You get what you pay for. This hotel is expensive, but the quality of my room, amenities, and the location (on King street) are worth the price. Our room was from the newly renovated part of the hotel. It was smaller than the original hotel rooms because the original rooms were converted lofts. However we still had 2 bathrooms and a small kitchen. Our room was expertly designed and modern. It reminded us of a high-end apartment. Included with our stay: wine and cheese hour, port and cookies, and breakfast delivered by basket each morning. The staff here were okay. As other reviewers have mentioned they do not appear to be trained in hospitality. The front desk staff seemed disinterested in my stay and were not very friendly. I deducted a star for these reasons. For a special occasion I highly recommend this hotel. You will not be disappointed in your room or the location. read more

This hotel was amazing!  We loved the convenience of being closer to the center of everything.   Our favorite part was where you got to pick your breakfast of choice the night before, and it's delivered to your door in the morning via a cute basket.    We enjoyed the huge room with a full kitchen and free bike rentals.  Definitely highly recommended for a relaxing and amazing experience. A bunch of shops (loft, anthropolgie, etc) are close to this hotel. read more

Incredible place to stay in Charleston! Absolutely worth the splurge! The rooms are gorgeous with exposed brick, modern appliances, and plush furniture. The whole place was more like an apartment than a hotel room. The bathroom felt like a spa. The bed was huge and comfy, There were two flat screen TVs with tons of channels. The kitchen was fully stocked with silverware, plates, glasses, servingware, etc. The wifi was free and fast. Service staff were friendly and accommodating. Charleston is a beautiful city worth visiting and you absolutely should stay at ROK - unfortunately it is hard to leave the room once you are there, it's that perfect. read more

Trendy hotel. Large clean rooms. Good location for touring. Free usage of local gym that is large and clean, located a minute walk from hotel. Two large negatives: 1. We stayed three nights and the elevator to our room on the Residence portion was out of order the entire time. As best I could tell absolutely no work was done on the elevator the entire stay. It didn't seem to be any concern to the staff nor a priority to management. The attitude was pretty much "deal with it". 2. Breakfast on the rooftop restaurant was very disappointing. Bagels you could toast, store bought quality mini muffins, juice and coffee. That was it. For half of what we paid for this hotel we could have gone to Embassy Suites and had a chef prepared omelette each day. Inexcusable that they skimp on breakfast to this level. There was also an odor at times of what seemed to be previous water damage. Assuming that is true, you just have to expect that since the city is below sea level and floods often. read more

Don't stay here. You will pay too much and not be taken care of. Have splurged a couple times thinking the rooms are charming and worth it, however the only one thing that is consistent is the that we need to handle our own bell cart, checking in and checking out.. "blood sweat and tears" getting upstairs only to have our keys not work. It's been 45 minutes sitting outside while they figure it out and counting. This was probably one of my favorite hotels I've ever stayed in. They made my bday celebration so extra special! This is apparently a relatively new hotel in downtown Charleston. It's super contemporary, which was exactly what we wanted. Upon arrival, our room wasn't quite ready, so we chilled in the beautiful little sitting room area, which was filled with comfy yet contemporary sofas, furry pillows, chairs and many books. Once we entered our room , I was blown away. I think they upgraded us because it was my bday. We had a entire apartment, complete with a full size modern kitchen with all stainless steel appliances and a modern living room looking out onto King Street. We also had a washer and dryer, a full size closet, and beautiful bathroom with a large shower. Also, we were provided a complimentary breakfast basket delivered to our room each morning, (if we wanted), complete with a pot of coffee, bagels, cream cheese, milk, juice and fresh berries. I was in heaven! Also, on my actual bday, they left me a card in our kitchen, with champagne glasses and champagne chilling in the fridge! Huge thank you to The Restoration!! They really know how to treat guests and I cannot wait to return!! read more

While the hotel itself was beautiful and in a great location, the staff was severely lacking. For the price point, I expect much more than the service we received. Upon arrival, the front desk clerk did offer to assist with our bags, however was then distracted and left us to carry our own luggage inside. Nothing was explained upon check in as far as where and when breakfast was served or really how anything worked within the hotel. The complimentary breakfast was nice, however the first day of our stay, the greeter was ASLEEP with her head down at the check in stand. This was pretty much the norm during our entire stay. Just very very poor service all around. There was one blonde woman who greeted us on our second day and retrieved our car. she was the only member of staff that I thoroughly enjoyed and felt did a good job. We decided pretty quickly that we would not be returning to The Restoration for future stays. The Spectator hotel is a similar price point and is so much better all the way around. read more

