I just wanted to update my review since my sample size has increased since my initial post. Since our first inspection using TTBS, we've actually had 2 other inspections on different properties (buying a house in the DMV area is hard!) - one conducted by John, and one by Matthew. Again, we couldn't have been more pleased with both of those experiences. Throughout each, it was clear that we were being given both professional and practical advice about the home we were purchasing, and what we should and shouldn't be concerned about (without being overly alarmist). Top to Bottom just ran a home inspection for me on Friday, 5/6/16. They were extremely thorough and walked me and my husband through some of their recommendations on the spot--pointing out things that would need to be fixed, or even things that wouldn't necessarily need to be fixed, but that we should be aware of or keep an eye on for the future. The staff was extremely friendly and informed and helpful. I received the report back the next day (very quick and timely!) and it included good pictures and detailed descriptions that will be easy to refer back to and reference. They also mentioned that we can always call them later to come back with questions, which I will probably take advantage of! I would definitely recommend them for anyone in need of an inspection, and I will absolutely use them again, when needed. read more

To our surprise, our inspector, Dawa was already there waiting for us at the house. She was very energetic and helpful. Before doing the inspection, she explained the whole process and what she will be looking for. After answering all of our questions and concerns, she went about inspecting the house from top to bottom. When she show something, she would show us the picture to inform us of the problem and make suggestions on how to fix it. It's always hire a contractor that knows how to fix the problem but if you want to save..... There was a couple of things she was not able to inspect because she could not find the item or key. Ex. The gas fireplace did not have a kill switch so she did not turn it on. When she was done, she took us to the locations that needed addressing and recommend us fix it or hire contractor. Informed us that these are the things she will be putting on the report. She was very good. I would definitely recommend her. read more

Friendly, fair, thorough. I didn't take the upsell services but they are probably worthwhile if they cover stuff about which you have anxieties. The price without upselling is reasonable or even low. And the upsell stuff is no-pressure; it's just a set of links you can click or not click. The inspector was on time and extremely courteous and knew what to do and how to do it. At the recommendation of a friend, we gave Top to Bottom a try for our brand new home being built. The initial pre-drywall inspection was very limited and seemed like it was done poorly. However, we did not complain because we did not know for certain that the inspection was not done thoroughly. Fast forward three months, we decided to use Top to Bottom again for the final inspection since they would be familiar with the home construction. We were sent the same inspector. Luckily, we had our final walkthrough with the builder two hours before the inspection. We found numerous issues that the builder agreed to repair during the walkthrough. Some were very obvious and visible Issues, which were not just cosmetic problems. So one to two hours later, our inspector arrives and does his inspection. During the inspection, he states that he had not even read the prior report and was trying to go off memory, which "at his age is becoming a problem". At that point, we really began to worry about whether we had been duped the first time and again a second time. Regardless, we did not want to make any assumptions and waited for the report, which was received later that night. After reviewing the report, we clearly knew that our inspection was not done thoroughly. The items we noted during the walkthrough with the builder were not mentioned and in the report it stated that we hire additional Inspectors to re-examine certain home items ( seriously??? we paid for the inspection company to tell us to pay for additional inspections). I emailed and called TTBS and was told the head inspector would call me. Several days passed and nothing, I did wait several days because it was the holiday weekend. However, I called and left messages again and finally got a call back from the head inspector. I explained the situation and he agreed to speak with his boss the owner to see what he could do. Another week has passed and no response or reply has been given. During this time, we have found numerous much larger structural and framing issues. Also a major electrical problem that should have been caught. In closing, I would never use TTBS again and would steer clear from them if you are looking for an inspection company. Clearly they do not care about their customers as seen by the non-responses to the other complaints on Yelp and the lack of responses received. read more

Dan was the inspector who came to the home I am buying. He is professional, courteous, and extremely patient. I was comfortable asking questions to what I didn't know and he did not make me feel stupid at all. The inspection was thorough and although I couldn't be present for the first 30 minutes, the rest of the time he let me and my dad observe what he was doing and let us ask questions as needed. He also explained every detail at what he saw and also why it was a good idea I got a radon inspection to my dad, who didn't believe I didn't need one. We have used Top to Bottom in the past to clean our carpets and have been very happy. This time our just refinished floors were scratched, newly painted walls scuffed up and some moulding damaged. At some point the breaker in the basement flipped off and rather than tell me the guy just switched plugs on a different breaker. All of this to clean 1 room of carpet. Not happy. The carpet is clean - now we have to repair the damage. read more

I was scheduled to purchase a 11-year townhouse/condo as a long term investment on 12/19/17. The place had had a gourmet kitchen, 3-1/2 baths, and three heating systems. I did the inspection of a previous investment property myself and made the mistake of not actually running a new dishwasher that still had the stickers on it. It turned out that the drain hose was improperly installed and the first tenant experienced drain water pouring under the sink cabinet. She promptly turned off the dishwasher and called me fix the connection. I decided to use a professional for this purchase to avoid another foolish mistake. The inspector was professional and polite. He checked everything out except the master bedroom shower. I remember him saying that he did not check it out because it was obvious that the seller, who was still living in the townhouse, had just used the shower. It just happened that the seller was renting back for two months. When he moved out, I did some cleaning and painting and found a tenant to move in a month later. Upon moving in, the tenant immediately called and advised me that there were problems with the master bath shower. To tell you the truth, until that call, I did not even know that there were two mixing valves and two shower heads in the shower. One of the fixtures only put out cold water and the other was almost impossible to turn on and off because a plastic adapter under the polished chrome trim work was broken. I had a lot of plumbing experience but I never encountered such difficulty in trouble shooting these fixtures. Because of their age, diagrams were not on line. Lesson to heed - Always check everything. It is in the seller's interest to keep such a problem hidden from the buyer. I would have demanded that he have these fixtures fixed before closing on the purchase. read more
