Not what it used to be. Ordered the black sesame egg waffle and although it came out warm and fresh, it wasn't crispy at all. The batter didn't have that typical eggy fragrant smell or taste either. The black sesame flavour was quite lacking as well. I think they need to toast the black sesame first before adding it to their batter. It was so mediocre I only had 2 pieces. I remember their egg waffles being so good, hot and crispy many years ago. No wonder the shop is always empty now whenever I pass by. Their drink prices have gone up, too. For drinks, there's so many other better options in Richmond, and they all cost the same price so don't waste your money here. Also, they no longer have a public washroom. The sign says out of service but I am pretty sure the staff use it themselves. I understand why they'd do this although I don't know if it follows the rules for cafes. I came for a visit to this bubble tea shop based on the rave reviews given by my family. They currently have a large selection of mango drinks that blew my mind. We ordered the Mango Supreme which included mango puree, mango pudding and mango ice cream! It was so delicious and refreshing at the same time. Every sip contained an even mixture of each of the components. Heavenly. It was priced at $10.45 including tax. Not bad when the size of the cup was 20 Oz. The service was courteous and very efficient by the lone cashier. The ambiance in the Cafe was quiet with some pop music playing at a low volume. There are about 8 sets of cafe seating for customers, the room was bright with a nice air flow coming in from the open doors at the parking lot entrance and the outside door. The Bubble Tea Shop has reasonable prices, good drinks and friendly staff. I walked by all the time and didn't know this tea shop existed until a friend suggested we get a drink. It's located in the northwest section of the parking right under Superstore. Lots of free parking in the covered parkade. Notice they also offered desserts like waffles but we full so only ordered drinks. Beside bubble/fruit tea, they also offer hot teas and coffee. There were so many options for drinks and can be overwhelming. We narrowed down to our favourite fruits (mango and strawberry) and took it from there. Was intrigued by their Supreme mango drink so decided to make a final stop here before heading to the airport. It was good but I wouldn't say it's particularly memorable. I enjoyed the combination of mango smoothie and fresh mango chunks. The scoop of mango ice cream was hard to slurp through the straw. Also seems like they add coconut milk since there's a white layer on the bottom that added a nice sweetness to the drink. The store is located in the same parking lot as HK BBQ Master except it's even more hidden all the way in the back corner. We wanted to end our trip to BC with a bubble tea drink. Since we've come to this place on previous trips, we decided to swing by this shop. Not sure why, but this visit was a little disappointing. The shop was staffed by just a couple of young ladies. So it looked like they were understaffed. We ordered several drinks and a couple of bubble waffles. There were a couple of other customers ordering before us and they were substantial orders. But it looked like there wasn't any urgency to fill those orders. It took well over an hour for us to get our drinks. When we got the drinks they were poorly made and the bubble waffles were subpar. I guess if you take that long to make drinks or food, they should at least be good. Not sure what happened. I know they were understaffed. But there was no recognition on their part that anything was wrong like "sorry for the wait" only a slow plodding along. Maybe they weren't happy about working on a Friday night or just having a bad night. I don't like giving bad reviews, but TBH this is what this is. When we ordered the savoury egg waffle and the roasted milk tea with aloe vera, the server misheard us several times as we customized both the drink and the waffle. We spoke clearly and it seemed that she did not listen. The roasted milk tea was not roasted; it tasted like green milk tea or diluted original milk tea. Also, the egg waffle was broken in the bag upon receipt and this showed the inferior quality. It was not consisted of eggs. It was not yellow and it tasted like flour. We also could not taste the customized savoury ingredients because they were minimal in the waffle. It was not an egg waffle at all. We went back to the server and asked her if she gave us the wrong drink because it did not taste like roasted milk tea. She said it was made with half oolong tea and half assam tea. Then she offered to make us another drink so we told her we wanted original milk tea without pearls with less ice and no sugar. However, she gave us the milk tea with pearls and with a lot of ice with a smile. Then, she and the other co-worker went to hide in the back kitchen immediately. That was not nice. Dude, the bubble tea/bubble waffle game in the Richmond/Vancouver area is SERIOUS. So serious, that a cop laughingly told us " We have more boba tea shops than Starbucks locations here" as we were looking for this bookmarked location. Look for the Super Store, head towards the parking area, and you will pass HK BBQ Master, (another noteworthy stop!) and you'll ultimately find this location at the far end. Entering the shop, you'll see all kinds of toys for sale and pictures of their bubble waffle and drink creations plastered all over which may confuse you, especially if it's your first time here. After workers had mentioned their popular items and personal favorites, I kept eyeing the picture of the Mango Supreme, a limited seasonal special so I went with that adding boba, and skipping out on a bubble waffle because we were planning to hit up that HK BBQ spot we passed earlier. It must've been mango season here because I LOVED my drink! Mango slush with mango