The Restoration on King is up there with the Five Pine Lodge in Sisters Oregon, the Hotel Del Coronado in San Diego and the Biltmore in Miami as one of the finest and most enjoyable hotels I've ever stayed in. It is a boutique hotel in every sense of the word - brilliantly appointed loft rooms, effortlessly friendly and gracious service, and an overall sense of relaxation and ease that it almost impossible to create. The rooms themselves are enormous, with full granite kitchens, comfortable seating areas and huge windows. The bed is excellent, tucked away in a lofted room. The bathroom is spacious and nicely appointed. The perks of staying there include a cheese reception at 5 and a cookie reception at 8, as well as a gratis breakfast delivered to your door every morning in a basket. If you are staying in Charleston, there is no better place for you to be. read more

This is my favorite hotel and I come multiple times a year specifically to stay here. I refer everyone who will listen because of the incredible customer service. I brought my friend for a weekend when she was getting a divorce. I brought another friend for a weekend when she needed a break from being a stay at home Mom with several young kids. I also come whenever I'm close for work. My husband suggested trying another hotel and I refused because I literally only go to Charleston to stay here. Unfortunately, this visit was disappointing and not what I have grown accustom to. When we got to our room there was an envelope with someone else's name on it. I took it to the front desk and she said "oh thanks!" No "sorry". I expected someone to bring us our card, but no one did. We were celebrating our wedding anniversary and my husband brought me to my favorite place to relax before I have kidney donation surgery in a few days. We were told we get late check out before booking and at check in, but that wasn't actually true. The "late checkout" was 12:30 instead of 12pm. The details may not seem like a big deal, but My last experience was such a great one and I was welcomed by Wendy who had a card and candle for me for being such a loyal customer and that's similar to every experience I've had. Always going above and beyond when it comes to customer service. I travel around the world to train private practices on customer service and always used The Restoration as an example. But, not this time. Not sure I will make an effort to come back like I do when I drive 5 hours one way each time I come. read more

An altogether disappointing, and in some instances worrisome experience. My husband and I stayed two nights over Christmas 2017. Breakfast, as part of our packsge, was delivered in a charming picnic basket and seemed to contain what we ordered. We stepped out of the room for a few minutes and when we returned, housekeeping had cleaned the room and taken away all our food. Note, we had carefully wrapped the food and placed it on the counter. We called to find out what happened, and were told they didnt know why housekeeping did that, but they would send more food "right away". 30 minutes and three phone calls later, Anthony from the kitchen brought a few stale, burned croissants and thrust them at my husband with a scowl. This morning, we called to get our car from valet parking, and were told it would be outfront in 5 minutes. When we arrived in the lobby, no one was at the desk, the computers were on an unsecured, keys to four guests' vehicles were openly sitting on the counter, the door to the staff room behind the counter was wide open, and there was money on the counter too. 20 worrisome minutes later, the guy (Ryan?) arrived with our car. No explanation, no help with luggage, and an exceedingly bad attitude. We wont be back. read more

This hotel is amazing. Perfect location right next to King Street. The rooms are amazing: very modern and well-decorated. Also, the rooftop bar has a great view of the city. Staff was very friendly and helpful. The rooms have a full kitchen and some even have a laundry machine. Only downside is there is no gym on the property but there is a pass to a nice one around the corner. Would highly recommend. read more

