I recently purchased a home and hired D'Franco Painting to remove wallpaper from three rooms, one of which had painted-over wallpaper. Their team successfully removed the wallpaper and completed the work well. My concern is with the billing process. The estimate I received listed 25 hours and was quoted at approximately $2,600. A two-person crew worked on the project for about three days, generally from 8:00 a.m. to 6:00 p.m. (give or take an hour), which led me to believe the total labor would be around 25-30 hours. When I received the final invoice, however, I was billed for 52 hours, bringing the total to approximately $3,890. At no point in the estimate was it stated that the hours were per person, calculated as man-hours, or otherwise dependent on crew size. Nothing in the estimate suggested that the final labor hours could more than double based on how many employees were assigned to the project. It took multiple conversations with both Daphne, the office manager, and David before I understood why there was such a significant difference between the estimate and the final invoice. We paid the bill in full. However, I would have appreciated greater transparency from the beginning. Had I understood how the labor was being calculated, I likely would have completed the project in phases rather than all at once. Because of this experience, we will not be using D'Franco Painting for future projects. If you choose to work with them, I would strongly encourage you to ask detailed questions about how labor hours are estimated and billed so there are no surprises at the end of the project

Based on my experience, DeFranco Painting is unprofessional, disorganized, and potentially dangerous. David subcontracted the work, and one of his subcontractors threatened me because I wouldn't tell him how much I was paying DeFranco, trespassed into our home after being fired, and had to be removed by David himself when being fired--who then told me to hide in the garage for safety. We even had to call the police due to a confrontation outside our home between David and the subcontractor. David quoted us 3 coats of paint, then denied it mid-job and tried to charge more, despite written proof. He also charged an additional $500 for mud work done in a tiny section of the home. We were also told by his own subs that he doesn't pay them on time, which could result in liens against your property. He failed to provide the proper legal documents required by IL law when requesting final payment. We had to involve an attorney, and instead of resolving the issue, David threatened to put a lien on our house even though he didn't have the correct paperwork. Work took 5+ weeks instead of ~2, and the quality was poor: damaged floors, blinds, window crank, and paint everywhere. Avoid DeFranco Painting. Kristen, the wife of the owner, became belligerent, threatening us with a lawsuit if we reviewed them. They have only done one rendering, refusing to comply with a signed contract to complete the next two that are in the contract. They also refuse to reimburse any of the $699 we paid, even though they refuse to complete what was agreed upon in the signed contract. The BBB took this complaint, but as this company has done with the other complaints, they refuse to respond. I would stay clear of this company. The first rendering did not have proper posts that would even support the deck we wanted built. It looked like a kid did the rendering and they said it was because it was the first one. Well, I expected the first one to knock us off our feet since it was $699 and that it would only need a few tweaks. Instead it raised red flags. They should have been embarrassed to send it to us. Also, need to mention that Kristen inflates the price unjustifiably. Also wanted to note that it is not illegal to write a review of a company.

(notice the exclamation points for grandiosity). The "reviews" are a bit too positive to reflect the real world. NOTE that "could not be happier" vernacular was used in 2 reviews - Brian W. Oct 5, 2022 (San Francisco ? ? ?), and Jennifer B May 22, 2022 - which is pretty suspicious, perhaps written by Kristen Miller Bull Valley IL. Third, statements totally contradict my experience, like "Kristen and Tony were very responsive in answering all of our questions" where my experience was the exact opposite. "The entire process was smooth", while our reality was opposite because it was like pulling teeth with Kristen, "Incredibly helpful in making design choices", which is the real world means very high-priced add-ons that empty your wallet. Deborah Pernice was our designer; she was able to use her expertise and our vision to design a beautiful, family-friendly kitchen in our 2200 square foot house that has allowed us to host our large family. Deborah went to bat for us in designing and redesigning our floor plan to make us able to knock down a small support wall and add an island so that our kitchen is now completely open to an odd-shaped dining addition that was done by previous owners in an aesthetically-pleasing way. We love our kitchen and all the smart choices Deborah made, such as a stick-vacuum and electronics cabinet, lazy susan, and beautiful lighting options.
