A couple of weeks ago I posted a review regarding a TTB pre-drywall inspection we had that we did not find to be very thorough. The inspector seemed to make it sound as if a thorough inspection wasn't necessary because of the builder's reputation and rigorous county inspection standards. We were actually less concerned about the inspector potentially missing things (we felt fairly confident our house was being built correctly) than we were about the inspector's messaging -- we walked away feeling like we had wasted our money by ordering a pre-drywall inspection (after all, what's the point of doing a 3rd party inspection if we're just going to rely on the builder/county inspections?) I wanted to provide an update regarding the events that occurred since then. After receiving our feedback, TTB immediately sought to make things right by by sending out another inspector to do a re-inspection without a moment's delay. More importantly, TTB immediately adopted changes within their company to improve their inspection procedures and messaging, and immediately retrained employees based on the new changes. I believe that what sets an exceptional company apart is how they react when problems occur, and adapt to fix the issue and improve their organization. I am happy to report that TTB that addressed the issue expeditiously, and did so with kindness, integrity and excellent customer service. We couldn't be more pleased with how the Company handled the whole situation. Based on our experience, I would recommend TTB to anyone with the highest regard. I'm a real estate broker in the San Francisco Bay Area doing mostly high-end ($1.6 million average) residential real estate in Piedmont/East Bay. I've had lots and lots of experience with inspectors here. I have my favorites, and they rate based on level of detail, ability to communicate well with my buyers, punctuality, and ability to ask the right questions (hmm. we're in a canyon here. I need to check not just whether there's a sump pump, and if it's working, but also whether the sump pump can handle the volume of water flowing through the sub area.....). So without thinking about it, my standards and expectations were high when (for complicated reasons) we went to purchase a high-end home in Dupont Circle. My MD-based broker recommended Top to Bottom and Jim Parlato did the inspection. He was fabulous. His inspection was remarkably reasonably priced. The area in the report for the inspector to do property-specific notes and commentary was extensive, and detailed (it was a "check off" inspection). There were a few weird things about this home, and Jim was conversant in the topic and thoughtful about his recommendations for further review and things to ask the specialist (e.g. mismatched dates on heat pump and air handler, and potential for over fusing in that case). Easy going, very knowledgeable, communicative, and not at all my two worst-case scenarios--very knowledgeable but know-it-all, or very knowledgeable but unable to talk to buyers and put things in perspective/convey a sense of priorities. read more

He was very knowledgeable and professional, didn't mind my husband following him around for the inspection and even spoke with him throughout. We talked about improvements we planned on making, any special considerations to consider for those improvements, and left with a recommendation of what to ask the sellers to fix on the house. Made the process very easy. Highly recommend John! He is however, very busy. If you want to have John for an inspector call as SOON as you have a ratified contract and be sure to inform the company of the date when the inspection is due so they can try and prevent your inspector from having to get everything written up that very same day. read more

AWFUL INSPECTION REPORT. The inspection report provided by this company completely missed very obvious issues such as but not limited to: 1- visible mold on beams in the basement 2- a large water leak between the bathroom and first floor family room. The ceiling had visible water lines and after turning the shower on water POURS through the ceiling. 3- A water leak in the crawl space that was previously boarded up- which we specifically paid extra for Jim to go into and look at 4- An appliance that immediately leaks after being turned on. 5- A roof that is "sinking" (yes they will argue that they are not roofing experts but according to other contractors is very obvious and could have been pointed out). The entire report was basically useless. A complete waste of money and negligent. The house was not lived in and NOTHING changed between the time TTB came out and when we moved in. Please think twice before wasting your money. We have gone through the inspection process on numerous properties and never had any issues like this. Upon consultation with relators and people familiar with this business, the feedback that we have received is that our report was incomplete and that this company missed significant, obvious issues. read more

There are so many reasons I would never hire this company. Here are the highlights: We were selling our home and the buyers brought these inspectors to do their inspection. In most of the report, the inspector said he couldn't see or get to things due to homeowner furnishings, decorations, and/or building materials. Okay--our house is mostly empty--truly he could get to everything. It was clear the inspector simply didn't want to crawl into the attic or take a closer look at hard-to-reach places. He also repeatedly recommend the buyers have other professionals come look at everything (even though he gave no reason for this--even a water heater that is 2 years old and running perfectly--he just said they should bring in a specialist to be sure.) But the real kicker was what he told the buyers. After a failed well yield while he was here (due to a mix up in the order of septic inspection and well yield by other companies), the inspector told the buyers not to trust us. He was there for both well and septic and should have known the tests were being done in the wrong order--you can't drain a well to fill a septic system and then check to see if the well is yielding water. (Side note--we had the well retested a couple days later by the same well company and it passed.) But instead of asking questions or coming to a reasonable conclusion (or even telling the well people septic had just been tested), he convinced the buyers we were hiding something because the well yield test came up empty. He also took one look at our heating oil (which is very low, yes, but it actually still had some in it) and said he couldn't test it because there wasn't any oil. Yes, there was. Again, he told the buyers we couldn't be trusted because we didn't leave any oil for testing. Again, yes we did. The buyers lost out on a perfectly good house due to his incompetence, and we lost this particular sale. read more

Top To Bottom missed all major issues during the inspection of our new home, instead they filled their report with a long list of minor issues. Some of the problems that they forgot to include in their report were critical, as major roof damaged and water intrusion through the basement. The day of the inspection was raining so they claimed that they were not allow to jump into the roof to check things out, without offering to do the inspection any at any other time. The list of issues that they did not included in their report is long: major damaged in the roof (lack of drip edge, even when I called the company to let them know they claimed that is normal not having a drip edge installed...), important damaged at the top of our chimney (a couple rows of bricks were completely loose), water intrusion in the basement (they did not even open up the sump pit to check things), lack of proper membrane and proper corrugated pipes in the interior french drain, sump pump not installed properly, layers of insulation in the attic laid on top of the old ones without removing the vapor barriers, lack of anode in the water heater, improper modification of the 3 prong electrical dryer power cord, the base posts of the deck were completely rotten and the concrete bases are not built up to code since the deck is attached to the house, missing metallic piping for the exhaust of the microwave fan, the sump pump is not plugged into a surge protector outlet. The company took some responsibility for those mistakes and decided to reimburse us for the inspection. read more