We stayed at The Restoration for the second time this past weekend, and it was fantastic as always!! We came to celebrate my Mom's birthday and stayed in the residential suite (gorgeous!) We love the wine & cheese happy hour and the overall ambience of the hotel. One staff member, AP, really went above and beyond to make sure my Mom enjoyed her special day! Amazing hotel, beautiful decor pleasant helpful and friendly staff. Location was ideal close to everything and if you need a ride they have a golf cart to drive you wherever you'd like to go. Stunning views from rooftop bar/restaurant. Close to all shops and amazing restaurants. Worth every penny spent. My 1 criticism is the pool is 2 floors below the bar they should have a phone to call and order or waiter come down to the food periodically so serve guests hanging out there. That was the one thing we said a few times that they needed otherwise everything was great. Please take into consideration our stay was during Covid and I recognize that hotels are slightly understaffed. We stayed on the residence side, which was great and allowed dogs. However be warned there is a $200 pet fee (that we did not find out about until check out). When we checked into the room there was a dirty wine glass and cleaning staff radio left. During a time when everything is expected to be extra cleaning, this was slightly concerning. The handy man (Kyle) had to come up and fix a light out in the bathroom, the handle on the sink which fell off and our hot water wasnt working. He arrived right away and was very friendly and efficient, TTHANK YOU KYLE. The golf cart service around town was also great, taking us to all the near by restaurants. Finally check-out was clearly noted on our reservation as 12 pm but at 11am we had a knock on our door, and then 2 subsequent phone calls asking us if we were ready and informed that check-out was at 11am (incorrect!). Felt like they were rushing us out slightly for the next guests. No real perks to the residence side except larger living room and full kitchen, but due to covid none of the other amenities were offered. Except a breakfast basket every morning which was adorable. Ben, who checked us in was extremely friendly and efficient as well. The Watch rooftop was a miss for us, as the service was a bit slow and drinks were ok. but view was awesome. I would attempt to stay here again during a non covid time. read more

I had such high hopes for this hotel, and it was nice, but a couple things really turned me off: 1. The staff wasn't very friendly overall 2. The elevators had a strong malodor to them, really grossed me out 3. The grout in the shower and carpet in room didn't seem overly clean - always go with epoxy! 4. The pool is so small it's a joke. I couldn't believe how many people were sitting in and around it anyway - everyone looked miserable bc they had zero personal space 5. This area of King Street is super smelly. The hotel lobby was emitting a nice odor to cover it up, but I wouldn't want to stay in the area again 6. The breakfast delivery was super awesome, but they messed up our order 2/3 mornings (at least they let you order/offer this amenity though!!) I got our room last minute on hotel tonight, so maybe I shouldn't have expected much service wise since we booked through a third party, but I think these people should try hiring some former Disney cast members so they can learn what hospitality is! The Restoration offers both apartment-style 1-, 2-, and 3- bedroom units with full kitchens in a fully-restored building overlooking King Street and hotel-style alcove studio units with kitchenettes in a newer building on Wentworth Street. The property features modern and sophisticated aesthetic with thoughtfully-curated decor, furniture, and amenities throughout the common areas and rooms. My wife and I recently spent a few nights in one of the studio suites, which featured a kitchenette with a refrigerator, microwave, and equipped with basic flatware and glassware adjacent to a small sitting area separated by a half-wall from the sleeping area, located in the newer building. Our well-maintained 500 sq. ft. room was comfortable for two guests, but it would have been cramped for more than two adults. The room was quiet and the blackout curtains kept the room nearly pitch black for a very restful night's sleep. The hotel offers terrific amenities such as complimentary continental breakfast, two complimentary nightly manager's receptions in the Library located on the 1st floor (one from 5pm til 6pm nightly featuring adult beverages along with cheese and crackers and one from 8pm til 9pm nightly offering milk and cookies) that are a great way to meet and mingle with other guests, complimentary bicycle rentals, and a complimentary golf cart shuttle around the Historic District. We took advantage of the continental breakfast buffet in The Watch restaurant located on the 7th floor -- which included biscuits, english muffins or bagels freshly-baked on-site, hard-boiled eggs, greek yogurt and granola, pastries, and freshly-squeezed juices -- each morning before heading out on our adventures in the Historic District. (For those guests who prefer more robust breakfasts of freshly cooked eggs or pancakes, Sweetgrass, Toast of Charleston, and the critically-acclaimed Eli's Table are located a few blocks from the hotel in the historic district.) Parking is available through the on-site valet ($30/day) or self-park at the City of Charleston garage just down the block ($18/day). All of the hotel staff we encountered were friendly without being overwhelming. I don't even know where to begin on how wonderful the restoration is! My fiance' and I took a Charleston trip over the week of fourth of July. The hotel is in a great location, right off King street and absolutely unique, charming, and delightful inside and out. The best part... THE ROOMS they're incredibly spacious, huge luxerious bathrooms, a kitchenette and a big comfy bed! Staff has a cleaning service and a turndown service. They leave sweet treats for you and offer an AWESOME, in room service breakfast! They even deliver it in a cute little picnic basket! The artwork in the lobby is local and fanastic and the staff is top knotch. Best part, their bikes! The restoration offers custom made bikes to take out and explore charleston. In fact, it was on these bikes, that after 9 years together, my fiance and I got engaged! The restoration will forever hold a special spot in my heart. It was an absolutely unforgettable stay! We made a reservation via phone call as we were driving thru Charleston. The hotel/3rd part completely mislead us in saying they were pet friendly. Upon late evening arrival we were told the charge for a small dog was $250. Too late to go elsewhere but felt ripped off - adding small dog was close in price to a single room. Modern, new, clean and very large rooms. Would stay here again in a heartbeat. The hotel is owned by Rose, the next door coffee shop and breakfast is included in the reservation. You receive an adorable basket filled with breakfast goodies (fruit, coffee, croissant, etc). You choose what you want the night before and hang the menu on your door. In the morning you wake up and fresh breakfast is at your door. Very cute touch. Rooms are very clean and feel more like a residence than a hotel. We stayed in a larger room which I would recommend bc there are two bathrooms and the bedroom is away from the living room. Staff isn't as friendly besides for Emily who was sweet, helpful and made our stay pleasant. Pool is on the roof however it is small and only has couches to lounge on. From what I am told, Charleston hotels don't have pools so this was an added treat. If coming here to visit-def consider staying at The Restoration-amazing hotel. read more