pudding with boba topped with mango ice cream and more fresh mango.YUM!!! Unfortunately, had a pretty bad experience here. When I came in, the shop was packed so I was excited to try my first boba in Vancouver. Ordered my usual passion fruit green tea with boba. Drink itself was ok. Still a little too sweet for my taste. We also ordered a strawberry bubble waffle. Now this is where it turns south. We got our drinks after a long wait of 15 min or so. Then we were waiting to get our bubble waffle and leave, but then the waffle never came out. The store almost went empty before I saw that they kept messing up the bubble waffle. I think I saw them mess it up at least 3 times. I went up to the front and asked when it was coming out, and the girl said that they kept messing up so hopefully the next one. We weren't told when it was going to come out so we were just waiting there. Told myself if they messed it up one more time, I was just going to ask for a refund...but they finally managed to get one out...after 45 min. Don't like getting held hostage at any place. Saw this place as I was walking by it to go to HK BBQ Master. Plenty of parking in the garage and outdoor lots. We got there right when it opened! The store also has cuts little stuffed animals, key chains, and other small toys they sell. It makes for cute decor. They have TV screens for you to look at the menu. We decided on an original HK egg waffle (condensed milk with peanut butter) and a Matcha Egg Wafe Ice Cream Parfait. The food took a little while to be made. She brought out our desserts, and they were beautiful. Very instagram worthy. I do wish the egg waffles themselves were a little warmer, as it seemed they sat there for a while. But nonetheless, they were still delicious. I love peanut butter and condensed milk together, and the waffle itself had good flavor. Especially the matcha egg waffle. You could really taste the matcha. The parfait was delicious. And even though I was super full, I still kept eating. The strawberries that came with the parfait were sweet. The cornflakes were all the way at the bottom, and it was pretty hard to get out. I would prefer if they sprinkled it on there, or layered it a little better. Everytime I shop at Superstore, I have a craving to stop by and get one of their waffles (since they are located in the Superstore parking lot). The waffles smell and taste great! Depending on the topping you get, it can get pricey though. I've tried: Mango Cheesecake bubble waffle - Super filling with the cubes of cheesecake but I found the cheesecake too heavy and didn't add anything to enhance the dessert. The fresh mangoes and waffle went well together though. Cookies and Cream bubble waffle - My favorite so far, love the cream cheese dip it comes with and the oreo cookie crumble on top. I have yet to try their BBT. They look really pretty and you can get 2 flavors if you want in 1 cup. But after the waffles, getting a BBT too would be too much sugar for my body to handle! This tiny place with its entrance within a garage under a Real Canadian Superstar is AMAZING! This is one of those shops that keep a focused menu of bubble tea variations including smoothies, etc. plus Hong Kong style egg waffles. That's all. And it's perfect that way. We opted for the Mango Supreme Smoothie (seasonal, based on availability of fresh mangoes), made with real mangoes, with mango chucks, mango ice cream, and mango jello. Hubba Hubba! So The Bubble Tea Shop is known for their fancy BBT drinks and waffles and I never got to try their BBT until Monday. My besty mentioned how she loved mango flavoured egg waffles she had from Robson. I wanted BBT for a sugar fix so we went on Monday night. The store is located far back opposite side of Superstore and we actually went in circles not knowing where BBT shop was. Service was incredibly slow. Two staff was already busy making waffles and drinks. My besty got Black Sesame($8.35) and Mango ($8.35 as well and it was for someone else) , and I got duo cup of Matcha and Thai milk tea. My besty liked her drink, but I didn't like mine as much. I got it half sweeten for the two flavours and Thai iced tea was actually gross. Matcha was good, however Thai iced tea had robust in tea flavour without sweetness. It was bitter and watery without putting condensed milk. I threw it away after mixing flavoured creamer and condensed milk. Sorry, Thai iced tea was GROSS in my personal opinion. I like this place a waffle lot. This place is definitely my favorite place for bubble waffle. I usually visit at least once when in Richmond BC. Their specialty waffles are all so pretty (photogenic for you foodie instagramers), chewy, and delicious. The waffles are available in several different flavors so you aren't stuck with a basic plain waffle with toppings like other places. My favorite one from here is the Tiramisu Bubble Waffle. It is on the very sweet side even with the icing on the side but who's counting calories at this point anyways. It's a good size to share with another person. The entrance is located in and on the garage level. Parking is free. The place also has free wifi for the Americans or anybody without Canadian cell service. The location is quite unique, located in the corner of a Real Canadian Superstore parking lot. Weird location aside, the shop is relatively spacious, but the tables and chairs are pretty basic (not a place you want to be sitting for a long time). There actually seems to be some pretty cool drinks on the menu but the prices are incredibly insane. For a supreme mango they are asking for $8.35 + tax which is almost the cost of a meal. Instead I opted for a passion fruit green tea with mango stars (a basic drink that can't really messed up). The verdict? The drink didn't have much flavour to it nor did it have any fresh passion fruit seeds. Pretty much a typical syrup drink that can be found anywhere else. Overall, this place is