. I received multiple confirmations of my appointment through text and email. I showed up to the property and no one was there. I spoke with the on-site office and they told me this has happened over and over to multiple people with Tenant Planet. The telephone number I was given says the voicemail is full and no one answers. Unsure where they collected so many stars but I'm pretty sure they aren't valid. The experience that I had with this company is like other one star reviews. Not responsive to calls, emails or texts. The call center is a joke, they claim to give your message to others that will get back to you-it never happened. I have never met someone in real estate so unprofessional and unkept as Alex Hamm, with a weak handshake and disheveled appearance. I showed up to an open house and he was very uninterested with the minorities walking through, he failed to give me the time to speak and showed no interest in what I had to say. Everyone has a story Alex. He made me feel like the viewing was a formality and he already had someone in mind. Yes, I applied but I never received an email, call or text informing me that I was not chosen as a tenant. If you treat potential tenants this way, why would anyone want to do business with you? At either end? As an owner or a tenant? Sure you gave the opportunity to one person but in hindsight, your unprofessional impression turned away so many other potentially great honest people. Giving your company a bad name because of your lack of response. If Alex Hamm is the face of the company, it's not going help it, he needs proper training, interpersonal skills and a make over. Working with them did not give me a piece of mind, and they never paid me on time. They accepted partial payments, paid themselves 1st. Force you to pay $500 for an account for incidentals. Tenant Planet to the rescue..., well really Jherie to the rescue! :) I have been renting my house out for 8 years to the same tenants. I did NOT have a property manager. I never felt I needed one because I felt it was something I could handle. Well eventually things went south. My tenants were late paying rent for 2 years straight and would pay anywhere from 16 days late to 28 days late. Then I got a flood, had to deal with bad tenants and finally decided not to renew their lease due to all the work that needed to be done from my leak AND them! It was so stressful that I told myself I am NOT going thru this again! I goggled and found Tenant Planet. I decided to hire them to manage my property. Tenant Planet has great reviews and a great price. With my house almost ready for new tenants I wanted to hurry and list it. I have a friend that does real estate so she listed my house for rent. I reached out to Jherie to see if she would be interested in screening the applicants and she agreed. She gave me a fair price (thank you Jherie) and gave me PEACE OF MIND! That is one major thing I wanted done before placing new tenants in my house! I wanted a professional credit check, job and income verification along with a criminal check! Jeherie did it all for me. Not only did she do the background checks but she also explained many things I could do or could not do as a landlord. I had a lot of questions and concerns and Jherie patiently answered them. Jherie was so great that she even reached out to my previous tenants to let them know they left their personal belongings just so I would not have to contact them. After my experience with the previous tenants, I was not looking forward to contacting them ever! So far I am very happy with Tenant Planet and I am very appreciative of Jherie. For $79 a month you do get your money's worth. Within the first month of renting to the new tenants, I already asked Jherie to notify the tenants regarding a neighbors complaint. It's so nice to stay out of it and let Jherie take charge. I know she will do things in a professional manner and that it will get done right! Thank you Jherie for being reliable and dependable. Property owners don't make the same mistake I did in believing the ads or rental promises. I'm 84, a C survivor and dependent on the income I receive from my nice 3 bd Del Cerro condo.I was assured of a reliable tenant staying at least 2 years to make their initial fee benefit me. Jherie pressured me into renting to a woman with bad credit that no one else would rent to. She told me this woman was a professional, so NICE, funded by all these agencies and gave me excuses for her bad credit...wasn't her fault. I would be terrible person not to give this NICE woman a chance. She had all this funding.No other management would rent to someone with bad credit. Alpha Project called me in the evening to pressure me to rent to this NICE person. I expressed my doubts but Jherie told me I was all wrong. Tenant Nightmare kept their fee from the security deposit promised me. Watch out for their very creative accounting. I never knew when or if rent was coming. Jherie would write sorry for the inconvenience Condo was in good condition when tenant moved in My maintenance and their maintenance person went over everything. Yet most months there were repair bills. $80.00 to oil a new sliding door. Front door lock had been damaged years before It was repaired and a metal plate put over door for additional security. Tenant took it apart.I received notice they sent THEIR vendor out and would replace the front door for $1,700. (Do they know about condos and front doors?)After 6 months professional tenant stopped paying her portion of the rent. After 7 months Lynnel terminated me. I never received rent from all these other dependable supporting agencies after that. I don't know how or who would follow up for me. They left me with someone who didn't pay rent, was safe to stay under the tenant favored lease of these times. They wouldn't send any information so I hardly knew this NICE person Jherie put under lease. She was living free. No other management company could help me with the mess TP created. Of course TP kept their 2 Year Placement Guarantee and monthly fee. They received their commissions so obviously nothing else matters Wouldn't believe this could happen. Made me ill. Worst company ever. This is San Diego not San Francisco. read more

Tenant Planet took over from SCT Properties in 2016. SCT Properties were an established property management company and I felt valued by Steve Thomas. Recently, I was having an issue with my tenants, they had moved the shed, the washer/dryer, moved the rack in the closets with out consent from myself or the property manager. The carpet was filthy. they had leaved there for 5 years. I forgave the carpet but the other issued I didn't want to overlook. It seamed that Tenant Planet and Dave Thomas only was thinking about the tenant and not the property owner! He didn't have a checklist that the tenant needed to follow. I was prompt when there were issues that I needed to fulfill, I didn't feel I got the same courtesy. As far as the landscaping they employed were the worst, Vasquez Landscaping and Hauling, They charged me $80 per visit every other week. The grass was dead and spares in the majority of the back yard. Then when we couldn't resolve the uses. Tenant Planet gave the tenant's my number so I could resolve the issues. Isn't that what I was paying Tenant Planet for? I'm very disappointed in the service I received by Dave Thomas and Tenant Planet.