I've stayed at many Four Seasons hotels, Ritz-Carltons, and world class hotels in London, Paris, Moscow, etc. That being said I've never had a hotel experience as wonderful as my stay at The Restoration on King. The massive porch affixed to my room was itself reason enough to love the place. When I stayed there in the fall of 2014, my room was clean, very large, and beautifully appointed. The small staff was able to meet my every need. Apparently the hotel was originally going to be an apartment building before the housing crisis hit. It appears that at least one good thing came out of that whole mess in the form of this wonderful hotel. Excellent hotel in the downtown area of Charleston, close to everything. Stayed there with a friend for our first visit and we were blown away by the amenities. Our suite had a kitchen (that was stocked with complimentary drinks and snacks) and 2 bathrooms! And the price was very reasonable for the area. Included was a yummy breakfast and hot cookies in the evening. The staff was friendly and helpful and although we chose to walk everywhere, they offer a golf cart ride to nearby destinations. Let me first start by saying I am a Charleston local and over the past 8 years, i regularly take my (now) wife downtown to stay at nice hotels for special occasions. I happen to love the brunch place "The Watch" that is part of The Restoration hotel. For my wedding, I thought it would be nice to take her to this seemingly cool hotel I have heard so much about. Usually I stick to Francis Marion, Market Pavillion, Charleston Place, The MIllhouse, but this time we chose The Restoration. On arrival, there is was no one around to help us with our bags... I thought this was strange but was not that concerned about it.. I am young and didn't have a problem hauling my own things... BUT... then I get to suite, (which in all fairness was very nice), and I noticed that they did NOTHING special for me. I told the manager I am coming in for my wedding weekend and was shocked that they did nothing at all to make the arrival special. Most nice hotels will leave a bottle of champagne, some strawberries, or at least a card stating "CONGRATULATIONS & WELCOME". There was no acknowledgement. This truly upset me, but did not want to create stress for our romantic weekend. The day after my wedding, I had a whole nice day planned. My wife and I love massages. I had a whole day planned out with appointments for things I wanted to do with her. We started with breakfast, then we had our spa time for massages before our next appointment. 15 minutes before our appointment, the SPA staff calls me and is trying to push me to other time slots for the day. This was unacceptable and when I told them no way, I have other plans, I need this time, they were not polite about it, but they said ok, we will make it work. 5 minutes later, I get a call, and they said sorry we cant do it. We can take you later or another day... this does not work for my day or my trip! At this point it was too late to make any appointments with a different SPA to fit into our busy day. Lastly, I wont go into too much detail.. but i hosting a party at The Watch brunch place, was a nightmare.. people being charged for wrong items, burgers coming out that we did not order, and getting rude reactions from the servers who messed it up on their own. We sorted this out, but could of done without any attitude! Especially when they are the ones to mess up and try to bring us food we never ordered (nor did we accept or eat any). I am human and realize things happen...any 1 of these issues is not a big deal, but together there is a trend.. All around POOR SERVICE!I entrusted this hotel to help make my big weekend perfect and romantic for my new wife and I.. It was disappointing how many little details can put a damper on your trip. Ultimately i went to the manager before i left and told her how INFERIO i felt her service was compared to the other hotels downtown, and that i felt i made a terrible decision staying at this hotel for my wedding. She did give me 1 of my 3 nights free (the cheapest of the 3 of course). That was nice.. they did however still charge me $20 for the few snack items that we ate.. this was not surprising but i was wondering if they would waive the fee in consideration of everything else. I will give a few pros however.. *Location *Suite/Condo was nice *Food at The Watch is very good *House Keeping staff was a pleasure.. they couldn't of been friendlier... i did tip her really well every day so that could of helped... but they were on top of it! read more