pretty average and there's nothing really special here to get. With a dizzying array of drink & bubble waffle dessert choices (displayed on their TV screen menus), it was hard to decide what to get! I wound up getting the Jasmine Green Milk Tea with Pearls, and the savoury Bacon, Cheese & Fried Onion Waffle. The drink was alright; flavour-wise it tasted a little light, but that was probably because I had gotten it half-sweet. Tea taste was not too strong; pearls were soft & chewy. The bubble waffle arrived curved, served on a round wooden board. The savoury ingredients were baked into the individual bubbles of the bubble waffle. It was an interesting way to have bubble waffles, as I've only ever had bubble waffles with no filling, elsewhere. Judging from the photos of the sweet waffles, they look a lot fancier, so I'll order a sweet one for a prettier photo next time! We had the Rocky Road, which came with whipped cream, chocolate sauce, roasted marshmallows and pecans. Had a great experience with them, but so expensive! I was about to buy a waffle but backed out when I realized how expensive the drink was going to be. I had the Oat Medley Milk Tea (with pearls) and Milky Way (with sago) in the double cup so I could try different flavours, but there's an extra 1.75 charge for the double cup which is a little ridiculous in my opinion. With the double cup, obviously you're getting less than you would in a normal cup of the same size, but the cup is still pretty large so you are still getting a substantial serving of tea. Both drinks I tried were great! The Oat Medley comes with malt and has a sweet, rich flavour, and the pearls were a good texture and slightly sweet as well. The Milky Way had a more subtle, refreshing flavour. The decorating of the shop is focused more on functionality than Instagram aesthetics, not that that's a bad thing! There's ample seating and against the walls are shelves of goodies you can buy, including reusable cups and straws for bubble tea drinks. The atmosphere when I walked in felt sort of nostalgic. I was hesitant to try it because mango drinks tend to be extremely sweet but this one barely tasted like mango. I really enjoyed the mango mojito. The strawberry waffle had whipped cream and drizzles of condensed milk. It was soft and warm. Not too sweet. The waffle tasted good but doesn't really stand out to me. The shop itself was kind of cramped. The tables were so close together. With the shop's popularity, we couldn't hang around for too long. Everytime I pop by Richmond, I almost always drop by just to have their bubble waffles. My favorite bubble waffle (that I always order) is their super mango. It includes a scoop of ice cream, whip cream, mango bits, with mango syrup drizzled on. Yummy!! Though a bit sweet, I still have the ability to scarf it down. The matcha is okay, less sweeter than the mango but it's my secondary pick if they run out of the super mango. The place itself is okay - music is sometimes a bit too loud. This is a new bubble tea place that has opened up in Richmond. You can find it on the ground level underneath the large Real Canadian Superstore. As I was approaching this location I could already tell that this place could be nothing but "trouble" for me. You can smell the delicious smells coming from this location from quite a few meters away from you. The portions are not overly small nor the portions are overly large. The portions are just the right size for a snack either for yourself or to share with a friend or a loved one. And the prices I would say are quite reasonable. The real trick about this location is don't waste your time trying to find that elusive underground parking space. There are lots of parking spaces out in the open parking lot. And considering how good and tasty this bubble tea location is you can actually do yourself some good having to walk a bit but that could just be my over stretched belt talking and not my heart. My only criticism on this location is the the decor in the store is a little somewhat lacking. They have some decorations up but a little more could do a little bit more could be done and I would love to see more bistro sets outside the store. read more

I was feeling bbt, so I came to the Bubble Tea Shop to satisfy the craving. I ordered the Thai milk bbt and a coconut waffle. This shop has lots of options, including fresh fruit slushes, which is becoming rare these days. In hindsight, I should have stuck to the roasted milk tea as the thai milk tea and bubbles didn't complement each other. I could taste the coconut in the waffle, but I think it made the waffle a bit too crisp. It's a fine line between a light crispy exterior and soft interior. Visited: Jan 26, 2019 We haven't been back awhile but we felt like dessert after getting groceries at Superstore. We were there at 9:30pm on a Saturday night and the store was mostly empty. We ordered the apple crumble bubble waffle ($10.35+tax) and sat down to wait. We noticed that the price increased since our last visit (summer of 2017) as I remembered paying $10 tax in last time. Shortly after we sat down, we noticed there's a huge lineup (10 people or so) and a few groups pulling in finding tables. I guess we lucked out coming in at the time we did. 15 minutes later and still waiting, one of the staff approached me and told us they don't have apple crumble and asked us to choose between blueberry and strawberry. I've tried strawberry before and found it a bit sweet so we chose blueberry. After waiting another 5 minutes, our order arrived and we dig in. The blueberry compote is really yummy, not very sweet nor artificial tasting. Love the granola and brown sugar crumble bits and the cinnamon flavoured bubble waffle. Aces. The giant scoop of vanilla ice cream was a lot - there were more ice cream than bubble waffle. It was a light dessert to be shared between 2 people. It was satisfying without being too stuffed.
