Heard Thank Xuan Cafe served the best Banh Cuon so can to try. I order the steamed handmade Vietnamese Rice Rolls with Shrimp and Pork. It's also came with a plate of greens and herbs and fish dipping sauce. To eat, take some of the roll, greens/herbs and dip on the fish sauce and munch away. The rice rolls were so fresh and chewy. The glutinous texture created the comfort food feeling. The rice rolls dish was huge for $15. There were two ladies working: one took care of the front and the other took care of the small kitchen. Where do I start? The seats were really smelly and dirty (mine smelled like urine so we're already off to a bad start). I get it, it's a small cafe but when we came in there were dirty dishes left by previous customers on most of the tables. It would take a few seconds for the server to clean it up but she acted like she couldn't be bothered. It comes with a side of lettuce and herbs, nuoc mam and chili peppers. Delicious! This is what they're known for and it shows. I saw the reviews or rating here were quite good and high, so I gave it a try and came here for lunch today. The restaurant was empty around 12. But once we had sat down, more customers came. The customer service was not good unfortunately. Only one server or the owner took care of all the customers and took the orders. I saw there was only one chef in the kitchen. The customer service was slow because of lack of staff. The menu was one page double sided. There were not many options. I would like to order the steamed handmade paper rolls with pork and shrimp but the server told me that I had to wait for a long time, so I ordered a bowl of fish paste cake in noodle soup instead. I was kind of disappointed because I came here for the steamed handmade paper rolls. I saw a table next to us ordered the steamed handmade paper rolls. They did have to wait for the dishes. The bowl of fish paste cake in noodle soup arrived. The presentation of the bowl was average. The soup base was very light like chicken soup. The celeries were full of black things surrounded them. I spit out the black part because I didn't feel comfortable eating it. The fish paste cake was okay. Overall, this bowl of fish paste cake in noodle soup didn't make me feel "wow! It tastes so good." I had an excellent eating experience of eating the same dish at Hoang Yen on Victoria Drive. Hoang Yen's fish paste cake in noodle soup was X times better than this one here. Hoang Yen's soup base, colours, texture, flavours, presentation and the quality overall were much better than this one. I am not exaggerating. The owner or server of this Vietnamese restaurant should visit Hoang Yen and tried their fish paste cake or squid cake in noodle soup. Hoang Yen's is really so much better. As you can see, I may not come back here to eat again. First of all, I couldn't eat the dish (steamed handmade paper rolls with pork and shrimp) that I wanted. Secondly, I could eat better dishes at other Vietnamese restaurants in the same neighbourhood. There are parking installs in the complex, street parking and an underground parking. There are so many Vietnamese places in this tiny stretch of Kingsway, I have no idea how places like these survive. Parking is available in the strip mall parking lot out front. The inside is quite beaten up and plain. The place is run by a couple of older Vietnamese ladies, and this is about as homemade as it gets. There are only about 9 food dishes available. Pricing is a bit higher at $8-9, but hey, they've got bills to pay. One of the more unusual dishes (I haven't seen this anywhere else in Vancouver) is snail bun. This dish was nice and stinky, with generous pieces of bamboo, and bits of tomato on top. The soup was nice and clear. This is not your typical dish. If you like snail, this dish is for you. Very well done. Special mention. The restaurant also sells freshly made buns and glutinous rice balls for takeout, but I didn't get a chance to try. One last thing - if you're looking for hot sauce, their stash (several bottles) is on this one table in the back. Not sure why they didn't put them on the other tables while we were there. This is a great alternative to Pho Hoa (which is in the same mall), but they close early. read more

Tiny restaurant ~15 seats. It's the definition of a hole in the wall. Food is amazing (4/5) but service is a bit lacking (2.5/5). The food is really good. I got the rice rolls and they came fresh with a large plate of lettuce. They had a nice chew to them and a side of fish sauce. No complaints about the food. What could be improved is their service. I came here and it wasn't very busy (only 1 other table) but they only have 1 chef and 1 server (who also helps prepare the food). Both had limited english but I managed to order. If it get's busy I can see how there could be a long wait. Overall it wasn't very busy when I went so the food came out fast. If you are sick of pho and want to try something different, why not come to Thanh Xuan Cafe and order one of my all time favourite Vietnamese dish: banh cuon? Banh cuon is a paper thin rice crepe roll similar to Cantonese cheong fun at dim sum restaurants. However, the former is much delicate and is served with fried onions, cha lua or cha chien (Vietnamese ham) and some herbs and greens. The filling is usually minced pork with wood ear mushrooms but it can be vegetarian as well. This hole in the wall only specializes in banh cuon primarily but they also serve bun oc (snail noodle soup) and some other noodles that I've never had before. Don't even think of ordering pho because they don't make them. The elderly lady who runs the place do not speak much English but don't be intimidated. How did I not leave a review for this place yet?! Best banh cuon in Vancouver in my opinion and even better with a few minor tweaks from the kitchen. Ask for extra meat filling. They may not understand you, unless you can speak to them in Vietnamese... but wether you get the extra meat or not... the banh cuon is still great. Paper thin rice paper. Good nuoc mam, and good chilli sauce. I love how they serve green lettuce with it too. The bun cha ca is also good here. I usually get one of each. The free tea is also good. This is the only place I am aware of that makes Banh Cuon which is this irresistible steamed noodle that is long and wide, but also thin. There's beef inside the noodle(s) which adds texture to the very soft, velvety noodle wrapped around it. It's served with fish sauce and vegetables, you basically dip each bite into the fish sauce/oil which adds another dimension of flavour. The place is a hole in the wall with only 5 tables, service is fast, and I'm typically out of there within 20 minutes. The tea is also has this great taste that I can only attribute to Vietnamese restaurants. For only $10 I definitely recommend trying Banh Cuon - it's worth the trek from downtown. read more

The lady host gave us such a hard time b/c 3 people are placing only one order. Saying things in Vietnamese to us like "why 3 people only ordered one portion? After a night of heavy drinking I found myself craving some banh cuon. I ordered one box to go, and found myself questioning the price, and whether it would be worth it. I received my order and paid (cash only!), and eagerly drove home to try it. So, one box is 15 dollars, but it came with a very generous serving of banh cuon, lettuce and herbs, a little baggy of fried onions, and a cup and a half or so of nuoc mam (the fish sauce mixture you put over the banh cuon). This place is run by a couple of older Vietnamese ladies who make the limited menu with a lot of care - it is really authentic homestyle/ street food cooking! The banh cuon and bun cha ca were both really delicious. Big portions, decent prices, great taste, and not oily. It is not bad service, but they are not super attentive. This is more of a sit down, order, get your food, eat, pay and leave sort of place. I am Vietnamese and I can tell they do care with the customers - but are maybe a bit limited with their english/other languages. This was the first time I had deep fried squid cake. I was dared by a friend of mine and I am always up for a food challenge. I am not much of a sea food person to begin with, however, was willing to try something new. Because I have no prior experience this is just a one off review on this. It was chewy inside, as expected, the outside was nicely battered and it was evenly cooked on the outside but the inside was warm. It was okay but there wasn't any spices. I had some other small appies but I wanted to make note of the fried squid. This was a suggestion by a friend of mine who doesn't do the yelp thing and comes here a lot. I personally found the customer service to be cold and very factual on simple questions. Nothing rude was specifically said but it was the basic body language and general interaction with the other customers. The portions were small for what you pay for, not at all par with other eateries. I really enjoyed my long noodles as it was very very tender, however, there was lack of meat in it compared to other places who usually have anywhere between at least a min of 3 pcs. We had one. I was a little skeptical of a place with only 20 reviews, but I'm glad we came! A true hole in the wall, it has very limited seating but we parked on the street and came early in the morning. The crab noodle soup and fish cake soup were good; the noodles were a little soft for my liking but weren't soggy at all, silky smooth and with a strongly fish flavored broth. However, like everyone else, I must agree the star of the show is the Bunh Cuon. The lettuce and cilantro side were extremely refreshing, the rice noodles were delicate and soft, and the meat filling was delicious and flavorful. The owner doesn't speak any English, but we ordered just fine by pointing out menu items and specifying how many. This place needs to SHUT DOWN honestly. Rude workers, basically stealing from customers. We got an order of banh cuon (rice roll) to-go and when we brought it home, there was absolutely NO HAM in it, basically just the rice roll and lettuce. We called back and asked them how they would settle this, because we live kind of far away and needed to go to work. The lady told us to bring it back and she'll give us some ham, but why would we drive back, wasting GAS, time, and effort for a few pieces of ham?? Even if we did bring it back, we would still be at a loss here because we're losing more money/time from gas, so it wouldn't be worth it. We asked if they would give us $5 back or something if we went back to cover for their mistake and making us waste our time going back. They HUNG UP ON US. We called back, asking again and they were just like idk and hung up on us AGAIN. It's not just the lack of ham that pissed us off, but the way they handed the situation and ignored us just because we already left so they didn't want to take RESPONSIBILITY.