We had a flood in our house so had to find a place to stay so decided I the restoration. It's cute but it's legit the worse night sleep I've ever had. The beds are so hard and the sheets are stiff. I brought my own pillow because I hate feather pillows. The fire dept isn't to far and it sounds like it was next door when the sirens went off . The kitchen legit has 2 cups, 2 plates 2 knives, 2 of anything so not sure how really you'd cook a proper meal. There is no bell service so be prepared to haul all your stuff through multiple doors and buildings depending which type of room you're staying in. Valet parking was legit on the street and they moved it once space from where we unloaded. Cookies are served at 8 but by 8:20 they are all gone and to bad so sad. They did deliver a little breakfast basket to our door. Simple 2 bagels 2 danish 2 yogurt jam and butter. The staff checking is in was nice and professional. The room it self is cute and the layout is fun but no way could I stay here for the long term while we deal with flood damage. read more

Absolutely wonderful. Outside is deceiving because the inside bedrooms are beautiful. One of the hippest hotels I've stayed at. Brick walls in bedroom. Bed super comfortable and great kitchenette. Free soda in fridge too! Morning breakfast (free) comes in a basket to have breakfast in bed! Muffin was delicious and had salmon on bagel as my choice. Much better than continental as advertised. Each day housekeeping neglected one or two consumable items and did not replace And it took several phone calls to get items There is no book or guide regarding the hotel. It took three attempts to different folks before one could direct me to an offsite fitness center, there is no fitness center onsite I did not know there was a pool or bar or restaurant on the property until day three of my four day stay Advertised as a four star hotel and st $600 a nite that was what I expected. By far one of my favorite hotels I've stayed at in the US! Rooms were HUGE - felt like our own large studio apartment. Bathroom was more extravagant and twice the size as mine. And the breakfast picnic basket... best way to receive room service! It was delicious. We purposely woke up early to enjoy breakfast in bed and didn't leave the room until check out. We stayed at another "high end" popular Charleston hotel and the Restoration far exceeded it. We'll be back! read more

First of all I don't i have enough time to specify the things that were not done that were supposed to be ... But in any case if u want to be frustrated with non working ac (it was 78") ....room that doesn't get cleaned , when it does get "cleaned " it's still filthy.... The things we asked that never received... Breakfast picnic that was so disappointing.... And let's not forget the smallest pool on the planet... On the surface the Restoration is a nice hotel - sleek, renovated, modern. Large, luxurious rooms. Minus the ROACHES - everywhere. In the room, in the bathroom, on the walls, on the ground. All 3 nights we stayed there. In the south they call them Palmetto bugs, which is a nice name for an American cockroach. When we called the front desk, they nonchalantly said "Oh, that's just a Palmetto bug." No offer to remove the bugs or spray the room down. I understand that its the south and roaches come out in the heat. However, the Restoration should have a contingency plan for dealing with roaches. This is an upscale hotel where we paid upwards of $400 per night, and booked multiple rooms for a long weekend. It is NOT STANDARD PRACTICE to expect the guests to (1) be okay with roaches in their guest rooms, and (2) not offer to remove them. We also didn't realize until later in the weekend that other members of our group - staying in the same suite - also found roaches earlier that weekend. So the front desk was informed on two-three occasions, over the course of the weekend, that there was a roach issue. They didn't do anything about it. We had to insist that someone remove the roaches, and provide bait/spray. The security guy, Floyd, was super nice about it. Front desk, not so much. Amateur hour. Seems like a bunch of kids are running the joint. Its not that hard to institute a policy that requires the removal of roaches immediately after a guest calls. An overpriced and underserviced boutique spot in chic Charleston, SC. No soap in the bathroom, and the shower had mildew. Complimentary breakfast was totally screwed up. They delivered coffee without cups, no sugar or sugar substitute, and tasteless French bread with no butter instead of brioche rolls that we requested. More: After complaining to the front desk, they delivered the right breakfast this morning. However, the "slap dash" bathroom is truly out of Motel Hell. The toilet did not flush and the shower controls take a rocket scientist to work. Careful! You might get scalded if you turn it the wrong way! Took some friends for Sunday brunch. Very easy going group. The service was very poor. After one drink we were not asked if we would like another. Waiter Matt was scarce. Of the 5 people 2 orders were wrong and 1 was not brought until we flagged the waiter down to let him know. The missed order was scrambled eggs and was rushed to the point where the eggs were not cooked. The others at the table were almost through the meal until the 5th person was served. Please beware of the staff and your safety at this establishment. All 3 of our rooms were broken into by an employee there. A lot of cash stolen. Our credit card numbers and designer sunglasses stolen! She was even caught in the act. She was literally hiding in the second bathroom when my friend thought she was safe and alone in the room, showering!!! Completely terrifying. I am still shaken up by this. When we called the police the hotel turned them away, lying to the police stating that we were not present at the hotel and they did not check the rooms. The hotel refuses to refund the entirety of the stay. The general manager lied to us, stating he was on vacation when the incident occurred. We were supposed to receive a call from him and never did. By 10 PM we called the cops again and the sargent came to help us get to a new hotel that was much more accommodating and safe. Absolutely loved this place! Spacious, clean, private patio, full bath & half, full kitchen (stocked with both tap & sparking water, and soda), living room, and dining area. Evening wine & cheese, cookies at 9:00 pm, and the best thing ever, your breakfast basket waiting for you in the morning outside your door! Consistent with so many other reviews I have many complaints about this overpriced hotel. First, the cleanliness of this hotel and the rooms is appalling. Food underneath the TV stand, make up fingerprints on the door (I ended up cleaning myself), a shower that does not drain (standing in dirty water is gross), dust everywhere. First morning I had no cold water, only scalding hot. Second morning no hot water. Despite many calls, water still didn't drain. Let's talk about the absolutely rude staff that works the first shift. Crawford, was ridiculous. I spoke to a group of women who were there for a bachelorette party and their opinion of her was the same as mine. Rude, rude, rude. I had called to request a hair dryer and they brought me an iron. Then minutes later a housekeeper came to my room asking if I was lying, if I really needed a hairdryer. I was like...what? As stated in other reviews, the street smelled like urine, no matter what candle they burn in the lobby, you can still smell it. They do not tell you anything about the amenities (bikes, helmets, etc.) they offer you no info on the City and when you ask, they appear annoyed. Let's talk about the pool, which is a kiddie pool and not refreshing by any means. Its an oversized hot tub, or plunge pool. There is no ability to have personal space up there and NO ESCAPE from the sun. Where is the one table with the umbrella so you can get out of the sun for 5 minutes. Where is the water cooler? Seriously its 200 degrees up there. Lastly I will say we got NO SLEEP. You can hear everything above you, as if they are in your room. Its awful. So paying 2000.00 for three nights guarantees nothing. I had hoped for quality and left so disappointed. I called and requested a refund, they offered to refund me for one night. When expedia called to confirm, they told expedia my refund was rejected. WHAT? Just realize what your getting yourself into when booking your room here. Its seriously not worth the money.
